How to Qualify for a Bank Statement Mortgage Over $5 Million

How to Qualify for a Bank Statement Mortgage Over $5 Million

The Quick Read: You qualify above $5 million by documenting deposits, assets, or property cash flow instead of traditional personal-income documentation. You then fit a lower leverage cap, a credit score at or above the program floor, deeper reserves, and a case-by-case review that every file above $4 million receives through select wholesale programs, subject to full underwriting. Bank statements replace traditional personal-income documentation as the income proof, but nothing else gets relaxed. Credit, debts, assets, and the property are all reviewed.

  • Income comes from 12 or 24 months of consecutive statements, after a business expense ratio is applied.
  • Leverage steps down as the loan grows, and every figure above $4 million is reviewed case by case.
  • Reserves run 9 months on loans above $1,500,000, and cash-out proceeds cannot cover them at super-jumbo sizes.
  • Assets can carry the file when deposits are uneven, and a rental can qualify on its own cash flow instead.

What Actually Changes Above $5 Million?

Above $5 million, the file stops being a formula and becomes a review. No agency buys these loans, so each program’s own guidelines decide eligibility, and each one tightens its overlays as the balance climbs.

A jumbo loan is simply a loan above the conforming limit set for agency-backed mortgages. Orrick’s summary puts the baseline at $832,750, with a one-unit ceiling of $1,249,125 in high-cost areas. NAHB confirms the baseline. A $5 million loan is roughly six times that baseline. Super jumbo is a market label, not a legal one, and each program draws its own line.

Lendmire is a broker, so it places these files across more than one wholesale program. The portfolio non-QM program carries bank-statement files up to $6,000,000. Above $6,000,000, the bank portfolio program stands alone.

Every figure here is a ceiling through select wholesale programs, subject to full underwriting. None of it is a commitment to lend.

Key Terms Defined

Bank statement mortgage: A loan that uses deposits in your bank accounts, instead of traditional personal-income documentation, to measure your income.

Non-QM: A loan that does not follow the standard documentation rules for a qualified mortgage. It describes how income is proven, not how weak the borrower is.

Expense ratio: The share of business deposits treated as costs of running the business. Only the remainder counts as your income.

Super jumbo: A loan large enough that programs add extra overlays. The label is a market habit, not a legal category.

Reserves: Liquid funds you keep after closing, measured in months of the full housing payment.

Seasoning: The time a credit event or a pile of funds has to sit in the past or in your account before a lender counts it.

How Does Underwriting Treat a Bank Statement File?

Underwriting follows a fixed order. Each step removes or adjusts something before the next step begins.

1. Choose the statement window. Programs use 12 or 24 consecutive months of personal or business statements. The bank portfolio program uses 12. Every page of every account counts, and transaction histories never substitute for statements.

2. Confirm ownership. Business statements need at least 25% ownership of the business. Personal statements need no such test.

3. Scrub the deposits. Transfers between your own accounts, loan proceeds, and one-time windfalls come out first. Transfers from your own business into your personal account count at 100%.

4. Apply the expense ratio to business deposits. Fixed ratios are 20% for a service business with no employees and 40% for one to five employees. A business with six or more employees, or any product business, takes 50%. An accountant-provided ratio is another option, and so is a profit-and-loss method with an 80% cap. The program sets the ratio. You do not pick it.

5. Divide by the months. Eligible deposits divided by the statement months gives monthly qualifying income.

6. Test debt-to-income. The new payment and your existing debts are measured against that income, with a ceiling of 50%.

7. Check credit, reserves, and the property. Loan size, occupancy, and leverage decide how much of each is needed.

That last step is where most $5 million files are decided. The income math rarely is.

A Worked Example in Index Units

These numbers are modeled index units, not dollars. They show the mechanics only.

Business-statement case. Twelve months of deposits total 2,400 units. After the scrub removes 300 units of transfers and a one-time windfall, 2,100 units remain.

  • Eligible deposits per month: 175 units.
  • Expense ratio for a business with six or more employees: 50%.
  • Qualifying income: 87.5 units.
  • Modeled monthly obligations: 40 units.
  • Resulting debt-to-income: about 46%, inside the 50% ceiling.

