How to Qualify for a Bank Statement HELOC on a Rental Property

How to Qualify for a Bank Statement HELOC on a Rental Property

The Quick Read: To qualify, a self-employed investor documents income with 12 to 24 months of bank statements, holds title as an individual or revocable trust, clears a 700 credit minimum, and keeps combined leverage at or under 70% on the rental, subject to lender guidelines. The line itself tops out at $500,000 on an investment property.

  • Investment-property lines reach 70% CLTV, and a 700 score is a hard floor.
  • Title must sit with the individual or a revocable living trust. LLC-held rentals cannot use this product.
  • Statements prove income. Equity sets the line size.
  • Debt-to-income tops out at 50%, with tighter limits at lower scores.
  • Availability runs through Lendmire’s 16 full-service states, not the wider DSCR footprint.

Self-employed landlords often show thin taxable income because deductions shrink the bottom line. A bank statement HELOC reads deposits instead of traditional personal-income documentation. It tests the borrower, not the rent. Lendmire arranges these lines through select wholesale partners as a broker, never as the lender.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC on a Rental?

It is a revolving line secured by a rental, qualified on average monthly deposits rather than traditional personal-income documentation. The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during a draw period, and warns that falling behind could cost you the home.

On this network, the line is a standalone loan in first or second lien position. Pricing floats and never converts to fixed. At least 75% of the line is drawn at closing. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment.

The idea comes from non-QM lending. HousingWire describes non-QM as alternative documentation for borrowers whose income is real but poorly shown on traditional personal-income documentation. Fewer documents does not mean less underwriting. The file still gets a full review.

Key Terms Defined

CLTV: Combined loan-to-value, meaning the first mortgage plus the new line divided by the property’s value.

Vesting: How title to the property is held, such as an individual, a trust, or an LLC.

Expense factor: A percentage lenders subtract from business deposits, because deposits are gross revenue rather than profit.

Draw period: The stretch when you can borrow from the line, paying interest only on this network.

DTI: Debt-to-income, the share of monthly income that goes to debts.

What Are the Four Gates to Qualify?

Four gates decide the file: title, property type, credit and DTI, and equity. A miss on any one stops it, no matter how strong the deposits look.

Gate What the lender checks Common snag
Title Individual or revocable living trust Rental sits in an LLC
Property Single-family, 2-4 unit, PUD, townhome, condo Manufactured home or mixed-use
Credit and DTI 700 minimum on investment; DTI up to 50% Existing debts crowd out the new line
Equity Up to 70% CLTV, line to $500,000 First mortgage balance leaves little room

On property, non-warrantable condos are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. A 2-4 unit rental needs a 640 score on one of the wholesale structures, which the 700 investment floor already exceeds.

Two more limits matter for portfolio landlords. A borrower can hold three lines at once, and an owner of more than 15 financed properties is not eligible.

How Do Bank Statements Become Qualifying Income?

Underwriters average adjusted deposits over the review window, then test that figure against your debts. The steps run in a fixed order.

1. Choose the statement type. Personal or business statements, over 12 or 24 months. Business accounts need a 680 score for the deposit analysis, which an investment line already clears.

2. Scrub the deposits. Transfers between your own accounts and loan proceeds are not revenue, so they come out. Expect questions about overdrafts, NSFs, large unexplained deposits, and mixed personal and business funds.

3. Apply the expense factor. Business deposits are gross, so a percentage tied to the business type is removed before income counts.

4. Average the result. The adjusted total becomes monthly qualifying income.

5. Test DTI. The new line is qualified on the interest-only payment calculated on the maximum draw, a conservative method. The ceiling is 50%, and 45% for scores from 600 to 679.

Some programs shorten a 24-month review to 12 months if deposits trend down. Treat a declining trend as a flag to explain in advance.

What Rental-Specific Statement Issues Trip Up Files?

Rent deposits that land in the same account as personal spending cause the most trouble. Commingled funds make the scrub harder, and security deposits you owe back are not income.

Short-term rental payouts arrive in lumps from platforms, so a month-by-month view can look uneven. A longer window smooths it. A separate account for rental activity helps every lender read the file cleanly.

Statement documents prove income. They do not prove reserves, so asset statements are a separate item.

How Much Can You Borrow?

Income gets you in the door. Equity sets the size. The CFPB booklet lays out the basic formula: take a percentage of appraised value, then subtract what you owe. On this network’s investment tier, that percentage is 70% CLTV.

Run it with round numbers. Picture a rental worth $400,000 with a first mortgage at 40% of value. A 70% CLTV ceiling leaves room for a line equal to roughly 30% of value. A 700 or 720 score both reach that same ceiling. Higher credit buys eligibility, not extra leverage.

Lines of $500,000 or less ordinarily use an automated valuation, with no traditional appraisal, though a higher CLTV can trigger a secondary valuation. You may also request a full appraisal. Lines run from $25,000 up (Michigan from $10,000). Anything above $500,000 is for primary residences only. The calculator on this page can give an illustrative estimate of the numbers.

What If You Don’t Qualify?

Match the failure to the alternative. Credit under 700 or an LLC deed are the most common reasons for a decline.

Situation Why it fails Alternative route
Rental deeded to an LLC Entity cannot hold title Vesting change, or a DSCR cash-out
Score below 700 Investment floor Build credit, or DSCR cash-out (620 floor in parts of the network)
High DTI Over 50% Pay down debt, or qualify on rent
Deposits don’t support income Scrub or expense factor cuts too much DSCR route tests the property’s rent

A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and entity title is often allowed. It tops out around 75% LTV with about 6 months of seasoning. It is a term loan, not a revolving line. Clearing 1.00 coverage is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation. Our complete DSCR loans guide covers those mechanics.

Ability-to-repay rules do not apply to HELOCs under 12 CFR 1026.43, so each lender’s own guidelines decide what documents it collects.

Three Investor Walk-Throughs

The self-employed duplex owner. Strong deposits, a 720 score, title in her own name. She clears every gate, and equity sets her line size.

The LLC landlord. His portfolio sits in entities. Bank statement lines are off the table until a vesting change. A DSCR cash-out fits the existing structure better.

The multi-property investor. With a dozen financed properties, she is under the 15-property limit, but a housing history is checked across all of them. Late payments on any one can hurt the file. See Lendmire’s piece on whether a bank statement HELOC can fund your next rental.

What Are the Risks?

Pricing floats through the draw and repayment periods. When the interest-only draw ends, payments start amortizing, which raises the monthly obligation. Lenders can also freeze or reduce a line if the property’s value falls or finances worsen. Every borrower should plan for a worst case.

Each added loan also shrinks the next one, because the line tests you, not the rent. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get a bank statement HELOC on a rental property?

Yes, if you hold title as an individual or revocable trust and have at least a 700 score. The investment ceiling is 70% CLTV with a $500,000 maximum line, subject to lender guidelines and in the 16 states Lendmire serves for this product.

Does bank statement qualification mean no underwriting?

No. It changes the income documentation, not the review. Credit, equity, debts, and property type all get checked.

Can an LLC hold the rental?

No. LLCs, corporations, partnerships, and irrevocable or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

How many months of statements do I need?

Twelve or twenty-four months, personal or business. Business deposits are adjusted by an expense factor before they count as income.

Is this the same as a DSCR loan?

No. A bank statement line tests the borrower’s deposits and is revolving. A DSCR loan tests the property’s rent and is a term loan.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Whether deposits or rent tell your story better is the question to settle first.
