Top Bank Statement HELOC Providers to Pay for a Child’s College Costs

Top Bank Statement HELOC Providers to Pay for a Child’s College Costs

The Quick Read: The best provider for a self-employed parent depends on the property securing the line, the credit profile, and how much combined leverage the home can carry, not on a ranked list of companies. A bank statement line is reviewed on documented deposits under the applicable program, subject to lender guidelines. Lendmire is a mortgage broker that shops multiple wholesale lenders and matches the scenario to a program.

  • On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and lines up to $500,000.
  • On a primary residence, 90% CLTV exists only at 720 or better, on lines up to $500,000.
  • Business deposits are reduced by an expense factor, so qualifying income is usually lower than gross deposits.
  • Federal Parent PLUS borrowing is now capped, which is why more parents look at home equity for the gap.
  • Large draws at closing and a variable payment make tuition timing the main planning issue.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a home equity line of credit where the lender reads your deposits instead of your tax returns. The line itself is ordinary. It is secured by the property, sits in first or second lien position, and floats in price.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The underwriting step is what changes. Self-employed owners often write off enough expenses that taxable income understates what moves through the account. A bank statement program looks at personal or business statements, strips out what is not income, and builds a monthly qualifying figure from what remains.

Qualification still runs on documented income. It is not a no-documentation product. The statements, and sometimes a profit-and-loss statement, are the documentation.

Brokers see this product across many wholesale lenders, so a single “top provider” answer does not exist. The sections below show what the programs have in common and where they split.

Can HELOC Money Pay for College?

Yes, in practical terms. A HELOC has no use restriction, so the draws can cover tuition, housing, books, and transportation. The CFPB describes a HELOC as an open-end line you can borrow against repeatedly, and notes that missing payments could cost you the home. That risk is the first thing to weigh when the spending is for education.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Why Parents Are Looking at Home Equity Now

Federal parent borrowing has tightened. Rice University’s financial aid office reports that new Parent PLUS borrowers face a combined annual limit of $20,000 per dependent student and a $65,000 aggregate limit per dependent student. Parents who borrowed for a student under the earlier rules can generally continue under current limits for a set period.

Parent PLUS once covered the full cost of attendance, minus other aid. At the new caps, a higher-cost school can leave a gap, and a younger sibling who starts later falls under the new limits even if an older child had the old terms. A home equity line is one way to fill that gap. It comes with different protections, because federal loans carry repayment options a HELOC does not.

Who Writes This Product, and How to Compare

Providers fall into categories, and each category fits a different file. A broker does not rank them. The broker matches the file to the program.

Provider type Who it suits What to ask Caution
Retail banks and credit unions Borrowers with tax-return income Is there an alternative-income option? Many default to tax returns
Portfolio lenders Borrowers with unusual files How are business deposits counted? Guidelines vary widely
Wholesale lenders via a broker Self-employed owners, investors Which program fits my property and credit? Availability varies by program

Lendmire works through select wholesale partners, and its home equity line programs are offered in 16 full-service states, which is narrower than its 41-market DSCR footprint. Every figure here is subject to lender guidelines and full file review, and none of it is a commitment to lend.

How Underwriting Treats Your Deposits

The mechanics run in a set order across most programs.

1. Choose the statement set. Personal or business accounts, over a window the lender defines.

2. Scrub the deposits. Transfers between your own accounts and loan proceeds come out. Large or unusual deposits need a documented source.

3. Apply an expense factor to business accounts. The lender sets the factor, and a CPA-prepared profit-and-loss statement may inform it.

4. Apply your ownership share and divide by the months reviewed. The result is monthly qualifying income.

5. Test debt load. The maximum DTI is 50%. For credit profiles from 600 to 679 the maximum is 45%, and any ratio above 45% requires a 680 minimum. The test uses the interest-only payment calculated on the maximum draw, so a large line is tested as if fully drawn.

6. Check credit, equity, and the property. The report must be no more than 90 days old at closing.

Consider how this plays out for a parent whose business account shows steady deposits. Owner transfers come out first, then the expense factor applies, then the ownership share, and the total is divided by the months reviewed. The number that results is what the line is tested against, and it can sit well below what the account shows.

Rental income run through a business account can count only partly after the expense factor. Investors who keep rents in a separate account should raise this early.

Leverage Limits That Decide the Size of the Line

Occupancy sets the ceiling, so the answer changes with the property securing the line.

  • Primary residence: 90% CLTV is available only at a 720 or better credit profile, on lines up to $500,000. At 700 or better, the ceiling is 85% up to $500,000, and 680 and 660 also reach 85%. At 640 the ceiling is 80%, then 70% at 620 and 60% at 600, which is the minimum credit score.
  • Second home: 90% CLTV again requires 720 or better, up to $500,000. The minimum credit score is 640.
  • Investment property: 70% CLTV is the ceiling, with a 700 minimum and lines up to $500,000. Nothing sits above that.

