The Quick Read: A bank statement HELOC fits an investor who keeps a first mortgage worth holding, can title the property personally or in a revocable trust, and wants a line of credit sized to documented deposit income. A cash-out refinance fits the investor who needs the largest possible lump sum, holds the property in an LLC, or has a first mortgage that no longer deserves protecting. Both are reviewed subject to lender guidelines.
- On an investment property, the network’s HELOC line caps at $500,000 total and 70% CLTV, with a 700 credit minimum.
- A DSCR cash-out on a standard rental tops out around 75% LTV across most of the network, typically with about 6 months of seasoning.
- The HELOC cannot be vested in an LLC. A DSCR cash-out generally can, subject to program eligibility.
- At least 75% of a HELOC line is drawn at closing, so a “line you might use later” behaves more like a loan.
- Tax treatment varies; consult a qualified professional before relying on any deduction.
The word “large” is the hinge. Past a certain size, the line’s caps decide the question before preferences do. Here is how the two products referee each other.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Side-by-Side
The table below shows how a bank statement HELOC and a DSCR cash-out refinance differ on structure and qualification. The HELOC column reflects Lendmire’s wholesale network parameters for investment property. The cash-out column reflects published industry norms and what the network typically sees. Pricing is deliberately absent. It lives in the calculator.
| Factor | Bank Statement HELOC | DSCR Cash-Out Refinance |
|---|---|---|
| Review basis | Documented deposit income plus DTI | Rent coverage of the new payment |
| Documentation | 12-24 months of bank deposits | Lease or rent schedule, appraisal, reserves |
| Existing first mortgage | Stays in place, still counts in DTI | Paid off and replaced |
| Entity vesting | Individual or revocable trust only | LLC usually workable with guarantor |
| Size ceiling (investment) | $500,000 line, 70% CLTV | About 75% LTV on standard rentals |
| Credit floor (investment) | 700 | Often 660 or so, 620 in parts of the network |
| Funds delivery | At least 75% drawn at closing | One lump sum |
| Structure | 5-year interest-only draw, 25-year repayment | 30-year fixed spine, others via select lenders |
| Ineligible collateral | Manufactured, log, barndominium, STR-limited | Manufactured, log, barndominium not offered |
Every figure is subject to lender guidelines and full file review. Reserve expectations vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA on cash-outs.
What Counts as a Large Draw?
A draw is large when it either exceeds the line’s ceiling or forces a bigger combined balance than the property’s rent can carry. The sizing logic is simple. An investment HELOC stops at $500,000 and 70% CLTV. Because that CLTV includes the first mortgage, a property with a sizable balance already owed leaves little room under the cap. And there is no investment tier above $500,000. Lines above that figure exist only for primary residences.
A DSCR cash-out runs on a different clock. Leverage tops out around 75% on a standard rental, and loans typically reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. The loan is sized by two tests at once: enough equity and enough rent. The tighter test sets the cash. Pulling more out raises the new payment, which lowers the coverage number.
Picture an investor with a free-and-clear four-unit property who wants to extract a very large sum. The HELOC route hits the $500,000 line cap first. The cash-out route is limited by 75% LTV and by whether rent covers the larger payment. For this borrower the cash-out is the only product that scales, though the coverage ratio needs to hold. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Now flip it. A different investor owns a rental with a small first mortgage and needs a modest slice of equity. The line leaves that first loan alone and borrows only what is needed, whereas a refinance reprices the entire balance. Same property, opposite answer, because “large” is relative to the equity and the cap.
How Does a Bank Statement Review Actually Work?
It changes only how income is proven, and it is not a no-documentation product. Across the network, the lender totals eligible deposits over the review window, strips transfers and non-income credits, and applies an expense factor to business accounts. The result is averaged over the months reviewed. Reviewers then look at overdrafts, NSF items, unexplained large deposits, and commingled personal and business activity.
Credit and DTI still matter. DTI tops out at 50% on the HELOC, with 45% for profiles from 600 to 679. And the HELOC is qualified on the interest-only payment calculated on the maximum draw, not only what you borrow today. That detail catches borrowers who assume an undrawn line costs nothing in the debt ratio.
DSCR is a separate lane entirely. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A self-employed investor with heavy write-offs and thin tax-return income often finds the property-income test cleaner, since personal income leaves the test. For more on how that lane works, Lendmire’s complete DSCR loans guide covers coverage ratios, credit tiers, and structures.
One caution. Clearing 1.00 coverage is not the same as positive cash flow. DSCR compares rent to PITIA only, so repairs, vacancy, management, utilities, and capex sit outside the calculation.
When the Bank Statement HELOC Is the Better Fit
The HELOC wins when the first mortgage is worth keeping and the draw fits under the cap. Consider four situations.
The low first mortgage. If the existing first loan is one you would hate to give up, a line borrows incremental funds without touching it. Lendmire’s piece Bank Statement HELOC vs Cash-Out Refinance on a Low First Mortgage walks through that decision in detail.
The self-employed owner with deposit-rich accounts. Strong monthly deposits and modest tax-return income describe many business owners. Deposit-based review is built for them, and the investment tier suits a 700-plus score.
Personal or revocable-trust title. The HELOC requires fee simple or leasehold held by an individual or inter vivos revocable living trust. If title already sits there, no restructuring is needed.
A draw comfortably under $500,000. The line size and the 70% CLTV ceiling on investment property both have to work after the first mortgage is counted.
