Is a Super Jumbo Bank Statement Loan Available in Texas?

Is a Super Jumbo Bank Statement Loan Available in Texas?

The Quick Read: Yes, Texas borrowers can use twelve or twenty-four months of bank statements on a high-balance loan through select wholesale programs, subject to full underwriting, and the only real Texas limit applies when you take cash out of the home you live in. Lendmire arranges these files from $300,000 to $30,000,000 through two wholesale programs, and everything above $4,000,000 is reviewed case by case before submission. Texas homestead rules shape cash-out on a primary residence. They do not shape purchases, second homes, or investment property.

  • Qualification runs on your deposits, your assets, or the property’s cash flow instead of traditional personal-income documentation.
  • Leverage steps down as the loan grows, and each occupancy type has its own ladder.
  • A Texas primary-residence cash-out takes a 5-point leverage reduction and stops at $3,000,000 on the portfolio program.
  • Credit, reserves, and debt-to-income are still underwritten in full.
  • Lendmire is the broker that shops several wholesale programs. It is never the lender.

What Does “Super Jumbo” Mean in Texas?

“Super jumbo” is a market label, not a legal category. Each lender picks its own line. Across Lendmire’s wholesale network, the label starts to bite at about $3,000,000 to $3,500,000, because that is where extra overlays kick in.

Two wholesale programs cover the range. A portfolio bank-statement program carries files up to $6,000,000. A bank portfolio jumbo program carries twelve-month-statement files up to $30,000,000 on its own ladder. That second program’s ladder starts at a different loan size for each occupancy type: above $4,000,000 on a primary residence, above $5,000,000 on a second home, and above $3,000,000 on an investment property. It overlaps the first program up to $6,000,000. Above $6,000,000 it stands alone.

The overlays are the real definition of super jumbo in practice. Above $3,500,000 on a primary residence, and above $3,000,000 on a second home or investment property, most files need the following:

  • A 700 credit floor.
  • A clean housing history, with no 30-day lates in the last 24 months.
  • 48 months of seasoning after any credit event.
  • U.S. citizen or permanent resident borrowers.
  • No non-occupant co-borrowers.
  • No rural property, and a ten-acre maximum.
  • Cash-out proceeds that cannot be counted toward reserves.

Every figure here is a typical ceiling through select wholesale programs, subject to full underwriting. Nothing is a commitment to lend.

How Do Bank Statements Become Qualifying Income?

Lenders add up eligible deposits, subtract an expense ratio, and divide by the number of statement months. That result becomes your qualifying monthly income. You choose 12 or 24 consecutive months of personal or business statements. The bank program uses 12.

The steps run in this order:

1. Pick the account type. Personal statements work for most borrowers. Business statements need you to own at least 25% of the business.

2. Strip the non-income deposits. Transfers from your own savings, loan proceeds, and large unexplained deposits come out unless you can source them.

3. Apply the expense ratio on business accounts. Fixed ratios are 20% for a service business with no employees, 40% for one to five employees, and 50% for six or more employees or any product business. An accountant can supply a different ratio instead, and a profit-and-loss method is also available, capped at 80%.

4. Count owner transfers in full. Money moved from your business into your personal account counts at 100%.

5. Divide by the statement months. Then the lender tests debt-to-income, which can run up to 50%.

Picture a consultant with no employees running business statements. The 20% ratio means 80% of eligible deposits count. Available terms vary by lender, borrower profile, property type, and full underwriting review. A CPA-supplied ratio can improve that result, and Lendmire’s piece How to Write a CPA Letter for a Super Jumbo Bank Statement Loan shows what the lender wants in that letter.

Statements must be consecutive. A transaction history printout never substitutes for them. Bank statement loans are not a shortcut around underwriting. The lender still reviews credit, assets, reserves, and the appraisal.

Many high earners are surprised by this part: depositing more does not help if the deposits are really transfers between your own accounts. The cleanest files show revenue arriving from clients or customers into one account, month after month.

