Can a Self-Employed Landlord Get a Bank Statement HELOC on a Duplex?

Can a Self-Employed Landlord Get a Bank Statement HELOC on a Duplex?

The Quick Read: Yes, a self-employed landlord can qualify for a bank statement HELOC on a duplex using 12 to 24 months of deposits instead of tax returns, but only when the property is titled in your own name or a revocable living trust, the combined leverage stays under the cap, and your credit clears the floor for that occupancy. A duplex is eligible collateral. The hard part is rarely the income documents. It is title, leverage, and credit.

  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • If you live in one unit, the duplex is reviewed as a primary residence, and leverage can reach 90% CLTV only at a 720-or-better credit profile.
  • An LLC cannot hold title on this product, so a duplex deeded to an LLC needs a title change or a different loan.
  • A bank statement HELOC reviews you: your deposits, debts, and credit. A DSCR loan reviews the property: rent against the full monthly obligation.

Why Tax Returns Undercount a Landlord

Tax returns usually show less income than a landlord really earns. Depreciation, repairs, interest, payroll, and equipment all shrink the number on the bottom line. That is good for your tax bill. It is bad when a lender wants to see income on paper.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Tax treatment varies; consult a qualified professional.

Bank statement programs exist for this gap. They look at what actually landed in your accounts over a year or two, then apply a haircut for business expenses. Lenders treat this as a non-QM product. Non-QM means a loan that falls outside the standard rules for conventional mortgages and is underwritten under the lender’s own guidelines.

This is not a shortcut around underwriting. Under the applicable program, you qualify on documented income, subject to lender guidelines. Credit, debts, assets, and the property all still get reviewed.

How a Bank Statement HELOC Works

A bank statement HELOC is a home equity line of credit where your income is proven with deposits. It is a revolving line secured by the property, and you draw from it as needed.

The documentation is simple to describe. A self-employed borrower with no W-2 supplies 12 to 24 months of personal or business statements. Scotsman Guide notes that the lender can then apply an expense factor, with 50% as its example, or accept a profit-and-loss statement from a third-party tax professional. Treat that 50% as an industry convention, not a rule. Each program sets its own factor.

Business accounts usually take the expense factor. Personal accounts are generally read closer to raw deposits. The program decides, not you.

Across the wholesale network Lendmire works with, an investment-property line is a standalone line in first or second lien position. It runs a 5-year interest-only draw followed by a 25-year repayment. At least 75% of the line is drawn at closing, which surprises borrowers who expected a pure reserve for later.

Does a Duplex Qualify?

Yes. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condos are eligible. What changes the outcome is how you use the duplex.

Situation How it is reviewed Leverage ceiling
Fully rented duplex Investment property 70% CLTV
You live in one unit Primary residence Up to 90% CLTV at 720+
Duplex with a storefront Mixed-use Not offered
Five or more units Commercial Not offered

Occupancy is the biggest fork. The owner-occupied route reaches far higher leverage and a larger line, but only at the higher credit tier. A fully rented duplex has one ceiling and one credit floor. Credit above 700 buys eligibility on an investment line, not extra leverage, because 720 and 700 both reach 70%.

Other property types are not offered on this product: manufactured homes, co-ops, condotels, log homes, commercial property, and agricultural-zoned land. A borrower with more than 15 financed properties is also not eligible. DSCR loans review each property on its own, so a large portfolio does not close that door.

Title and Entity Rules: The LLC Problem

Many landlords hold rentals in an LLC. A bank statement HELOC on this network does not allow that. Title must sit with the individual borrower or an inter vivos revocable living trust. Corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title either.

That is the sharpest structural difference from a DSCR loan. If your duplex is already in an LLC, you have two choices. You can change the vesting to your personal name or revocable trust, or you can pull equity with a DSCR cash-out refinance instead. DSCR loans to LLC-titled borrowers are available subject to lender program eligibility.

Entity rules do vary by lender across the market, and large retail lenders often exclude investor-owned rentals altogether. That is a reason to compare programs before you spend money on an appraisal or a title change.

How Much Can You Actually Draw?

The line equals the property’s value times the combined percentage the lender allows, minus what you already owe. The CFPB’s HELOC booklet describes this standard method and says lenders also weigh your income, debts, and credit history when setting the limit.

Run it with percentages. Say you own a fully rented duplex with a first mortgage at 55% of its value. A 70% CLTV ceiling leaves 15 points of value to draw against. Now say your first mortgage sits at 65% of value. Only 5 points remain. Same duplex, same income, very different line.

This is the leverage surprise. An investor with a healthy first mortgage often finds the combined cap leaves little or nothing to draw. The line is also capped at $500,000 on an investment property, no matter how much equity you hold.

Valuation is usually light. Because an investment line cannot exceed $500,000, it ordinarily relies on automated valuation rather than a traditional appraisal. You can request a full appraisal, which helps after a recent rehab that an automated model may miss. NerdWallet notes that not every lender offers a HELOC on a rental, that requirements are strict, and that some lenders order multiple appraisals. Practice differs by lender.

How Lenders Read Your Deposits

Underwriters turn your statements into a qualifying income figure. Not every deposit counts.

