How to Get a Super Jumbo Cash-Out as an Executive Paid in Distributions

How to Get a Super Jumbo Cash-Out as an Executive Paid in Distributions

The Quick Read: A distribution-paid executive can qualify for a super jumbo cash-out by documenting 12 or 24 months of bank deposits instead of leaning on W-2 wages, with the lender applying an expense ratio to business deposits, counting transfers from the executive’s own business at full value, and then testing credit, equity, reserves and debt-to-income, all through select wholesale programs and subject to full underwriting.

  • Deposits, not tax-return income, carry the file. Twelve or 24 consecutive months of personal or business statements are the core document.
  • Business-account deposits need at least 25% ownership and take an expense ratio. Transfers from your own business into your personal account count at 100%.
  • Cash-out leverage steps down as the loan grows. On a primary residence it tops out at 80%, and above $4,000,000 every file is reviewed case by case.
  • Cash-out proceeds cannot satisfy reserves on loans above the super-jumbo line, so you need other liquid funds.

Why Distributions Create a Documentation Problem

Distribution-paid executives look smaller on paper than they are. Your tax return may show a modest wage and a K-1 that swings year to year, while your personal account shows large, regular deposits from the company.

A standard full-documentation file reads the return. A bank statement file reads the money. That difference is the whole reason this path exists for founders, partners, physicians who own their practices, and anyone whose pay runs through an entity.

The loan is still real underwriting. Across the wholesale network Lendmire places files with, the lender checks credit, home equity, the appraisal, reserves and your repayment-capacity. Bank statements change how income is measured. They do not remove the other tests.

How Underwriting Treats Distribution Income, Step by Step

Here is the sequence, in the order a lender actually works it.

Step 1: Pick the statement window. Most programs offer 12 or 24 months. The bank portfolio program uses 12. Statements must be consecutive, and a printed transaction history does not substitute for them.

Step 2: Choose personal or business accounts. If distributions land in your personal account, the personal statements can carry the file. If the company’s own accounts are used, you need at least 25% ownership of the business.

Step 3: Strip out what is not income. The underwriter removes transfers between your own accounts, loan proceeds and refunds. One exception matters here: transfers from your own business into your personal account count at 100%.

Step 4: Apply the expense ratio. Business deposits are reduced by an expense ratio before they become qualifying income. The fixed ratios vary with the type and size of the business, with lower ratios for a service business with no employees and higher ratios for businesses with more employees or any product business. An accountant can supply a ratio instead. A profit-and-loss method is also available, subject to a cap.

Step 5: Divide by the months. Eligible deposits, after the expense ratio, are divided by the number of statement months. That monthly figure is your qualifying income.

Step 6: Test debt-to-income. The new loan and your other debts are measured against that income. Debt-to-income up to 50% is typical through select wholesale programs, subject to full underwriting.

Step 7: Test the collateral. The appraisal sets value, and value sets the ceiling on cash-out.

What Leverage Looks Like on a Cash-Out

Cash-out leverage drops as the loan grows, and it drops further on a rental than on your own home. The table shows typical ceilings on a cash-out, through select wholesale programs, subject to full underwriting.

Loan size Primary residence cash-out Investment property cash-out
$300K–$1.5M 80% 75%
$1.5M–$2M 75% 75%
$2M–$2.5M 70% 70%
$2.5M–$3M 70% 60%
$3M–$4M 65% 55%
$4M–$5M, on review 60% 55%

Second homes run about five points lower than a primary residence at most sizes. Above $4,000,000, every figure in this table is a case-by-case review result, not a promise.

Credit tiers rise with the loan. Primary-residence cash-out files in the lower bands run from a 680 score up to 720, and the $3,500,000 to $4,000,000 band wants 760. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.

Two points of caution on interest-only. A portfolio program offers interest-only on purchase and rate-and-term files up to 85% loan-to-value with a 700 score. That number never raises a cash-out ceiling. On a cash-out, the table above governs.

Proceeds, Reserves and the Size Cap

Cash-out proceeds are the cash you receive after paying off the existing loan. Reserves are liquid funds the lender wants left over after closing. On large files these two collide.

Reserves typically run 3 months of payments up to $500,000, 6 months up to $1,500,000, and 9 months above that. Each additional financed property adds 2 months, up to a 12-month maximum, and first-time investors need 12. On super jumbo files above $3,500,000 on a primary residence, or above $3,000,000 on a second home or investment property, cash-out proceeds cannot count toward reserves.

There is also a size cap. On the portfolio non-QM program, cash-out is unlimited at or below 60% loan-to-value. Above 60%, cash in hand is capped at $1,500,000. The bank portfolio program carries no published cap, though every file above $4,000,000 is reviewed before submission.

Where the Distribution Pattern Gets Scrutiny

Executives paid mostly in distributions draw one extra question. Why is the wage low?

The IRS says that courts have treated distributions as wages when a shareholder-employee takes little salary and large distributions for services rendered. The Tax Adviser adds that pay should reflect the shareholder’s duties, not a fixed salary-to-distribution ratio.