How Much Leverage Can You Get?

Leverage falls as the loan grows, and the ladder differs for each occupancy type. The table below shows typical ceilings through select wholesale programs, subject to full underwriting. Each figure assumes the credit tier that band’s top leverage needs. A lower score takes a lower cell in the same band.

Loan size Primary purchase Primary cash-out Investment purchase
$300K–$1M 90% 80% 85%
$1M–$1.5M 85% 80% 80%
$1.5M–$2M 85% 75% 80%
$2M–$2.5M 80% 70% 80%
$2.5M–$3M 80% 70% 75%
$3M–$3.5M 75% 65% 60% (bank portfolio program)
$3.5M–$4M 75% 65% 60% (bank portfolio program)
$4M–$5M, on review 65% (bank portfolio program) 60% (bank portfolio program) 65% (portfolio program, super-jumbo overlays)

Read the table with three cautions. First, no loan above $1,000,000 reaches 90%. Second, every figure above $4,000,000 is a case-by-case review number, never a flat “up to.” Third, the bank portfolio program takes over at a different loan size for each occupancy type, and its best cell can step up again at a larger size. That is why the investment column moves unevenly: on investment property, that program’s bands begin at $3,000,001, while on a primary residence they begin at $4,000,001.

Second homes have their own ladder, and its figures sit 0 to 15 points under the primary figure depending on the band. Read each cell from the second-home ladder itself rather than subtracting. Second homes are one-unit only. Other property types carry their own limits:

  • Warrantable condos reach 85%, and non-warrantable condos reach 80%.
  • Two-to-four-unit properties reach 85% (investment properties only).
  • Rural property reaches 80% on ten acres or less, and never above $3,000,000.

What Is the Texas Homestead Catch?

Texas protects a primary residence from forced sale, and it lists the only kinds of liens allowed against it. Article XVI, Section 50 of the Texas Constitution names them, including purchase-money liens and refinances of existing liens. A Texas Attorney General opinion confirms that no lien on a homestead is valid unless it secures one of those listed debts.

A purchase of your Texas home is a permitted lien. So is a rate-and-term refinance. A cash-out refinance of your owner-occupied home is the exception, and it falls under the home-equity rules in subsection (a)(6). Secondary sources, such as this Texas Section 50(a)(6) underwriting explainer, describe an 80% combined-lien cap on that loan. They also describe extra closing steps, including a waiting period. Those limits come from the constitution itself, so confirm the current wording with your closing attorney or title company.

Here is what that means inside the wholesale network:

  • A Texas 50(a)(6) home-equity loan takes a 5-point leverage reduction from the primary-residence cash-out ladder.
  • It stops at $3,000,000 on the portfolio program.
  • The combined-lien cap sits on top of that. Whichever limit is lower governs.
  • Availability is lender-dependent. Some lenders avoid Texas homestead cash-out because the compliance work is heavy, so Lendmire shops it across several programs.

Everything else is untouched. A second home, an investment property, a purchase, and a rate-and-term refinance are not subject to the homestead cash-out rules. Tax treatment varies; consult a qualified professional.

An investor example shows why this matters. Say you want cash from your own residence to fund a rental purchase. The homestead cash-out has the tightest limits in Texas. Using the investment property itself as collateral usually has more room to work with.

Does an Investment Property Change the Rules?

Yes, and mostly in your favor. Credit extended primarily for a business purpose is exempt from the federal consumer-credit rules, per the CFPB’s Regulation Z scope rules. The exemption turns on the purpose of the credit, and the lender decides that primary purpose file by file. For owner-occupied rentals, the exemption depends on unit counts, so not every “investment” loan is exempt automatically.

In practice, a non-owner-occupied rental purchase is treated as a business-purpose loan, and Texas homestead limits generally do not attach because it is not your homestead. Loan size does not decide the question on its own. The lender looks at the purpose of the credit and the property on each file.

Which Documentation Path Fits You?