Personal-statement owner-draw case. The owner moves 100 units a month from the business into a personal account. Those transfers count in full.

  • Eligible deposits per month: 100 units.
  • Personal-account deposits generally do not take an expense ratio the way business deposits do, though each program sets its own treatment.
  • Modeled monthly obligations: 45 units.
  • Resulting debt-to-income: 45%.

Asset-allowance case. Liquid assets of 8,400 units divided by 84 months give 100 units a month. That is the divisor used for standalone use and for any loan above $3,500,000.

The same business can look very different under each path. Pick the path that shows the real cash flow, not the one that sounds easiest.

What Does Leverage Look Like Above $5 Million?

Leverage falls sharply from the mainstream ladder, and every figure above $4 million is reviewed case by case before submission. Below $4 million, a primary residence purchase can reach 75% at the top credit tier. Above $5 million, the numbers below apply on review, through select wholesale programs.

The bands are loan amounts, never purchase prices. Multiply price by leverage first, then read the band that loan falls in.

  • Primary residence, purchase: 60% from $5 million to $10 million, then 55% from $10 million to $30 million, on review.
  • Primary residence, cash-out: 55% to $10 million, then 50% above, on review.
  • Second home or investment property, purchase: 55% from $5 million to $10 million, then 50% above, on review.
  • Second home or investment property, cash-out: 50% to $10 million, then 45% above, on review.

Notice that the ladder can step up as well as down. The portfolio non-QM program’s best cell on investment property at $4 million to $5 million is 65% on a purchase, on review. Each band has its own figure, so read the exact band for your loan.

Credit works alongside these figures. On the bank portfolio program, the top cell in each band above $5 million needs a 680 score, and that program keeps a 680 floor at every size. On the portfolio non-QM program, the 65% investment-property purchase cell at $4 million to $5 million needs a 760 score. Those scores are what the top leverage needs, not a program floor. A lower score takes a lower leverage cell inside the same band. Lendmire’s piece How to Qualify for a $5 Million Bank Statement Loan covers the band just below this one. For the band above, see how to qualify for a $7.5 million bank statement loan.

Interest-only is a structure, not a leverage boost. On the bank portfolio program it runs at 60% or the band’s ceiling, whichever is lower, using 5- and 7-year fixed-period adjustables. A 10-year fixed-period adjustable is fully amortizing.

Which Documentation Path Fits You?

The right path depends on where your wealth actually sits. Forcing a deposit-based file onto a borrower whose strength is in assets or in the property is a common mismatch.

Borrower profile Best-fit path Key condition
Founder with steady deposits Business statements 25%+ ownership, expense ratio applied
Owner paid through draws Personal statements Business transfers count at 100%
Owner with an accountant Profit-and-loss method 80% cap applies
Large liquid portfolio Asset allowance Liquid assets divided by 84 months at this size
Very liquid, thin income Assets-only Liquid assets cover loan plus costs
Pure rental purchase Property cash-flow loan Rent must cover the payment

On the asset allowance, primary and second homes only, 80% is the maximum. Assets-only needs no debt-to-income test. It requires U.S. liquid assets equal to the loan amount, plus closing costs, plus sixty months of any net loss on other residential property. Retirement accounts count at 70%, or 80% at age 59.5 and up. Business funds, gifts, most trusts, unvested stock, and cryptocurrency never count. A revocable living trust is the exception that does.

Reserves and Liquidity at This Size

Reserves are the quiet dealbreaker for business owners. Wealth tied up in a company does not count.

Reserves run 3 months up to $500,000 and 6 months up to $1,500,000. Above $1,500,000 the requirement is 9 months. Each additional financed property adds 2 months, up to a 12-month maximum. First-time investors carry 12 months.

On super-jumbo bands, cash-out proceeds cannot satisfy reserves. Plan to hold reserves in funds that exist before the closing. Large deposits need a paper trail, and funds that appeared recently invite questions.