Know the tradeoffs. The line is variable-priced, and pricing floats through both the draw and repayment periods without converting to fixed. The CFPB notes that HELOCs have draw and repayment phases and that payments often rise significantly once repayment starts. On the network’s investment structure, that step comes after a 5-year interest-only draw, when the 25-year amortizing repayment begins. A large draw amplifies the jump.
Think this one through. The idea that you pay only on what you borrow is true, but most of the line is borrowed on day one.
When the Cash-Out Refinance Is the Better Fit
The DSCR cash-out wins when the draw is bigger than a line allows, when an LLC holds title, or when the first mortgage has no sentimental value.
The very large draw. Standard loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures. No HELOC investment tier reaches that.
Entity-held property. An LLC can usually be the borrower on a DSCR cash-out, subject to program terms. The entity on the new note must match the entity on title, and a person typically signs a separate guaranty. Credit, reserves, and experience attach to the guarantor. Deeding a mortgaged property into an LLC first can trigger due-on-sale language in the existing loan, so vesting at the refinance closing is typically the cleaner path.
A short-term rental. STR collateral gets different leverage. Cash-out on an STR sits around 70% LTV, while a standard long-term rental reaches about 75%. Expect a 640-plus score and roughly 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
A first mortgage that is not worth keeping. If the existing loan carries little advantage, replacing it costs less in lost value, and one payoff-and-replace structure is simpler than juggling two liens.
Flexible structure. A 40-year term or interest-only period is available through select lenders in the network. ARM structures exist too.
Here is the catch. “Cash-out” does not guarantee cash. Payoff, costs, reserves, and any prepayment charge come out first. Seasoning, commonly about 6 months, is lender policy measured from recording, and whether a deed into a new entity restarts it depends on the lender. Reserves commonly run around 6 months of PITIA, though conservative files at modest leverage under $1,500,000 can see them waived, and larger loans step up to about 9 months.
Coverage is the other brake. A bigger loan means a bigger payment, so the ratio falls as you pull more out. Many select programs start at 1.00. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better leverage.
Where the General Rule Breaks
Honest edge cases matter more than the headline verdict.
LLC title blocks the HELOC. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on the line. A property already in an LLC needs a vesting change or a DSCR cash-out instead.
Property type can decide it. Manufactured homes, log homes, and barndominiums are not offered, on either side. Condo lines work, including non-warrantable condos, and 2-4 unit properties are eligible. Sub-640 profiles are limited to single-family on the owner-occupied tier, which does not reach an investment line since the investment floor is 700.
Exposure limits. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible for the HELOC. That ceiling does not apply the same way to DSCR portfolios.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year foreclosure path and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
Availability differs. The HELOC is offered in Lendmire’s 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). The DSCR investor platform spans 40 states plus Washington, D.C., 41 markets total.
Stacking more equity is not a cure. A larger equity cushion lowers the payment and can lift coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests, equity and rent.
A Quick Routing Checklist
Run these questions in order.
1. Is the property titled in an LLC? If yes and you will not change title, the cash-out lane is the practical path. 2. Is the draw over $500,000? If yes, an investment HELOC cannot reach it. 3. Is your credit profile 700 or better? Below that, the investment HELOC is out. 4. Is the first mortgage worth protecting? If yes and the draw fits, the HELOC deserves a look. 5. Does rent comfortably cover a larger payment? If not, expect smaller cash-out proceeds or a sub-1.00 select-lender path with adjusted terms.
What Does the Experience Look Like Across the Network?
Across the wholesale partners Lendmire works with, the pattern is consistent. Borrowers choose a HELOC for the first mortgage, then discover the entity rule or the cap. Others choose cash-out for the headline amount, then discover that payoff and reserves shrink the net check. The files that move smoothly tend to settle title and the draw size before choosing the product, not after.
Tax treatment can depend on how the funds are used and how the property is held. Investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s ability-to-repay compliance guide notes that open-end credit plans such as HELOCs sit outside that rule, but a loan may not be structured as open-end credit to evade it. A non-QM label is a documentation channel, not a failed test.
Balanced Verdict
Choose the line when title is personal, the first mortgage is worth keeping, and the draw sits comfortably inside the $500,000 and 70% CLTV investment ceiling. Choose the cash-out when the draw is bigger, an LLC holds title, or the first loan has no value to protect. For many borrowers the deciding question is not which product is cheaper but which one is even available.

Frequently Asked Questions
Will a cash-out refinance make me give up my low first mortgage?
Yes. A cash-out is a new first mortgage that pays off the old one, so the entire balance is repriced. A HELOC leaves the first loan in place, though that loan still counts in DTI and combined leverage. The tradeoff depends on how much the existing loan is worth keeping.
Is a bank statement HELOC available for an LLC-owned rental?
Not on the network’s investment line, which requires title in an individual or revocable living trust. An LLC-owned property typically needs a vesting change or a DSCR cash-out, which is generally workable for entity borrowers subject to program eligibility.
What is the largest investment HELOC available?
The cap is $500,000 total at 70% CLTV, with a 700 credit minimum. There is no higher investment tier. Lines above $500,000 exist only for primary residences, so a larger draw on a rental points toward a cash-out.
Does a bank statement loan mean no documentation?
No. It means alternative documentation. Lenders review 12 to 24 months of deposits, apply expense factors for business accounts, and still run credit, DTI, and collateral review. The loan is reviewed on documented income under the applicable program, subject to lender guidelines.
Can I use a DSCR cash-out if coverage is below 1.00?
Possibly. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Many programs start at 1.00, and stronger ratios generally open better leverage.
