VA Loans in Fairhope, Alabama: No Down Payment, No Mortgage Insurance

Fairhope buyers with VA eligibility have a loan option built around no down payment with full entitlement, no monthly insurance, a funding fee that can be financed or waived for a service-connected disability, and underwriting that reads the whole household budget. This guide explains the file from the COE to the closing table.

Current Program Snapshot

Current VA guidelines, updated from one source.

What follows is VA’s own rulebook reduced to the handful of numbers that decide a file, pulled from Lendmire’s single guideline source and refreshed on this page whenever VA or the wholesale overlays move: leverage with full entitlement, the funding fee by use and down payment, the ratio guideline, and the residual-income table for this state’s VA region.

Down Payment
0%

100% financing with full entitlement

100% financing is available with full entitlement, so the buyer brings 0% toward the price; closing costs are separate and can be paid by the seller, with VA’s cap applying to concessions beyond them. A larger down payment lowers the funding fee tier, as the ladder shows.

Mortgage Insurance
None

No monthly premium, no upfront premium

A VA loan carries no mortgage insurance at full leverage, which FHA and conventional loans cannot say; the one-time funding fee, financed or paid at closing, is the program’s whole cost beyond the lender’s ordinary charges.

Funding Fee
2.15% fee

First use; 3.3% after first use; exempt for many disabled veterans

The funding fee is a one-time charge of 2.15% on a first-use purchase with less than five percent down and 3.3% on later uses; it drops with a larger down payment, can be financed into the loan, and is waived for the exempt groups listed below.

Debt Ratio
41% guide

Residual income decides the file

Two tests, one guideline: the total-debt ratio is measured against 41%, and residual income is measured against the South table below for the household’s size. VA tells lenders the residual-income test carries more weight, which is why a modest ratio does not approve a thin budget.

Exempt from the funding fee: veterans receiving VA compensation for a service-connected disability, those eligible for it but receiving retirement or active-duty pay instead, surviving spouses receiving Dependency and Indemnity Compensation, service members with a pre-discharge claim rating, and active-duty service members who have received the Purple Heart. VA sets no minimum credit score; the wholesale programs behind these pages start at a 580 decision score and serve loan amounts up to $4,000,000, including loans above the conforming limit with full entitlement.

Refinances: cash-out to 100% loan-to-value after seasoning of 210 days and six payments with a net tangible benefit; rate-reduction refinances of an existing VA loan at a 0.5% fee without a VA appraisal. Program Notice

Not a commitment to lend, not an offer of credit, not a quote. The figures shown are current VA program parameters and wholesale overlays that change without notice and apply only after full underwriting of the borrower, the entitlement, and the property; the wholesale credit floor and maximum loan amount are lender overlays, not VA rules. Fairhope VA Loan Guide

What a VA loan is — and how the file is qualified.

Every Fairhope VA file has the same skeleton: a certificate that proves eligibility, an entitlement figure that sets how much VA will back, a funding fee that pays for the backing or is waived, and an underwriting test that reads the household’s leftover income. The cards below explain each bone.

For the program overview, see Lendmire’s VA loan program, or the statewide guide at VA Loans in Alabama; to request a Certificate of Eligibility, see VA.gov.

01.

The guaranty replaces the down payment

Think of the guaranty as VA standing where the down payment would stand. With full entitlement the backing covers a quarter of whatever the loan is, so a Fairhope buyer is not capped by a county figure; with reduced entitlement the backing is smaller, and a lender may ask for a down payment to make up the difference.

02.

Eligibility, entitlement, and the COE

The Certificate of Eligibility is the document that opens the file. It states the entitlement available, whether the funding fee is waived, and any prior use of the benefit. A Fairhope lender can usually pull it within the VA system from a DD-214 or a statement of service, and VA.gov issues it directly as well.

03.

The funding fee, and who is exempt

The fee scales with use and with the down payment: a first use with nothing down pays the base tier, a later use pays more, and five or ten percent down lowers either. Financed, it adds to the loan balance rather than the cash to close, which is the usual choice on a Fairhope purchase; a veteran receiving, or eligible to receive, compensation for a service-connected disability pays none of it.

04.

Residual income over ratios

VA qualifies a household on what is left, not only on what is owed: residual income is the monthly income remaining after the proposed housing payment, other debts, taxes, and an allowance for maintenance and utilities, measured against a table by family size and region. A Fairhope family must meet the table for its size.

The Core Calculation
Purchase price − down payment = base loan → + funding fee = total loan → principal and interest + taxes, insurance, dues = monthly payment; residual income = income − payment − debts − VA’s allowances

Nothing here is a decision. The appraisal can come in under the contract price, the rate is set by the lender at lock, and the lender’s residual-income figure includes deductions this page only approximates. What holds steady is the structure the calculator reproduces: price, fee, loan, payment, residual.

