If you own a Lubbock rental and you’re hoping appreciation will hand you a fat cash-out check, here’s what most brokers won’t tell you: in this market, proceeds depend far more on how long you’ve held the property and how much rent it produces than on price growth. Values here have barely moved lately. Rents are flat. The owners who pull meaningful capital out are the ones who bought right, added value or hold a property that stacks income.
TL;DR: A DSCR cash-out refinance in Lubbock, Texas is underwritten primarily on the property’s rental income measured against its full monthly obligation, so the path runs from confirming ownership seasoning and appraised value, through a rent and coverage review, to a lender-reviewed file that sizes proceeds under a fixed LTV ceiling.

How Seasoning and the 75 Percent Cap Shape Your Proceeds
Cash-out proceeds in Lubbock are set by three variables: about six months of ownership measured from title recording, a hard 75 percent LTV ceiling on cash-out refinances, and whether rent used for lender review covers the full monthly obligation at a 1.00 benchmark.
A 1.00 DSCR is the standard floor, since rent covers the full payment at that level. Some lenders review lower ratios, but those files usually need lower leverage, stronger reserves or different pricing. Reserves typically run about six months of PITIA, and credit tiers generally start at a 620 floor. What matters most to you is that available equity is not a guaranteed cash number. It is whatever remains after the 75 percent ceiling, the coverage test and reserves are all satisfied. Program details shift between lenders and borrowers, so treat these as guideline ranges, subject to lender review.
Lendmire (NMLS# 2371349) is a DSCR-focused mortgage broker that arranges these files through wholesale lending channels. The brokerage does not approve or fund the loan. For how the coverage ratio is built from rent and monthly obligations, see the guide “What Is a DSCR Loan”.
Appreciation Won’t Do the Work Here
Lubbock is a cash-flow market, not an appreciation market. Zillow puts the typical home value at $212,602, up just 1.4 percent year over year. The Lubbock Association of REALTORS reports a latest monthly median of $249,925. The gap between those two numbers reflects methodology (a typical-value index versus actual sale prices), not a conflict.
Rents tell a similar story, and the sources disagree on the level. RentCafe shows average apartment rent of $1,148, up 0.32 percent. Zumper shows $1,325, down 2 percent. Apartment List shows a $1,196 median, up 1.3 percent. Different definitions, same conclusion: flat.
So where does cash-out equity come from? Three places:
- A purchase discount you captured when you bought.
- Value-add work that lifted rent and appraisal together.
- A longer hold, because the five-year gain of 13.8 percent cited by Amortio is real even if the last twelve months are not.
Investors who bought recently and expected a price run will find the appraisal lands close to what they paid. Tech Terrace is the cautionary example: Homes.com lists a $275,000 neighborhood median home price, and its neighborhood page shows prices down 7 percent over twelve months. The sample is small, so read it as directional.
The Demand Underneath the Flat Numbers
Flat citywide rents sit on top of unusually durable tenant demand. Texas Tech enrolled 46,296 students in the latest fall count, up 3,841 from a year earlier, per the university’s own release. A regional college reports that 76 percent of Texas Tech students live off campus. That is a lot of people needing beds.
The second layer is health care. The HUD comprehensive market analysis names Texas Tech and Covenant Health System among the largest employers, and Covenant describes itself as the largest health care institution in West Texas and Eastern New Mexico. The Dallas Fed puts education at 11.9 percent of local employment, 1.5 times the U.S. concentration. LubbockEDA cites a city population of 273,773 and projects 28 percent growth for Lubbock County by 2060.
Student demand and medical demand behave differently. Students lease on an academic calendar, with local property managers describing May through July as peak leasing season and winter as softer. Hospital and professional tenants lease year-round. An appraiser and a lender will read a campus-adjacent unit with a gap in its lease history very differently from a steady professional tenancy. Keep your lease documentation clean.
On vacancy, the honest answer is that current sourced data is thin. An older HUD analysis put apartment vacancy at 7.6 percent and showed rental permits down 38 percent to 610 units. No source I reviewed shows an oversupply problem. The realistic risk is soft rent growth, not empty buildings.
Where the Coverage Math Holds
Multi-unit properties clear the coverage test in Lubbock more comfortably than single-family homes do, because two rents sit against one loan balance. That is the core structural lever in a market with flat rents.
Start with the single house. Run the numbers on a modeled 3-bedroom rental valued near the citywide median, rented at $1,600 (a modeled assumption inside the $1,500-$1,750 range a local property manager, Meridian, describes for 3-bedroom houses). Refinance it at the full 75 percent LTV and count taxes and insurance at Texas averages, and coverage lands a touch under 1.00. Not a deal-killer, but not a clean pass either.
Now picture a duplex. A new-build listing in the Waters area shows two 3-bed/2-bath units of about 1,600 square feet each, both leased at $1,550 per month, per Homes.com. A separate all-brick duplex on Redfin shows 3BR/2BA units with garages at $1,599 and $1,649. These are single listings, not market averages. Still, modeled at a value in the mid-$300Ks and the same 75 percent ceiling, two doors at those rents push coverage to roughly 1.2 including taxes and insurance. Double the rent. Much less than double the balance.
Lubbock’s multi-unit inventory supports this. Homes.com lists 127 multi-family homes for sale, priced from $44,000 to $2,215,915, with an average of 41 days listed. Redfin shows 121 listings at a $240K median list price, a directional figure from an older snapshot.
