Loan Program

VA home loans for those who served.

Zero down, no monthly mortgage insurance, and great rates for eligible veterans, active-duty service members, National Guard, Reservists, and select surviving spouses — backed by the U.S. Department of Veterans Affairs.

The Fundamentals

A benefit earned through service.

A VA loan is a mortgage backed by the U.S. Department of Veterans Affairs — created to help eligible veterans, service members, and select surviving spouses buy, build, or refinance a home. The VA doesn’t lend directly. Instead, it guarantees a portion of the loan, allowing approved private lenders to offer terms unavailable through any other program.

Eligibility requires a Certificate of Eligibility (COE) from the VA. Most veterans with honorable discharge qualify automatically. Active-duty service members can qualify after 90 continuous days of service during wartime, or 181 days during peacetime. Lendmire helps secure your COE and matches you with VA-approved wholesale lenders offering great rates on the benefit you earned.

Program Options

Three paths through your VA benefit.

Purchase, refinance, or access equity — each designed to extend the value of your service-earned benefit.

Most Popular

VA Purchase

Up to 100% financing with no down payment required. No monthly mortgage insurance. Purchase a primary residence with rates reserved for eligible service members.

Existing VA Loan

VA IRRRL Streamline

Interest Rate Reduction Refinance Loan — streamlined VA-to-VA refinance with minimal paperwork, reduced funding fee, and often no appraisal or income verification.

Access Equity

VA Cash-Out Refinance

Refinance up to 100% LTV and pull cash from home equity. Available for existing VA loans or refinancing non-VA loans into the VA program (varies by lender).

VA loan benefits are subject to eligibility. Certificate of Eligibility (COE) required. Funding fee may apply — waived for certain service-connected disabilities. All loans subject to credit, income, and underwriting approval — and lender program eligibility.
Why Lendmire

VA done right, every time.

VA loans work best when your broker knows the guidelines inside out — and which wholesale lenders have the most flexible overlays for your specific situation. Funding fee exemptions. Residual income thresholds. COE acquisition. Lender-specific VA program structures. The details matter, and they aren’t the same across every VA-approved lender.

We work with multiple VA-approved wholesale lenders to match you with the right product for your situation. From securing your Certificate of Eligibility through closing, we simplify what can be a paperwork-heavy process — with clarity at every step, and the respect your service deserves.