Fairhope Market Context

Where Fairhope’s veterans and service members buy — and how VA fits.

Residual income is measured against a real payment on a real Fairhope price, so the market matters before the file does. The Census figures below describe that market: ownership, home values, and household income.

Read the figures as backdrop. These are ranges, not predictions. The lender appraises one home, documents one income, and runs the residual-income test for one household of a specific size.

Data sources: U.S. Census Bureau — ACS 5-Year (2024) housing and population estimates, including tenure, home values, gross rents, and household income.

Fairhope Submarkets

Distinct Fairhope neighborhoods, distinct VA files.

The house decides the file as much as the borrower. These Fairhope submarkets differ in the property types VA accepts, the condition questions the appraisal raises, and the prices a typical buyer carries.

01.

Newer infill and recent construction

New rows and recent infill in Fairhope tend to appraise without findings, which moves the question to price. With full entitlement there is no loan limit, so a contract above the county conforming figure is still a nothing-down VA purchase, tested on residual income at that payment. Median household income in Fairhope sits near $94,274 on the latest Census estimate.

02.

Condominiums and townhomes

A VA-approved Fairhope project turns a condominium into a routine file. The buyer’s side does not change; the lender confirms the project before ordering the appraisal, which is the step that saves a contract from a dead end. Roughly 7,807 Fairhope households own their homes on the latest Census estimate — 80% of all households, the pool a VA purchase joins.

03.

Established close-in neighborhoods

An older Fairhope house is a fine VA purchase; the property requirements are the hurdle, not the age. Buyers who expect a repair list write the contract with room for it, and a wood-destroying insect inspection is ordered where VA calls for one. On a home at Fairhope’s median value, a VA purchase with full entitlement needs no down payment at all — the funding fee on the full $430,900 is the program’s cost, and it can be financed.

04.

Two-to-four-unit homes

The small multi-unit Fairhope purchase is where VA’s leverage goes furthest: no down payment on two to four units, the buyer living in one, and the documented rent from the others helping the ratios and the residual income. About 20% of Fairhope’s households rent — roughly 1,899 renter households on the latest Census estimate.

05.

Service members and the occupancy rule

A service member buying within commuting range of an installation uses the benefit as designed: no down payment, an occupancy certification with allowances for deployment, and the option to keep the home as a rental on the next set of orders without refinancing. The median owner-occupied home value in Fairhope runs near $430,900 on the latest Census estimate.

06.

Higher-value homes

On Fairhope’s higher-value homes the VA loan’s reach shows: with full entitlement there is no down payment above the conforming limit, up to the maximum loan amount shown in the guidelines above. The credit floor is the lender overlay, and the file is qualified on residual income. Fairhope is home to about 24K people and sits within the Daphne-Fairhope-Foley, AL area.

Across all of Fairhope, five questions settle a VA loan: what the appraiser finds, whether the property meets VA’s standards, whether the veteran will occupy it, what the certificate says about entitlement, and what residual income supports.

How Fairhope Veterans Use VA

Four ways Fairhope veterans put the VA benefit to work.

Fairhope veterans use VA for a handful of reasons that repeat, from the purchase with nothing down to the rate-reduction refinance of an existing VA loan, and the cards below take up the ones that come up most.

House hacking

Buy a small multi-unit home and live in one unit

A Fairhope duplex, triplex, or fourplex becomes a VA purchase the moment the buyer commits to occupying one unit. The guaranty covers the loan the same way it covers a house, and the other units’ rent is documented toward the ratios and residual income the way VA permits.

Condominium

Buy a condominium in an approved project

VA keeps its own list of approved condominium projects, and a Fairhope unit in one of them is financed like a house with the association’s dues added to the ratios and the residual-income math. The appraisal covers the project as well as the unit.

First purchase

Buy a first home with nothing down

A Fairhope buyer with the income for the payment but not the cash for a down payment uses VA to purchase with nothing down, finances the funding fee, and keeps the savings for moving costs, reserves, and the first repairs on the home.

Cash-out

Take cash out of a home with equity

Cash-out on VA is a full refinance of the first mortgage at the leverage in the snapshot, after the later of the seasoning period or the required payments, with the funding fee at the cash-out tier. A Fairhope owner weighs it against a home equity line, which keeps the existing first mortgage in place.

VA Payment Estimate

Estimate the VA payment on a Fairhope price before requesting a quote.

The program’s own math on your Fairhope inputs: price less any down payment, plus the financed fee, amortized at the benchmark, with escrows added and nothing for mortgage insurance. The actual rate, payment, and costs come in writing from a licensed loan officer.

VA vs. the Alternatives

Same veteran, three very different closings.

The alternatives put VA’s cost in perspective: FHA charges a premium every month, conventional charges one until equity arrives, VA charges a fee once. The comparison below is written for a Fairhope buyer weighing all three.

