The Quick Read: Owning five or more financed rentals does not disqualify you from a bank statement HELOC; the product turns away borrowers with more than 15 financed properties, and approval depends on title, credit, equity, and personal debt load rather than the property count itself. This is a line underwritten on you, not on the rent, so your deposits prove income while your credit, equity, and DTI decide the size of the line.
- Title must sit in your personal name or a revocable living trust. LLC-held rentals are out, subject to lender guidelines.
- Investment lines need a 700 minimum credit profile and top out at 70% CLTV (existing mortgage plus the new line).
- Lines on an investment property run up to $500,000, usually on an automated valuation.
- DTI tops out at 50%, and every mortgage on your five rentals counts toward it.
- Equity does not pool: each line is secured by one property.
Lendmire is a mortgage broker that places these files with select wholesale lenders in its network. It is not the lender, and every figure here is subject to lender guidelines and full file review. Availability is also narrower than the DSCR footprint: this product is offered in Lendmire’s 16 full-service states.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Does Owning Five or More Financed Rentals Disqualify You?
No. The stated ceiling on this product is more than 15 financed properties, so five, eight, or twelve rentals do not block a file on count alone. What the count does is multiply the paperwork and the debt you must carry on paper.
Here is how five rentals show up in underwriting:
- Housing history is checked across every financed property, not just the one you pledge.
- Each mortgage may need its own statement in the file.
- Each mortgage payment lands in your personal DTI.
Be careful with any figure you see for a financed-property ceiling. Ceilings vary by product, and the bank statement HELOC covered in this article is underwritten differently from a rent-based product that qualifies a property primarily on its rental income covering the payment. This article covers the bank statement version only.
What Is a Bank Statement HELOC, in Plain Terms?
A HELOC is an open-end line of credit secured by home equity. The CFPB describes it as credit you can borrow against repeatedly, with a draw period followed by a repayment period. The bank statement version swaps tax returns for deposits as proof of income. The lender averages eligible deposits over the months reviewed, removes transfers that are not income, and sets the result against your debts.
It suits self-employed investors whose deposits are strong but whose taxable income is thin after write-offs. It is a personal-credit product. That is the sharpest difference from DSCR financing, where the property’s rent drives lender review.
Key Terms Defined
Financed property: any property you own that carries a mortgage, counted across your whole portfolio rather than one address.
Bank statement income: monthly income built from averaged eligible deposits instead of tax returns.
CLTV: combined loan-to-value, meaning the existing mortgage plus the new line divided by the property’s value.
DTI: debt-to-income, your monthly debts divided by your qualifying monthly income.
Expense factor: the percentage the lender removes from business deposits to approximate operating costs. The lender sets it, not the borrower.
Vesting: how title is held, such as personally, in a revocable trust, or in an LLC.
The Five Gates, in Order
Underwriting on a rental line runs in a fixed sequence: property, title, credit, leverage and valuation, then DTI. Five rentals touch some gates hard and others barely.
| Gate | What is checked | Effect of five rentals |
|---|---|---|
| Property | Eligible type | None, but each pledged asset must qualify |
| Title | Personal name or revocable trust | Each pledged property’s vesting must fit one of these |
| Credit | 700 minimum on investment | Housing history reviewed on all five |
| Leverage | 70% CLTV on investment | Equity is per property, never pooled |
| DTI | 50% maximum | Five mortgages plus the new line stack up |
Property. Eligible types are single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not offered. A property listed for sale, or listed within the past 60 days, is ineligible in several states.
Title. Fee simple or leasehold held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your best equity sits in an LLC-held rental, you have three routes: re-vest the property, borrow against a different personally titled rental, or use a DSCR cash-out refinance instead.
Credit. An investment line carries a 700 minimum with no tier beneath it. The 700 and 720 tiers both reach the same 70% CLTV, so a higher score buys eligibility, not leverage.
Leverage and valuation. The existing mortgage plus the new line cannot exceed 70% of value on an investment property. Lines at or below $500,000 ordinarily run an automated valuation, and a borrower may request a full appraisal. Strong rent does not enlarge the line.
DTI. The ceiling is 50%, with 45% for credit profiles from 600 to 679 and a 680 minimum for anything above 45%. The line is qualified on the interest-only payment calculated on the maximum draw, even if you draw less.
How Bank Statement Income Is Built
The formula is straightforward: eligible deposits divided by months reviewed, multiplied by one minus the expense factor. Business statements get an expense factor, and personal statements generally do not. A 50% factor is common in the market, but the lender sets it from your business type and profit-and-loss picture. You cannot pick it.
Two practical points matter for landlords:
1. Commingled accounts distort the math. Rent deposited into the same account as business revenue muddies what counts as income. Separating rental receipts from operating deposits well before the review window gives underwriting a cleaner read.
2. Short-term rental payouts arrive net of platform fees and in lumps. Gross bookings must be reconciled to net deposits, or the average will not match what the statements show.
This income method is also where self-employed investors sometimes feel squeezed, because the expense factor takes a bite out of deposits. For rentals, that is one reason investors compare this line against DSCR financing, which avoids the expense-factor haircut.
