How to Qualify for a $4 Million Bank Statement Loan

How to Qualify for a $4 Million Bank Statement Loan

The Quick Read: Qualifying at this size means proving repayment through 12 or 24 months of consecutive bank statements, then clearing the tighter credit, leverage and reserve tests that large balances carry. Through select wholesale programs, subject to full underwriting, a $4 million file is reviewed individually before submission.

  • Income comes from eligible deposits after an expense ratio, not from traditional personal-income documentation.
  • On a primary residence, the top credit tier reaches 75% on a purchase up to $4,000,000. Above that line, leverage steps down and every file is reviewed case by case.
  • Credit floors rise with size: 660 on the portfolio program, 700 above the super-jumbo line.
  • Reserves of 9 months apply above $1,500,000, and cash-out proceeds cannot count toward them at this size.
  • Debt-to-income can run to 50%, subject to lender guidelines.

Nothing here is a commitment to lend. Programs change, and each file is underwritten on its own facts.

What Is a $4 Million Bank Statement Loan?

It is a non-QM mortgage that measures your income from deposits into your accounts instead of from traditional personal-income documentation. That matters for founders, physicians, attorneys and other high earners whose write-offs shrink the income their returns show.

“Non-QM” simply means the loan falls outside the standard qualified-mortgage box. It does not mean the lender skips verification. Federal rules still require a reasonable, good-faith determination of repayment ability backed by reliable records. Bank statements are the records.

Size is a separate question from documentation. Documentation answers how income is proven. Loan size decides how much extra risk review applies. At $4 million, the second question does most of the work.

Key Terms Defined

Eligible deposits: The statement credits that remain after transfers between your own accounts, loan proceeds, refunds and one-time windfalls are removed.

Expense ratio: The share of business deposits treated as operating cost, which lowers qualifying income.

Debt-to-income (DTI): Your qualifying monthly obligations divided by qualifying monthly income.

Reserves: Liquid assets left after the down payment and closing costs, measured in months of the new housing payment.

Super-jumbo overlay line: The loan size above which extra rules apply. On a primary residence it sits above $3,500,000. On a second home or investment property it sits above $3,000,000.

Seasoning: The time that must pass after a credit event, such as a foreclosure, before you qualify.

How Underwriting Treats Your Statements, Step by Step

Across the wholesale network, the sequence is consistent even when the details differ.

1. Pick the window. Twelve or 24 consecutive months of personal or business statements. The bank portfolio program uses 12. Transaction histories never substitute for statements.

2. Scrub the deposits. Own-account transfers, loan proceeds, refunds and one-time windfalls come out. The federal consumer-finance regulator’s compliance guide says a creditor cannot simply take a borrower’s word about income, and unidentified deposits must be confirmed.

3. Average what remains across the months reviewed.

4. Apply the expense ratio on business accounts, and confirm at least 25% ownership.

5. Divide by the statement months to get qualifying monthly income.

6. Test DTI, which can run up to 50%.

7. Verify assets. Funds to close come out first. Reserves are tested on what is left.

8. Appraise and review. At $4 million and above, the whole file gets manual, case-by-case review before submission.

Personal-account statements typically skip the expense ratio. One useful exception: transfers from your own business into your personal account count at 100%, which can make a personal-statement file cleaner.

Which Expense Ratio Applies?

The lender sets the ratio from your business type. You do not choose it. Select programs use these fixed ratios, or an accountant-provided ratio, or a profit-and-loss method capped at 80%.

Business profile Fixed expense ratio
Service business, no employees 20%
Service business, 1-5 employees 40%
6+ employees or any product business 50%
Accountant-provided ratio Per the accountant letter

Here is the arithmetic, using round modeled figures. Suppose a business’s eligible monthly deposits are steady. A 50% ratio leaves about half of those deposits as qualifying monthly income. A documented 25% ratio from an accountant leaves about three-quarters. Same deposits, very different borrowing power. That gap is why the accountant route deserves a conversation before you pick a statement type.

What Changes at $4 Million?

Leverage, credit and reserves all tighten, and the file stops being formula-driven. The ladder below shows primary-residence purchase ceilings through select wholesale programs, subject to underwriting.

Loan size Purchase LTV ceiling Credit tier
$300K-$1M 90% 680+
$1M-$2M 85% 700-720+
$2M-$3M 80% 720+
$3M-$3.5M 75% 720+
$3.5M-$4M 75% 760+
$4M-$5M 65%, on review 680+ (700 floor above the super-jumbo line)

Read that last row carefully. The 680 is the bank program’s base tier, but the 700 floor above the super-jumbo line still applies, so 700 is the effective minimum at this size. Above $4,000,000, the bank portfolio program’s own ladder begins: 65% to $5,000,000, 60% to $10,000,000 and 55% to $30,000,000, always reviewed case by case. It overlaps the portfolio non-QM program, which carries bank-statement files to $6,000,000. A file at $4.2 million may fit either, and a broker can compare both.

