Can a Self-Employed Borrower Get a Bank Statement Second Mortgage?

Can a Self-Employed Borrower Get a Bank Statement Second Mortgage?

The Quick Read: Yes, but only through non-QM lenders, and only a minority of lenders offer it. The loan sits behind your existing first mortgage and is reviewed around 12 to 24 months of personal or business deposits instead of traditional personal-income documentation, subject to lender guidelines. Lendmire brokers these files through select wholesale partners, and the loan is not a commitment to lend.

  • It is a second lien, either a closed-end lump sum or a line of credit. The first mortgage stays in place.
  • Qualification is personal: deposits, debts, credit, and equity. It is not a rent-based DSCR test.
  • Investment-property lines on this network top out at 70% CLTV, with a 700 minimum credit profile.
  • Primary-residence and second-home lines can reach higher CLTV, and the top tier requires a 720 profile.
  • Availability on this network is limited to 16 states, narrower than the DSCR footprint.

What Is a Bank Statement Second Mortgage?

It is a loan secured behind your first mortgage, where income is documented through deposits rather than returns. The phrase covers more than one product. Depending on the lender, it can mean a closed-end second, a line of credit with alternative documentation, or a cash-out refinance that replaces the first loan.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A cash-out refinance is not a second mortgage at all. If you want to keep a low first mortgage, you want a true second lien. HousingWire’s non-QM guide lists bank statement loans as a non-QM program that uses 12 to 24 months of personal or business statements, with an expense factor possibly applied.

Availability is thin. Most large retail lenders do not offer it. Credit unions, regional banks, non-bank specialists, and wholesale brokers fill the gap. Demand is rising, though. HousingWire reports that nonbanks now hold a majority of closed-end second-mortgage units. Many owners would rather keep a low first-mortgage payment than refinance, so second liens are growing.

How Does a Lender Turn Deposits Into Income?

The underwriter averages your deposits over the statement window, removes what is not income, and applies an expense factor on business accounts. What remains is your monthly qualifying income. Then it is tested against your debts.

Here is the sequence on a typical file:

1. Pick the window. The program sheet sets 12 or 24 months, personal or business statements.

2. Screen the deposits. Transfers between your own accounts, refunds, loan proceeds, and one-time asset sales are not income. Lenders also have to confirm that money flowing in is actually income, a principle that comes out of the federal repayment-ability rules discussed later here.

3. Apply the expense factor. On business accounts, the lender subtracts a share of deposits for business expenses. The percentage varies by program, so there is no single typical figure to quote.

4. Run the debt-to-income test. The new second-lien payment is added to your first mortgage and every other monthly debt. On this network, the maximum DTI is 50%. It drops to 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum. The test uses the interest-only payment on the maximum draw.

5. Run the equity test. Your first-lien balance plus the new line must fit under the combined loan-to-value cap on the property value.

6. Review credit, assets, and the property. It is not a no-doc loan. Third-party records still verify everything.

Qualification here is personal, which is the sharpest contrast with the DSCR products Lendmire arranges. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide covers that side.

What Are the Network’s Actual Limits?

Limits depend on occupancy and credit tier. Across the select wholesale partners Lendmire uses, the equity line is a standalone product in first or second lien position. The figures below are guidance ranges, not guarantees, and every one is subject to lender guidelines and full file review.

Occupancy Top CLTV Credit needed Max line
Investment property 70% 700+ $500,000
Second home 90% 720+ $500,000
Primary residence 90% 720+ (at up to $500,000) $750,000
Primary residence, larger line 75% 700+ (720 on one structure) $750,000

Some other details that decide files:

  • Credit floors. The program floor is 600 on primary residences. Second homes floor at 640 and investment properties at 700.
  • Line size. Lines run from $25,000 to $750,000. Anything above $500,000 is primary residence only, caps at 75% CLTV, needs a full appraisal, and requires a credit profile of 700 or better (720 on the longer-runway structure).
  • Valuation. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV can require a secondary valuation. You can also request a full appraisal.
  • Draw structure. Two structures exist. One has a 3-year interest-only draw and a 17-year repayment. The other has a 5-year draw and a 25-year repayment. Investment lines use the 5-year structure only. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed.
  • Property types. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not.
  • Title. The individual borrower or a revocable living trust must hold title. LLCs and corporations cannot. That is a real difference from a DSCR loan. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.
  • Exposure. A borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible.

Texas has special rules for primary residences. Texas homesteads cap at 80% combined loan-to-value, and a waiting period and one-lien-at-a-time rule apply. Texas second homes and investment properties are treated as non-homestead.

Why Tax Returns Understate Self-Employed Income

Write-offs lower taxable income, but they do not lower deposits. A contractor with strong revenue and heavy deductions can show thin income on a return and still have a clean deposit history. That gap is what bank statement underwriting is built around.