How Five Mortgages Stack in DTI
This is where five-rental borrowers actually get stuck. Run it in percentages. Say your qualifying monthly income supports a 50% ceiling. If your five existing mortgage payments and personal debts together sit at 38% before the new line, a line whose payment (calculated at the full draw) adds 14 points pushes you to 52%. Over the cap. Same borrower, same equity, different outcome, depending on how much of the ceiling the existing mortgages have already used.
Two levers move that number. A smaller line shrinks the added payment. A higher qualifying income, or fewer other debts, widens the room. Each additional line you open raises DTI again, which can limit later loans. Plan the sequence, because the first line you take reduces the capacity for the second.
Which Rental Should You Pledge?
One line, one property. Equity in rental A does nothing for a line secured by rental B. So the choice of collateral is the decision.
A sensible screen:
- Start with personally titled properties. Entity-held ones are out as titled.
- Rank by equity above the 70% CLTV line. The property with the largest gap between current mortgage balance and 70% of value gives the biggest line.
- Check property type and listing status against the ineligible list.
- Consider the line’s structure. It runs a 5-year interest-only draw and 25-year repayment on an investment property, floats, never converts to fixed, and requires at least 75% drawn at closing. If you only need a small amount, this may be more line than you want.
A borrower can hold up to three lines, with combined exposure caps that differ by wholesale program, so the pledge decision is rarely a one-time choice.
A Five-Rental Walkthrough With Mixed Titles
Picture an investor with five financed rentals: two in personal name, one in a revocable trust, and two in LLCs. Credit sits in the mid-700s. Self-employed, strong deposits, lots of write-offs.
- The two LLC properties drop out as collateral immediately.
- Of the three eligible, the investor picks the one with the most equity below 70% CLTV.
- Deposits, averaged and reduced by the expense factor, produce a qualifying income. Mortgage statements for all five properties go in the file, along with housing history for each.
- DTI comes back near the ceiling because all five payments count. The investor sizes the line down to fit.
The outcome turns on title and DTI, not on the number of properties. Same investor with all five properties in LLCs would need a different product altogether. Qualification is subject to lender guidelines, credit approval, and property review.
HELOC, DSCR Cash-Out, or Something Else?
The best program depends on title, DTI, income profile, and how many properties you hold. NerdWallet notes that few lenders offer a HELOC on an investment property, that requirements are strict, and that borrowers should weigh it against cash-out refinancing.
| Situation | Better fit | Why |
|---|---|---|
| Personal or trust title, thin taxable income, DTI room | Bank statement HELOC | Deposits prove income, no refinance of the first lien |
| Rentals held in LLCs | DSCR cash-out refinance | LLC title is workable, subject to lender program eligibility |
| DTI already near 50% | DSCR cash-out refinance | Property rent, not personal DTI, drives qualification |
| Credit below 700 | DSCR financing | A 620 floor exists in parts of the network; most want about 660 |
| Scaling to more rentals | DSCR | One property at a time, no stacked personal DTI |
For the full picture of how property-rent-based lender review works, see Lendmire’s complete DSCR loans guide.
One caution on the DSCR side. Clearing a 1.00 coverage ratio is a test of rent against the monthly obligation, not proof of positive cash flow. Repairs, vacancy, and management sit outside the ratio.
Documents for a Multi-Property File
- Bank statements covering the review window, with business and personal accounts clearly labeled.
- A mortgage statement for every financed property.
- A schedule of all properties: title holder, lien position, and balance.
- A first-lien statement if the new line will sit in second position.
- Proof of title for the pledged property.
A one-page property schedule saves back-and-forth. Underwriting has to reconcile five mortgages anyway, so hand it a clean map.
Why Portfolio Files Get Declined
| Issue | Cause | Fix |
|---|---|---|
| Title ineligible | Property deeded to an LLC | Re-vest or choose DSCR cash-out |
| DTI over 50% | Five mortgages plus full-draw payment | Smaller line, pay down debt |
| Credit under 700 | No investment tier below it | Raise the score or use DSCR |
| CLTV too high | Equity short of 70% | Pledge a different rental |
| Messy deposits | Rent commingled with business revenue | Separate accounts before the window |
| Recent listing | Recently listed, depending on the state and lender | Wait or choose another property |
Different wholesale lenders word these overlays differently, so a file that misses one program’s rule can fit another.
Frequently Asked Questions
Is there a maximum number of financed rentals for a bank statement HELOC?
Yes. A borrower owning more than 15 financed properties is not eligible. Below that, the count does not disqualify you, though it increases the documentation and the DTI load.
Can I use rental income to qualify instead of bank statements?
Not on this product. A bank statement HELOC is underwritten on your credit, deposits, and DTI. If you want the property’s rent to do the qualifying, the rent-based route is a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Can I borrow against an LLC-owned rental?
Not as titled. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. You can re-vest into your name or a revocable trust, borrow against a personally held property, or look at a DSCR cash-out refinance, where LLC vesting may be workable depending on program guidelines.
Can I get a bank statement HELOC with a score under 700?
Not on an investment property. The floor is 700 with no tier beneath it. DSCR financing has a lower floor: 620 exists in parts of the network and most programs prefer about 660.
How large can the line be?
Lines on an investment property run up to $500,000 at a 70% CLTV ceiling, with at least 75% drawn at closing. Lines above $500,000 are primary-residence only. Exposure caps across multiple lines vary by program.

A clean title, a pledged property with real equity, and a DTI that still has room are what let the file clear.
