The Quick Read: The right provider for a self-employed borrower is the wholesale lender whose guidelines read business or personal deposits as income, accept your property type and vesting, and fit your credit and leverage, and a broker that shops several lenders can match you to that fit. No single name tops every list, because the match depends on your file. Lendmire is a broker, not a lender, and arranges these lines through select wholesale partners.
- Deposits replace tax returns as the income test, but credit, combined leverage, title, and property type still get checked.
- On an investment property in Lendmire’s network, the ceiling is 70% combined loan-to-value (CLTV) with a 700 minimum score, up to a $500,000 line.
- On a primary residence, 90% CLTV exists only at a 720-or-better credit profile, up to $500,000.
- An LLC cannot hold title on these lines, which is the sharpest difference from a DSCR loan.
- This product is available only in Lendmire’s 16 full-service states.
What a Bank Statement HELOC Actually Is
A bank statement HELOC is a home equity line of credit where the lender estimates your income from deposits instead of tax returns. A HELOC is a revolving line secured by your property. You borrow, repay, and borrow again during a set draw period.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The “bank statement” part is a lender label, not an official loan category. Each lender decides how many months of statements it wants and how it turns deposits into income. Two lenders can read the same statements and land on different income figures.
Why does the product exist? Self-employed owners write off expenses and depreciate assets, which shrinks the net income on a tax return. A conventional test starts from that smaller number. The cash may be real, but the return does not show it.
This is still underwriting. The lender verifies something, and in this case it is deposits. Nobody should expect a line with no income check, and the phrase for this product is qualifying on documented income under the applicable program, subject to lender guidelines.
How Underwriting Treats Your Deposits, Step by Step
Here is how a typical bank statement file gets built. Exact treatment is lender-defined, so read this as the common pattern.
1. Choose the account type. Personal statements are often credited at full eligible deposits. Business statements usually get an expense factor, because not every dollar deposited is yours to keep.
2. Scrub the deposits. The underwriter strips transfers between your own accounts, loan proceeds, refunds, and other credits that are not income. Large or irregular deposits need a written explanation.
3. Average them. Eligible deposits are totaled and divided by the number of statements the lender requires. That lookback window is set by each lender.
4. Adjust for ownership. If you own part of the business, only your share counts.
5. Apply the expense factor. A flat figure around half of business deposits is a commonly cited default. A letter from your CPA or a profit-and-loss statement may support a lower factor, at the lender’s discretion.
6. Run the rest of the file. Credit, debt-to-income, combined leverage, title, and property all get tested.
A simple picture helps. Say a consultant deposits steady client payments into one business account for the full lookback period. After the underwriter removes a transfer from savings and a refund, the remaining deposits are averaged. Half is treated as expenses under the default factor. What is left is qualifying income. Change any one of those steps and the answer moves.
Debt-to-income (DTI) is your monthly obligations divided by that qualifying income. In Lendmire’s network, DTI maxes at 50%, and 45% applies to credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The line is tested on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.
That last point surprises people. A borrower who intends to draw a small amount is still tested as if the whole line were drawn.
The Program Numbers That Matter Most
Occupancy sets the ceiling, so state yours before comparing anything. These figures come from Lendmire’s wholesale network and apply to the occupancy shown, subject to lender guidelines and full file review.
| Occupancy | Minimum credit | Max CLTV | Max line |
|---|---|---|---|
| Investment property | 700 | 70% | $500,000 |
| Second home | 640 | 90% at 720+ | $500,000 |
| Primary residence | 600 | 90% at 720+ | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
Those ceilings sit at the top of each credit ladder. A primary residence at 640 or higher is limited to 80% CLTV, and at 600 the cap drops to 60%. A second home at 660 reaches 80%. An investment property at 700 or 720 stays at 70%.
Market surveys report that investment-property HELOCs generally expect a 720 or higher score and at least 20% equity, per NerdWallet. That describes the broader market. In Lendmire’s network, investment lines start at a 700 score and cap at 70% CLTV.
A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the five-year-draw structure), caps at 75% CLTV, and needs a full appraisal. Lines at or below $500,000 ordinarily run an automated valuation. A higher CLTV may require a secondary valuation, and you can always request a full appraisal.
Two Draw Structures Worth Knowing
Lendmire’s network has two draw structures. One is a three-year interest-only draw followed by a 17-year repayment. The other is a five-year interest-only draw followed by a 25-year repayment. Investment lines use the five-year structure only.
At least 75% of the line is drawn at closing. Pricing floats through both the draw and repayment periods and never converts to fixed. The Consumer Financial Protection Bureau notes that payments are often much higher once repayment begins, and that a lender may limit further draws if the home’s value drops significantly. Budget for that step-up before you borrow.
What Else Gets Tested
Bank statements only settle the income question. These other items decide whether the file goes through:
- Credit. The network’s floor is 600, with a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.
- Tradelines and housing history. Standards differ by structure. The five-year-draw structure wants two tradelines seasoned 12 months or one seasoned 24, with a clean housing history tied to your score.
- Bankruptcy. Plan on 4 years of seasoning from discharge or dismissal. Foreclosure history splits by structure. One seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4. The other declines that history regardless of age.
- Property type. Single-family homes, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
- Exposure. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.