The federal agency lending channel is hard on this borrower. The CFPB’s own assessment of the ability-to-repay rule notes that self-employed borrowers who do not qualify for agency loans generally need another route, and that lenders found the old income-calculation appendix difficult for self-employed income.

Personal and business statements fit different borrowers:

Situation Better fit
Income paid to a personal account Personal statements
Business with separate operating account Business statements, expense factor applies
Mixed personal and business deposits Messy. Route income through one clean account
Business less than a year old Often a stall point

Mixed accounts are the most common file problem. When business and personal money commingle, the underwriter cannot tell what is income, and qualifying income shrinks. Practitioners generally advise running income through one clean account for the full statement window.

For borrowers who are new to self-employment, Lendmire’s piece How a Newly Self-Employed Borrower Gets a Bank Statement Mortgage covers the time-in-business question.

Second Mortgage, Line of Credit, or Cash-Out Refinance?

Pick based on whether you want to keep the first mortgage and whether you need a lump sum. The three options behave differently.

Factor Closed-end second Equity line Cash-out refinance
First mortgage Stays Stays Replaced
Funds Lump sum Draw as needed Lump sum
Best fit One-time need Ongoing or phased need Replace the first loan too

On this network, the product is a line that must have at least 75% drawn at closing. That makes it behave more like a lump sum with a revolving tail than a flexible reserve. Pricing floats during the draw and repayment periods and never converts to fixed. Plan around payment movement, not just today’s payment.

The stacking risk is real. A second lien adds payment on top of your first mortgage. If prices fall, your combined loan-to-value rises without any new borrowing. A structured-finance trade association paper describes that dynamic. Size the line against your slowest income months, not your best.

Why Files Stall

Most stalls are documentation problems rather than credit problems. The usual ones:

  • Commingled accounts. Fix: use one clean account for the whole window.
  • Large unexplained deposits. Fix: document the source, or expect them to be excluded.
  • Seasonal income. Fix: the averaging window matters, so choose the program that fits the pattern.
  • Recent credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, one program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4, while the other declines that history entirely. Investment files follow the 7-and-4-year path.
  • Credit report age. The report cannot be more than 90 days old at closing, and there are no rescores.
  • Listed property. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Clean statements, a stable credit file, and a property that fits the eligible list prevent most of these.

The Investor Decision: Qualify the Person or the Property?

For an investor, the choice is whether to qualify on personal deposits or on the property’s rent. A bank statement second qualifies you personally on deposits and DTI. A DSCR loan is reviewed primarily on rental income covering the payment, subject to lender guidelines. HousingWire’s comparison of the two is in its non-QM guide.

Consider an investor whose returns show low income because of write-offs. Deposits may carry that file. Now consider an investor with many financed properties and a high DTI. A property-level product may fit better, and a DSCR cash-out on the rental itself can pull equity without touching personal income. DSCR coverage is rent against the payment only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, and management sit outside the calculation.

Investment lines are the tightest tier here. The ceiling is 70% CLTV, the credit floor is 700, and the line caps at $500,000. A borrower who needs more leverage or a larger amount on a rental often finds the DSCR route works better. Lendmire’s article comparing tax returns and bank statement cash-out on a self-employed second home walks through the document side of that choice.

Key Terms Defined

Non-QM: A loan outside the federal qualified-mortgage safe harbor. It is still underwritten for ability to repay.

Expense factor: The share of business deposits removed to estimate real income.

CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.

Closed-end second: A lump-sum loan behind your first mortgage.

Equity line: A draw-and-repay loan secured by the property.

Is Bank Statement Underwriting Regulated?

Yes. Non-QM does not mean unregulated. Under Regulation Z § 1026.43, a creditor must make a reasonable, good-faith repayment determination on covered closed-end loans secured by a dwelling. The Federal Register notice on the ability-to-repay rule says open-end plans fall outside that rule. The rule leaves the income method to the lender, which is why bank statement underwriting exists. DSCR loans on investment properties are business-purpose loans and are reviewed differently from owner-occupied mortgages.

Frequently Asked Questions

Can I get one with no traditional personal-income documentation?

Yes, on programs built for it. The loan is reviewed on documented income under the applicable program, subject to lender guidelines. Expect deposits, credit, debts, and property to be reviewed.

Does a business loss on my returns disqualify me?

Not automatically. Bank statement underwriting looks at deposits, not the return’s bottom line. The deposits still have to support the payment after the expense factor.

Can I keep my first mortgage?

Yes. A second lien sits behind it, and the first loan is untouched. A cash-out refinance is the option that replaces it.

Can an investment property qualify?

On this network, yes, with tighter limits. Investment lines cap at 70% CLTV, need a 700 minimum credit profile, and top out at $500,000. LLC-owned property is not eligible, so title must be held by you or a revocable living trust.

Is it available in every state?

No. Lendmire’s equity lines are available in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare options based on the property, the equity available, credit profile, combined leverage, and your goals. Tax treatment varies by use of funds; consult a qualified tax professional.
