How to Use a Bank Statement HELOC for Debt Payoff or Reserves

How to Use a Bank Statement HELOC for Debt Payoff or Reserves

The Quick Read: This line reads your income from deposit history instead of tax returns, and it can retire higher-cost debt or fund a cash cushion; either job works only if you size the line to a purpose, because the money is borrowed, the pricing floats, and combined leverage is capped. Payoff and reserves are two different jobs with different risks. The line still goes through full underwriting of credit, equity, and the property.

  • Deposits replace tax-return income. Credit, equity, and property are still reviewed.
  • On an investment property, the network ceiling is 70% combined loan-to-value (CLTV) and the minimum credit score is 700.
  • At least 75% of the line is drawn at closing, so you cannot keep the whole line undrawn as a backup.
  • Paying off debt only helps if the balances stay at zero afterward.
  • Borrowed funds are liquidity, not owned cash, and lenders on other loans may treat them differently.

What Is a Bank Statement HELOC?

A bank statement HELOC is an ordinary home equity line of credit with one change: income is proven through deposits. It is not a no-questions product. The lender still looks at your credit, the equity left after the first mortgage, and the property itself.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Trade press describes the standard version of this income method. A self-employed borrower supplies 12 to 24 months of personal or business statements. The lender applies an expense factor to business deposits, and 50% appears in Scotsman Guide’s non-QM coverage as an example only. A profit-and-loss statement from a tax professional can sometimes replace the factor. That article is a few years old, so treat it as a picture of the structure, not a rate card.

Who does this fit? A rental investor with heavy write-offs can show low taxable income and strong deposits. Tax returns tell one story and the bank account tells another. This product reads the bank account.

A DSCR loan solves a different problem. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it does not lean on personal income. Lendmire’s complete DSCR loans guide covers that product in full. The line here is a personal-credit product secured by a property you own.

Key Terms Defined

HELOC: A revolving credit line secured by your property. You borrow as needed during a set period, up to a limit.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line. Here, payments are interest-only.

Repayment period: The stretch after the draw ends. You cannot borrow more, and the balance pays down on a schedule.

DTI (debt-to-income): Your monthly debt obligations divided by your monthly income.

Reserves: Liquid money you own that could cover payments if income dips.

Lien position: Whether the line sits behind a first mortgage or stands first.

How Does Underwriting Read Your Statements?

Underwriting treats income proof and reserve proof as two separate questions. Deposits answer the first. Verified balances in your accounts answer the second. Mixing them up is the most common planning error on these files.

Question What the lender reviews What it proves
Income 12 or 24 months of deposits Monthly qualifying income
Reserves Ending balances in liquid accounts Cushion you own
Credit Score and tradelines Repayment history
Equity Value versus all liens Room under the CLTV cap

Underwriters screen deposits before counting them. Transfers between your own accounts and other non-income credits come out. Where the program uses business accounts, an expense factor reduces the total before it is divided by the number of months. Each program sets its own method, so one lender can calculate a different income from the same statements.

Mixed personal and business accounts add friction. Every large deposit may need a short explanation. Clean, labeled accounts make for a faster, simpler read of the file, so separate them well before you apply.

What the Network Programs Look Like

Across the wholesale network Lendmire works with, the ceiling depends on how you occupy the property. Lendmire is a mortgage broker, not the lender, and every figure below is subject to lender guidelines and full file review.

Occupancy Max CLTV Min credit Max line
Investment property 70% 700 $500,000
Second home 90% at 720+ 640 $500,000
Primary residence 90% at 720+ 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

The 90% figure exists only at a 720 credit profile or better. Lower tiers step down. A primary residence line above $500,000 caps at 75% CLTV and needs a full appraisal.

Two draw structures exist on primary residences and second homes. This article calls them the 3/17 structure (a 3-year interest-only draw, then 17 years of full amortization) and the 5/25 structure (a 5-year draw, then 25 years). Investment lines run the 5/25 structure only. Pricing floats during both the draw and the repayment period and never converts to a fixed figure.

A few more guardrails shape the plan:

  • At least 75% of the line is drawn at closing.
  • Qualifying DTI tops out at 50%, and it is measured on the interest-only payment at the maximum draw.
  • Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title, which is the sharpest structural difference from a DSCR loan.
  • A borrower is limited to three lines and cannot own more than 15 financed properties.
  • Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
  • Home equity lines are available only in Lendmire’s 16 full-service states, which is narrower than its DSCR programs across 41 markets, including Washington, D.C.

If your rental already sits in an LLC, you have two paths. You can change the vesting, or you can use a DSCR cash-out refinance, subject to program terms.

Paying Off Debt, Step by Step

Debt payoff with a line is a swap. You trade unsecured balances for a balance secured by your property. That only helps if the total cost drops and the old balances stay at zero, a point Benzinga’s HELOC overview also makes. Here is the sequence that works.

1. Build a debt inventory. List every balance, its monthly obligation, and what it costs you. Rank by cost.

2. Size the line to the debt. The maximum is a ceiling, not a target. Because 75% of the line draws at closing, a line far larger than the debt leaves you carrying interest on cash you do not need.

3. Check combined leverage. Add the first mortgage and the new line, then divide by value. On an investment property, the total must stay at or below 70%.

4. Coordinate the payoffs. Depending on the program, payoff funds may go straight to creditors, or you may pay them yourself once funds arrive. Ask which applies and get payoff letters for each account.

