Will a Charged-Off Card Stop Your Bank Statement HELOC Approval?

Will a Charged-Off Card Stop Your Bank Statement HELOC Approval?

The Quick Read: Not directly, because a charged-off card does not disqualify you by itself, but it gets reviewed through your credit score, the account’s status and balance, and the combined leverage the lender allows on the property.

  • Bank statements prove income. They do not offset a negative tradeline.
  • On an investment property, the credit floor is 700, so a score drop from a charge-off matters most there.
  • A paid charge-off generally reads better than an unpaid one, but it stays on the report.
  • Charge-off rules differ from lender to lender, so the program matters as much as the borrower.

Why Bank Statements Don’t Cancel a Charge-Off

A bank statement HELOC solves one problem: self-employed income that looks small on a tax return. The lender reviews a year or two of deposits and builds the income figure around that documentation under the applicable program, subject to lender guidelines.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Credit is a separate test. The lender pulls your report and your score, and the charge-off appears with its original delinquency date, balance and status. Strong deposits do not erase a derogatory tradeline. They answer a different question.

Across the wholesale network Lendmire works with, the credit review has a few fixed parts:

  • A single-bureau score, keyed to the primary wage earner.
  • A report no more than 90 days old at closing.
  • No rescores.

That last point matters. A payoff made the week before closing earns no refreshed score, because none will be pulled to reward it.

What a Charge-Off Is (and Isn’t)

A charge-off is the creditor’s accounting decision to write the debt off as a loss after a long run of missed payments. It is not forgiveness. You still owe the money, and the creditor can sell the debt or hand it to a collector.

That creates a detail underwriters look for. When a charged-off debt is sold, Bankrate explains that the original account can show a zero balance while a new collection line shows the amount owed. A lender looking at only the first line would miss the real exposure. Expect underwriters to read both.

Charge-offs and collections are separate tradelines. Both can sit on a report for the same debt, and programs often treat them differently.

How the Charge-Off Reaches Your Approval

A charge-off can touch the file through four channels. Each one can be a problem, and none is an automatic denial.

1. Your score. The missed payments before the charge-off already pulled it down. The score then drives eligibility, maximum leverage and pricing tier.

2. The program’s charge-off rule. A program may combine conditions such as a cap on balances that can stay open, an age cutoff, payoff at closing, a hypothetical payment added to your debt ratio, or reserves set aside against the balance. Each program picks its own mix, and a few handle older or medical items more gently.

3. The account’s details. Balance, age, paid or unpaid, and whether it is sold or disputed all change how it reads.

4. Combined leverage and debt ratio. Even with a clean read on the card, the line must fit the combined loan-to-value (CLTV) cap and the debt-to-income (DTI) limits.

CLTV is the first mortgage balance plus the new line, divided by the property’s value. DTI is your monthly debt payments divided by monthly income.

How Long a Charge-Off Stays Put

The clock is longer than most borrowers expect. Per Nolo, a collection account can be reported for seven years plus 180 days. That period generally runs from the first missed payment, not from the date the card was charged off.

Waiting it out has a catch for larger lines. The CFPB says the usual reporting time limits do not apply to credit applications above $150,000. Lines on this network run from $25,000 up to $750,000, though a line above $500,000 is available only on a primary residence and caps at 75% CLTV. An older negative could therefore still be visible on a larger application.

Paying an accurate charge-off will not remove it. Payment can change the status to paid, which lenders generally view more favorably than unpaid.

Where the Program Parameters Bite

The charge-off hits hardest through the credit floor, and that floor depends on what the property is. These are typical ranges from select wholesale lenders, subject to lender guidelines and full file review.

Occupancy Minimum credit Top CLTV Max line
Investment property 700 70% $500,000
Second home 640 90% (720+ only) $500,000
Primary residence 600 90% (720+ only) $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

On an investment property, a score that slips from the low 700s into the 690s is not a pricing problem. It is a floor problem. On a primary residence, the floor is far lower, but leverage steps down tier by tier as the score falls.

The maximum debt-to-income ratio (DTI) is 50%, with two tighter rules below that. Credit profiles from 600 to 679 are capped at 45%, and any ratio above 45% requires a 680 minimum score. Lenders review the file on the interest-only payment calculated on the maximum draw, which is a harsher test than the payment you will actually make early on.

If the charge-off sits on a business card, treatment depends on whether the account is your personal obligation or the business’s alone, and on whether it reports on your personal credit file. The answer comes from the lender’s review, not a general rule.

