How a Super Jumbo Bank Statement Lender Counts Detached Casita Rent

How a Super Jumbo Bank Statement Lender Counts Detached Casita Rent

The Quick Read: A bank statement lender counts casita rent only to the extent it shows up as real, documented deposits in the accounts the underwriter reviews. The loan is reviewed for the borrower’s cash flow, not the property’s rent roll, so the casita is not a separate income line.

  • Rent counts only when it is deposited, traceable and tied to a legal, permitted unit.
  • Transfers, gifts, loan proceeds and unexplained deposits are typically stripped out first.
  • A true rental, where the property’s income is the strength, usually belongs in a DSCR lane instead.
  • Above $4,000,000, every file is reviewed case by case before submission.
  • Through select wholesale programs, subject to full underwriting, a clean paper trail matters more than the rent figure itself.

A founder, physician or attorney with a detached casita on the property often assumes the rent adds to qualifying income. Sometimes it does. Often it doesn’t. The difference lives in how the deposits are documented, which lane the loan sits in, and what the appraiser says about the structure.

Key Terms Defined

Super jumbo: trade slang for a loan balance well above the conforming limit. It is not a legal category, and size does not change how income is calculated.

Bank statement loan: a mortgage that qualifies the borrower on 12 or 24 months of eligible deposits instead of traditional personal-income documentation.

Expense ratio: the share of business deposits removed to estimate what the borrower actually keeps.

DSCR: the property’s rent divided by its monthly obligation, which tests the property rather than the borrower.

Casita: a label for a detached guest house or accessory unit. Lenders care whether it is legal, permitted and rentable, not what it is called.

Form 1007: the appraiser’s comparable rent schedule, used when a lender needs a market rent figure.

How Does a Bank Statement Lender Build Income?

Income comes from deposits, not traditional personal-income documentation. Across the wholesale network, the underwriter totals 12 or 24 consecutive months of personal or business statements, removes ineligible items, applies an expense ratio on business accounts, and divides by the months in the window. Scotsman Guide describes the same 12-to-24-month deposit approach for self-employed borrowers.

The details, through select wholesale programs and subject to full underwriting:

  • Business statements need at least 25% ownership.
  • Expense ratios are fixed at 20% for a service business with no employees, 40% for 1-5 employees, and 50% for 6+ employees or any product business. An accountant-provided ratio is the alternative.
  • A profit-and-loss method exists, capped at 80%.
  • Transfers from the borrower’s own business into a personal account count at 100%.
  • The bank portfolio program uses 12 months of statements.
  • Statements must be consecutive. Transaction histories do not substitute.

Nothing in that list mentions the property. That’s the point. This lane tests the person.

Where Does Casita Rent Fit?

Casita rent is just another deposit, and it counts only if it survives the deposit review. Usually the rent is not a bonus on top of income. It either lands in the deposit total as eligible money or it gets stripped like any other unexplained deposit.

Here is how the treatment generally runs. Programs differ, so the program’s own handling of rental deposits is the question to ask first.

Casita use Likely treatment What to do
Guest or family, no rent No income Don’t claim rent
Tenant paying to personal account Eligible deposit if traceable Provide lease and history
Rent through a business account Expense ratio may apply Confirm with the program
Cash or unsourced rent Likely excluded Move it into a bank account
Short-term rental use Depends on program Ask before relying on it

Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

On a second-home file, rent rarely helps at all. Lenders classify the property by how it is actually used, not by what the application says. If rent is the point of the purchase, the cleaner path is a DSCR structure, which Lendmire’s complete DSCR loans guide explains in full.

What Happens to Rent Deposits Already in Your Account?

Rent that arrives in an account used for qualifying is reviewed like every other deposit. It is not a flag. But it is not automatic credit either.

A short worked example, fictional and labeled as such. Picture a physician-owner with 12 months of personal statements. Most deposits are transfers from her practice, which count in full. The casita tenant pays into the same account every month, and the lease matches the pattern. The underwriter has two choices: count the rent as eligible deposits, or exclude it because the program doesn’t credit rental deposits on that file. Either way, the file works or fails on the practice deposits. If the file needs the rent to clear a 50% debt-to-income ceiling, that is a warning sign.

The expense ratio may then apply to that rent, shrinking its effect. Commingling makes things worse. When rent, personal spending and practice receipts all run through one account, the underwriter has to sort them, and unexplained items are typically excluded.

Scotsman Guide gives a related case. A couple’s rental income and business receipts ran through separate accounts. Rental income alone might not have qualified them, but reviewing both accounts together could. Separate, traceable accounts are the lesson.

Detached Versus Attached: What Changes?

For income, the structure matters less than its legal status. For value and unit count, it matters a lot. The appraisal establishes value, legal status and unit count, and the lender sees the casita through it.

A detached structure with its own kitchen and bath is more likely to be treated as a separate unit than a bedroom-only room. That is an appraiser classification, not a lender choice. It affects whether the file reads as a single-family home with an accessory structure or as something closer to a multi-unit property.

An unpermitted casita is the common stumbling block. Lenders generally stick to the appraiser’s determination, and an unpermitted structure will likely be flagged and left out of both value and rental income. Gather the permit, the lease and the payment history before applying.

