How Much Equity Must Stay in an Airbnb After a DSCR Cash-Out?

How Much Equity Must Stay in an Airbnb After a DSCR Cash-Out?

The Quick Read: Usually about 30% of the appraised value stays in an Airbnb, because a DSCR cash-out on short-term-rental collateral typically tops out near 70% LTV, while a cash-out on a standard long-term rental tops out near 75% LTV, which leaves about 25% behind. That is a ceiling, not an entitlement. The final loan is the lower of the leverage cap and what the discounted rent can carry, subject to lender guidelines.

  • Short-term-rental collateral: cash-out up to about 70% LTV, so about 30% equity stays.
  • Standard long-term rental: cash-out up to about 75% LTV, so about 25% stays.
  • Coverage is the second test. On many Airbnb files, the discounted rent limits the loan before equity does.
  • Cash in hand is lower than the gap between the cap and your payoff. Closing costs and holdbacks come out first, and reserves are not released to you.
  • Short-term-rental purchase leverage runs higher than short-term-rental cash-out leverage, so the purchase figure is the wrong number to plan around. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

What Is the Inverse Rule for Airbnb Equity?

The equity that must stay in the property is the inverse of the cash-out LTV cap. If the cap is 70%, you keep 30%. If the cap is 75%, you keep 25%. The rule is simple arithmetic, but the cap itself changes with the collateral type and the transaction.

Across the wholesale network of DSCR lenders that Lendmire works with, most programs treat a short-term rental as a different risk than a lease-backed rental. Nightly income swings with season, reviews, and pricing. So the ceiling on a short-term-rental cash-out sits about five points below the ceiling on a standard rental.

Here is how the numbers line up. These are typical ranges from select lenders in the network, not guarantees.

Transaction Typical max LTV Equity left
STR cash-out refinance Up to 70% About 30%
Standard rental cash-out Up to 75% About 25%
STR purchase Up to 75% on strong files About 25% down

The last row is where investors get confused. A short-term-rental purchase can reach 75% LTV on the strongest files. A short-term-rental cash-out cannot. If you bought an Airbnb at 75% leverage, you should not assume you can pull back to that level later. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Any cash at closing also changes the label. A refinance that covers only payoff and closing costs is a no-cash-out refinance. Once cash comes back to you, it is a cash-out, and the lower cap applies.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s monthly rent divided by its monthly obligation, which tells the lender whether the income covers the payment.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation the rent is measured against.

LTV (loan-to-value): The new loan balance as a percentage of the appraised value.

Haircut: The discount a lender applies to short-term-rental income before testing coverage, because nightly income is less stable than a lease.

Seasoning: The time you must own the property before a cash-out is sized on appraised value instead of cost.

Trailing 12-month history: A year of booking records, such as platform statements, manager reports, or deposits, used to document short-term income.

Why Is Equity Only Half the Test?

Two limits apply to every cash-out, and the lower one sets the loan. The first is the LTV cap: the new loan cannot exceed the cap times the appraised value. The second is coverage: the discounted rent divided by the new payment must clear the program’s floor.

The second test runs on the new, larger payment, not the old one. More cash out means a bigger balance, a bigger payment, and thinner coverage. A paid-off Airbnb has the most room on equity. It can also be the file where coverage binds first.

For short-term rentals, the floor on both purchases and refinances is typically 1.00. That is where many select programs start. A separate select-lender path in the network goes below 1.00, with leverage and terms adjusted. Stronger coverage generally opens better pricing and leverage tiers, but it does not lift the 70% short-term-rental cash-out ceiling.

One more point belongs here. Clearing 1.00 does not mean the property has positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, cleaning, utilities, and capital reserves all sit outside the calculation. An Airbnb can clear the test and still run thin once those costs are counted.

What Does a Worked Example Look Like?

Run the numbers in index units, not dollars. Say a paid-off Airbnb appraises at 100 units of value. At a 70% cap, the loan ceiling is 70% of that value, and the remaining 30% stays as equity. The same property as a long-term rental would reach a 75% cap, so 25% stays as equity. These are modeled inputs, not market data.

Now add the income test. Assume the lender discounts the short-term income by 20%, and that discount puts coverage at exactly 1.00x at the full loan ceiling. In that case equity binds, and you get the whole ceiling amount. Assume instead that the discount is deeper. Coverage falls below 1.00x at the ceiling, so the loan shrinks until the payment fits. Now coverage binds, and more than 30% of the equity stays in the property.

Scenario What binds Result
Modest income discount, coverage holds at the cap Equity (LTV cap) Loan at the 70% ceiling
Deeper income discount Coverage Loan below the 70% ceiling
Appraisal 5% below expectation Equity (LTV cap) Ceiling falls to 66.5 points
Under 12 months of hosting history Documentation Projection used, or file declined

The appraisal row matters. A 95-point appraisal against a 100-point expectation cuts the ceiling from 70 points to 66.5 points. The lender does not absorb that miss. It comes out of your proceeds, and it can push you past the point where the cash-out is worth doing.

How Much Cash Do You Actually Receive?

Net cash is smaller than the gap between the cap and your payoff. The sequence runs in order. Start with the new loan. Subtract the payoff of the existing loan, then closing costs, then any holdbacks. What remains is the cash that reaches you.

Reserves are a separate requirement. They are not released to you. Across most programs in the network, reserves are commonly around 6 months of PITIA. Files above $1.5 million typically step up to about 9 months. Reserves vary by lender, leverage, loan size, and transaction type, so treat those figures as common ranges.

