The Quick Read: Yes, a sole proprietor can get a bank statement pre-approval before choosing a property, as long as the lender reviews the actual statements to size the approval. The letter is conditional. Appraisal, title, updated credit, and full underwriting still follow once a property is under contract.
- The pre-approval is only as strong as the documents behind it. A letter built on reviewed statements carries more weight than one built on a typed form.
- Twelve months of personal or business statements is the typical documentation window across Lendmire’s network. Some lenders use 24 months.
- Primary-residence purchase and rate-term loans reach up to 90% LTV through select lenders, subject to lender guidelines.
- A rental purchase is a different path. Bank statement leverage on investment purchases varies by lender, and DSCR is often the cleaner fit there.
What Does Pre-Approval First Mean on a Bank Statement File?
A pre-approval is a lender’s conditional statement of how much it is generally willing to lend. On a bank statement file, the lender has to read the deposits before it can name a number. There is no version where income is stated and accepted without review.
What your deposits qualify you for.
Alt-doc programs read 12 months of business or personal bank deposits instead of tax returns. Enter your average monthly deposits and see the income a lender would credit you.
The expense factor is set by the lender from your business type and profit-and-loss statement; it is not a number you choose. This widget quotes no rate and no payment.

Estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. Deposit average, expense factor, and housing ratio are editable assumptions; the expense factor a lender applies is set from your business type and documentation. No interest rate or monthly payment is quoted here. Purchase capacity is a simplified illustration and does not account for taxes, insurance, HOA dues, or other debts. Alt-doc income documentation is available on consumer mortgages in the states where Lendmire is licensed for consumer lending; actual terms vary by lender, borrower, and property.
Pre-qualification is a softer step. It is usually a conversation or a form, with no document review behind it. Pre-approval means someone has pulled credit, looked at statements, and run the income calculation. Sellers and listing agents can tell the difference, and so can underwriters later.
Starting here has a practical payoff. The review shows which documentation path fits you before you spend time on property searches. It also shows early whether deposits, the expense factor, or a property-based loan is the stronger route.
Why Is a Sole Proprietor’s File Different?
A sole proprietor has no separate legal entity, so the business bank account and the personal account may be the same account. That is the first thing a lender sorts out.
Most programs let you document with either personal or business statements. If the money moves through one personal account, the lender reads that account and has to separate business deposits from everything else. If you keep a dedicated business account, the review is cleaner. Commingled accounts raise more questions, and more questions mean more conditions.
You also need to show the business exists. A business license, a CPA letter, or similar proof of self-employment typically fills that role. Some programs ask how long you have been in business. Requirements differ by lender, so ask early rather than assuming a number.
What Happens at Each Stage?
The table shows what you do, what the lender reviews, and what stays open until a property is chosen.
| Stage | Lender reviews | Stays open without a property |
|---|---|---|
| Choose account basis | Personal or business statements | Nothing yet |
| Submit statements | Deposit pattern, overdrafts | Subject property |
| Income calculation | Eligible deposits, expense factor | Final loan terms |
| Credit and assets | Score, debts, reserves | Updated credit pull |
| Letter issued | Conditions and expiration | Appraisal, title, eligibility |
Reserves are commonly measured in months of the housing payment on these programs. Savings or investment account statements belong in the packet, since assets are reviewed at this stage.
How Do Deposits Become Qualifying Income?
The lender averages eligible monthly deposits and then reduces them by an expense factor. The result is the income used to size the loan. The formula is eligible deposits, divided by the number of months, reduced by the expense factor.
Not every deposit counts. Transfers between your own accounts and unexplained deposits are stripped out. A lender cannot rely on income it cannot verify, and the CFPB’s ability-to-repay compliance guide states that lenders must verify the income or assets and employment they rely on. It also lists self-employment among the employment types a lender may consider.
Here is an illustration with no real figures. Say a lender decides that half of your eligible average monthly deposits count as income, because it applies a 50% expense factor. Twelve months of deposits would then yield an income equal to half the monthly average. A lender with a different factor would produce a different number. Expense factors are lender-specific, and some programs accept an accountant-prepared ratio or profit-and-loss statement in place of the standard factor. The lender still has to confirm ability to repay.
This is why the same borrower can see different approval amounts from different lenders. Lendmire works with a range of programs, and the strongest fit depends on how your deposits look under each lender’s rules.
Which Documents Should You Gather?
A clean packet gives the lender fewer gaps to chase.
| Document | Why it matters | Sole proprietor tip |
|---|---|---|
| 12 months of statements | Basis for deposit average | Use every page, including blanks |
| Business proof | Confirms self-employment | License or CPA letter |
| Photo ID | Identity check | Name must match account |
| Asset statements | Reserves review | Show full account history |
| Profit-and-loss | Alternate expense factor | Have an accountant prepare it |
The market runs on 12 or 24 months of deposits, as Scotsman Guide reports. Across Lendmire’s wholesale network, 12 months is the typical documentation window. Loan amounts on these programs generally run from $125,000 to $3,500,000, subject to lender guidelines.
How Should You Clean Up Your Statements Before Applying?
Treat the 90 days before applying as a preparation window. The goal is to remove preventable questions.