5. Close the loop afterward. Lower the limits on paid-off cards or set alerts. A cleared card with an open limit is an invitation.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

A Worked Before-and-After

These inputs are modeled, not market data. Picture an investor whose DTI sits in the high 40s, mostly from card minimums and a business loan. After the payoff, those minimums disappear and one interest-only line payment replaces them. The line payment still counts in DTI, and the lender calculates it on the maximum draw.

So the DTI may fall, but not by as much as the old minimums alone suggest. If the investor runs the cards back up, the DTI climbs above where it started. The payoff helped the file only because the behavior changed.

Can a HELOC Count as Reserves?

A line works as liquidity, but it is not owned cash. It is credit that can be frozen, reduced, or closed, and variable pricing makes carrying it more expensive when markets move. An Experian explainer on draw periods notes that some lines even carry a balloon payoff when the draw ends.

Whether a lender on your next loan counts the line toward reserves is that lender’s call. Many want verified liquid funds. Ask before you assume.

The 75% closing draw changes the reserves picture here. You cannot open the line and leave it fully untouched. You will hold a cash balance and pay interest on it. That can make sense for a deliberate cushion, but it is a carrying cost, not free insurance.

On DSCR files, reserves are commonly around 6 months of PITIA, which is principal, interest, taxes, insurance, and any association dues. They vary by lender, leverage, loan size, and transaction type. Reserves stay a separate test from coverage. Whether a personal line’s payment counts in a DSCR file depends on the program, so confirm it before you borrow.

Payoff or Reserves: How to Split the Decision

Most investors need some of both. This table gives a starting point.

Your situation Lean toward Caution
High-cost balances, stable deposits Payoff Do not re-borrow
Thin cash, balances manageable Reserves Interest on drawn funds
Both, with room under the CLTV cap Split Size to the real need
Combined leverage near the cap Neither Consider other routes

A simple test helps. If the debt costs more than the line and you can stop using the old accounts, pay it off. If you have no cash buffer and a vacancy could stall your payments, hold some back. If neither is true, you may not need the line.

Remember that a drop in deposits matters. The line is underwritten on a deposit history that may not repeat. Stress-test a slow quarter before you commit.

Where the General Rule Breaks

Investment collateral narrows the pool. Fewer lenders write lines on rentals than on primary homes, which is why the investment tier is narrower. It requires a 700 credit profile, a 70% ceiling, and a $500,000 maximum line.

Primary-residence collateral can reach higher. A primary or second home can support the highest ceiling, but only at 720 or better. Using equity in your own home to fund rentals also puts your home behind the loan.

The draw ends. The CFPB’s HELOC brochure explains the pattern. During the draw you can borrow up to your limit. A variable-rate payment can change even if you borrow nothing more. When the draw ends, repayment begins and you cannot borrow again.

The network’s structures are the 3/17 and 5/25 designs above, so use those for planning.

A prior event can block the file. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history is handled differently by each program, and some decline it regardless of age.

Risks to Size Before You Sign

  • Secured debt replaces unsecured debt. Missing payments puts the property at risk, not just your credit.
  • Payment shock. Interest-only draws flatter cash flow today. The repayment phase brings a larger obligation, so model it with a vacancy built in.
  • Re-borrowing. Cleared cards fill back up for many borrowers. The payoff only works if the balances stay gone.
  • Lost leverage room. Every point of CLTV you use now is a point you cannot use on a future purchase or cash-out.
  • Clearing coverage is not cash flow. A DSCR number compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside it.

Alternatives Compared

Option Income read First mortgage
Bank statement HELOC Deposits Stays in place
DSCR cash-out refinance Property rent Replaced
Extra principal payments None needed Stays in place
Hold cash from cash flow None needed Stays in place

A DSCR cash-out refinance tops out around 75% LTV on standard rentals, and 70% on short-term rentals. About 6 months of seasoning is the common expectation. Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

The trade is real. A refinance replaces your first mortgage, so you give up its terms. A line leaves it alone but floats in price. The best program for your situation depends on property type, credit, equity, and how you document income.

Lendmire’s piece Best Bank Statement HELOC Program for Debt Payoff or Reserves compares how programs differ. Its guide to how to use an investment property HELOC for debt payoff or reserves goes deeper on the rental-collateral version.

Pre-Application Checklist

  • A full debt inventory with balances and monthly obligations.
  • 12 or 24 months of statements, with large deposits labeled.
  • Business and personal accounts separated where possible.
  • A recent credit report with no surprises. Reports must be no more than 90 days old at closing.
  • A first mortgage balance and a current value estimate to calculate CLTV.
  • Title confirmed in your name or a revocable living trust.
  • A written plan for the payoff and for the cushion, kept separate.

Frequently Asked Questions

Does a bank statement HELOC skip underwriting?

No. It changes how income is documented, not whether it is reviewed. The lender still checks credit, equity, DTI, and the property, and income is reviewed under the applicable program, subject to lender guidelines.

Can I use the line to pay off business debt?

Often yes, but it depends on the program and how the debt is held. The line is a personal-credit product secured by your property, so confirm which balances the lender will pay off. The title also has to sit with you or a revocable living trust, not an LLC.

Can I keep my existing first mortgage?

Yes. The line can sit in second position behind your first mortgage, and a standalone first-lien line is also possible. Combined balances still have to stay under the CLTV cap for your occupancy type.

Does the line count as reserves?

It depends on the lender reviewing the next loan. Many prefer verified liquid funds because a line can be frozen or reduced. Treat it as liquidity and ask the next lender how it is counted.

What if my reserves fall short?

Reserves requirements vary by lender, leverage, and loan size. Common fixes include lowering leverage, building a verified cash balance, or choosing a program with a lighter requirement. A broker can compare options across lenders before you apply.
