The Quick Read: Hitting a financed property limit rarely ends your options, but no single provider is the top choice for everyone, because the right program depends on your property count, how the title is held, and how much equity remains after your first mortgage. Lendmire is a mortgage broker, so it shops a wholesale network of lenders rather than lending itself. The figures below are typical ranges, subject to lender guidelines and full file review.
- On an investment property, lines in the network top out at 70% CLTV and $500,000, with a 700 minimum credit profile.
- Exposure rules cap how many lines you can hold and how many financed properties you can own, and the details appear below.
- An LLC cannot hold title on a line, so LLC-owned rentals usually point toward a DSCR cash-out refinance instead.
- Standard DSCR cash-out refinances top out around 75% LTV across most of the network, and the loan is underwritten to the property.
Key Terms Defined
HELOC: A home equity line of credit, a revolving line secured by a property that you can draw on, repay, and draw on again.
Bank statement HELOC: A line where income is documented through 12 or 24 months of deposits instead of tax returns, and it is reviewed on documented income under the applicable program, subject to lender guidelines.
CLTV: Combined loan-to-value, meaning all loans on the property added together and divided by its value.
DTI: Debt-to-income ratio, which compares your monthly debts to your monthly income.
Lien position: Where a loan stands in line for repayment. A first lien is paid first, and a second lien is paid after it.
DSCR: Debt service coverage ratio, which compares a property’s monthly rent to its monthly PITIA (principal, interest, taxes, insurance, and association dues).
Vesting: The name or entity that holds legal title to the property.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
How Does a Bank Statement HELOC Work on a Rental?
A bank statement HELOC is underwritten on you, not on the property’s rent. The lender reviews your credit, your DTI, the equity in the property, and who holds title. Your deposits stand in for tax returns.
Most programs ask for consecutive personal or business statements, typically 12 or 24 months. An expense factor or an accountant-prepared profit-and-loss statement usually reduces raw deposits to qualifying income. Keep deposits in the account that earns them, and show reserves separately.
This is not a loose product. In the network, DTI tops out at 50%, and the test runs on the interest-only payment calculated on the maximum draw. NerdWallet’s explainer on investment-property HELOCs points out that not every lender offers them, requirements are strict, and multiple appraisals may be required.
NerdWallet also reports that market lenders often want at least 20% equity. On an investment property in Lendmire’s network, the ceiling is 70% CLTV, which means at least 30% equity must remain.
If your tax returns understate what you earn, Lendmire’s piece Top Bank Statement HELOC Providers When Your Tax Returns Show Almost No Income covers that angle in depth.
What Can an Investment Line Look Like in the Network?
Here is what the wholesale programs generally allow on an investment property. Every figure is subject to lender guidelines.
- Leverage: Up to 70% CLTV at 700 or better. This applies to investment lines only.
- Line size: $25,000 up to $500,000. A line above $500,000 is available only on a primary residence.
- Lien position: A standalone line in first or second position.
- Draw structure: A 5-year interest-only draw followed by a 25-year repayment. Pricing floats and never converts to fixed.
- Draw at closing: At least 75% of the line is drawn at closing.
- Valuation: Lines at or below $500,000 ordinarily use an automated valuation. A higher CLTV may need a second valuation, and you may request a full appraisal.
- Credit: The report cannot be older than 90 days at closing. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.
- Property types: Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos.
- Not eligible: Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning.
Lendmire works with two wholesale programs here. The higher-leverage program caps your combined exposure at $2,000,000 across lines, which is a separate limit from the $500,000 cap on any single investment line. The longer-runway program caps combined exposure at $750,000, and it is the one that offers the 25-year repayment. The figures above apply within each program’s own terms.
These lines are available through Lendmire’s 16 full-service states only. That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
Where Does the Financed-Property Limit Come From?
The limit comes from conventional agency rules and from individual lender programs, not from law. Fannie Mae’s Selling Guide counts the number of financed properties, not the number of mortgages. A multi-unit property counts once, and a financed principal residence is included. Additional reserves apply to second-home and investment properties as the count grows, and certain high-LTV refinances are exempt.
Two practical consequences follow. Refinancing a property that stays financed does not free a slot, because the property is still on your count. And paying off a loan or moving it out of your name is what actually reduces the number.
Agency rules do not govern DSCR loans or the HELOC programs here. Each non-agency program sets its own eligibility, so the network’s caps on financed properties and lines are the ones that matter for these lines.
Why Do Large Portfolios Stall on a Borrower-Underwritten Line?
