What a jumbo loan is — and how the file is qualified.

Above the conforming limit

The threshold matters because it changes the rulebook: below it the agencies’ guides govern and the loan can be sold to them; above it the lender’s lane sheet governs and the loan stays with the lender or its investors. A Lansing file that straddles the line is sized both ways before an offer.

Credit, ratios, and the lane

Ratios on a jumbo lane are read the way the agencies read them: the full housing payment plus every other monthly obligation against gross income, up to the lane’s ceiling.
