If you own a rental in Fort Myers and plan to pull equity out, here’s what most brokers won’t tell you: your purchase price and your hopes for rent don’t set the proceeds. The appraiser’s market rent schedule and today’s appraised value do. A cash-out refinance on an investment property here is a rent-and-value exercise, and both numbers have moved.

The Short Version:
A DSCR cash-out refinance on a Fort Myers, Florida rental is underwritten primarily on the property’s rental income measured against its full monthly obligation, so the appraiser’s market rent schedule becomes the deciding input in a city where average apartment rent has slipped 4.33% year over year, per RentCafe.
- Median sale price sits near $348K, down 2.4% year over year, per Redfin.
- Cash-out is capped at 75% LTV, with about 6 months of seasoning typical.
- Modeled coverage runs near 1.2 in the east-side ZIP and about 1.0 in North Fort Myers.
- Institutional multifamily vacancy hit 17.3%, per Lee & Associates.
- Lee Health’s 16,506 jobs anchor long-term renter demand. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
For Fort Myers, Florida rental property financing, Lendmire helps arrange DSCR loans through lenders operating in 41 markets, including Washington, D.C. Where the Coverage Holds: The East Side and ZIP 33916
The urban core and east Fort Myers, ZIP 33916, is the strongest cash-out market in the city on rent-to-value math. Modeled coverage including taxes and insurance lands around 1.2 at 75% LTV. The catch is thin equity cushions, because price cuts are common there. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
According to the Momentum housing scorecard for 33916, which builds on Zillow, Realtor.com and Census data, the typical home value is about $216,478 and the gross rent yield runs about 9.22%. The same scorecard shows 28.3% of listings carrying price cuts and five-year annualized value growth near 5.2%. These are aggregator estimates, so treat the yield as directional rather than underwriting-grade.
Run the numbers on it (modeled, not sourced): a property at that value, rented at the implied yield, financed at 75% LTV. Full PITIA, meaning principal, interest, taxes and insurance, brings coverage to roughly 1.2. That clears the standard 1.00 benchmark most DSCR programs are built around, with some room. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
The pockets that feed this ZIP are workforce neighborhoods: Dunbar, Tice, Harlem Heights and Pine Manor. On rents, Rent.com lists an average one-bedroom around $1,200 in Dunbar and about $1,000 in East Fort Myers. A cheap entry and a low rent ceiling arrive together. Tenants here skew toward hospital, school, retail and hospitality workers, and the best-fit product is a duplex through fourplex.
Five-year appreciation is a trailing number, not an appraisal. Anyone who bought at a 2021-era basis may not see that basis again at cash-out, so underwrite the refinance off current comps.
North Fort Myers Sits Right at the Line
North Fort Myers, ZIP 33917, models at about 1.0 on the same 75% LTV structure. That’s the benchmark, not a cushion. Momentum’s 33917 scorecard shows a typical value near $293,357, a gross yield of 7.87% and five-year annualized growth of about 3.8%, with 27.6% of listings cutting price. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Higher price, lower yield. Coverage compresses from roughly 1.2 to roughly 1.0 once taxes and insurance are in. This is a toss-up for cash-out. Appreciation-minded owners might hold North Fort Myers for growth, but the DSCR math favors the lower-priced east side, with its faster trailing growth and stronger yield. Files sitting at 1.0 leave no room for an appraiser’s rent schedule coming in light.
Why the Rent Source Decides the Refinance
Fort Myers rent data disagrees with itself, and the gap moves the number by a full tenth or more. Lenders rely on the appraiser’s market rent schedule, not the owner’s preferred figure.
RentCafe reports an average apartment rent of $1,748, down from $1,827 a year earlier. Its two-bedroom average is $1,789 and its three-bedroom is $2,160. Rentcast figures cited by Prop-Metrics put medians at $1,320 for one bedroom, $1,640 for two, $2,630 for three and $2,820 for four. That data is more than a year old, so use it for band shape only.
