The Quick Read: No single provider is the best fit for every borrower. The right bank statement HELOC depends on your property type, credit profile, leverage need, and how clean your deposit history looks. Lendmire is a mortgage broker, not a lender, and it matches each file to the wholesale lender whose program fits. Even then, a home equity line is rarely the fastest tool for a true emergency.
- A bank statement HELOC changes how income is documented, not whether it is documented.
- On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score.
- Primary residences and second homes can reach higher ceilings, but 90% CLTV requires a 720-or-better profile.
- Clean, complete documents help a file move, since underwriting, a valuation, and a title check all still apply.
- A line can be frozen or reduced, so it should not be your only emergency fund.
What Is a Bank Statement HELOC?
A bank statement HELOC is a home equity line of credit where income is documented from deposits rather than tax returns. The lender reviews personal or business bank statements, counts the deposits it can classify as income, and applies the result against your debt-to-income ratio.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The line itself works like any other. The CFPB describes a HELOC as an open-end line of credit that lets you borrow repeatedly against your home equity. Equity is the home’s value minus what you owe on the mortgage. During the draw period you borrow up to the limit, then repayment begins.
This is not a no-documentation loan. The file still includes credit, debt-to-income, a property review, and proof that deposits are real income. Self-employed owners with heavy write-offs often use this path because their tax returns understate what actually lands in the account.
Why Does the Provider Question Have No Single Answer?
Because the lenders that write these lines differ on credit tiers, occupancy rules, line size, and documentation. Naming one “top” provider would hide those differences. A broker’s job is to compare many wholesale lenders and match the scenario to the program.
Lendmire works with a network of wholesale HELOC lenders. The best program for your situation turns on a handful of variables:
- Occupancy: primary residence, second home, or investment property
- Credit profile and housing history
- How much of the equity you need
- How your deposits read after the lender sorts income from transfers
- Whether the property is titled to you personally
Provider types also differ. Non-QM and wholesale channels are where alternative documentation tends to live. That is the lane a broker can shop. Availability is narrower than the DSCR footprint: Lendmire’s HELOC placements cover 16 states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA).
Can a HELOC Really Cover a Cash Emergency?
Sometimes, but it is a poor first line of defense. A HELOC needs underwriting, a valuation, and a title check. Those steps depend on how complete your file is, so no honest provider can promise a fixed speed. Lendmire’s own view is that neither a HELOC nor a cash-out refinance is built for true speed.
Reliability is the larger problem. The CFPB notes that a lender can reduce your credit line if your home’s value falls. A line you counted on can shrink at the moment you need it.
A quick triage helps:
1. If the emergency is due within days, a HELOC application is probably too slow. Use liquid cash or other short-term options first.
2. If the need is real but can wait for underwriting, a line may work.
3. If the property is a rental already held in an LLC, the HELOC may not fit at all (see vesting below).
Think of the line as a secondary safety net. Open it before you need it, when your documents are clean and your deposits are steady.
How Underwriting Treats Your Bank Statements, Step by Step
Underwriters build income from deposits, then test it against debt. The steps run in a consistent order across most programs.
1. Collect 12 to 24 months of statements. Every page, every account used for income.
2. Sort the deposits. Customer payments and business revenue count. Transfers between your own accounts, loan proceeds, and one-off credits usually come out.
3. Apply an expense factor or P&L. Some programs reduce business deposits by a percentage, and others accept a CPA-prepared profit-and-loss statement.
4. Calculate qualifying income and divide your monthly obligations by it.
5. Check DTI. On this network, the maximum DTI is 50%, but it drops to 45% for credit profiles from 600 to 679. Any ratio above 45% therefore requires a credit profile of at least 680. Lenders qualify the payment on the interest-only amount at the maximum draw.
6. Value the property. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation. Any line above $500,000 requires a full appraisal, and you may request a full appraisal in any case.
An illustrative example, with no real figures: a borrower whose statements show steady client payments, plus a few large transfers from a savings account, will see the transfers excluded. The qualifying income is lower than the raw deposit total. That is why a short note explaining unusual deposits helps the file.
What Do the Network’s Program Parameters Look Like?
Across the wholesale partners Lendmire places files with, parameters vary by occupancy. Every figure below is subject to lender guidelines and full file review.
| Occupancy | Max CLTV | Minimum credit | Max line |
|---|---|---|---|
| Primary residence | Up to 90% (720+ only) | 600 | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | Up to 90% (720+ only) | 640 | $500,000 |
| Investment property | 70% | 700 | $500,000 |
A few details sit underneath those headlines:
- On a primary residence, 720+ reaches 90% CLTV up to $500,000. A 700+ profile reaches 85% up to $500,000.