A line above $500,000 is for primary residences only. It requires a 700 or better credit profile (720 on the longer-draw structure described below), caps at 75% CLTV, and requires a full appraisal. Lines at or below $500,000 ordinarily run an automated valuation instead, although a higher CLTV may call for a second valuation. A borrower can request a full appraisal in any case.

Market surveys sometimes report access to 85% to 90% of equity on bank statement lines. For investment properties the network figure is 70%, and for primary residences 90% requires 720 or better.

Edge Cases Where the Rule Breaks

Title held in an LLC. An LLC, corporation, partnership, or irrevocable or land trust cannot hold title on these lines. Title must sit with the individual or an inter vivos revocable living trust. An investor whose property is deeded to an LLC would need a vesting change first, or a different product. A cash-out refinance on a standard rental can reach about 75% LTV with roughly six months of seasoning. Lendmire’s complete DSCR loans guide covers that route. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Property type. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning are not offered.

Property listed for sale. In several states, a property listed for sale, or listed within the past 60 days, is ineligible.

Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure-family history splits by program. One structure seasons a foreclosure at seven years and a deed-in-lieu or short sale at four, and the other declines that history regardless of age.

Exposure. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible.

Draw Structures and Tuition Timing

Two draw structures exist on primary residences and second homes. The shorter-draw structure has a 3-year interest-only draw followed by a 17-year repayment. The second is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Investment lines run the longer-draw structure only. Pricing floats across both the draw and the repayment period on either structure.

The catch for tuition is that at least 75% of the line is drawn at closing. The “borrow only as the bills arrive” picture does not match the structure. Most of the line is drawn and accruing from day one. A parent who wants to draw each semester should size the line to the actual need, not the largest amount available.

The longer-draw structure states a $1,000 minimum for later draws, except in Texas, where it is $4,000. The shorter-draw structure does not state a subsequent-draw minimum, so a parent should ask about it before counting on small semester draws. For a four-year degree, the interest-only window matters. A 3-year draw ends before a student on a four-year path graduates, and the fully amortizing repayment then starts while tuition may still be due. The 5-year draw covers a four-year degree with a year to spare. Parents with several children, or graduate school ahead, should size the line against the total draw window, not one semester’s bill.

A lender can also reduce or freeze a line if the home’s value falls, which can leave a family short mid-degree. A line should not be the only plan for the last two years.

Financial Aid Side Effects for Property Owners

Primary-home equity generally stays off the federal aid form. MEFA says reported assets include real estate outside your primary home, such as rental homes and vacation properties. Borrowing against a rental changes the debt side of that net worth calculation.

Schools differ. Capstone Wealth Partners says not all CSS Profile schools treat home equity the same way: some ignore it, some cap it, and some do not. A rental on Schedule E is generally treated as an investment, while a property on Schedule C may be a business asset. That is practitioner commentary, so exact treatment should come from the school or an aid professional.

What to Prepare

  • Statements for every account used for qualifying, personal or business
  • A profit-and-loss statement if the program or the business account calls for one
  • Ownership documentation for the business
  • Documentation for large or unusual deposits
  • Current mortgage statements on all financed properties
  • Title evidence showing the property sits in your name or a revocable trust

Questions to Ask Any Provider

  • Which accounts count, and what expense factor applies?
  • What CLTV applies to my occupancy and credit tier?
  • Which draw structure comes with the line, and what share is drawn at closing?
  • Is the line first or second lien, and what happens to it if I sell?
  • Does a full appraisal apply at my line size?

A HELOC must generally be repaid in full if you sell the home, which matters for investors who plan to sell or refinance the collateral.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Self-employed owners can start with Lendmire’s page on bank statement HELOCs.

Key Terms Defined

CLTV: Combined loan-to-value, which adds every lien on the property and divides by its value.

Draw period: The stretch when you can borrow and pay interest only.

Repayment period: The stretch after the draw ends, when principal and interest are both due.

Expense factor: The share of business deposits the lender removes to estimate real income.

Lien position: Whether the line sits first or second behind a mortgage.

Frequently Asked Questions

Do large banks offer bank statement HELOCs?

Some do, but many default to traditional personal-income review. Alternative-income lines are more common at non-bank and portfolio lenders. A broker with wholesale access can check several programs against one file.

Who qualifies for a bank statement HELOC?

The product suits self-employed borrowers whose deductions understate cash flow. The file still needs a credit score of at least 600 on a primary residence, a DTI within 50%, and enough equity under the CLTV tier for the occupancy.

Can I borrow against a rental to pay tuition?

Yes, on an investment property line, at a 70% CLTV ceiling and a 700 credit minimum, on lines up to $500,000. Title must be held by you individually or by a revocable trust, not an LLC.

Is a HELOC cheaper than federal parent loans?

Not as a rule. Federal loans carry protections a HELOC lacks, and a HELOC puts the home at risk if payments fall behind. The decision rests on the cost of attendance, the cap, and repayment tolerance.

What happens if the draw period ends before graduation?

Repayment starts and includes principal. The 3-year draw ends before a four-year degree finishes, so parents with a longer runway usually prefer the 5-year draw.
