Top Bank Statement HELOC Providers Without W-2s or Pay Stubs

Top Bank Statement HELOC Providers Without W-2s or Pay Stubs

The Quick Read: A bank statement home equity line replaces W-2s and pay stubs with a review of your deposit history, and it still requires full underwriting on credit, equity, and debt load. The right provider depends on your property type, credit profile, and leverage need. A broker that shops several wholesale lenders can match the file to the program that fits.

  • Bank statements change how income is proven. They do not remove the credit, equity, or debt-to-income tests.
  • Large retail lenders rarely write these lines. Most are placed through wholesale lenders, which is why a broker matters.
  • On an investment property, the network ceiling is 70% combined loan-to-value, with a 700 minimum credit score.
  • LLCs cannot hold title on these lines. A property already deeded to an LLC usually points to a DSCR cash-out refinance instead.
  • Home equity line availability through Lendmire is limited to 16 states, narrower than its 41-market DSCR footprint.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line of credit where the lender builds your income from deposits instead of W-2s, pay stubs, or tax returns. It is a documentation method, not a separate legal product. The line itself works like any other.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A HELOC is open-end credit. You borrow, repay, and borrow again against your equity. The CFPB describes a draw period that could last 10 years, followed by a repayment period where payments are often significantly higher.

Who uses this? Self-employed owners, 1099 contractors, business owners whose tax returns show heavy write-offs, and investors with rental and business income that doesn’t look like a paycheck. The deposits often tell a stronger story than the return does.

How Does Underwriting Treat Bank Statements, Step by Step?

Underwriting rebuilds your income from 12 to 24 months of personal or business statements, strips out non-income deposits, applies an expense factor to business accounts, and averages the result. Then the file faces the same credit, equity, and debt tests as any other line.

Scotsman Guide describes the typical non-QM version: 12 to 24 months of statements, with an expense factor applied to business accounts. Its example is 50%. It also notes that a profit-and-loss statement or a letter from a third-party tax professional can sometimes substitute. These are market-wide examples, not a promise about any one program.

Here is how a typical review runs:

1. Pick the window. Twelve months can overstate income if your slow season falls outside it. Twenty-four months smooths that out.

2. Scrub the deposits. Transfers between your own accounts, loan proceeds, and refunds come out before anything is averaged.

3. Apply the expense factor. On business accounts, a share of each deposit is treated as the cost of earning it. At a 50% factor, half of eligible deposits count as income.

4. Average to a monthly figure. Eligible deposits are divided by the number of months. Your ownership share of the business matters here.

5. Run the normal tests. Credit, combined loan-to-value, and debt-to-income all still apply.

6. Value the property. An automated valuation or a full appraisal supports the equity figure.

The expense factor swings the result more than anything else. Asset-heavy businesses can be shortchanged by a flat factor. A tax professional’s letter can fix that, though it can also lower income if the books show high costs.

Think of it as a different proof of income, not a skipped one. The file still is reviewed on documented income under the applicable program, subject to lender guidelines.

Key Terms Defined

Combined loan-to-value (CLTV): your first mortgage plus the new line, divided by the property’s value.

Draw period: the stretch when you can borrow from the line, usually paying interest only.

Repayment period: the stretch after the draw ends, when the balance amortizes and payments rise.

Expense factor: the share of business deposits an underwriter treats as operating costs rather than income.

Debt-to-income (DTI): your monthly debt obligations divided by your monthly income.

Vesting: how title is held, such as in your own name, in a revocable trust, or in an LLC.

Who Writes These Lines, and How Do You Find the Right One?

Most large retail lenders do not write bank statement lines on rentals. The ones that do sit mostly in the wholesale channel, which borrowers reach through a broker. The best provider for your file depends on your property type, credit profile, leverage need, and documentation.

NerdWallet reports that an investment-property HELOC is possible, but the lender pool is smaller and the borrowing limit is lower than on a primary home. Market-wide guides typically cite a 720 score, six months of reserves, and 20% equity for these lines. Lendmire’s network figures differ and are covered below. On an investment property, its network requires a 700 minimum score and caps combined leverage at 70%.

Here is how provider types sort out:

Provider type What they do with bank statements Watch-outs
Big banks and depository lenders Usually want traditional personal-income documentation Often decline rental collateral
Credit unions Sometimes flexible for members Small lender pool, local limits
Wholesale non-QM lenders Underwrite deposits directly Reached through brokers only
Online platforms Vary widely by product Product labels may hide structure

Lendmire is a broker, not a lender. It works with two wholesale HELOC programs, compares their guidelines against your scenario, and places the file with the program that fits. That comparison is the real value. One program’s overlay may exclude your property type while another welcomes it.

Be careful with labels. Some products sold as a bank statement HELOC are really closed-end second mortgages. They amortize from day one and have no revolving draw. Ask which one you are being offered. The CFPB also notes that some HELOC plans require an initial draw when the line opens.

What Do the Network’s Programs Actually Require?

Two wholesale programs sit behind Lendmire’s equity line placements. One uses a 3-year interest-only draw followed by a 17-year repayment. The other uses a 5-year draw followed by a 25-year repayment. Each figure below applies only within the program that states it, and everything is subject to lender guidelines and full file review.

