How to Qualify for a Bank Statement HELOC When Adding or Removing a Name From Title

How to Qualify for a Bank Statement HELOC When Adding or Removing a Name From Title

The Quick Read: A title change decides who must sign the new lien and whose income the lender can count, while bank statements only change how that income is documented, so you qualify by lining up title, borrower and deposits before you apply.

  • A deed moves ownership. It does not move the debt on the existing first mortgage.
  • Everyone on title usually signs the new lien, but only the people on the application contribute income.
  • On an investment property, the line tops out at 70% CLTV (combined loan-to-value) up to $500,000, with a 700 minimum credit score.
  • Rentals held in an LLC cannot take this line as titled.
  • The order matters: confirm the first lender’s position before you record any deed.

Key Terms Defined

Title (vesting) is the legal record of who owns the property and in what form, such as an individual or a revocable trust.

Note is the signed promise to repay the debt, and it stays in force no matter who is on the deed.

Quitclaim deed is a document that transfers whatever ownership interest the signer has, with no promise that the title is clean.

Lien-only signer is a person on title who signs the new mortgage document but is not a borrower on the loan.

CLTV is the combined balance of the first mortgage plus the new line, divided by the property value.

Due-on-sale clause is a first-mortgage term that lets the lender demand payoff if the property is transferred without consent.

Seasoning is the waiting period a lender may want after a recorded event, such as a deed change, before it will lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does a Title Change Actually Change?

A title change alters who owns the property and who must sign the new lien. It does not alter who owes the existing mortgage. A quitclaim deed won’t get your name off a mortgage, because only the lender can release a borrower.

Across the wholesale network Lendmire places files with, lenders read three things first: the recorded title, who is on the application, and the liens already on the property. Those three must agree. A borrower who is not on title, or an owner who is not on the application, creates a mismatch before anyone looks at income.

Bank statements do not change any of this. They are a way to document income for self-employed borrowers whose tax returns understate what flows through their accounts. They qualify you on documented income under the applicable program, subject to lender guidelines. They do not relax title rules, leverage caps or credit floors.

Whose Bank Statement Income Counts?

Only the income of people on the application counts. A spouse who is on title but not on the loan can be a lien-only signer, and that person’s deposits do not help you qualify.

Lenders in the network commonly review 12 or 24 months of personal or business statements. The underwriter strips out transfers, loan proceeds and other non-income deposits. On business accounts, the lender applies an expense factor to estimate usable income. Programs differ on how they treat joint accounts, so check this before you assume a spouse’s deposits pool with yours.

Adding a name as a co-borrower brings that person’s income and debts into the file. Debts matter because the debt-to-income ceiling on this line is 50%, and it drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, so a bigger line draws a harder look.

Removing a name cuts the other way. If the departing person supplied deposits, you may have to qualify on your own statements alone. Statements in a closed joint account or a departed partner’s business account may not carry forward. Gather your own history before you decide the line is affordable.

Adding a Name: Who Signs, Who Qualifies

Adding someone to the deed leaves the mortgage in the original borrower’s name. Adding them to the loan requires a refinance or a new application with a co-borrower.

Scenario Who signs the lien Whose income counts
Spouse added to deed only Both owners Applicant only
Spouse added to deed and application Both owners Both borrowers
Owner moves property into revocable trust Trustee, per lender rules Applicant only
Unrelated co-owner added All owners Applicants only

The second question is what happens to the first mortgage. The federal due-on-sale statute lets a lender call a loan when property is transferred without its written consent. It also bars the lender from acting on certain transfers, including a spouse becoming an owner, on residential property with fewer than five dwelling units. Practitioners read the occupancy requirements in that exception differently. If the property is a rental you do not live in, do not assume the exception protects you until the first lender or an attorney confirms it.

Adding a spouse to title can also have different tax consequences depending on how and when it is done. Tax treatment varies; consult a qualified professional.

Removing a Name: What Actually Releases Someone

Taking a name off the deed removes ownership only. The departing owner stays liable on the note until the loan is paid off, refinanced or formally modified. That is true after a divorce, a partner buyout or a family transfer.

For your HELOC file, this creates two practical points. The lender will want to know who is on the note of any first mortgage that stays in place. The departing person’s continuing liability is a negotiating issue between the two of you, because a lender release of liability exists but is uncommon.

Route Removes the person from the debt?
Quitclaim deed only No
Refinance of the first mortgage Yes, if the person is not on the new loan
Payoff of the first mortgage Yes
Assumption with lender release Yes, but uncommon and approval-dependent
New equity line on the property No, it sits behind the first lien

A new line does not remove anyone from the first mortgage. If the buyout depends on getting someone off that loan, a refinance is the tool, and an equity line is the funding source for a different goal.

Which Property and Title Can Take the Line

Vesting ends more files than income does. The line requires title in an individual borrower’s name or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. If your rental already sits in an LLC, you need a vesting change or a DSCR cash-out refinance instead. Our complete DSCR loans guide explains that route.

