How Much Can You Borrow With a DSCR Cash-Out Refinance on an Airbnb Rental Property?

How Much Can You Borrow With a DSCR Cash-Out Refinance on an Airbnb Rental Property?

The Quick Read: It depends on two tests, and the smaller number wins: on short-term-rental collateral, a cash-out refinance across Lendmire’s wholesale network tops out around 70% of appraised value, and the larger new loan must still show rental coverage of at least 1.00x, so coverage often limits the loan before equity does. Standard long-term rentals reach a higher cash-out ceiling, and every file is reviewed individually, subject to lender guidelines.

  • Equity test: the cash-out loan on short-term-rental collateral is capped at about 70% of appraised value. A standard long-term rental tops out around 75% on a cash-out.
  • Coverage test: the property’s rent must cover the full new payment (principal, interest, taxes, insurance and association dues) at a 1.00 floor on a short-term-rental refinance.
  • Credit and history: expect a 640 minimum score and about 12 months of hosting history on a short-term rental.
  • Loan size: standard programs run up to $3,000,000, and the net cash you receive is the new loan minus payoff and closing costs.

What Sets the Maximum Loan?

The maximum loan is the lower of two numbers. The first is appraised value times the program’s cash-out loan-to-value cap. The second is the largest loan at which the rent still covers the new payment at the program’s coverage floor.

The second number often decides the result, because a cash-out raises the loan balance and the payment grows with it.

Net cash follows from the loan size. It equals the new loan, minus the payoff of existing liens, minus closing costs. A paid-off property can release more of the cap as cash. A property with a large existing balance releases less.

Why Does Airbnb Collateral Get a Lower Cap?

Short-term-rental collateral carries a lower cash-out cap than a standard rental because its income is less predictable. Across the network, a cash-out on short-term-rental collateral runs up to about 70% LTV, while a cash-out on a standard long-term rental tops out around 75%. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Nightly income swings with season, reviews and local demand. A lease does not lock it in. Lenders reflect that uncertainty in the leverage they allow.

The gap is five points of value, and it matters. On the same property, the same equity releases less cash when the lender treats it as a short-term rental. Plan around the 70% number when the Airbnb income is what supports the file.

For comparison on the purchase side, short-term-rental purchases can reach 75% LTV on the strongest files. A short-term-rental refinance, including a cash-out, is capped lower, at up to 70%. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

The Equity Test, Step by Step

The equity test is simple arithmetic on a percentage of value. Take the appraised value, apply the cap, and subtract what you owe.

Here is a plain illustration using only percentages. Say a property appraises at 100% of value and the existing mortgage balance equals 55% of that value. The 70% cap on short-term-rental collateral leaves 15 points of value as gross proceeds. Closing costs then come out of that figure.

If the same investor owned the property free and clear, the full 70 points would be available before costs. That is why payoff balance is the first thing to check.

A strong appraisal helps this test. A soft appraisal shrinks it. Lenders size the loan on the appraised value, not on what you paid or what you hope the property is worth.

The Coverage Test: Where Most Airbnb Files Get Limited

The coverage test asks whether rent covers the payment. The ratio is monthly rent divided by the monthly principal, interest, taxes, insurance and association dues on the new loan. Short-term-rental programs in the network set that floor at 1.00 on a refinance, and stronger ratios open better terms and leverage.

A cash-out makes the payment larger, so the ratio falls as the loan grows. A file can clear the equity test and still fail here.

There is also a limit on what the ratio tells you. Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, supplies and capital expenses all sit outside the calculation. Treat the ratio as a lending test, not as a profit forecast.

When coverage binds, the lender sizes the loan down until the ratio reaches the floor. The investor then receives less than the equity cap would have allowed.

Worked Example: Which Limit Binds?

The table below uses modeled, illustrative inputs. Values are percentages of appraised value, and the coverage ratios are assumptions, not market data. It shows how one equity-limited file and one coverage-limited file differ.

