Asset-based mortgage — qualify on assets, not income
Loan Program

Qualify on what you own, not what you earn.

An asset-based mortgage qualifies the loan on assets instead of tax returns or pay stubs. On the asset qualifier path, eligible assets cover the whole loan and no employment or income is documented — loans to $4,000,000, 80% LTV on a purchase and 75% on a refinance, credit from 600. On the asset depletion path, the assets are converted into a monthly qualifying income. Consumer mortgages on principal residences and second homes, with investment property on the depletion path, in sixteen states.

The Fundamentals

Two paths, one program.

An asset-based mortgage is a consumer home loan qualified on what the household owns rather than what it earns. The lender counts the eligible accounts — brokerage, savings, money market, certificates of deposit, and retirement accounts — credits each at a share, and either requires the total to cover the whole loan or converts it into a monthly income. Retirees, sellers of a business, and households living on a portfolio are the borrowers it is written for: the money is there, the income on paper is not.

The asset qualifier path is the simpler of the two. Usable assets must equal or exceed the entire loan amount; no employment is verified and no income is documented. It reaches $4,000,000, 80% of the price on a purchase and 75% of the value on a refinance, with a 600 credit floor and two months of statements for each qualifying account. Retirement accounts count at 90% of the balance while the owner is under 59½ and at 100% from 59½ on; brokerage, savings, money market, and certificates of deposit count in full, and accounts combine. The asset depletion path needs far fewer assets: eligible balances are haircut by type, divided by sixty months, and read as income through the ordinary ratio test, reaching investment property and cash-out at their own ceilings.

Two Ways To Qualify

Pick the path that fits the balance sheet.

Both paths qualify the file on assets rather than earnings. They differ in how much of the assets they need and what they do with them; a third route, the bank statement loan, reads deposits instead of balances.

Asset Qualifier

Assets Cover The Loan

Usable assets equal to or greater than the whole loan, after the credit percentages. No employment or income documented. Principal residences and second homes, purchase to 80% LTV and refinance to 75%, loans to $4,000,000, credit from 600, two months of statements, reserves not required at or below 75% LTV.

Asset Depletion

Assets Become Income

Eligible assets after haircuts (cash 100%, securities 80%, retirement 70%, real-estate equity 60%) divided by sixty months into a monthly qualifying income, then the debt-to-income test. Primary and second homes to 80% LTV and 60% on a cash-out; investment property to 65%. Loans from $125,000 to $3,500,000.

Bank Statement

Deposits Become Income

For the self-employed owner whose tax returns understate the business: twelve or twenty-four months of deposits read as income with an expense factor. The route for strong cash flow and modest savings.

Leverage limits, asset credit percentages, haircuts, and the divisor are wholesale program parameters, not offers. Which accounts count, how they season, the credit report, the appraisal, and the lender’s own calculation decide every file. Lendmire is a mortgage broker, not a lender.
Program Highlights

What makes asset-based lending work.

Loans To $4 Million
The asset qualifier path reaches $4,000,000 when the usable assets cover the loan; the asset depletion path reaches $3,500,000 when the assets are read as income.
No Income Documented
On the asset qualifier path the ability to repay is shown by the assets themselves: no employment verification, no tax returns, no income calculation. Credit from 600.
Retirement Accounts Count
A 401(k) or IRA is credited at 90% of its balance for an owner under 59½ and 100% at 59½ or older on the asset qualifier path; 70% at any age on the depletion path.
Two Months Of Statements
The asset qualifier path seasons on two months of statements per qualifying account; the depletion path wants a statement at least 120 days old plus a current one, with sale-of-business, inheritance, and settlement funds excused.
Why Lendmire

Both paths read on one set of statements.

A lender with one asset program sells that program. Lendmire reads every file against the asset qualifier path, the asset depletion path, and a bank statement loan on the same statements: the credit shares and the age line on one side, the haircuts and the divisor on the other, the deposits on the third. The usable total on each path, the margin above the loan, and the derived income beside the payment are shown before an offer is written, so the path is chosen on arithmetic rather than habit.

We place asset-based mortgages with select lenders in our wholesale network — the lender is never named on these pages — and the terms come in writing from a licensed loan officer. Asset-based loans on a principal residence or a second home are consumer mortgages, arranged under Lendmire’s consumer licensing in sixteen states with the disclosures that attach to any consumer loan.