1. Ninety days out: Stop mixing personal spending with business deposits where you can. Route client payments into one account.
2. Sixty days out: Document any large one-time deposit. A sale of equipment or a loan repayment needs a paper trail, or the lender discounts it.
3. Thirty days out: Avoid overdrafts and keep reserves visible. Overdrafts are a flag on a statement file.
Payment-app and processor deposits can count if they land in the account being reviewed, but the lender wants to see where they came from. Falling or lumpy deposits are the hardest pattern to explain. A clear downward trend can hurt the file or end it, and some lenders weigh recent months more heavily than older ones.
What Can a Pre-Approval Letter Promise?
The letter promises less than most borrowers assume. It sets an approved amount under stated assumptions and carries an expiration date set by the lender. It is not a commitment to lend.
The final file can diverge from the letter for ordinary reasons:
- The appraisal comes in below the contract price.
- Credit changes between the letter and the final pull.
- New debt appears or reserves drop.
- A large deposit cannot be documented.
- The subject property fails a program eligibility check.
Ask the lender what is assumed and when the letter expires. Then keep your accounts stable until the file is done. Moving money around after a pre-approval is a common cause of late conditions.
Does the Property Type Change the Answer?
Yes. Occupancy sets the leverage, the program, and the disclosure rules.
On a primary residence, bank statement purchase and rate-term loans go up to 90% LTV through select lenders, with the top of the range reserved for stronger files. An asset-depletion alternative, which qualifies from liquid assets, runs to about 80% LTV on a primary residence. On an owner-occupied cash-out, primary residence or second home, leverage tops out at 80% LTV with a fixed expense ratio, and the ceiling is lower with an accountant-prepared version, depending on loan size and credit. On an investment-property cash-out, leverage tops out around 75% LTV. Investment purchase leverage on bank statement documentation varies by lender, so there is no single number to plan around.
Occupancy also decides which disclosure regime applies. An owner-occupied file is a consumer mortgage, and TRID disclosure rules apply. A loan to buy a non-owner-occupied rental is business-purpose and exempt from TRID. Regulation Z treats credit to acquire a non-owner-occupied rental as business purpose, and the lender decides the primary purpose of the loan. Owner-occupied multi-unit properties follow different unit-count rules, so not every property marketed as an investment is exempt.
Bank statement availability for consumer-purpose files in this lane is tied to Lendmire’s consumer mortgage licensing, which covers 16 states. Confirm the property state before building a plan.
Should a Sole Proprietor Pre-Approve on Bank Statements or Go DSCR?
The choice comes down to what you are buying. The two loan types test different things.
A bank statement loan tests your deposits. A DSCR loan tests whether the property’s rent covers its monthly obligation. DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. They do not rest on your personal deposits. The complete DSCR loans guide covers how that coverage ratio works.
Run a bank statement pre-approval first if you are buying a home to live in. Consider DSCR first if the purchase is a rental and your deposits are heavily written down, lumpy, or declining. Another reason to lean DSCR is that each financed rental adds to your personal debt-to-income on a bank statement file, while a DSCR loan stands on each property. Programs below 1.00 coverage are available through select lenders in the network, but LTV and terms adjust.
You can pursue both in parallel. The pre-approval work on your deposits does not lock you into either. For a deeper look at how the two compare for borrowers with rental income, see Lendmire’s piece Bank Statement Loan vs DSCR for a Sole Proprietor With Rentals.
Tax treatment varies; consult a qualified professional before relying on any deduction.
Common Misconceptions
Non-QM means no documentation. It does not. Income or assets are still verified, and the loan is reviewed on documented income under the applicable program, subject to lender guidelines.
All deposits count. Transfers and unexplained deposits are screened out.
Pre-approval is a guarantee. It is conditional and expires.
The expense factor is fixed. It is a lender-set figure, and some programs allow an accountant-prepared alternative.
Key Terms Defined
Pre-approval: A lender’s conditional statement of how much it will generally lend, based on reviewed documents.
Expense factor: The share of average deposits a lender removes to reflect business costs before counting income.
Eligible deposits: Deposits the lender accepts as income after removing transfers and unexplained funds.
Asset depletion: A way to qualify using liquid assets instead of deposit income.
Reserves: Liquid funds, commonly around six months of the housing payment, held after the purchase.
Frequently Asked Questions
Does a pre-approval hurt my credit?
A pre-approval involves a credit pull, which can have a small effect on your score. Ask whether the lender pulls credit at this stage so you can plan around it. Shopping several lenders in a short window is common practice.
Can I get pre-approved before I have a property?
Yes. The lender sizes the approval from your income, credit, assets, and reserves. Property-level items stay open until a contract exists. Those items are the appraisal, title, and program eligibility.
What if my deposits are uneven from month to month?
The lender averages eligible deposits, so uneven months can lower the number. A clear downward trend is harder than a seasonal swing you can explain. Document anything unusual before you apply.
Am I committed to the lender who pre-approves me?
A pre-approval is not an application and does not bind you to a lender. Compare approvals from more than one source if you want. The letter reflects what that program reviewed.
Can a newly self-employed borrower qualify?
Programs differ on how long you must have been in business. Some want two years and others work from 12 months. Ask before you apply rather than assuming.