Because every financed property feeds your DTI, a big portfolio can fail even when each rental cash-flows. The line looks at your total obligations against your documented income. The rent on any one property does not offset the others.
Housing history also counts across all financed properties. The longer-runway program wants two tradelines seasoned 12 months or one seasoned 24, with a clean housing record on every financed property.
Equity is the second gate. Consider an investor whose first mortgage already uses 62% of a rental’s value. At a 70% CLTV ceiling, only about 8% of value is left for a line, so the equity math can fail before income is even reviewed. A lower first mortgage balance leaves more room, and the $500,000 cap applies either way.
This is the practical reason investors with growing portfolios often move to a DSCR cash-out refinance. That loan compares rent to the property’s payment instead of weighing your whole debt load.
Which Edge Cases Break the Pattern?
Title is the sharpest edge. The line must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.
Unit count matters next. Single-family through four units can work, and the network does not offer lines on larger multifamily or mixed-use buildings.
Rehabbed or newly bought properties raise a valuation issue. An automated valuation may not capture recent improvements, which is why you can ask for a full appraisal. Appreciation or rehab value can only be supported by comps and underwriter review.
The line count can bind too. If you already hold three lines, a fourth is not available, regardless of equity.
Finally, a recent bankruptcy or foreclosure can close the door even with strong equity, because seasoning periods run from the event date.
When Does a DSCR Cash-Out Take Over?
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. For a plain-English walkthrough, see Lendmire’s complete DSCR loans guide.
| Factor | Bank Statement HELOC | DSCR Cash-Out |
|---|---|---|
| Underwritten on | You: credit, DTI, deposits | The property’s rent vs. PITIA |
| Investment leverage | Up to 70% CLTV | Around 75% LTV, most programs |
| Title | Individual or revocable trust | LLC possible, subject to program terms |
| Portfolio effect | DTI across all properties | Property-level; no DTI test |
| Size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
DSCR cash-out refinances typically expect about 6 months of seasoning. Credit floors run from 620 in parts of the network to roughly 660 on most programs, with 700 or better unlocking the strongest leverage. Reserves vary by lender, leverage, and loan size. They are commonly around 6 months of PITIA, with some conservative files seeing them waived and larger loans stepping up to about 9 months.
Coverage of 1.00 is where select programs start, and stronger ratios open better terms. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
Many investors use both products at different points. A statement line suits someone with a low first mortgage and personal title. A DSCR cash-out suits someone with entity-owned rentals or a long list of financed properties. Lendmire’s piece Top Bank Statement HELOC Providers When You Want to Draw Funds Anytime covers the draw side.
How Do You Find the Right Provider?
You find the right fit by matching your file to a program, not by choosing a name from a list. The providers that write these lines depend on your property type, credit profile, leverage need, documentation, and how title is held. A broker with wholesale access can compare several programs against one file before you apply.
Before you apply, gather these items:
- Your property count and which properties are financed.
- Current mortgage statements for every financed property.
- The vesting deed for the collateral property.
- 12 or 24 months of statements for the account that carries your deposits.
- Insurance declarations and the latest tax bill for the property.
- Leases or a rent roll if you plan a DSCR alternative.
Ask each provider three questions up front. Does it lend on investment properties at all? Does it allow your title structure? Does your property count fall inside its exposure limit? Each answer can save you a credit pull.
Frequently Asked Questions
Do I need to be under a limit to get a bank statement HELOC on a rental?
It depends on the program. Agency limits do not apply, but each program sets its own exposure rules. In the network, a borrower with more than 15 financed properties is not eligible, and each borrower is limited to three lines.
Can a bank statement HELOC be placed on an LLC-owned rental?
No. The network requires title held by you or a revocable living trust. A property deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead, subject to program terms.
What credit score do I need on an investment property line?
A 700 minimum applies on investment lines. The report must be no older than 90 days at closing, and the score model is keyed to the primary wage earner.
Does refinancing my first mortgage reduce my financed property count?
No. Under the agency counting method, the count is by property, not by mortgage. Refinancing a property that stays financed leaves the count unchanged. Paying off the loan or moving it out of your name is what reduces it.
Should I choose a statement line or a DSCR cash-out?
Choose based on what your file shows. If you hold title personally, keep combined leverage below the 70% CLTV ceiling (meaning at least 30% equity remains), and document income through deposits, a line can fit. If you hold properties in an LLC or carry many financed properties, a DSCR cash-out is often the cleaner structure.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The site’s illustrative calculator can give you a rough read first.
For investors past a conventional limit, the real constraint is rarely the count itself, but whether the next structure tests you, the property, or both.