One structural point trips up investors. Title on these lines must be held by you individually or by a revocable living trust. An LLC cannot hold title. If your rental is deeded to an LLC, the line is not the right tool, and a DSCR cash-out refinance may fit better. Lendmire’s complete DSCR loans guide explains how that path qualifies primarily on property-level rental income covering the payment.

Decision Table: Which Charge-Off Situation Reads How

This table shows typical reviewer logic, not guaranteed outcomes. Every file is underwritten individually.

Situation Typical reading
Unpaid, recent Hurts score most; payoff or reserves often requested
Unpaid, older Score impact fades; some programs set age cutoffs
Paid charge-off Generally viewed more favorably than unpaid
Sold, now a collection Both lines reviewed together
Open dispute Can complicate review; may need resolution
Bankruptcy discharge Handled as a credit event, with 4 years of seasoning

On this network, a bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-type history splits by occupancy: investment files follow a 7-year path for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure or short sale.

A Worked Example

Say you own a duplex with a first mortgage and want a line against it. You are self-employed, your deposits support the income, and one personal card was charged off a few years ago, unpaid.

Your score after the charge-off sits around 690.

  • As an investment property: the 700 floor is not met, so the line is off the table until the score recovers.
  • Paid and given time: if paying the card and letting the score recover brings you to 700 or better, the line becomes possible at up to 70% CLTV.
  • Combined leverage: even then, the first mortgage plus the new line must stay at or under the 70% cap.

The same borrower on a primary residence faces a different picture. A 690 score clears the 600 floor, but sits in a lower-leverage tier than a 720 score would. The charge-off does not shut the door. It shortens how far the line can go.

What to Do Before You Apply

Do these in order, and start early. With no rescores, the report must already reflect the fixes.

1. Pull your own reports and read every tradeline. Check the original delinquency date, the balance and the status. Look for a duplicate collection line on the same debt.

2. Dispute errors. A wrong balance or date is fixable. An accurate entry is not removable.

3. Decide on payoff. Paying changes the status to paid. Confirm with your broker first whether a program wants payoff proof, then keep the payoff letter.

4. Close any open dispute before the lender pulls the report. An open dispute can complicate underwriting.

5. Write a short explanation. A plain letter covering what happened and why it will not recur gives the underwriter context. Keep it factual.

6. Get the file organized. Your statements, ID, and mortgage and property documents should be ready.

Timing note: the file also needs property eligibility. Single-family, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use property are not.

If You’re Declined, You Have Options

A decline is information. It tells you which condition failed: score, leverage, DTI or property.

  • Wait and repair. If the score is the issue, a paid status and time may lift it past a tier.
  • Shrink the ask. A smaller line can fit a lower CLTV tier.
  • Change the structure. If the property sits in an LLC, a DSCR cash-out refinance is a different product with different qualification.
  • Understand the valuation step. Lines at or below $500,000 ordinarily run automated valuation instead of a traditional appraisal. Lendmire’s piece Top Bank Statement HELOC Providers With Approval Before an Appraisal covers how that works.

The right program for your situation depends on the property, credit profile, leverage need and documentation. A broker shopping several wholesale lenders can match the scenario to the program, because charge-off handling differs between them. Availability for these lines covers Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.

Frequently Asked Questions

Does paying off the charged-off card fix my approval?

Not by itself. Paying does not erase an accurate charge-off, but it changes the status to paid, which lenders generally view better. It helps most when the score was the barrier, and it must happen well before the report is pulled, since this network does not rescore.

Can my bank statement income offset bad credit?

No. Bank statements document income. Credit is reviewed separately, and strong deposits do not cancel a negative tradeline. Both tests have to clear.

Does a charge-off on a business card count the same as a personal one?

It depends on the program and on whose credit the account reports under. If it appears on your personal report, expect it to be reviewed. Treatment varies by lender, so ask your broker before you apply.

Will the charge-off drop off before I apply?

Only if enough time has passed. Negatives are generally reported for seven years from the first missed payment, and a later charge-off date does not restart that clock. Until the period ends, the item can still appear on your report.

What if my score is below the investment floor?

On an investment property the credit minimum is 700, so a lower score means that product is not available. Repairing the score, shrinking the line or considering a different structure are the usual paths. Primary residences start at a 600 floor, with leverage tiering down by score.
