The Quick Read: The right provider depends on the file, not on a ranking, because the lenders that write a bank statement line behind an existing first mortgage differ on leverage, credit floors, property types, and how they count the first loan. Lendmire is a mortgage broker, not a lender, and it matches each scenario to a program in its wholesale network. Qualification is subject to lender guidelines and full file review.
- A second-lien line sits behind the first mortgage and leaves its balance, rate, and payment unchanged.
- The first mortgage still counts in combined loan-to-value (CLTV) and in debt-to-income (DTI).
- On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score and a line of $25,000 to $500,000.
- Title must sit in an individual’s name or a revocable living trust. LLC-titled rentals do not fit.
- Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.
What Does “Top Provider” Mean for a Bank Statement HELOC?
There is no single top provider. The best fit depends on occupancy, credit profile, leverage need, title, and how the borrower documents income. A ranked list of company names would hide the variables that decide the outcome.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Here is how the market sorts itself. Large retail banks mostly want tax returns and often decline non-owner-occupied lines. NerdWallet reports that a HELOC on an investment property is possible but that fewer lenders offer one, qualification is strict, and borrowing limits run lower than on a primary home. Specialty non-QM lenders fill the gap with bank statement documentation. A broker sits across several of those lenders and matches the file to the program that fits.
That is the practical edge of a broker. One lender’s page shows one set of overlays. A broker sees many sets and learns which ones break a given file.
What Is a Bank Statement HELOC?
A bank statement HELOC is a revolving line of credit secured by home equity, qualified on deposits rather than tax returns. “Bank statement” describes the documentation style. It is not a separate legal product.
The CFPB describes a HELOC as an open-end line that lets you borrow repeatedly against equity, which is the home’s value minus what you owe. After the draw period ends, you can no longer borrow and the line moves into repayment.
The documentation side works like this. A self-employed borrower supplies 12 to 24 months of personal or business statements. Per Scotsman Guide, the lender then applies an expense factor, with 50% used as an illustration, or relies on a profit-and-loss statement or a third-party expense statement. That 50% is an example, not a rule. The program sets the factor.
How Does Underwriting Treat a Line Behind Your Mortgage?
Underwriting treats the line as new debt stacked on the old debt. The first mortgage stays untouched, yet it still counts in the math. Here is the sequence, step by step.
1. Lien position is chosen on purpose. The network writes lines in first or second position. A second-lien line sits behind the existing mortgage. A first-lien line pays off and replaces it. Keeping the first loan means picking second position.
2. Income documents are gathered. That means 12 to 24 months of statements, proof of self-employment, and a profit-and-loss statement or CPA letter where the program allows it.
3. Qualifying income is calculated. The underwriter strips transfers, loan proceeds, refunds, and one-off deposits. Large deposits get sourced. The expense factor applies to business-account deposits. Personal statements generally skip it. The result is averaged over the statement period.
4. The first mortgage is counted. Its balance goes into CLTV. Its payment goes into DTI. A current first-mortgage statement is a required document.
5. The line size is set from room under the CLTV cap. The room is value times the CLTV cap, minus every recorded lien. Old seconds and tax liens count. CLTV uses the full commitment, not only the drawn amount.
6. The property is valued. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal, though a higher CLTV can trigger a secondary valuation. A full appraisal is required above $500,000, and a borrower may request one in any case.
7. Title and the first-lien documents are checked. The first mortgage must permit a junior lien, and vesting has to meet program rules.
DTI runs at a 50% maximum, 45% for credit profiles from 600 to 679, and a ratio above 45% requires a 680 minimum. The test uses the interest-only payment calculated on the maximum draw, not the drawn balance, so a small initial draw does not shrink the test.
What Are the Network Parameters by Occupancy?
The ceilings differ by occupancy, so a single number would mislead. These are typical ranges from select wholesale lenders, subject to lender guidelines. Two wholesale programs sit behind them, and each figure applies only within its own program’s terms.
| Occupancy | Max CLTV | Credit floor | Max line |
|---|---|---|---|
| Investment property | 70% | 700 | $500,000 |
| Second home | 90% (720+ only) | 640 | $500,000 |
| Primary residence | 90% (720+ only) | 600 | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
On a primary residence, a 700 score reaches 85% CLTV up to $500,000, and 720 or better is what unlocks the 90% tier. A primary-residence line above $500,000 requires a 700 or better credit profile (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal. Longer-runway here means the program with the 5-year draw and 25-year repayment, which is the only structure available on investment lines.
Structure: on an investment line, the draw is five years interest-only, followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats through both periods. Primary and second-home borrowers can also choose a 3-year draw with a 17-year repayment. Tennessee shortens both structures.
Market surveys differ from the network here. NerdWallet says banks commonly want at least 20% equity on an investment-property HELOC. The network’s investment ceiling of 70% CLTV is the figure that applies to files placed through Lendmire.