DSCR files in markets like this one typically look the same: the single-family refinance sits right at the coverage line, while the small multi-unit clears it with room to spare. Files get stuck on the lease side more than the price side. Month-to-month tenancies, student leases that expire in May and missing rent rolls are what send a file back for more documentation. Gather the leases before the application, not after.
(An LLC-titled property can go through this process too, depending on program guidelines, so check vesting before you start.)
What if your single house lands under 1.00? Options a lender may review include a lower LTV, a sub-1.00 program, or an interest-only structure. Each carries tradeoffs in pricing and proceeds, and qualification stays subject to credit approval, reserves and property review.
Tech Terrace, Overton and the Campus Corridor
Tech Terrace and the neighborhoods around the campus corridor are where income stacking shows up most visibly. Tree-lined streets, classic bungalows and a faculty-housing history define Tech Terrace, per Apartments.com and Apartment List. Listings there include a two-residence property on one lot, with both units leased, and a front 2BR/1BA house paired with a renovated back 1BR/1BA cottage with its own parking, per SellingLubbock. No data exists on how many such properties there are or what rules govern adding one, so treat the house-plus-cottage format as an anecdote that shows the product exists.
For a cash-out owner, here’s the tension. Tech Terrace’s price softness limits appraisal growth. Its income stacking offers coverage headroom. The stronger play might be a two-unit property you already own there, held long enough that seasoning and rent history do the work. An investor trying to buy into it purely for appreciation could reasonably argue the other way. The data doesn’t settle it.
North Overton (modern mid-rise near the stadium) and South Overton (historic mix with Broadway dining access) sit in the same campus orbit. Rent figures for Overton are inconsistent across sources, so model your own rent roll instead of relying on a neighborhood average. The Medical District, tied to University Medical Center, Texas Tech Health Sciences Center and Covenant, draws year-round professional renters, though I found no sourced price or rent data for it. Southwest Lubbock (Lakeridge and Kingsgate) skews suburban and premium, also without sourced numbers here.
Is Cheap Southeast Lubbock Worth Refinancing?
Southeast Lubbock is the lowest-priced multi-unit pocket in the research: Redfin showed 30 multi-family listings at a $170K median list price, against $240K citywide. One listing there pairs a 2BR/1BA side at $800 with a 3BR/2BA side at $950 and claims to meet the 1 percent rule. That claim comes from the seller and is unverified.
On paper, coverage can look comfortable: modeled at that price and the 75 percent ceiling including taxes and insurance, it lands well above 1.00. The catch is everything else. Redfin’s average time on market there is 123 days, versus 41 citywide on Homes.com. Slow-selling submarkets produce thin, stale comps, and an appraiser leaning on older or lower comparables caps your proceeds. Low rents per door leave little margin once you budget for vacancy in the 5 to 8 percent range.
This is a cash-flow play, not a capital-extraction play. If your goal is to pull out a large sum for the next acquisition, a cheap duplex here disappoints. If your goal is to keep the asset and lower your basis, it may work fine.
Putting Proceeds to Work
The proceeds are only useful if the next purchase clears its own coverage test. Given the math above, the natural recycling path in Lubbock is single-family to multi-unit: refinance the house, redeploy into a duplex or small multi-family where two or more rents carry one balance. Investors weighing that move can see what the numbers look like before committing to a purchase contract, or call Lendmire at 828-256-2183. For the broader refinance landscape, read Lendmire’s DSCR cash-out refinance overview. Texas-wide program context is on Lendmire’s Texas DSCR platform.
One note on property type: manufactured homes, log homes and barndominiums fall outside these DSCR programs, which matters in a region with rural-adjacent housing stock. Also verify current local rental rules, taxes and insurance with qualified local professionals before you commit.
Frequently Asked Questions
How long do I have to own a Lubbock rental before pulling cash out?
Typically about six months, measured from the date title was recorded, though individual lenders vary. Because Lubbock values have moved little recently, the wait matters less for appreciation and more for rent history. A few months of documented leases can strengthen the file.
DSCR vs. conventional financing
There are two common ways to finance an investment property in Lubbock, TX, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Will Lubbock’s flat appreciation limit my cash-out amount?
Yes, if you bought near market value. Zillow shows only 1.4 percent growth over the past year. Proceeds are capped at 75 percent of appraised value less your existing balance, so the equity you created at purchase or through improvements matters most. Proceeds are never guaranteed.
Does student housing near Texas Tech cause problems with lease documentation?
Yes, it can. Student units often lease on a cycle that peaks in summer and softens in winter, which can leave gaps or short terms. Lenders typically want a current lease or market-rent support, so a 12-month lease or a consistent renewal history helps. Year-round professional tenants near the medical complex tend to document more easily.
Is a duplex or a single-family house the better cash-out candidate in Lubbock?
Duplexes generally clear the coverage ratio more easily because two rents sit against one balance. A single house at the maximum 75 percent LTV can land just under 1.00 once taxes and insurance are counted. The tradeoff: duplexes can have thinner comps and less liquidity.
Do short-term rentals help Lubbock DSCR lender review?
Not much. Modeled data from Rabbu shows about 28 percent STR occupancy, and DSCR programs typically haircut short-term income anyway. Long-term rental income is the stronger basis for this market.
