Top Bank Statement HELOC Providers on a Rural Rental With Acreage

Top Bank Statement HELOC Providers on a Rural Rental With Acreage

The Quick Read: No neutral source ranks these providers, and no honest list can. Which provider fits depends on the property’s title, its zoning and land use, and how your income is documented. A broker that shops several wholesale lenders matches the file to the program that fits.

  • On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000.
  • Title must sit with you personally or in a revocable living trust. LLC-held rentals cannot use these lines.
  • Agricultural zoning, manufactured homes, and log homes are not eligible collateral.
  • Rural valuation is the usual sticking point, not the income documentation.
  • A DSCR cash-out refinance is often the better tool when the deed sits in an LLC or the file is built on rent.

Lendmire is a mortgage broker, not a lender. It works with select wholesale partners, and every figure below is subject to lender guidelines and full file review. This product is offered only in Lendmire’s 16 full-service states, a smaller footprint than the 41-market DSCR platform.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What “Provider” Means for This Product

A provider is a wholesale lender that writes the line. A broker is the intermediary who matches your file to that lender’s program. A bank statement HELOC is a revolving second lien, or sometimes a first lien, qualified on deposits rather than tax returns. HousingWire’s non-QM guide places it beside bank statement, P&L, and DSCR loans as part of the non-QM family.

Large depository institutions rarely advertise rental-collateral lines clearly. Credit unions and small portfolio lenders sometimes write them on traditional documentation. Wholesale networks like the one Lendmire uses write them on bank statements. Each channel has different title rules, property limits, and appraisal habits. That is why a ranking list misleads. The best program for your situation turns on those rules, not on a brand name.

How Underwriting Treats Your Deposits

A lender reviews 12 to 24 months of actual deposits. It does not simply add them up. Per the same HousingWire guide, the analysis strips out items that are not income. Those include transfers between your own accounts, loan proceeds, and one-time lumps.

The steps run in this order:

1. Choose a statement basis. Personal or business statements, depending on how the income flows.

2. Clean the deposits. Remove transfers, borrowed funds, and one-offs.

3. Apply a factor to business deposits. Business deposits are gross revenue, so the lender applies an expense factor. The factor varies by lender, industry, and statement type. Whether personal statements take a factor is also program-specific.

4. Divide by the months reviewed. The result is qualifying monthly income.

5. Underwrite everything else. Credit, debt-to-income, equity, and title still apply. This is not a no-documentation loan. It is reviewed on documented income under the applicable program, subject to lender guidelines.

On the networks Lendmire uses, debt-to-income tops out at 50%, and drops to 45% for credit profiles from 600 to 679. Qualifying uses the interest-only payment on the maximum draw. Business bank accounts need a 680 minimum for the deposit analysis. Investment lines floor at 700, so bank-statement income is never the binding constraint on a rental line. The property is.

One more point. The rent from your rural rental does not size the line. This is a personal-income product. If the rent is what carries the file, that is a DSCR conversation.

The Investment-Property Numbers

Both 720-plus and 700-plus credit reach the same 70% CLTV on investment lines up to $500,000, so a higher score buys eligibility rather than extra leverage. Seven hundred is a hard floor. No tier sits beneath it.

Two structural facts matter for a rural owner:

  • Valuation lane. Because an investment line caps at $500,000, and full appraisals begin only above $500,000, these lines ordinarily run automated valuation with no traditional appraisal. A borrower can still ask for a full appraisal. A higher CLTV may also trigger a secondary valuation.
  • Draw structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed.

Line sizes run from $25,000 up to $750,000, but anything above $500,000 is primary-residence only. A borrower is limited to three lines and cannot own more than 15 financed properties.

Where Acreage Breaks the File

Rural land is hard to value. Even agency rules acknowledge it. Freddie Mac’s Seller/Servicer Guide notes that rural appraisal reports may rely on older sales, distant sales, or sales that are not ideal matches, and each needs justification and adjustment. That is agency context only. Wholesale lenders set their own rules, and automated valuation leans on whatever data exists for the parcel.

Four edge cases decide most rural files:

Zoning and land use. Agricultural zoning is not eligible. A hobby parcel zoned residential is a different file than a working farm. Large barns or multiple livestock facilities can push a property toward an agricultural reading. A rural appraiser interviewed by Farm Credit America explains that comparables are weighed on size, condition, acreage, and age, and that the search can reach back a year or two.

Excess acreage. Extra land may earn little or no value credit if the comparables carry fewer acres. Value follows the comps. More acres does not automatically mean a bigger line.