This is why small cash-outs often do not pencil. If closing costs eat most of a thin equity gap, the refinance costs more than it returns. A low-balance or paid-off property has the widest gap, so the math works best there. A recent purchase at high leverage has the narrowest.

What Changes the Answer?

Several file facts move the number, and most of them are about documentation, not equity.

Hosting history. Short-term-rental files usually expect about 12 months of host experience. The strongest evidence is trailing booking history from platform statements, a manager report, or deposits. Some lenders accept a market-data projection, usually at a discount, and mostly for recent purchases or long-term-to-Airbnb conversions. Under 12 months of history, the file may use a projection or may be declined.

Seasoning. About 6 months from the recorded deed is the common expectation for a cash-out on appraised value. Inside that window, the loan is typically sized on the lower of cost or appraisal. Assuming seasoning away is a common reason files get sent back.

Credit. Short-term-rental files typically want a 640 or higher score. Strong scores help pricing and leverage tiers within the cap, but they do not raise the cap.

Loan size. Standard programs reach up to $3,000,000. Smaller balances route through select lenders in the network.

Entity title. A DSCR loan can usually close in an LLC, subject to lender program eligibility. A home equity line generally cannot. If the Airbnb sits in an entity, the platform account name, the lease or booking records, and the entity documents should line up. Lendmire’s piece How Much Equity an LLC Rental Cash-Out Refinance Releases for a Buyout walks through that side of the file.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Some property types are not offered at all. Manufactured homes, log homes, and barndominiums fall outside these DSCR programs.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

How Do Appraisers Value an Airbnb?

The appraiser values the real estate only. Furniture, fixtures, and the booking business are excluded from value. The Nevada Real Estate Division’s reproduction of agency guidance explains that short-term rentals differ from leases because they run nightly, involve furnishings, and use terms-and-conditions agreements, and that the appraiser includes only the real property. That means a strong booking calendar does not raise the value that your LTV cap is applied to.

Rent evidence is a separate question. The standard rent schedule, Form 1007, was built for long-term rent. McKissock’s appraisal education piece explains that the form estimates monthly market rent and that lenders decide how to treat income, short-term rentals included. HousingWire reports that forcing short-term income through that form can produce artificially low coverage ratios, which is why a narrative addendum or a separate short-term analysis is the usual alternative. Class Valuation argues the form cannot support nightly business income at all.

For contrast only, Fannie Mae’s appraiser update has a section on short-term rentals and Form 1007. It is agency material. DSCR loans are not agency products, so its qualifying rules do not govern these files. Its use here is as a window into how appraisers think about the form.

One shortcut to drop: multiplying a nightly rate by 30 does not produce a monthly rent figure. The agency guidance treats that shortcut as inappropriate, and DSCR lenders look for documented history or a disciplined projection instead.

Should You Take the Maximum?

Usually not. The cushion you leave behind does two jobs. It protects the lender if value slips, and it protects you if bookings dip or the appraisal comes in light. A loan sized right at the ceiling has no room for either.

Picture an investor with a paid-off Airbnb who wants proceeds for the next purchase. Across most programs, a purchase reaches about 75% LTV, so the proceeds need to cover that down payment plus reserves on the new file. The cash-out is useful if it funds that gap. It is a poor trade if it buys little and leaves the old property thinly covered on a larger payment.

A few practical tests help. Check coverage on the new payment after the income discount, not on the old payment. Count what you will pay for management, cleaning, and vacancy, because the ratio ignores them. Think about the exit, too: a second refinance later means prepayment terms and costs matter.

There are alternatives. Investment-property home equity lines cap at $500,000 in total and generally require personal or trust title, not an LLC. A no-cash-out refinance can fix the loan structure without touching the equity. Waiting can also make sense if you are inside the seasoning window or short of 12 months of hosting history. For the wider picture on how these programs fit together, see the complete DSCR loans guide.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Pre-Application Checklist

  • Recorded deed date, to confirm seasoning.
  • Twelve months of platform statements, manager reports, or deposit records.
  • Current payoff statement for the existing loan.
  • Entity documents and a platform account that matches the borrower name, if the property sits in an LLC.
  • A reserves statement covering the commonly expected months of PITIA.
  • Local short-term rental permit or registration, where one applies.
  • Current insurance quote that covers the short-term use.

Frequently Asked Questions

How much equity must stay in an Airbnb after a DSCR cash-out?

About 30% on most short-term-rental files, because the cash-out ceiling on that collateral is typically near 70% LTV. A standard long-term rental typically leaves about 25%. Both are ceilings from select lenders in the network, and the final loan is the lower of the leverage cap and the coverage limit.

Can strong rental income raise the cap?

No. A stronger coverage ratio usually improves pricing and can open better leverage tiers, but it does not lift the roughly 70% short-term-rental cash-out ceiling. Strong income does make it more likely that equity, not coverage, is the limit.

What happens if the appraisal comes in low?

The ceiling falls with it, and the gap comes out of your proceeds. A 5% miss on value cuts a 70% ceiling to 66.5% of the original expectation. Some files can pursue an appraisal reconsideration with recent nearby sales and condition support, but the lender decides whether to adjust.

Does an LLC change how much equity stays?

Not the percentage. The cap depends on the collateral and the transaction, not the title. A DSCR loan can usually close in an LLC, subject to lender program eligibility, but the entity documents and platform account name need to match the borrower.

Does clearing the coverage floor mean the Airbnb cash flows?

No. The ratio tests rent against PITIA only. Management, cleaning, vacancy, utilities, and repairs sit outside it, so a property can clear 1.00 and still run thin.
