The guaranty replaces the down payment

The guaranty is a promise from VA to the lender, not a loan from VA. On a Daphne file it covers a share of any loss, so the lender can lend the full purchase price, up to the appraised value, without a down payment and without charging for mortgage insurance; the funding fee is what the borrower pays for that promise.

Before You Move Forward