Deposit type Typical treatment
Business sales or client payments Counts, after expense factor
Rent deposited to a business account Counts as business income
Transfers between your own accounts Removed
Loan proceeds, refunds, one-time gifts Removed
Large unexplained deposits Need a written explanation

Commingled accounts slow things down. If rent, personal spending, and business income flow through one account, expect more questions and more annotation. Clean separation before you apply makes the review easier.

The qualifying income then feeds a debt-to-income ratio (DTI), which is your monthly debts divided by your monthly qualifying income. The maximum is 50%. The line is qualified on the interest-only payment calculated on the maximum draw, so an unused line still counts against you in full. Every other financed property you own stacks on the same income base.

What to Gather Before You Apply

  • 12 or 24 consecutive months of personal or business bank statements.
  • A profit-and-loss statement from a third-party tax professional, if you want to support a different expense factor.
  • The deed and your current mortgage statement.
  • Your homeowners insurance policy.
  • Current leases and a rent roll for the duplex.
  • A written explanation for large or unusual deposits.

Lenders review the property and the file as a whole, so incomplete paperwork is the easiest problem to avoid.

When DSCR Is the Better Tool

A DSCR loan is built for investors whose strength is the property, not their personal income. DSCR stands for debt service coverage ratio. It is monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any association dues (together called PITIA). Our complete DSCR loans guide walks through the math.

Factor Bank statement HELOC DSCR cash-out refinance
What is reviewed Your deposits and DTI Rent against PITIA
Title Individual or revocable trust LLC allowed, per program terms
Investment leverage 70% CLTV Around 75% LTV
Credit 700 minimum 620 floor in parts of the network
Size $25,000 to $500,000 line Up to $3,000,000 on standard programs
Existing first mortgage Stays in place Replaced

On a DSCR cash-out refinance, most programs in the network want around 660 credit, and 700+ opens the strongest leverage tiers. Expect about 6 months of seasoning, meaning you have owned the property that long. Reserves commonly run around 6 months of PITIA, though they vary by lender, leverage, and loan size. Ratio of 1.00 is where select programs start, and stronger coverage opens better terms and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.

Do not confuse a passing coverage ratio with positive cash flow. DSCR counts rent against PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Here is the trade-off. A HELOC lets you keep a low existing first mortgage and draw in stages, at the cost of more combined leverage and two liens on the property. A cash-out refinance replaces the first mortgage and can reach more total equity on a rental. Many self-employed investors use both products on different deals.

Availability also differs. Lendmire brokers HELOC lines in 16 states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C. Short-term rental rules can vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

Where Files Stall

These are program realities that stop a duplex file, not statistics about borrowers:

  • Title. An LLC-owned duplex cannot go forward until title moves.
  • Credit. Below 700, there is no lower tier for an investment line.
  • Combined leverage. A large first mortgage can leave nothing to draw under a 70% cap.
  • Property type. Mixed-use, five-plus units, and ineligible construction types are not offered.
  • Portfolio size. More than 15 financed properties makes the borrower ineligible.
  • Debt load. A full line counts against DTI even if you never draw it.
  • Muddy deposits. Commingled accounts and unexplained transfers invite extra conditions.

One more point affects structure. If you are buying or refinancing another property while opening the line, a HELOC taken at or before that closing can be counted in the other loan’s repayment analysis, per the CFPB’s rule commentary. Sequence the loans with your broker.

The right program for your situation depends on occupancy, title, credit, existing leverage, and what you plan to do with the funds.

Key Terms Defined

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Expense factor: A percentage of business deposits the lender subtracts to estimate real income.

DTI (debt-to-income): Your monthly debt obligations divided by your qualifying monthly income.

Vesting: How title to the property is held, such as an individual, a trust, or an LLC.

Draw period: The stretch of the line when you can borrow, followed by the repayment period when the balance is paid down.

DSCR: Rent divided by the full monthly property obligation, used to qualify the property rather than the person.

Frequently Asked Questions

Can I use a bank statement HELOC if my duplex is in an LLC?

Not on this network. Title must be held by you personally or by a revocable living trust. You can change vesting first, or use a DSCR cash-out refinance, where LLC ownership is allowed subject to program terms. Lenders set their own entity rules, so policies differ across the market.

Does the credit limit change if I live in one unit?

Yes. An owner-occupied duplex is reviewed as a primary residence, which can reach 90% CLTV, but only at a 720-or-better credit profile, and it allows a larger line. A fully rented duplex is capped at 70% CLTV and a $500,000 line, with a 700 minimum score.

Will adding a HELOC trigger the due-on-sale clause on my first mortgage?

Generally not on residential property with fewer than five units. FedLaws explains the federal due-on-sale exceptions and notes that implementing rules add occupancy language, so a pure rental deserves a closer read of your loan documents. Five or more units gets no such protection.

How many months of statements do I need?

Typically 12 or 24 consecutive months of personal or business statements, depending on the program. A profit-and-loss statement from a third-party tax professional may support a different expense factor. The program sets the factor.

Can the lender freeze or reduce my line later?

Lenders can freeze or reduce a line only in limited circumstances. Plan your draws with that in mind, and do not rely on an unused line as your only source of funds for a purchase.
