VA Loans in Arlington, Virginia: No Down Payment, No Mortgage Insurance

For Arlington veterans, service members, and eligible surviving spouses, the VA loan removes the two costs that keep other buyers waiting: the down payment and the monthly mortgage insurance. The Department of Veterans Affairs backs part of the loan, the lender makes it, and the file is read on entitlement, income, and residual income.

Current Program Snapshot

Current VA guidelines, updated from one source.

One guideline source feeds every number in this block, and the block changes here when the source does. The terms shown are purchase terms; the refinance leverage, the seasoning rule, and the fee exemptions sit under the two tables.

Down Payment
0%

100% financing with full entitlement

0% down is the program’s defining term: a buyer with full entitlement finances up to 100% of the lesser of price and value, the guaranty replaces the down payment, and the funding fee can be added on top of the loan rather than paid in cash.

Mortgage Insurance
None

No monthly premium, no upfront premium

No mortgage insurance, monthly or upfront, at any loan-to-value: the guaranty stands in for it. That is the single largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same price.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

VA charges a funding fee instead of mortgage insurance: 2.15% on a first-use purchase, 3.3% on a subsequent use, less with a down payment of five percent or more, and nothing for the exempt groups. The ladder below shows every tier, including the cash-out and rate-reduction refinance fees.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the South table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

Arlington VA Loan Guide

What a VA loan is — and how the file is qualified.

The difference between a VA loan and any other mortgage is who shares the risk. VA stands partly behind the lender, so the lender can lend the full value with no insurance premium and read the budget on residual income. Below, the four parts an Arlington buyer needs to understand.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Virginia; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

The guaranty is a promise from VA to the lender, not a loan from VA. On an Arlington file it covers a share of any loss, so the lender can lend the full appraised value without a down payment and without charging for mortgage insurance; the funding fee is what the borrower pays for that promise.

02.

Eligibility, entitlement, and the COE

Eligibility comes from service: a minimum period of active duty, a qualifying period in the National Guard or Reserve, or status as an eligible surviving spouse, with a character of discharge VA accepts. VA confirms it on the Certificate of Eligibility, which an Arlington buyer can request online, through the lender, or by mail.

03.

The funding fee, and who is exempt

Veterans receiving VA compensation for a service-connected disability pay no funding fee, and neither do surviving spouses receiving Dependency and Indemnity Compensation, Purple Heart recipients on active duty, or those rated before discharge. On an Arlington file the exemption is confirmed on the COE and removes the program’s only cost.

04.

Residual income over ratios

Two tests run on every Arlington VA file: the total-debt ratio against VA’s guideline, and residual income against the regional table. The second decides the close calls. Income must be stable and expected to continue, and the lender documents it the same way it would on any mortgage.

The Core Calculation
Lesser of price and appraised value − down payment = base loan; + the funding fee financed = total loan; the payment adds escrows and nothing for mortgage insurance

The calculator turns this arithmetic into an Arlington scenario: price in, down payment in, fee tier chosen, and out come the funding fee, the total loan, principal and interest, and the escrows. Add income and family size to see the ratio and a rough residual against VA’s table.

Arlington Market Context

Where Arlington’s veterans and service members buy — and how VA fits.

Three Census figures frame every Arlington VA file. Ownership says how much of the market the benefit can reach, the median value says what a nothing-down loan typically comes to, and household income says how much residual income is left after that payment.

Read the figures as backdrop. These are ranges, not predictions. The lender appraises one home, documents one income, and runs the residual-income test for one household of a specific size.

Arlington Submarkets

Distinct Arlington neighborhoods, distinct VA files.

No single VA file describes Arlington. The neighborhoods below differ in housing stock, price, and the appraisal questions they raise, and each one shapes how a VA purchase is put together.

01.

Condominiums and townhomes

Close-in Arlington condominiums suit the benefit well: nothing down, no insurance line, and a project review handled on the lender’s side. The dues go into the residual-income math, and the appraisal covers the project along with the unit. Roughly 46,221 Arlington households own their homes on the latest Census estimate — 41% of all households, the pool a VA purchase joins.

