How to Use a Bank Statement HELOC to Fund a Flip or BRRRR Project

How to Use a Bank Statement HELOC to Fund a Flip or BRRRR Project

The Quick Read: A bank statement HELOC works as bridge capital for a flip or BRRRR when you borrow against a home you own, document income through deposits, draw cash for the purchase, rehab and holding costs, then repay the line from a sale or a refinance of the stabilized property.

  • The line is underwritten on you and the home that secures it, not on the flip or the rental.
  • On an investment property, lines in Lendmire’s wholesale network top out at 70% CLTV and $500,000. Primary-residence and second-home lines reach 90% CLTV only with a 720 or better credit profile.
  • At least 75% of the line is drawn at closing, so interest runs on most of it from day one.
  • Pricing is variable, and an approved line can be frozen or reduced mid-project.
  • Plan the exit before you draw a dollar.

Here is the mental model. A flip or BRRRR needs cash fast and repays it in a lump. A line of credit secured by a home you already own can supply that cash without a new purchase loan. The bank statement part only changes how your income gets documented. It does not change the risk.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: a home equity line of credit, a revolving loan secured by the equity in a property you own.

Bank statement documentation: proving income through deposit history instead of tax-return net income. It is built for self-employed borrowers.

CLTV (combined loan-to-value): all loans against the home, added together, divided by the home’s value.

BRRRR: buy, rehab, rent, refinance, repeat. You pull your cash back out through the refinance.

ARV (after-repair value): what the property should be worth once the rehab is finished.

Draw period: the stretch when you can borrow from the line, usually paying interest only.

DSCR: debt service coverage ratio, the monthly rent divided by the full monthly housing payment on the rental.

Seasoning: the waiting period a lender wants between buying a property and refinancing it.

How Does Underwriting Treat a Bank Statement HELOC?

The lender underwrites you and the collateral home. It does not underwrite the flip. Your credit, your equity, your debt load and your documented income get tested. The project’s budget and projected profit are not part of the calculation.

For the income piece, trade press describes the common non-QM pattern. A self-employed borrower supplies 12 to 24 months of personal or business bank statements, and the lender applies an expense factor (50% is its example) or uses a third-party profit-and-loss statement. Those are market illustrations, not our program terms. Across the network, the exact statement window and expense treatment vary by lender and program. The borrower is reviewed on documented income under the applicable program, subject to lender guidelines.

In practice, the lender strips out what is not income: transfers between your own accounts, loan proceeds and refunds. It averages what remains. Business accounts get an expense haircut. Erratic or unexplained deposits shrink the number fast.

Debt-to-income still applies. The network’s HELOC programs cap DTI at 50%, and at 45% for credit profiles from 600 to 679. Here is the catch: the payment is qualified on the interest-only amount at the maximum draw, not on what you plan to borrow. A modest draw plan does not shrink the test.

Ceilings depend on occupancy, so the home securing the line matters:

Collateral Minimum credit Max CLTV Max line
Primary residence 600 90% (720+ only) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90% (720+ only) $500,000
Investment property 700 70% $500,000

Those 90% figures need the 720 pairing and, at that tier, a line of $500,000 or less. A primary residence at 700+ reaches 75% CLTV on lines up to $750,000. Everything is subject to lender guidelines and full file review. Lendmire is a broker, so it matches the file to the program that fits. It does not lend.

Which Property Should Secure the Line?

Usually your own home, with the project property left out of it. That is a feature. A flip bought with rehab still ahead has thin equity, and a second lien on it can complicate the exit.

Primary-residence equity carries the highest ceilings. A rental you already own can secure a line too, at the 70% CLTV investment ceiling. Say you hold a primary home where the first mortgage uses about 55% of its value. At 75% CLTV, the line can reach roughly 20 points of that home’s value. That is the cushion available for the project, before any dollar cap applies.

Title matters more than most investors expect. The collateral must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead. That is the sharpest structural difference from DSCR lending.

Property type counts too. Single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural properties are not offered. A property that is listed for sale, or was listed in the past 60 days, is ineligible in several states.

The Flip Walkthrough

Treat the line as a short-term bridge. The sequence runs like this:

1. Size the line before you write an offer. Know the CLTV ceiling, the dollar cap and your credit tier.

2. Close the line. Expect most of it drawn at closing. Lines at or below $500,000 usually run an automated valuation, and you can request a full appraisal.

3. Deploy the cash. It can cover the purchase, the rehab and the holding costs. Some investors use it only as the down payment on a private or hard-money loan.

4. Rehab on budget. Interest accrues on the drawn balance the whole time.

5. Sell and pay down. Sale proceeds repay the line. Any minimum later draw is $1,000 or more on the program that states one.

6. Reuse or retire. A paid-down line can be drawn again only during the draw period.

Flips are the cleaner fit. The exit is a sale, and the clock is short. Every extra month of holding costs comes straight out of your margin.

The BRRRR Walkthrough

BRRRR adds a second loan, and that second loan is where the plan lives or dies. The HELOC buys and rehabs. A refinance of the stabilized rental must return enough cash to repay it.