Structure Comparison

VA, FHA, or conventional.

VA with full entitlement

VA fits nearly every Fairhope buyer who holds eligibility: the leverage is complete, there is no insurance line in the payment, and the fee is paid once. Partial entitlement, a property that fails VA’s standards, or a fee tier that outweighs a short hold are the cases where another program competes.

FHA with the minimum investment

FHA asks for a small minimum investment, accepts a forgiving decision score, and charges an upfront premium plus an annual premium that lasts for the term at full leverage. For a Fairhope buyer without VA eligibility it is the nearest substitute; with eligibility it is the costlier route. See Lendmire’s FHA loan program.

Conventional with private mortgage insurance

Conventional is the comparison for a veteran with savings: with twenty percent down there is no mortgage insurance and no funding fee, and the payment can beat VA with a financed fee. Below that down payment, VA usually wins for a Fairhope buyer. See Lendmire’s conventional loan program.

Where each one fits

Choose by profile: eligibility with full entitlement points to VA; no eligibility and a small down payment point to FHA; a large down payment and a strong score point to conventional. A Fairhope loan officer runs all three on the same numbers before recommending one.

Typical File Components

What to prepare for a Fairhope scenario review.

What a lender reads on a Fairhope VA loan, and what you can have ready before anyone asks.

Household detailsFamily size, child-care costs, support orders, and other monthly obligations, because residual income is computed on the actual household rather than an estimate.
Purchase contractThe signed contract and addenda, with seller concessions and the VA escape clause spelled out, so concessions can be checked against VA’s cap and the appraisal ordered.
Income documentationPay stubs or a current LES, two years of W-2s, and tax returns for self-employment or other income, so the lender can show the income is stable and likely to continue.
Credit historyDischarge or transfer papers for any bankruptcy, foreclosure, or short sale so seasoning is confirmed early, plus the payoff on any earlier VA loan for the entitlement question.
Property detailsAddress, property type, unit count, and the association contact for a condominium, so the VA project approval is confirmed before the appraisal is requested.
Service documentsThe DD-214 for a veteran, a statement of service for active duty, NGB Forms 22 and 23 or a points statement for Guard and Reserve, and VA Form 26-1817 for a surviving spouse.

This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the transaction, the property, entitlement, and the income picture. Nothing here is legal or tax advice.

Fairhope File Considerations

Local details that can change the loan.

What moves a Fairhope file most often: entitlement, the funding fee and its exemptions, the appraisal and the Notice of Value, the project approval, residual income, seasoning after a credit event, and occupancy.

Before You Move Forward

Use these checks to keep the Fairhope file clean and fundable.

The list is short because the program is: entitlement, the fee, and the property decide most Fairhope files before income is even opened.

  • Confirm the entitlement: entitlement is restored once the earlier loan is paid off and the home sold.
  • Know the fee: the tier follows first or subsequent use and the down payment, as the funding fee table above shows.
  • Structure the contract: Your contract should name the VA escape clause and any concessions.
i.

Full or remaining entitlement

Entitlement is full on a first use, and it is restored when an earlier VA loan is paid off and the home sold; it is partial when an earlier VA loan is still outstanding or was lost to foreclosure. A Fairhope buyer with full entitlement has no loan limit; with remaining entitlement, the lender may require a down payment.

ii.

The funding fee tier and the exemptions

The fee depends on whether the benefit has been used before and on the down payment, and it is waived for veterans receiving compensation for a service-connected disability, surviving spouses receiving DIC, active-duty Purple Heart recipients, and service members rated before discharge. On a Fairhope file the tier is confirmed from the COE.

iii.

Seller concessions and the fees a veteran may not pay

VA caps seller concessions as a share of the value: prepaid items, the funding fee, and payoff of a buyer’s debts count toward the cap, while ordinary closing costs the seller agrees to pay do not. A Fairhope contract that uses the cap well can leave the buyer with little cash to close beyond the deposit already paid.

iv.

Occupancy and the reasonable-time rule

A VA loan finances a principal residence: the veteran certifies an intent to occupy within a reasonable time after closing, which VA generally reads as a couple of months. The usual Fairhope exception is military life itself, where a spouse can occupy for a member on orders elsewhere.

v.

Condominium project approval

Many Fairhope projects already hold VA approval, and a condominium must be VA-approved for a VA loan to apply. You can check any project against VA’s list. VA looks at the association’s documents, the budget, the owner-occupancy mix, and any litigation, and that review can take a while.

A Clear Process

From a Fairhope Certificate of Eligibility to keys in hand.

Four steps: the certificate and pre-approval, the appraisal, the underwriting, and the closing. The Fairhope version of each follows.

i.