Picture a three-bedroom house appraised near the $348K citywide median. At the RentCafe three-bedroom figure and 75% LTV, modeled coverage including taxes and insurance comes in just under 1.00. At the Rentcast three-bedroom figure, it reaches about 1.15. The same house can land on either side of the benchmark depending on which rent the appraiser’s schedule resembles. Both are modeled assumptions, not quotes. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Two other details from the Rentcast bands matter:
- Two- and three-bedroom units are the deepest comp pools, so they’re the easiest to appraise.
- A fourth bedroom adds only $190 or so over a three-bedroom, so extra bedrooms don’t buy much extra coverage.
What’s the catch on sub-1.00 files? Nothing fatal, but the options narrow. A lender may review a sub-1.00 program, an interest-only structure or a lower LTV, typically with stronger compensating factors such as reserves or a higher credit tier. Whether any of those apply depends on lender guidelines, credit approval and property review. Lendmire’s primer on DSCR loans lays out how the ratio is built.
Working DSCR brokers see a recurring pattern in soft-rent Gulf Coast markets: the file that stalls is rarely the one with weak credit. It’s the one where the owner’s pro forma was built on last year’s rents. Pulling a current appraisal rent estimate before choosing a loan amount saves a lot of rework.
The Multifamily Glut, and Why Duplex Owners Should Care
Institutional apartments are in oversupply: vacancy hit 17.3% and asking rents fell to $1,673 per unit from $1,837. That’s 5+ unit product, not your fourplex. But it sets the rent backdrop every small-building appraiser sees.
Per the Lee & Associates multifamily overview, the market has shifted from boom to oversupply, with double-digit vacancy. The summarized report adds pricing of $202,866 per unit and a cap rate of 5.96%, and notes that units under construction fell to 5,349 from 6,114 a year earlier. CoStar characterizes the vacancy as a 25-year high.
No reliable vacancy figure exists for 1-4 unit buildings. Institutional vacancy isn’t a stand-in for it. It does tell you concessions are competing with your lease-up, and that a rent schedule built on a lightly occupied neighborhood will lean conservative.
The broker-estimate cap-rate range for workforce housing is 5.5%-7.5%, per Gulf Coast RE Group. That’s a brokerage blog, so treat it as directional. Small buildings in inland workforce pockets sit toward the higher end of that range, which is where they need to sit to carry a 75% LTV refinance.
Seasoning, LTV and What Actually Comes Out
The mechanics are tight and predictable: a 75% LTV ceiling on cash-out, about 6 months of ownership measured from title recording, and a 1.00 minimum DSCR on rent used for lender review versus full PITIA. Those are typical guidelines, and exact terms vary by lender, borrower and loan scenario.
Other parameters worth knowing:
- Credit tiers run at 620, 660, 680 and 700, with 620 as the floor.
- Reserves are typically about 6 months of PITIA, rising to about 9 months above $1,500,000.
- Standard programs reach up to $3,000,000, with smaller balances routed through select lenders in the network.
Proceeds are what’s left after the existing payoff, reserves and the 75% cap applied to appraised value. Nothing in that chain guarantees a cash figure.
Zillow’s home value index shows an average of $309,562, down 7.3% year over year, while Redfin’s median sale price is $348K. The gap is methodology: Zillow’s index covers all homes, Redfin’s covers closed sales. Use the lower figure for a conservative stress test.
Say you own a rental bought near the peak, and the appraisal lands 10% under your purchase price. The 75% cap now applies to the lower number. Proceeds shrink by more than 10%, because the payoff balance stays fixed. The refinance works in a falling market only if the original loan was modest.
Title-held LLCs are common here, and they’re reviewable subject to lender program eligibility. The cash-out refinance details page covers the structure, and Lendmire’s refi programs cover rate-and-term alternatives. Conventional vs DSCR on investor loans comes down to whether you want personal income documentation or property-income review.

Tenant Demand Is the Floor Under the Rent Schedule
Healthcare, schools and grocery employment supply Fort Myers with steady long-term renters, which supports occupancy even while asking rents fall. That matters for refinance files, because a stable tenant base keeps the rent schedule from dropping further.