Line up the takeout before you buy. For a standard rental, a DSCR cash-out refinance across most of our network tops out around 75% LTV, or 70% on short-term-rental collateral. About six months of seasoning is the common expectation. Run both tests: enough equity at the ARV, and enough rent to cover the new payment. Clearing 1.00 coverage is where select programs start, and stronger ratios open better terms and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

DSCR looks at rent against the housing payment (principal, interest, taxes, insurance and any HOA dues). It says nothing about repairs, vacancy, management or capex. So 1.00 does not mean the property cash flows. Treat it as the lender’s test, not yours.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Lendmire arranges DSCR investor loans across 41 markets, Washington, D.C. included, and borrowers can close in an LLC, subject to lender program eligibility. Our complete DSCR loans guide covers the takeout side in depth.

Honest math matters here. BRRRR does not always return every dollar. A low valuation or a missed seasoning window leaves part of the line open, and you carry it. (Reserves in the bank are what separate a delay from a disaster.)

Where the Plan Breaks

The line can shrink mid-project. Lenders can freeze or reduce a line if the home’s value drops significantly or your finances materially change. Unused credit is not committed money. Fund the rehab you need in the first draw.

Interest starts immediately. With at least 75% of the line drawn at closing, you carry cost on money you may not use for a while. Match the line size to the project, not to the maximum.

Payment shock arrives with repayment. When the draw period ends, the balance amortizes. The program offers two structures on primary residences and second homes: a 3-year interest-only draw with 17-year repayment, or a 5-year draw with 25-year repayment. Investment lines run the 5-year structure only. Pricing floats through both phases and never converts to fixed. Repayment-period payments are often much higher than draw-period payments, and variable pricing can move them even when you borrow nothing more.

Exposure caps. A borrower is limited to three lines. A borrower owning more than 15 financed properties is not eligible.

Credit history. Housing-history standards apply across all financed properties. A bankruptcy needs 4 years of seasoning. Foreclosure history splits by program, and one program declines it outright.

The risk sits on your home. If the project stalls and payments stop, the collateral is where you live.

Which Tool Fits Which Job?

A bank statement HELOC fits a short, well-planned bridge where you own equity and the exit is clear. A DSCR cash-out fits a stabilized rental, an LLC owner, or an investor who wants to avoid putting a primary home behind the deal.

Factor Bank statement HELOC DSCR cash-out refinance
What is underwritten You, your credit, DTI, home equity The rental’s income against its payment
Who holds title Individual or revocable trust LLC allowed, per program terms
Collateral Usually your home The rental itself
Best use Bridge capital, rehab, down payment Taking cash out of a stabilized rental
Pricing Variable throughout Fixed 30-year spine, other terms exist

Notice the two are not rivals. A common sequence is the line for acquisition and rehab, then a DSCR cash-out to retire it. The line does not fit if your title sits in an LLC, if your DTI is already stretched, or if you cannot absorb a frozen line. It also does not fit if the refinance only works at an optimistic ARV.

Availability is narrower than the DSCR footprint. The HELOC programs are offered in 16 full-service states only. Lendmire’s piece Best Bank Statement HELOC Program to Fund a Flip or BRRRR Project covers how the broker matches a scenario to a program.

Size the Line Before You Sign a Contract

Run three tests in order. First, the ceiling: your credit tier sets the CLTV and the dollar cap. Second, the stress test: assume the rehab runs long and the refinance appraises low. Third, the reserves test: can you carry the line if the exit slips?

Practitioner view from placing these files: strong deals rarely depend on the best-case ARV. They survive a modest valuation miss. Weak ones need every assumption to land. When a file looks tight, many investors shrink the project, not the cushion.

Gather these early: complete statements for every account used (every page), ID, a recent statement on the existing first lien, a year-to-date profit-and-loss statement if self-employed, and a purchase contract with a rehab scope if the lender wants to see use of funds.

Frequently Asked Questions

Can I use the line for the full purchase price?

Yes, if the line is large enough. Your credit tier sets the CLTV, and the dollar cap binds first on many homes. Many investors use the line for the down payment and rehab and finance the rest with another loan. Keep reserves available either way.

Can I put the line on the flip property itself?

Sometimes, but it rarely helps. Equity is thin before the rehab, and a second lien must be paid off at the exit. A listed property is ineligible in several states. Securing the line with a home you already own is usually cleaner.

What if the refinance falls short?

You carry the shortfall on the line, and pricing is variable. Your options are a longer hold, a sale, paying the balance down from reserves, or a restructured takeout. A DSCR cash-out may still work if coverage clears 1.00 and the equity is there, with sub-1.00 paths available through select lenders at adjusted leverage.

Does a bank statement HELOC mean no income documentation?

No. Income is documented through deposit history under the applicable program. Credit, equity and DTI are still tested, and approval stays subject to lender guidelines.

Which is better for flips or BRRRR?

Flips fit more cleanly because the exit is a sale. BRRRR depends on a second loan appraising and qualifying. A line suits both only when the borrower can survive the project stalling.