COE and pre-approval

Start with the Certificate of Eligibility, the income, and the household size. A Lendmire loan officer confirms the entitlement, the funding fee tier, the ratio, and the residual income, runs the VA structure against FHA and conventional on the same numbers, and provides the terms in writing.

ii.

Contract and appraisal

The appraisal is the VA step that surprises buyers most: it reports on condition as well as value, and a low value opens VA’s reconsideration process before the figure is final. Required repairs are negotiated with the seller, and the Fairhope contract is adjusted or released under the escape clause.

iii.

Underwriting

The file is scored by the automated system or underwritten manually, with income, assets, credit, and residual income documented. Seasoning after a credit event is confirmed from the discharge or transfer papers, the funding fee tier is confirmed from the COE, and the ratio is measured against VA’s guideline.

iv.

Closing

At closing the funding fee is added to the loan or paid, the escrows for taxes and insurance are set up, and there is no mortgage insurance to begin. A Fairhope buyer signs the note and the security instrument, certifies occupancy, and VA’s guaranty attaches to the loan.

Why Lendmire

A brokerage that puts the benefit to work.

Lendmire is a mortgage brokerage licensed for consumer lending in sixteen states, and on a VA file that buys three things: the program run against FHA and conventional on the same numbers, the entitlement and the fee tier confirmed before an offer is written, and the terms in writing from a licensed loan officer.

i.

Three programs, one set of numbers

The comparison printed on this page is run for real on every Fairhope file: VA with the fee financed beside FHA with its premiums beside conventional with private insurance, and the written terms follow from whichever column serves the veteran.

ii.

The fee and the entitlement explained before the offer

A Fairhope veteran should never discover at the closing table that the fee was the subsequent-use tier or that entitlement was partly in use. The loan officer reads the certificate aloud, so to speak: the tier, the leverage, and the conventional alternative on the same numbers.

iii.

Licensed, consumer-purpose, in writing

Lendmire carries the license for the state the Fairhope home is in, delivers the disclosures a consumer mortgage requires, and commits the terms to paper. The program figures on this page are read from one guideline source built on VA’s published rules.

Questions Fairhope Veterans Ask

Fairhope VA loan FAQs

Plain answers to the questions Fairhope veterans ask most about VA loans, in the order they usually ask them.

What is a VA loan, and who is it for?

A home loan benefit earned through military service. VA does not lend the money; it backs part of a loan a private lender makes, which is what allows the lender to waive the down payment and the mortgage insurance. It fits any eligible Fairhope buyer purchasing or refinancing a home they will live in.

Who is eligible for a VA loan in Fairhope?

Most veterans with an honorable or general discharge can qualify, as can current service members past the minimum period, Guard and Reserve members with enough qualifying service, and eligible surviving spouses. Other-than-honorable discharges can disqualify, and VA reviews them case by case.

How do I get a Certificate of Eligibility?

Online at VA.gov, through the lender, or by mail. Have the service documents ready: the DD-214 for a veteran, a statement of service for a service member, Guard or Reserve records, or the spouse’s documentation. Some certificates issue instantly and some need VA to review the record.

What is the VA funding fee, and do I have to pay it?

The fee is the program’s only charge for the guaranty, and the snapshot shows the tiers. A Fairhope buyer who is receiving VA disability compensation, or who falls in one of the other exempt groups, pays nothing; everyone else pays the tier for their use and down payment, usually by financing it.

Is there a VA loan limit in Fairhope?

There is no VA loan limit for a veteran with full entitlement; the lender’s own maximum loan amount, shown in the snapshot, is the practical ceiling. A Fairhope buyer with remaining entitlement should ask a loan officer how the county figure affects the file.

Can I take cash out with a VA refinance?

It is available at the leverage shown in the snapshot after seasoning, on a principal residence only, with a net tangible benefit required. The new loan is a VA loan with the cash-out funding fee tier, financed or paid at closing.

Do I have to live in the home to use a VA loan?

VA backs owner-occupied homes only. Occupancy is certified at closing, with allowances for deployment and remote duty; a buyer who will never live in the home cannot use the benefit for it.

What debt-to-income ratio does VA allow?

The ratio in the snapshot is a guideline, not a cap. Above it, VA asks for residual income comfortably over the table or a documented reason; the residual-income table by family size is the standard the file must meet either way.

Can the seller pay my closing costs on a VA loan?

Sellers may pay closing costs and, within VA’s cap, concessions that include the funding fee and prepaids. A Fairhope contract structured that way can close with no down payment and little cash beyond the deposit.

Does a VA loan have mortgage insurance?

No. There is no monthly mortgage insurance and no upfront premium on a VA loan at any leverage; the guaranty replaces it, and the one-time funding fee is the program’s only charge for the backing. That absence is the largest difference between a VA payment and an FHA or low-down-payment conventional payment on the same Fairhope price.