Second homes and investment property run about five points lower at most sizes. On an investment property, a $4M-$5M purchase is listed at 65% on review, with a 760 credit tier. Cash-out sits lower still, at 60% on a primary residence in that band, on review.

The overlays above the super-jumbo line are firm: a 700 credit floor, a clean 0x30x24 housing history, 48 months of seasoning after any credit event, U.S. citizens or permanent residents only, no non-occupant co-borrowers, no rural property, and ten acres at most.

Credit, Reserves and Down Payment

Credit starts at a 660 floor on the portfolio program and 680 on the bank program. Above the super-jumbo line it moves to 700. Expect the best leverage cells to want 720 or 760.

Reserves scale with size: 3 months up to $500,000, 6 months up to $1,500,000, and 9 months above. Each additional financed property adds 2 months, to a 12-month maximum. First-time investors need 12 months.

At $4 million, reserves often matter more than the income formula. A big payment multiplied by nine months is a large pile of liquid cash. Keep that money in your own name, in seasoned accounts. Business funds may be haircut or excluded, and gifts and cryptocurrency never count. Retirement accounts count at 70%, or 80% from age 59.5.

On a refinance, cash-out is unlimited at or below 60% LTV and capped at $1,500,000 in cash-in-hand above 60% on the portfolio program. Lendmire’s piece Can a $4 Million Home Get a Bank Statement Cash-Out Refinance? covers that route in detail. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

12 Months or 24?

Choose by your income trend. If deposits are rising, 12 months usually helps, because the average is not dragged down by an older, lower year. If income is lumpy or dipped recently, 24 months can smooth the average and show durability, though it can also lower it. Pull both versions of the math before you commit. A broker who sees several programs can tell you which window each one favors.

Where the General Rule Breaks

Business under 24 months, partners and multiple accounts. Treatment varies by program. Commingled personal and business deposits are a common cause of friction. One clean account beats three messy ones.

Self-prepared profit-and-loss statements. For an owner-occupied loan, a self-prepared P&L does not meet the third-party-records standard in the CFPB guide. A statement prepared by a third-party tax professional is the safer route.

Investment property. Business-purpose loans are reviewed differently from a standard owner-occupied mortgage, and a property-income route may fit better.

Asset paths. Asset allowance divides liquid assets by 36, 60 or 84 months, and the 84-month version is required as a standalone path or on any loan above $3,500,000, on primary and second homes only. Assets-only needs no DTI test, but U.S. liquid assets must equal the loan plus closing costs plus sixty months of any net loss on other residential property.

Agency loans. A $4 million balance sits far outside conforming limits, so agency rules are not a fallback.

The Investor Decision in Practice

Picture a founder whose returns show modest income after heavy write-offs. Business deposits are strong, reserves are deep, and the purchase is a primary residence at roughly 75% LTV. Bank statements fit well here. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Now picture an investor buying a $4 million rental. Personal deposits are irrelevant to a property-income loan, and leverage on the bank-statement side is lower. If the rent covers the payment, the property-income route may qualify more simply. It depends on the borrower and the property. The complete DSCR loans guide explains that alternative. Before applying, spend three to six months cleaning up. Consolidate deposits, document large credits, and keep reserve funds in one seasoned account. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

The market is still niche. Scotsman Guide, citing CoreLogic, reports non-QM was about 5% of originations in 2024’s data, which is why program knowledge varies widely between lenders.

Frequently Asked Questions

Can I qualify with no traditional personal-income documentation at all?

Many bank statement programs review the file on documented deposits under the applicable program, subject to lender guidelines. Verification still happens. It just comes from statements rather than returns.

Does a $4 million loan get the same leverage as a $400,000 loan?

No. On a primary residence, leverage steps down as the loan amount rises, and the maximum loan-to-value at the top credit tier is lowest at the upper end of the range. Above that, every file is reviewed case by case on the bank program’s own ladder.

Can cash-out proceeds count toward my reserves?

Not above the super-jumbo line. Reserves must come from separate liquid assets, and business funds, gifts and cryptocurrency do not count.

Is interest-only available?

Select programs offer it. The portfolio program allows up to 85% LTV with a 700 credit floor, on a 40-year term with a 10-year interest-only period, on purchase and rate-term files. The bank program allows up to 60% through 5- and 7-year fixed-period adjustables. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