02.

Established close-in neighborhoods

An older Arlington house is a fine VA purchase; the property requirements are the hurdle, not the age. Buyers who expect a repair list write the contract with room for it, and a wood-destroying insect inspection is ordered where VA calls for one. About 59% of Arlington’s households rent — roughly 65,806 renter households on the latest Census estimate.

03.

Neighborhoods near the installation

The Arlington neighborhoods that serve an installation see VA purchases on every street, often by service members who will move again. The program is built for that: nothing down, a loan that can be assumed, and entitlement restored when the home is sold and the loan repaid. The median owner-occupied home value in Arlington runs near $895,000 on the latest Census estimate.

04.

Two-to-four-unit homes

Arlington duplexes and small apartment houses are VA purchases with nothing down when the veteran occupies one unit. VA counts rent from the other units under its own rules, which can require landlord experience or reserves. On a home at Arlington’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $895,000 is the program’s cost, and it can be financed.

05.

Newer infill and recent construction

On recent construction in Arlington the appraisal rarely raises findings and the arithmetic is the issue: does residual income clear VA’s table once the funding fee is financed into a larger loan, and does the certificate show full entitlement at that amount. Arlington counts a population near 236K within the Washington-Arlington-Alexandria, DC-VA-MD-WV area.

06.

Higher-value homes

On Arlington’s higher-value homes the VA loan’s reach shows: with full entitlement there is no down payment above the conforming limit, up to the maximum loan amount shown in the guidelines above. The credit floor is the lender overlay, and the file is qualified on residual income. Median household income in Arlington sits near $142,114 on the latest Census estimate.

Each Arlington submarket has its own property story, and the VA appraisal is where that story is told. The property requirements, the occupancy rule, and the residual-income test are the constants.

How Arlington Veterans Use VA

Four ways Arlington veterans put the VA benefit to work.

A good use of VA is one the program’s shape fits: no down payment, no mortgage insurance, residual-income underwriting, and a guaranty that scales with the loan. Four common Arlington uses follow.

First purchase

Buy a first home with nothing down

The most common Arlington VA file: a veteran with steady income and full entitlement buys at the appraised value with no down payment, finances the funding fee, and pays no mortgage insurance; the seller can cover closing costs within VA’s limit.

Cash-out

Take cash out of a home with equity

Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. An Arlington owner weighs it against a home equity line, which keeps the existing first mortgage in place.

VA jumbo

Buy above the conforming limit

A higher-priced Arlington home is still a VA purchase: the guaranty backs a quarter of the loan whatever its size, and the lender can waive the down payment on the whole amount with full entitlement. The county conforming figure only matters when entitlement is partly in use.

Condominium

Buy a condominium in an approved project

Many Arlington first purchases are condominiums, and VA finances them in approved projects; a project not yet on the list can be submitted, which takes time and the association’s cooperation. The buyer’s side of the file does not change.

VA Payment Estimate

Estimate the VA payment on an Arlington price before requesting a quote.

Enter an Arlington price, any down payment, and the funding fee tier, choose a term, and the calculator returns the base loan, the fee financed, the total loan, principal and interest, taxes and insurance, and, with income and family size entered, the ratio and a rough residual income against VA’s table. The rate field holds the weekly Freddie Mac benchmark as a market reference, never a VA quote.

VA vs. the Alternatives

Same veteran, three very different closings.

Choosing among VA, FHA, and conventional in Arlington is really choosing an insurance structure and a down payment at the same time. Each is laid out below with the buyer it fits.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

No down payment with full entitlement, no mortgage insurance at any leverage, a one-time funding fee that can be financed or waived, residual-income underwriting, no loan limit with full entitlement, and a loan that can be assumed. The cost is the funding fee, and the condition is eligibility.

