A second lien that revolves.
The line sits behind the existing first mortgage as a second lien. You draw what you need during the draw period, pay interest on the balance, repay, and draw again — without refinancing the first mortgage or resetting its rate. The line is the difference between the program’s combined loan-to-value ceiling for investment property and the balance on the first, capped at the program’s maximum line.
The investment lane carries a higher credit floor than a primary-residence line, and combined leverage steps up with the score. Full-documentation income qualifies on the standard lane; self-employed owners can qualify on bank deposits instead through the bank statement HELOC, a sister program with its own hub.
Three paths through investment property equity.
A revolving line on a rental, a line on a second home, or a deposit-qualified line for the self-employed owner — each on its own lane of the program.
Investment Property HELOC
A revolving line behind the first mortgage on a non-owner-occupied one-to-four-unit property. Investment-lane leverage and credit tiers; the first mortgage stays put.
Second Home HELOC
The same revolving structure on a second home, at the second-home leverage cells. Draw for improvements, reserves, or the next purchase.
Bank Statement HELOC
Qualify the line on twelve or twenty-four months of bank deposits instead of tax returns — primary, second home or investment property.
Equity access, without the refinance.
A cash-out refinance replaces a first mortgage most investors would rather keep. An investment property HELOC leaves it alone: the line comes from a separate wholesale program, funds in days rather than weeks, and costs nothing when it is not drawn.
We run two lanes side by side — the standard investment lane and the bank statement lane for self-employed owners — and place each file where its income reads best. One licensed loan officer from the scenario review to funding.
