The Fundamentals

A second lien that revolves.

The line sits behind the existing first mortgage as a second lien. You draw what you need during the draw period, pay interest on the balance, repay, and draw again — without refinancing the first mortgage or resetting its rate. The line is the difference between the program’s combined loan-to-value ceiling for investment property and the balance on the first, capped at the program’s maximum line.

The investment lane carries a higher credit floor than a primary-residence line, and combined leverage steps up with the score. Full-documentation income qualifies on the standard lane; self-employed owners can qualify on bank deposits instead through the bank statement HELOC, a sister program with its own hub.