- A line above $500,000 is primary-residence only. It requires 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.
- The line size runs from $25,000 to $750,000.
- Investment lines are the tightest. The ceiling on this network for an investment property is 70% CLTV.
What Draw Structures Exist?
Two wholesale draw structures exist for primary residences and second homes. The first is a 3-year interest-only draw followed by a 17-year fully amortizing repayment. The second is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Tennessee shortens both, to 3 years/12 years and 5 years/10 years respectively.
Investment lines run only the 5-year draw and 25-year repayment structure. At least 75% of the line is drawn at closing on both programs, which matters for emergencies. You are not opening a tiny reserve; you are taking most of the money up front, and the pricing floats rather than converting to fixed. Treat that as a variable cost, and as a reason to size the draw to the need.
Where the General Rule Breaks
Several edge cases change the answer.
Vesting. The property must be held by you individually or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental sits in an LLC, a HELOC means a vesting change, or a DSCR cash-out refinance instead. That is the sharpest structural difference from a DSCR loan.
Property types. Single-family, 2-4 unit, PUD, townhome, and condominium (including non-warrantable) properties are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not.
Exposure. A borrower is limited to three lines, and anyone owning more than 15 financed properties is not eligible. Larger portfolios usually belong in DSCR territory.
Texas. A Texas primary residence is a homestead, with a 12-day waiting period, a one-lien-at-a-time rule, and an 80% combined cap. Second homes and investment properties follow the standard tables.
Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
Credit history. A bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure-family history splits by program, with one seasoning it and the other declining it entirely.
Purpose. Do not describe the purpose of the funds inaccurately to get easier underwriting. Misstating purpose can create a misrepresentation problem, and it can sink a file.
Key Terms Defined
CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.
Draw period: The stretch when you can borrow against the line, after which repayment begins.
Open-end credit: Credit you can borrow, repay, and borrow again up to a limit.
Interest-only payment: A payment that covers interest and leaves principal untouched.
Vesting: How title to the property is legally held.
DSCR: Debt service coverage ratio, the property’s rent measured against its mortgage payment. It is a different underwriting basis from a HELOC. Lendmire’s complete DSCR loans guide walks through it.
HELOC or DSCR Cash-Out: Which Fits an Investor?
A bank statement HELOC is underwritten on you: your deposits, credit, and debt-to-income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For an investor with many properties, an LLC structure, or thin personal income documentation, the DSCR route often fits better.
On a cash-out refinance, DSCR programs across the network top out around 75% LTV, with about 6 months of seasoning as a common expectation. That is a different product with different tradeoffs: a new first mortgage rather than a second lien. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
One more point on this topic: clearing a coverage ratio is not the same as positive cash flow. The ratio compares rent to the payment only, so repairs, vacancy, and management sit outside it.
What to Prepare Before You Apply
Document readiness is the part you control. A tidy file reduces back-and-forth.
- Full statements, every page, for each account used for income
- A short written note explaining large or unusual deposits
- A list of every financed property with its balance
- Proof of how title is held
- A recent credit report (reports must be no more than 90 days old at closing)
- Information on the property type and any recent listing history
Frequently Asked Questions
Can I get a bank statement HELOC on a rental property?
Yes, through select wholesale lenders, with tighter terms than a primary residence. The network ceiling on an investment property is 70% CLTV, the minimum credit score is 700, and the maximum line is $500,000. The property must be titled to you personally or in a revocable trust.
How much can I borrow against a primary residence?
It depends on credit tier. A 720+ profile reaches 90% CLTV up to $500,000. A 700+ profile reaches 75% CLTV up to $750,000, or 85% up to $500,000. A line above $500,000 requires at least a 700 credit profile (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal. All figures are subject to lender guidelines.
Is a bank statement HELOC a good emergency fund?
Not as your only one. The line can be frozen or cut if values fall, and the application requires underwriting. Keep liquid cash first and treat the line as a secondary backstop, ideally opened before the emergency.
Are the rates fixed?
No. The CFPB notes that HELOCs usually carry adjustable rates and payments that vary with the balance. On this network, pricing floats across the draw and repayment periods and never converts to fixed.
What if my property is held in an LLC?
LLCs cannot hold title on these lines. The options are a vesting change or a DSCR cash-out refinance, subject to lender program eligibility. A broker can compare both paths.