Leverage depends on occupancy, so the right ceiling is the one for your property:

  • Investment property: 70% CLTV up to $500,000, with a 700 minimum credit score. The draw structure is a 5-year interest-only period followed by a 25-year repayment.
  • Primary residence: the ceiling reaches 90% CLTV only at a 720-or-better credit profile, up to $500,000. Lines up to $750,000 are available on primary residences, with lower CLTV caps at higher balances.
  • Second home: the ceiling also reaches 90% CLTV at 720 or better, up to $500,000, with a 640 minimum score.

Eligible collateral includes single-family, 2-4 unit, PUD, townhome and condominium properties, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes and mixed-use properties are not eligible. These HELOC figures apply only where the network offers this product, which is currently Lendmire’s 16 full-service states, a narrower footprint than its DSCR lending. Every figure is subject to lender guidelines and full file review.

The Order of Operations

The sequence you choose can save or sink the file. Follow this order:

1. Pull the recorded deed and order a title report so you know exactly who owns what today. 2. Read your first mortgage and call that lender before any deed is signed, because the call tells you whether the transfer triggers the due-on-sale clause. 3. Decide who will be a borrower and who will be a lien-only signer. 4. Gather 12 or 24 months of statements in the names of the people who will be on the application. 5. Ask the broker whether the program wants the deed recorded before or after the application, since seasoning after a deed change is program-specific. 6. Record the deed only after steps 2 through 5 are settled. 7. Close the line, which records behind the first mortgage.

Seasoning after a deed is the least standardized item. Some wholesale lenders want the new title recorded before they will lend, and some want a waiting period after it. Ask early, because a deed recorded one day too soon is hard to undo.

Where the General Rule Breaks

Quitclaim to an LLC. Moving a rental into an LLC can violate the due-on-sale clause on the first mortgage, and the line cannot be placed on LLC title anyway. Ask your title company how the transfer affects your owner’s title policy, because the answer depends on how the policy defines the insured.

Revocable trust. The statute’s exception covers a transfer into a trust in which you remain a beneficiary and your occupancy rights are not affected. This line accepts revocable living trust title, so a trust can work. The lender will want trust documents and a certification.

Death of a joint tenant. The statute exempts a transfer by devise, descent or operation of law on the death of a joint tenant. A surviving owner still needs the title record updated before applying.

Properties with five or more units. The statute’s residential exception does not cover them, and this line only takes one-to-four-unit collateral anyway.

Quitclaim quality. A quitclaim deed offers no guarantee that the property is free of liens or restrictions. No title search happens at transfer, so the new lender’s title review is the first real check. Surprises found there can stall the file.

Deed after the application. Changing title while the file is in process forces a restart on documents. Lenders match the application, the deed, the title report and the statements.

Documents to Gather by Scenario

Scenario Typical documents
Adding a spouse Recorded deed, ID, title report
Removing a name Recorded deed, payoff or release evidence
Into a revocable trust Trust certification, deed, trustee ID
Co-borrower added Statements for both borrowers

The lender also pulls a credit report no more than 90 days old at closing, using a single-bureau score keyed to the primary wage earner. Properties of $500,000 and below ordinarily run automated valuation, and a full appraisal is required on every line above $500,000.

When a Bank Statement HELOC Is the Wrong Tool

Three situations call for something else. If your rental is held in an LLC, a DSCR cash-out refinance is usually the better path, because that loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. If a departing owner must come off the first mortgage, you need a refinance, not a second lien. If you plan to refinance the first mortgage soon, a line placed now may need to be subordinated or paid off.

You should also set your expectations on leverage. A line on an investment property stops at 70% CLTV, so strong equity is the first test, and documented deposits are only the second.

Lendmire’s piece HELOC Documentation When Adding or Removing a Name From Title covers the paper trail in more detail. If you are comparing programs, its article Best Bank Statement HELOC Program When Adding or Removing a Name From Title explains how the match depends on your property, credit and leverage.

Frequently Asked Questions

Does adding my spouse to the deed put them on my loan?

No. The deed and the note are separate documents. Your spouse can sign the new lien as an owner without being a borrower, and in that case their income does not count toward qualifying.

Can I take a name off title and still use the old bank statements?

Statements in your own name generally carry forward. Statements from a joint or business account the departing person controlled may not, so expect the underwriter to ask whose deposits they are before counting them.

Will a quitclaim to my revocable trust cause problems?

It often works, because this line accepts revocable living trust title. Check the first mortgage for a due-on-sale clause and have a trust certification ready, since the lender will want to see it.

How much can I borrow on a rental if I clean up title first?

On an investment property, the line caps at 70% CLTV up to $500,000, with a 700 minimum credit score. The first mortgage balance counts toward that combined figure, so the available line depends on the equity left after it.

Does the title company or the lender decide if my deed is acceptable?

Both review it. The title company checks the record and insurance effect, and the lender decides whether the vesting and the borrower roles fit the program.