Bank statements are one of three qualification paths. The right one depends on where your wealth shows up.

Deposits. This is the standard path for founders, physicians, attorneys, and entertainers whose returns show heavy write-offs. Bank statement loans make up a large slice of this lending space, with HousingWire reporting a forecast of 30% to 40% of non-QM originations.

Assets. If your wealth sits in accounts rather than income, an asset allowance divides your liquid assets by 36, 60, or 84 months to create monthly income. The divisor is 36 or 60 when assets supplement other income, depending on the file’s debt-to-income before the asset income is counted. It is 84 when assets stand alone or the loan is above $3,500,000. In every case, the final ratio with the asset income counted must still fit within the 50% debt-to-income ceiling. This path covers primary and second homes only, up to 80%.

A separate assets-only path skips the debt-to-income test entirely. It requires U.S. liquid assets equal to the loan amount, closing costs, and sixty months of any net loss on other residential property. Retirement accounts count at 70%, or 80% from age 59½. Business funds, gifts, most trusts, unvested stock, and cryptocurrency never count.

Property cash flow. If the rental covers its own monthly obligation, a different loan may fit better. This path qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide covers the property-income path in full.

A bank statement loan fits best when you want a high-balance purchase and your income is strong but poorly reflected on paper. It fits worse when the property rents well on its own and you would rather not document personal deposits at all.

What Do Credit, Reserves, and Cash-Out Look Like?

Credit floors are 660 on the portfolio program, 680 on the bank portfolio program, and 700 above the super-jumbo line. Reserves are 3 months up to $500,000, 6 months up to $1,500,000, and 9 months above that. Each additional financed property adds 2 months, up to a 12-month maximum. First-time investors need 12 months.

Cash-out is unlimited at or below 60% leverage. Above 60%, the portfolio program caps cash-in-hand at $1,500,000. The bank program publishes no such cap. In Texas, the homestead rules above sit on top of these numbers for a primary residence. Every figure here varies by lender and program, and guidelines, property type, leverage, and credit profile all apply.

Where Do Texas Borrowers Go Wrong?

Four mistakes come up again and again.

  • Assuming cash-out is the same everywhere. A Texas homestead cash-out is capped below what the same program allows in other states.
  • Counting transfers as income. Moving money between your own accounts adds nothing. Owner transfers from a business count in full, but savings transfers do not.
  • Ignoring acreage. A ranch or rural property can hit the ten-acre and no-rural overlays, especially above $3,000,000.
  • Picking the program before the path. A property that cash-flows may be cheaper to document through rental income than through deposits.

Strong files tend to share one trait. The borrower brings a clear picture of the deposits, the property, and the exit before the file goes to a lender. In files across this range, the surprises usually come from sourcing a large deposit late, not from the credit score.

Frequently Asked Questions

Is there a minimum loan size for a super jumbo bank statement loan in Texas?

The super jumbo overlays begin above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property. Everything above $4,000,000 is reviewed case by case before submission. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Can I use my business bank statements instead of personal ones?

Yes, if you own at least 25% of the business. The lender applies an expense ratio of 20%, 40%, or 50% depending on your business, or uses an accountant-provided ratio. Transfers from your own business into your personal account count in full. Statements must be consecutive.

Can I take cash out of my Texas home with bank statements?

Sometimes, and it is lender-dependent. A Texas homestead cash-out takes a 5-point leverage reduction and stops at $3,000,000 on the portfolio program. The state’s combined-lien cap applies on top. A rate-and-term refinance, a second home, or an investment property avoids the homestead cash-out rules.

Does a super jumbo bank statement loan work for a second home or rental in Texas?

Yes. Second homes are one-unit only and follow their own ladder.

Is a bank statement loan really a loan with no underwriting?

No. The lender verifies the deposits it relies on, then reviews credit, reserves, assets, and the property. Debt-to-income can run up to 50%. Qualification is on documented income under the applicable program, subject to lender guidelines.