Property type. Manufactured homes, log homes, and commercial or mixed-use properties are not eligible. Single-family, 2-4 unit, PUD, townhome, and condominium collateral are in scope. Modular factory-built homes are eligible on one of the wholesale programs. Barndominiums are not offered.

State limits. In Texas, the property is limited to 10 acres. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Title Is the Gate Most Investors Miss

Title and vesting come first. The line requires fee simple or leasehold title held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan.

If your rural rental already sits in an LLC, you have two paths. Re-deed it into your name or a revocable trust, which has legal and insurance consequences worth discussing with counsel. Or skip the line and pull equity with a DSCR cash-out refinance, where entity ownership is generally workable, subject to lender program eligibility.

Bank Statement Line or DSCR Cash-Out?

This is a genuine toss-up on many rural files, and the investor profile decides it.

Factor Bank Statement HELOC DSCR Cash-Out
Reviewed on Documented personal or business deposits Property rent vs. payment
Title Individual or revocable trust LLC often workable
Investment leverage 70% CLTV ceiling Up to 75% LTV on standard rentals
Lien Standalone first or second Replaces existing first
Rural/acreage fit Automated valuation, land-use screens Rent proof and appraisal reviewed
Payment Floating, interest-only draw 30-year fixed spine available

The line keeps a low-rate first mortgage intact when it sits in second position, which matters if your existing loan is cheap. The tradeoff is a floating payment. A DSCR cash-out replaces the first loan, but it is reviewed on the property. DSCR compares rent to the full monthly obligation and nothing else, so clearing 1.00 does not mean positive cash flow after repairs, vacancy, and management.

A self-employed investor with heavy write-offs, strong deposits, and individual title may prefer the line. An investor with LLC title, thin personal-income documentation, or a rent-driven file will usually land on DSCR. On a rural rental, the DSCR cash-out path has its own rules, so see Lendmire’s complete DSCR loans guide for how coverage, leverage, and property types work there.

Why Lines Get Declined

In practice, declines cluster in a few places:

  • Title held in an entity.
  • Agricultural zoning or outbuildings that read as farm use.
  • A score under 700 on an investment line.
  • Debt-to-income above the ceiling once the full maximum draw is counted.
  • A listing history that triggers the state rule above.
  • Derogatory history. A bankruptcy needs 4 years of seasoning. Foreclosure-family events follow a 7-year and 4-year path on investment files.

A decline on one program does not close the door on every program. Wholesale partners differ on tradelines, housing-history standards, and property types, which is the point of shopping a file across several.

How to Vet a Provider in Writing

Ask each provider or broker the same questions and get the answers in writing:

1. Does the program allow this occupancy as an investment property, and at what CLTV?

2. Who can hold title?

3. What are the acreage and zoning limits in my state?

4. Will valuation be automated or a full appraisal?

5. What is the draw structure and how does pricing float?

6. How is debt-to-income calculated?

Readers who want the neighboring angle can compare Lendmire’s piece on the best program for a rural rental with acreage.

Pre-Application Checklist

Property file: deed showing vesting, parcel or survey records showing acreage, zoning confirmation, a description of outbuildings and use, and any recent listing history.

Income file: 12 or 24 months of personal or business statements, proof of self-employment, and a credit report. The report must be no more than 90 days old at closing.

Exposure: a list of your financed properties and existing lines.

Key Terms Defined

CLTV: combined loan-to-value, which adds every lien on the property and divides by its value.

Expense factor: the percentage of business deposits a lender removes to approximate operating costs.

Automated valuation: a data-driven value estimate used instead of a traditional appraisal.

Draw period: the stretch when you can borrow and pay interest only.

Vesting: how title is held, whether personally, in a trust, or in an entity.

Frequently Asked Questions

Can a rural rental on acreage qualify at all?

Yes, within limits. Residential zoning, an eligible property type, and individual or revocable-trust title are the starting points. Agricultural zoning is not eligible, and the leverage ceiling on an investment line is 70% CLTV.

Is there a maximum acreage?

It depends on the program and state. Texas limits properties to 10 acres. Other limits come from the lender’s guidelines and from what the comparables support, so confirm the figure for your state before applying.

Does a rural designation matter more than lot size?

They are separate tests. A lender can accept a rural address and still balk at excess land or farm-style outbuildings. Value follows the comparables, so thin comps affect the outcome whatever the acreage.

Can my LLC own the property?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Retitle to yourself or a revocable living trust, or consider a DSCR cash-out refinance, subject to program terms.

Why doesn’t my rent size the line?

The line is reviewed on personal or business deposits, debt-to-income, credit, and equity. Rent coverage is the DSCR test, which is a different product.