FHA with the minimum investment

FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. For an Arlington buyer without VA eligibility it is the nearest substitute; with eligibility it is the costlier route. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

A conventional loan with private mortgage insurance prices the score and the down payment: a strong profile with twenty percent down pays no insurance at all, a smaller down payment pays a premium that cancels as equity grows. It competes with VA for an Arlington buyer who has the cash and a high funding fee tier. See Lendmire’s conventional loan program.

Where each one fits

Where each one fits: VA for the eligible buyer who wants no down payment and no mortgage insurance; FHA for the buyer without eligibility who needs the small investment and the forgiving score; conventional for the buyer with twenty percent down or a strong score who wants cancellable insurance.

Typical File Components

What to prepare for an Arlington scenario review.

What a lender reads on an Arlington VA loan, and what you can have ready before anyone asks.

Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.
Certificate of EligibilityIssued by VA online, or pulled by the lender from VA’s system; it states the entitlement available, any prior use of the benefit, and whether the funding fee is waived.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Housing payment historyTwo years of rent or mortgage payments by statement or canceled check where the credit report does not show them; the recent housing record carries real weight.
Government photo IDUnexpired identification for each borrower whose income or credit is used, so identity can be verified and the required screening completed before closing.
Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Arlington File Considerations

Local details that can change the loan.

The percentages tell only part of the story. What an Arlington VA loan actually becomes depends on the certificate, the appraisal, and the credit report, and these are the details that move it.

Before You Move Forward

Use these checks to keep the Arlington file clean and fundable.

Three things to settle before an Arlington review: what the certificate says about entitlement, which funding fee tier applies, and whether the property has any VA question attached.

  • Confirm the entitlement: an earlier VA loan still outstanding leaves remaining entitlement and may call for a down payment.
  • Know the fee: disabled veterans receiving compensation and the other exempt groups pay no fee.
  • Plan the units: up to four units with no down payment when the buyer occupies one.
i.

Full or remaining entitlement

Two veterans, two COEs, two different loans: one with full entitlement buys above the conforming limit with nothing down, the other with an earlier loan still open brings a down payment on the uncovered portion. An Arlington loan officer reads the certificate before anything is sized.

ii.

The funding fee tier and the exemptions

The fee depends on whether the benefit has been used before and on the down payment, and it is waived for veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, active-duty Purple Heart recipients, and service members rated before discharge. On an Arlington file the tier is confirmed from the COE.

iii.

Two- to four-unit homes and rental income

An Arlington fourplex with nothing down is possible under the program; the lender documents the rents, applies VA’s rules for counting them, and checks the property against VA’s requirements unit by unit. A loan officer runs the residual-income test before the offer.

iv.

Residual income and the ratio guideline

Family size moves the figure, and so does the region. The snapshot shows the table for Virginia’s VA region; the calculator estimates a rough residual before the lender’s deductions for taxes and upkeep, so an Arlington scenario that barely clears the table here will not clear it in underwriting.

v.

The VA appraisal and the Notice of Value

When the value comes in under the contract price on an Arlington file, VA’s process gives the appraiser a chance to weigh additional sales before the Notice of Value is final, and the escape clause lets the buyer walk away with the deposit if the gap cannot be closed. Repairs the appraiser requires are usually completed before closing.

A Clear Process

From an Arlington Certificate of Eligibility to keys in hand.

Underneath, the Arlington process is any mortgage process; on top sit VA’s checks: the certificate, the property requirements, the project approval where it applies, and the residual-income test. Each step below says what happens and what the buyer does.

i.

COE and pre-approval

An Arlington pre-approval is a sizing exercise: the certificate, the income, the family size, the funding fee tier, and the price. The loan officer confirms eligibility and entitlement against the program rules and puts the pre-approval in writing for the offer.

ii.

Contract and appraisal

With the contract signed, the lender requests a VA-assigned appraiser, who values the Arlington home and checks it against VA’s property requirements; the Notice of Value is issued on the report. Seller concessions are checked against VA’s cap, and any condominium project approval is confirmed.

iii.