Where the General Rule Breaks
The headline rule is that deposits can stand in for tax returns. Several edge cases bend it.
Properties held in an LLC. Title must sit with you personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or a different product. Many investors hold rentals in entities, so this can stop a file before credit even comes into play.
Thin or new rental income. A newly converted rental has no lease history to point to. Lenders on investment lines still weigh your personal deposits, credit, and DTI, so the rental’s income may not carry the file.
A new line alongside a new first mortgage. Federal ability-to-repay rules do not cover a home equity line at all. The scope paragraph of 12 CFR 1026.43 excludes lines subject to § 1026.40. That means the income standard is set by the lender and its investors, which is why guidelines vary. When a line is opened with a new closed-end first mortgage, though, the first-mortgage lender has to consider the line’s payment.
Mixed income. If you have both wages and self-employment income, the wage income and the deposit-based income are treated separately. How they combine depends on the lender.
Business losses. A business that shows a loss on paper can still show healthy deposits. A lender reading deposits may count them, but the expense factor and the DTI test still apply.
Limited availability. NerdWallet says not all lenders offer investment-property HELOCs, requirements are strict, and multiple appraisals may be required. The network is narrower still by geography. Lendmire arranges these lines only in AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
Texas has extra rules for primary residences. A Texas primary residence is a homestead and caps at 80% combined loan-to-value. Second homes and investment properties follow the standard tables.
Key Terms Defined
CLTV. Combined loan-to-value is all loans against the property, including the new line, divided by the property’s value.
Draw period. The stretch when you can borrow from the line, usually with interest-only payments.
Expense factor. The share of business deposits a lender treats as operating costs rather than income.
DTI. Debt-to-income is your monthly debt obligations divided by your qualifying monthly income.
Vesting. The legal way title to the property is held, such as an individual or a revocable living trust.
DSCR. Debt service coverage ratio compares a property’s rent to its monthly payment of principal, interest, taxes, insurance, and any HOA dues.
HELOC or DSCR Cash-Out: Which Lane Fits?
A bank statement HELOC is underwritten on you. A DSCR loan is underwritten on the property. They answer different questions, and the right choice depends on what you own and what you need.
| Factor | Bank statement HELOC | DSCR cash-out refinance |
|---|---|---|
| What qualifies | Your deposits, credit, DTI | Property rent against payment |
| Title | Individual or revocable trust | LLC possible, per lender program |
| Structure | Floating line, draw then repay | Closed-end, 30-year fixed spine |
| Leverage | 70% CLTV on investments | Around 75% LTV on cash-out |
A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Seasoning of about 6 months is the common expectation, and most programs want a score around 660. If your rental sits in an LLC, or its rent comfortably covers its own debt, that lane may fit better. Lendmire’s complete DSCR loans guide walks through the mechanics.
The HELOC makes sense when your first mortgage should stay in place and you are comfortable with a floating payment. It works poorly as a long-term down-payment source when thin rental cash flow cannot absorb the step-up. Funding an entire purchase with a line can also leave you almost no equity of your own.
One caution on DSCR math. Clearing 1.00 means rent covers the mortgage payment. It does not mean positive cash flow, because repairs, vacancy, management, and utilities sit outside the ratio.
How to Find the Right Provider for Your File
Rankings of named lenders miss the point, because the best fit depends on your property type, credit profile, leverage need, and how your income is documented. A broker that shops multiple wholesale lenders can sort these variables faster than you can call lenders one at a time.
Before any conversation, get your file ready:
- Every page of every account your income flows through.
- Proof of self-employment and a short business narrative.
- A CPA or preparer letter if you want a lower expense factor considered.
- Written explanations for large or unusual deposits.
- Clean separation of personal and business money, so the underwriter does not have to guess.
Then ask each provider a handful of direct questions. Does it read personal or business statements, and how many months? What expense factor does it apply? Which occupancy and vesting does it accept? Does it test DTI on the full line?
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The site’s calculator gives an illustrative estimate you can edit as you plan.
Frequently Asked Questions
Can I get a HELOC on a rental property if I’m self-employed?
Yes, in some cases, but the field is narrow. Many lenders do not write lines on investment properties at all. In Lendmire’s network, an investment line requires a 700 score, caps at 70% CLTV, and tops out at $500,000. Title must be held individually or in a revocable living trust. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.
Do bank statements mean I skip income verification?
No. The lender verifies deposits instead of tax returns. It still reviews credit, DTI, combined leverage, title, and the property. Deposits are scrubbed for transfers and non-income credits, and business deposits are reduced by an expense factor.
Does it matter whether I use personal or business statements?
It often does. Personal deposits are commonly credited more fully, while business deposits are usually reduced by an expense factor. A CPA letter or profit-and-loss statement may support a lower factor. Each lender sets its own approach, so the same statements can produce different qualifying income.
Can my LLC hold the property on a bank statement HELOC?
No. In Lendmire’s network, LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance may fit better, subject to lender program eligibility.
What happens when the draw period ends?
The line moves to repayment, and the payment usually rises because you begin paying principal. In Lendmire’s network, repayment follows a draw of either three or five years. Pricing floats throughout and never converts to fixed. A lender may also limit further draws if the property’s value falls.
