A jumbo loan is a mortgage the agencies will not buy because the amount runs past the conforming limit, so a private lender keeps it on its own terms. Those terms are the lane sheets: credit floor, ratio ceiling, leverage, amount range, reserves, and appraisals. The four cards below take a Jackson file apart along those lines.

The FHFA sets a conforming limit for each county every year, higher in high-cost areas, and a loan one dollar above it is jumbo.