Underwriting

Underwriting on an Arlington VA file reads the whole picture: the entitlement on the certificate, the housing payment history, the seasoning of any derogatory event, and the residual income after VA’s deductions for taxes and upkeep. Conditions are issued, documented, and cleared before the approval is final.

iv.

Closing

Closing is where the fee becomes real: financed into the total loan or paid at the table, with the seller’s concessions applied and the fees a veteran may not pay removed from the sheet. The Arlington buyer takes the keys and VA backs the lender.

Why Lendmire

A brokerage that puts the benefit to work.

A single lender recommends its own program; a brokerage with several wholesale programs and all three routes can say which one actually costs an Arlington veteran less, and show the arithmetic.

i.

Three programs, one set of numbers

A lender with one program sells that program; a brokerage with all three can say which fits. For an Arlington veteran with full entitlement the answer is almost always VA; with a large down payment and a high fee tier it can be conventional, and the arithmetic decides.

ii.

The fee and the entitlement explained before the offer

The fee is the program’s cost and the entitlement is its reach, and Lendmire explains both first rather than last: how much the fee is, whether it is waived or refundable, and what the certificate supports for an Arlington buyer at the price in hand.

iii.

Licensed, consumer-purpose, in writing

Lendmire carries the license for the state the Arlington home is in, delivers the disclosures a consumer mortgage requires, and commits the terms to paper. The program figures on this page are read from one guideline source built on VA’s published rules.

Questions Arlington Veterans Ask

Arlington VA loan FAQs

Plain answers to the questions Arlington veterans ask most about VA loans, in the order they usually ask them.

What is a VA loan, and who is it for?

Think of it as a conventional mortgage with VA standing where the down payment would stand. The guaranty costs a one-time funding fee, and it buys no down payment, no mortgage insurance, and underwriting that reads the household budget. Owner-occupied homes only, up to four units.

Who is eligible for a VA loan in Arlington?

Active-duty service members after a minimum period, veterans with the required length of service for their era, Guard and Reserve members with qualifying active duty or six years of service, and eligible surviving spouses. The certificate settles it.

How do I get a Certificate of Eligibility?

Online at VA.gov, through the lender, or by mail. Have the service documents ready: the DD-214 for a veteran, a statement of service for a service member, Guard or Reserve records, or the spouse’s documentation. Some certificates issue instantly and some need VA to review the record.

What is the VA funding fee, and do I have to pay it?

It depends on your status. Disabled veterans receiving compensation and the other exempt groups pay no fee; other borrowers pay the tier in the snapshot, which is lower on a first use and with a larger down payment. Most Arlington buyers finance it rather than pay cash.

Is there a VA loan limit in Arlington?

With full entitlement, no. The county conforming figure only matters when part of the entitlement is tied up in an earlier VA loan; then the guaranty is reduced and a down payment may be needed on the uncovered portion. This page does not quote the county figure because it changes every year.

What credit score do I need for a VA loan?

VA leaves the credit standard to the lender, and the lender overlay in the snapshot is the floor behind these pages. The file is read as a whole: two years of clean housing payments carry more weight than an old event that has seasoned.

What debt-to-income ratio does VA allow?

The ratio in the snapshot, with residual income as the deciding test. An Arlington household above the ratio needs residual income well above the table for its size and region; a household under it still has to meet the table.

How does a VA refinance work?

Two paths: the rate-reduction refinance loan, or IRRRL, refinances an existing VA loan with a small funding fee, no VA appraisal in most cases, limited documentation, and a required net tangible benefit; the cash-out refinance replaces any first mortgage with a VA loan up to the leverage in the snapshot after seasoning, with full underwriting and the cash-out fee tier.

Is a VA loan assumable?

VA loans are assumable with lender approval of the new borrower. The feature costs nothing at origination and can matter years later; the one caution is entitlement, which stays in use unless the assuming veteran substitutes theirs.

Does a VA loan have mortgage insurance?

There is none. The guaranty from VA is what the lender relies on, so no insurer is involved and no premium is charged; the one-time funding fee covers the program’s cost.