Who Fits, and Where Does the Rule Break?
Fit comes down to title, occupancy, and documentation. Several edge cases break the general rule.
LLC-owned rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change or a different product. The usual alternative is a DSCR cash-out refinance, which replaces the first mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers that route.
Existing second liens and tax liens. Every recorded lien eats room under the cap. Some lenders want an older second paid off or combined first.
Between businesses. A deposit-average method needs recent deposits to average. A gap leaves nothing to average, and the file may need another documentation path.
Property types. Single-family, 2-4 unit, PUD, townhome, and condominium properties, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned property are not eligible. Modular homes are eligible on the longer-runway program only.
Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Large portfolios. A borrower is limited to three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.
Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons 7 years, and a deed-in-lieu, pre-foreclosure, or short sale seasons 4.
Does the Credit File Change the Provider Match?
Yes, and it often decides the match before anything else. The program uses a single-bureau score model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores. Investment lines start at 700. Tradeline and housing-history standards vary by program, so a file with thin tradelines may fit one lender and fail another. This is where a broker’s comparison earns its keep.
Keep the Mortgage or Replace It?
The decision comes down to the blended cost of the first loan plus the second compared with a full replacement. A low-rate first mortgage is an asset. The answer changes with the size of the first balance and the cash needed. The calculator gives only an illustrative estimate, and pricing is set through a rate review, so the comparison runs on the structure.
| Factor | Second-lien HELOC | DSCR cash-out refinance |
|---|---|---|
| First mortgage | Stays in place | Paid off and replaced |
| Sizing basis | Borrower income, credit, CLTV | Property rent against the payment |
| Title | Individual or revocable trust | LLC possible, per program terms |
| Investment leverage | 70% CLTV | Up to 75% LTV on a standard rental cash-out |
| Seasoning | Per program | About 6 months common |
A DSCR cash-out sizes on rent against the payment, and 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation.
Sizing differs in kind. A bank statement line is reviewed on personal income from deposits. A DSCR loan does not compute personal income at all. For investors whose write-offs shrink taxable income, that difference can decide which product works. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Key Terms Defined
CLTV: Combined loan-to-value, which adds every recorded lien and the new line commitment together and divides by the property value.
Second lien: A loan recorded behind the first mortgage, so the first lender is paid first in a default.
Expense factor: The percentage of business deposits the lender removes to estimate real income.
Draw period: The stretch when you can borrow from the line, usually interest-only.
Repayment period: The stretch after the draw ends, when the balance amortizes and no new borrowing is allowed.
Seasoning: The minimum time a loan, ownership, or credit event must age before a program allows it.
What Should You Ask Any Provider?
Eight questions sort out a bad fit before an application is wasted.
- Is the line first or second lien?
- How does the program vest title, and does it allow my current vesting?
- Is my occupancy primary, second home, or investment?
- Does it qualify at the full line limit or the drawn amount?
- How is the first mortgage verified?
- Which property types are excluded?
- How many months of statements are required, and are business and personal accounts treated differently?
- Does the line count toward a portfolio exposure cap?
Also expect a line to be frozen or reduced. The CFPB notes a lender may stop further draws if the home’s value drops significantly or your finances change. And the CFPB’s HELOC brochure says that selling the home generally requires paying off the line in full. For an investor, a sale or refinance of the rental forces payoff.
A second lien can also complicate a later refinance of the first, so plan the exit before taking the line. Lendmire’s piece on how a bank statement HELOC works when you keep your first mortgage walks through the mechanics.
Who Should Skip This Product?
Skip it when the property sits in an LLC and you do not want to change vesting. Skip it if the credit profile is below 700 on an investment property. Skip it if the rental sits outside Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. W-2 borrowers with clean tax returns often have simpler paths to the same equity. And skip it if a blended cost with a second lien looks worse than a clean refinance.
Frequently Asked Questions
Does a bank statement HELOC change my existing first mortgage?
No. A second-lien line leaves the first mortgage’s balance, rate, and payment as written. It does change total debt, because the first balance counts in CLTV and the first payment counts in DTI.
Can I use personal or business statements?
Either, depending on the program. Business-account deposits get an expense factor applied, since deposits are gross revenue. Personal statements generally skip that step. The program sets the factor, not the borrower.
Can I get this line on a rental held in an LLC?
Not on these programs. Title must be held by an individual or a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may fit better, subject to program terms.
How much can I borrow against an investment property?
Investment lines run $25,000 to $500,000, capped at 70% CLTV with a 700 minimum credit score, subject to lender guidelines and full file review. The size is whatever room remains under the cap after all recorded liens.
Is the interest tax deductible?
Possibly. NerdWallet says HELOC interest is deductible only if the funds are used to buy, build, or substantially improve the home. Tax treatment varies; consult a qualified professional.