According to Gulf Shore Business citing FGCU’s Regional Economic Research Institute, Lee Health is the region’s largest employer at 16,506 jobs. The School District of Lee County follows at 12,264 and Publix at 10,445. These are Southwest Florida rankings, not Fort Myers-only. Lee Health lists its Gulf Coast Medical Center at 699 beds, and Lee Health’s new Fort Myers campus is expected to open within a few years. The School District of Lee County reports more than 12,000 employees and 100,000 students.
Students add a second layer. The City of Cape Coral’s education page reports 16,633 students at Florida Gulf Coast University and 15,765 at Florida SouthWestern State College. RentCafe shows 51% of Fort Myers households renting, or 19,539 households. The city itself counts roughly 101,600 residents per Wikipedia’s compilation of Census estimates, inside a Lee County metro of about 875,600.
Demand is steady. Pricing power isn’t. A hospital-adjacent duplex fills, but it won’t command the rent a 2022 pro forma assumed.
Where the Proceeds Go
With prices falling and listings thinning, the best use of cash-out proceeds is often a second workforce-priced small building, not a bigger asset in a pricier ZIP.
DSCR vs. conventional financing
Two common ways to finance an investment property in Fort Myers, FL. They qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Darda Group’s market update shows 953 Lee County single-family closings, down 6% year over year. Inventory stood at 5,101 homes, down 22%, for 5.3 months of supply. Darda also notes some sellers delisting or renting instead. That’s a brokerage blog, so read it as directional. Fewer listings and falling values can coexist, and together they mean negotiating room for buyers who arrive with cash.
Redfin puts time to sale at about 74 days. A refinance that funds a next purchase should be sized on conservative appraisal assumptions, because falling comps shrink proceeds exactly when you need them.
Downtown’s River District carries a higher price tag, and Rent.com lists a Downtown Historic District one-bedroom near $1,295. Yield per dollar of price is lower there. It’s the wrong place to redeploy proceeds if the goal is coverage.
Before committing, confirm current local rental rules, taxes and insurance with qualified local professionals. Then run the numbers with Lendmire or call 828-256-2183 to model a specific property.
Frequently Asked Questions
How much equity can I pull from a Fort Myers duplex?
It depends on appraised value, your existing payoff and the rent schedule. The ceiling is 75% of appraised value, and coverage must still clear about 1.00 on full PITIA. With asking rents down and values soft, current rent and sale comps matter more than purchase price. Reserves of roughly 6 months of PITIA also come out of what you can actually use.
Does 17.3% multifamily vacancy hurt my fourplex refinance?
Not directly. That figure from Lee & Associates covers 5+ unit institutional product. An appraiser sets your rent schedule from comparable small-building rents. Still, heavy concessions at large complexes can pull local rent comps down, so get a current rent estimate before sizing the loan.
Which rent figure will a lender use?
Typically the appraiser’s market rent schedule, not the owner’s estimate, and sometimes the lease if it’s lower, depending on the program. Fort Myers rent sources diverge widely, from RentCafe’s $2,160 three-bedroom average to Rentcast’s $2,630. Model both before you commit.
Can I refinance a property bought within the past six months?
Usually not for cash-out. About 6 months of ownership, measured from title recording, is typical seasoning, though lender programs vary. A rate-and-term refinance may have different timing. The seasoning clock matters most to buyers who rehabbed and want to recycle capital.
Is a four-bedroom worth it for coverage?
Rarely. Rentcast medians show four bedrooms at $2,820 against $2,630 for three. That’s roughly a 7% premium for an added bedroom. Two- and three-bedroom units have deeper comp pools and cleaner appraisals.
Bottom Line: Underwrite Today’s Rents
Fort Myers can still deliver equity-extraction files, but only on current numbers. The east side models near 1.2, North Fort Myers near 1.0, and the gap is large enough to decide which property funds your next deal. The one data point that may reframe the cycle is supply: the multifamily pipeline fell from 6,114 units to 5,349 in a year, per Lee & Associates, and that drop is the first sign the rent slide may be running out of new units to push it.