For contrast only, agency programs treat accessory units under their own rules. Freddie Mac’s ADU page allows ADU income as qualifying income when its requirements are met, and HUD Mortgagee Letter 2023-17 names the appraisal forms involved, including the 1007 rent schedule. Those are agency rules.

Does Super Jumbo Size Change the Method?

Size changes the leverage, reserves and review. It does not change how deposits become income. Through select wholesale programs, subject to full underwriting, the structure runs on two programs. A portfolio non-QM program carries files to $6,000,000. A bank portfolio program carries twelve-month-statement files to $30,000,000 on its own ladder. The bank program begins above $4,000,000 on a primary residence and overlaps the portfolio program to $6,000,000.

Leverage steps down as the loan grows. On a primary residence purchase, the ceilings run 90% to $1,000,000, 85% to $2,000,000, 80% to $3,000,000, and 75% to $4,000,000 (the $3,500,000 to $4,000,000 band needs 760+ credit for its top cell, under super-jumbo overlays). Above $4,000,000, the bank portfolio program takes over at 65% to $5,000,000, then 60% to $10,000,000, then 55% to $30,000,000, each reviewed case by case before submission.

The ceilings for a second home or investment property sit on their own ladders. They are not derived by subtracting from the primary-residence figure.

Other mechanics worth knowing:

  • Credit floors are 660 on the portfolio program, 700 above the super-jumbo line, and 680 on the bank program at every size.
  • Debt-to-income can run to 50%.
  • Reserves run 3 months to $500,000, 6 months to $1,500,000, and 9 months above.
  • Cash-out proceeds cannot satisfy reserves above $3,500,000 on a primary residence or $3,000,000 on a second home or investment property.

The practical point: a casita rarely moves any of these numbers. A big loan with a small rent line leaves the rent as a rounding detail.

Which Lane Fits: Bank Statement or DSCR?

If the casita rent is the strength of the file, a DSCR structure tests the property instead of the borrower. If personal income is the strength, the bank statement lane fits. The choice depends on occupancy and purpose.

Factor Bank statement DSCR
What’s tested Borrower’s deposits Property’s rent
Occupancy Primary, second or investment Investment property only
Rent role Only as eligible deposits The coverage figure
Personal debts Count in DTI Typically not the test

On a DSCR file, the lender looks to the appraiser’s rent figure, usually from the 1007 form, and compares it to the monthly obligation. Select lenders in the network will review coverage below 1.00, though leverage and terms adjust.

For a deeper comparison, Lendmire’s article on how a super jumbo bank statement lender weighs ARM vs fixed on a large loan covers structure choices that follow once the lane is set.

Where the General Rule Breaks

The rule that casita rent is just a deposit has exceptions.

  • Unpermitted casita: the rent likely can’t be counted, and the structure may be left out of value.
  • Occupancy misstatement: living in the main home while renting an accessory unit is consistent with owner-occupancy. Never moving in and listing the whole property is misrepresentation.
  • Appraiser versus lease: the appraiser’s market rent and the signed lease can disagree, and programs weigh them differently.
  • Second home: rent generally doesn’t help, whatever the lease says.
  • Cash rent: unsourced payments are likely excluded.
  • Short-term rental use: program treatment varies and should be confirmed before the file is built around it.

A frequent failure point is a borrower who assumes the rent will be counted and builds the file around that assumption without asking the program first.

What Does the Investor Decision Look Like?

If the casita is incidental, leave the rent out of the story and qualify on deposits. If the casita is a real rental and its income is the strength, consider whether the property belongs in a DSCR lane. If the income is strong but the paper trail is messy, fix the paper trail before applying.

A pre-submission checklist:

  • 12 or 24 consecutive months of statements, as the program requires.
  • A separate, traceable account for casita rent.
  • The permit and certificate showing the structure is legal.
  • A signed lease and payment history, if rent is claimed.
  • An expense letter or P&L where business accounts are used.
  • Proof of assets and reserves.
  • An appraisal that addresses the structure.

This is not a no-doc loan. It is reviewed on documented income under the applicable program, subject to lender guidelines. Non-QM underwriting is also often manual, so clean records help a file along. That is why flexibility lives in how income is documented, not in skipping verification.

Business-purpose investor loans are reviewed differently from standard owner-occupied mortgages, which is one more reason to match the lane to the property’s use.

Frequently Asked Questions

Can casita rent raise my qualifying income on a bank statement loan?

Only if it appears as eligible deposits and the program credits rental deposits. Rent is not a separate income line. Ask the program how it treats rental deposits before building the file around it.

Does an unpermitted casita count?

Usually not. Lenders generally follow the appraiser, and an unpermitted structure will likely be flagged and excluded from value and rent. Permits and a legal-use record come first.

Should rent go into my business account or personal account?

A separate, traceable account is cleaner than either. Business-account deposits may carry an expense ratio, while commingled accounts force the underwriter to sort and strip items.

Does a second home with a rented casita get credit for the rent?

Rarely. Second-home files are classified by actual use, and rent generally doesn’t help. If rent is the point of the purchase, a DSCR structure is usually the better fit.

Does super jumbo size change how rent is counted?

No. Size changes leverage, reserves and review, not how deposits become income. Above $4,000,000, every file is reviewed case by case before submission.
