The Fundamentals

DSCR stands for Debt Service Coverage Ratio — a measurement of whether a property’s rental income covers its mortgage payment. DSCR loans qualify investors based on that ratio instead of personal income. No tax returns. No W-2s. No employment verification. The property tells the story, and the rental income determines the approval.