For a lender, that is context, not a verdict. A deposit-based file does not depend on your return showing high wages. Still, expect an underwriter to ask how you are paid, and be ready with a clear explanation or an accountant’s letter. A clean story moves a file. A confusing one stalls it.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

The Business-Purpose Question on Rentals

If the cash-out is on a rental you hold for investment, the loan is typically treated as business-purpose. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Loan purpose is judged file by file, and the CFPB’s Regulation Z commentary says a creditor must decide whether the primary purpose is exempt. Be straight about what you will do with the money. A cash-out on your home to buy a rental and a cash-out on a rental are different files.

Structures and Variations

You have more than one way to document the same executive.

Personal-account deposits. The simplest route when distributions land in your personal account. The 12-month window suits steady income. The 24-month window can help if recent months look lumpy, though it averages in older, lower periods too.

Business-account deposits. Use this when the entity’s account shows the cash flow better. You need 25% ownership or more, and the expense ratio applies.

Profit-and-loss method. A P&L prepared with an accountant, capped at 80%, can fit when deposits understate a recent step up in earnings.

Asset allowance. Liquid assets divided by 36, 60 or 84 months become supplemental income. The 36-month divisor applies when debt-to-income is at or below 60%, and 60 months above that. Loans above $3,500,000 use 84 months. This path is limited to primary and second homes, with an 80% maximum.

Assets-only. There is no debt-to-income test. U.S. liquid assets must equal the loan amount, closing costs and 60 months of any net loss on other residential property. Retirement accounts count at 70%, or 80% at age 59½ and up. Business funds, gifts, unvested stock, crypto and most trusts never count.

A rental held in an entity generally runs on property cash flow or bank statements, subject to program terms. Asset-based paths do not apply to it.

Where the General Rule Breaks

Low wage, large distributions. Covered above. Deposits can still carry the file, but expect questions.

Loss-year K-1s. On a full-documentation loan, a K-1 loss reduces counted income. For contrast, Fannie Mae’s guidance on Schedule K-1 income requires the lender to confirm the business has liquidity to support withdrawals when the K-1 does not show stable distributions. Bank statement programs read deposits instead, so strong deposits can qualify even when the return looks weak. That is contrast only. It does not govern these loans.

Under 25% ownership. Business-account deposits are off the table. Personal-account deposits or asset paths remain.

Rural, unusual or short-term-rental collateral. Rural property is limited to 10 acres or fewer, and never above $3,000,000.

Credit events. Above the super-jumbo thresholds, the overlays call for a 700 score, a clean 0x30x24 housing history, and 48 months of seasoning after any credit event.

Citizenship and borrower type. The super-jumbo overlays limit these loans to U.S. citizens and permanent residents, with no non-occupant co-borrowers.

What the Decision Looks Like in Practice

Picture an executive who owns a majority share of a services company with a handful of employees. Her return shows a modest wage, but 12 months of personal statements show steady distributions arriving from the company. Because transfers from her own business count at 100%, the lender treats those deposits as clean income and tests debt-to-income against it. That same pattern on business statements would take a 40% expense ratio first. The path she picks can change qualifying income materially.

Run the decision in this order.

1. Confirm the path. Personal deposits, business deposits, P&L, assets, or property cash flow.

2. Match the occupancy. Primary residence, second home and investment property carry different cash-out ceilings.

3. Check reserves outside the proceeds. Confirm you can meet the reserve count without using the cash-out.

4. Compare programs. Different lenders in a network set different expense ratios, credit tiers and caps. Shopping them is the point of using a broker.

Many investors also run a rental on its own rent. A DSCR path qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it can leave personal income out of the picture for that property. Sub-1.00 coverage is available through select lenders in the network, but loan-to-value and terms adjust. Lendmire’s complete DSCR loans guide lays out that alternative.

Frequently Asked Questions

Do distributions count as income on a bank statement loan?

They count when they land as deposits in an account the program reviews. Transfers from your own business into your personal account are counted at 100%. Business-account deposits first take an expense ratio and require at least 25% ownership.

How much can I pull out on a super jumbo cash-out?

It depends on size and occupancy. Cash-out leverage generally steps down as loan size increases, and investment property is held to a lower ceiling than a primary residence. These limits apply through select wholesale programs, subject to full underwriting. Above $4,000,000, each file is reviewed case by case before submission.

Can my cash-out proceeds count as reserves?

Not on super jumbo files above the program overlays. Reserves must come from other liquid funds. Typical counts run 3, 6 or 9 months depending on loan size, with more for additional financed properties.

Will the lender question my low W-2 wage?

Often yes, because large distributions paired with a low wage draw attention. Be ready to explain how you are paid. The deposit method does not need the return to show high wages, but the underwriter still wants a coherent picture.

Is a rental cash-out different from a cash-out on my home?

Yes. Investment property typically carries a lower cash-out ceiling than a primary residence at most sizes, and a rental can also run on property cash flow instead of personal deposits. Which path fits depends on your property, credit and goals.