Line size and structure. Lines run from $25,000 to $750,000, in first or second lien position. A line above $500,000 is primary-residence only. It requires a 700 credit profile or better (720 on the 5-year-draw program), caps at 75% CLTV, and needs a full appraisal. At least 75% of the line is drawn at closing. Pricing floats through both the draw and repayment periods and never converts to fixed. After closing, the minimum subsequent draw is typically $1,000.

Leverage by occupancy. The ceiling depends on how the property is used:

Occupancy Credit floor Top CLTV ceiling Max line
Primary residence 600 90% only at 720+ $750,000
Second home 640 90% only at 720+ $500,000
Investment property 700 70% $500,000

On an investment property, nothing tops 70% CLTV. Investment lines also run the 5-year draw and 25-year repayment structure only.

Debt load. Maximum DTI is 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% needs a 680 minimum. The payment used to qualify you is the interest-only payment on the maximum draw. That is stricter than the payment you may actually make on a partial draw.

Credit review. The program uses a single-bureau score tied to the primary wage earner. The report must be no more than 90 days old at closing, and rescores are not allowed. The 5-year-draw program also wants two tradelines seasoned 12 months, or one seasoned 24.

Valuation. Lines at or below $500,000 ordinarily use an automated valuation. A full appraisal is required above that, and you can request one at any size.

Where Does the General Rule Break?

The general rule is that bank statements get you around W-2s. These edge cases are where files still stall.

LLC title. Individuals and revocable living trusts can hold title on these lines. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. This is the sharpest difference from a DSCR loan. If your rental is already deeded to an LLC, you need a vesting change or a DSCR cash-out instead.

Property type. Single-family homes, 2-4 units, PUDs, townhomes, and condos (including non-warrantable condos) are eligible. Multi-unit collateral needs a 640 minimum on the 5-year-draw program. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning are not eligible.

Exposure limits. A borrower may hold three lines at most. Combined exposure caps at $2,000,000 on the 3-year-draw program and $750,000 on the 5-year-draw program. Owning more than 15 financed properties makes you ineligible.

Past credit events. A bankruptcy needs four years of seasoning from discharge or dismissal on both programs. A foreclosure history splits them on primary residences and second homes. One program accepts a foreclosure after seven years and a short sale or deed-in-lieu after four. The other declines the history entirely, whatever its age. Investment files follow the seven-and-four-year path.

Low scores. Profiles under 640 are limited to single-family residences with a clean 12-month housing history. Because second homes floor at 640 and investment lines at 700, this limit reaches primary residences only.

Short business history. The expense factor applies only to the business revenue. A shorter history can narrow the statement window or the program choice.

State availability. Lendmire places these equity lines in 16 states. Some states also carry listing restrictions or CLTV caps tied to credit.

Using the Line to Buy the Next Rental

Many investors draw on the line against their primary home, then use the cash for a down payment or rehab on the next rental. The draw’s payment counts in your personal DTI. Funds used for a purchase can then be paired with a DSCR loan on the rental itself.

A DSCR loan works differently. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal income matters less. Lendmire’s complete DSCR loans guide walks through how that structure compares. On the DSCR side, purchases typically land at 75% to 80% LTV, and a cash-out refinance tops out around 75% across most of the network. Clearing a 1.00 coverage ratio is where select programs start. It does not mean the property cash flows, because repairs, vacancy, and management sit outside the calculation.

If the equity line is on the rental itself, think hard about the exit. Payments often jump when the draw ends. Experian describes a typical draw of 5 to 10 years followed by a 20-year repayment, and a lender may require the balance back sooner in some plans. Model that jump before you count on the line.

Tax treatment varies; consult a qualified professional.

What Should You Prepare Before Applying?

Gather this before a broker shops your file:

  • Twelve to 24 months of personal or business statements, every page, with no gaps
  • A written explanation for any large one-off deposit
  • A profit-and-loss statement or tax professional letter, if your expense ratio runs below the standard factor
  • A current mortgage statement and homeowners insurance details
  • Proof of title: individual or revocable trust vesting
  • Your ownership percentage in any business whose deposits you are using

Three things shrink usable income fast: commingled personal and business funds, overdrafts, and deposits that swing wildly month to month. Clean up the account habits before you apply, not after.

Frequently Asked Questions

Can I really get a HELOC with no W-2s or pay stubs?

Yes, through programs that qualify on documented income from your bank statements. The lender still reviews credit, equity, and debt-to-income. Bank statements change the proof of income, not the underwriting. Availability depends on the property, your credit profile, and the lender.

Does Lendmire lend these lines itself?

No. Lendmire is a mortgage broker that places equity lines through select wholesale lenders. It compares program guidelines against your scenario and matches the file to the program that fits. Every figure remains subject to lender guidelines and full file review.

Can I use a bank statement HELOC on a rental owned by my LLC?

No. These lines require title in your own name or an inter vivos revocable living trust. A property held by an LLC needs a vesting change first, or a DSCR cash-out refinance, which can be written to an entity subject to lender program eligibility.

What is the maximum leverage on an investment property line?

On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000. Higher figures apply only to primary residences and second homes, and the 90% ceiling there needs a 720 or better profile.

Are there providers that skip income documents entirely?

Not through these programs. Qualification runs on documented income, and DSCR loans qualify primarily on rental income covering the payment. Anything advertised as no documentation at all deserves close scrutiny of its price, structure, and who actually holds the loan.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183.