On a cash-out file, proceeds are unlimited at or below 60% leverage. The portfolio non-QM program caps cash in hand at $1,500,000 above 60%. The bank portfolio program publishes no cap. Above $5 million the cash-out cells already sit at 55% or lower, so that cap rarely drives the outcome. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Rental Property: Bank Statements or DSCR?

For a pure rental, the question is which side of the file is stronger: you or the property. A bank statement loan puts your personal income and debt-to-income in the file. Every financed property adds to the debt side.

A DSCR loan, short for debt service coverage ratio, qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Some select lenders in the network offer programs below 1.00 coverage, though leverage and terms adjust. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Regulation Z exempts credit extended primarily for business purposes, and a loan to an LLC for a rental is generally treated that way, though borrowers should confirm their own facts with counsel. Occupancy and purpose control the treatment, not the word investment.

Many portfolio investors move rentals to DSCR for this reason. Lendmire’s complete DSCR loans guide explains how that path works. Loan sizes on that path are separate from the bank-statement ladder, so confirm them for your deal.

Where the General Rule Breaks

Falling or lumpy deposits. Averaging drags income down. A strong last quarter does not erase a weak year. A borrower in this spot often does better on assets or on a DSCR file.

Commingled accounts. When personal and business money mix, deposits cannot be sorted cleanly. Many get excluded.

Business ownership under 25%. Business statements are off the table. Personal statements or another path may still work.

Entity-held wealth. Money inside an LLC, a business account, or an unvested grant enters the file as nothing. Only the assets named above count.

Super-jumbo overlays. Above $3,500,000 on a primary residence, and above $3,000,000 on a second home or investment property, the portfolio non-QM program adds overlays. Those include a 700 credit floor, a 0x30x24 housing history, 48 months of seasoning on any credit event, U.S. citizens and permanent residents only, no non-occupant co-borrowers, no rural property, and ten acres maximum. The bank portfolio program keeps its own 680 floor.

Second homes. They are one-unit only.

Prepare Your File Before You Apply

Preparation matters more at this size than at any other. Start well ahead of an application.

Item Why it matters How to prepare
Statement hygiene Unexplained deposits get excluded Label transfers and keep every page
Ownership proof Business income needs 25%+ Gather entity documents early
Account separation Commingled money cannot be sorted Stop mixing personal and business funds
Credit cleanup Credit sets the leverage cell Resolve disputes and lower balances
Liquid-asset seasoning New funds invite questions Move funds early and document the source
Housing history Overlays require a clean record Confirm on-time payments

Who This Is Probably Not For

This path is a poor fit for a few borrowers. If your wealth is mostly in a private company, reserves will likely hold you back. If you need high leverage, the ladder will not give it to you above $4 million. If your deposits fell sharply during the statement window, the averaging will cut your qualifying income.

Foreign nationals and non-permanent residents may hit the citizenship overlay. Anyone expecting a push-button answer will be disappointed, because case-by-case review means a person reads the whole file.

Frequently Asked Questions

Do I need traditional income documentation?

Not for the income test. The loan is reviewed on documented income under the applicable program, subject to lender guidelines. Deposits replace returns, and credit, assets, debts, and the property are still underwritten.

Should I use 12 or 24 months of statements?

The portfolio non-QM program accepts either, and the bank portfolio program uses 12. Twenty-four months smooths a lumpy year but also averages in older, weaker months. If recent deposits are stronger, 12 months often shows them better.

Can cash-out proceeds count as reserves?

No, not on super-jumbo bands. Reserves must exist before closing in funds that count. Plan for 9 months above $1,500,000, plus 2 months per additional financed property to a 12-month maximum.

Can I qualify on assets instead of income?

Yes, through select wholesale programs. The asset allowance divides liquid assets by 84 months at this size, and assets-only needs liquid assets equal to the loan plus costs. Both are for primary and second homes, subject to full underwriting.

Do personal or business statements work better?

It depends on how you are paid. Draws moved into a personal account count in full. Business statements take an expense ratio but show the company’s real volume, and they require 25% ownership.