Step Scenario A Scenario B
Existing balance 60% of value 35% of value
Equity room 10 points 35 points
Ratio at full cap About 1.15x About 0.92x
Binding limit Equity Coverage

In Scenario A, the ratio clears the floor at the full cap, so equity is the limit. The investor can borrow up to the cap, and closing costs reduce the net.

In Scenario B, the equity room looks generous, but the ratio at the full cap falls below 1.00. The lender would size the loan down to the point where the ratio meets the floor. The investor receives less than the equity math suggested. Some investors in this position look at other structures with select lenders in the network, with leverage and terms adjusted, and eligibility depends on the file.

You can tell which limit binds in about a minute. Compute the equity room first, then run the ratio at that loan size. If the ratio holds at or above 1.00, equity is your limit. If it does not, coverage is.

How Lenders Count Airbnb Income

Programs differ in how they count short-term income, and the choice can change loan size as much as the LTV cap does. Three bases are common: trailing platform history, a market projection, or the appraiser’s long-term rent. The network generally expects about 12 months of hosting history on a short-term-rental refinance.

Some programs also count only part of the revenue. That lowers the qualifying income and, with it, the maximum loan.

The sensitivity table shows why this matters. The inputs are modeled assumptions on the same property and the same loan size.

Income basis Illustrative coverage
Full trailing STR revenue About 1.30x
Discounted STR revenue About 1.10x
Appraiser’s long-term rent About 0.90x

The same property can pass on one basis and fall short on another. When the file is close, ask which basis the program uses before choosing a loan size.

Appraisals add a wrinkle. The standard rent schedule form for one-unit rentals is Form 1007, and 2-4 unit properties use Form 1025. McKissock notes that Form 1007 cannot be used to determine or document short-term rental rates. HousingWire reports that the form was designed only to estimate long-term monthly market rent, and that UAD 3.6 will retire legacy forms including Form 1007. Class Valuation makes the same point, warning that forcing short-term income onto that form can give misleading results.

The practical takeaway is that the appraisal sets value, while the income basis comes from the platform history or the program’s method. Do not expect the appraiser’s rent schedule to capture your Airbnb income.

What Reduces Your Proceeds?

Several items come out between the loan amount and the cash you receive. Knowing them in advance prevents surprises.

  • Payoff of existing liens. This is usually the largest deduction.
  • Closing costs. These are paid from the proceeds or brought to the table.
  • Seasoning. About six months of ownership is the common expectation for a cash-out, and some programs measure from the recorded deed.
  • Reserves. These vary by lender, leverage, loan size and transaction type. Around six months of PITIA is common, conservative files at modest leverage under $1,500,000 can see them waived, and larger loans typically step up to about nine months.
  • Prepayment terms. Many DSCR loans carry a prepayment structure, so model it if you may sell or refinance again within a few years.

A larger down payment on a purchase, or a lower balance on a refinance, lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Tax treatment varies; consult a qualified professional.

How Does This Compare With Conventional Cash-Out?

A conventional cash-out tests the borrower, while a DSCR cash-out tests the property. That shift is why many Airbnb owners look at DSCR in the first place.

Factor DSCR cash-out Conventional cash-out
Qualifying basis Property rental income Personal income and debts
Airbnb income Platform history or projection Hard to document
Entity ownership Often allowed Usually personal name
Main limits LTV cap and coverage Debt-to-income ratio

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

If you own several rentals, personal debt-to-income limits tend to run out first. If you hold one rental and have strong salary income, conventional financing may cost less. The right choice depends on the investor profile, the property and the goal. Lendmire’s complete DSCR loans guide covers the full program picture.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Edge Cases That Change the Number

A short history. A recent purchase, or a long-term rental converted to Airbnb, may not have the 12 months of hosting history the network usually expects. Some files can be reviewed on long-term rent instead, but the lower income basis usually shrinks the loan. Lendmire’s piece Short-Term Rental Cash-Out Refinance Options for an Existing Airbnb Property goes deeper on that situation.

Ownership in an LLC. Closing in an LLC is common for rentals, subject to lender program eligibility. The lender will want entity documents and a personal guarantee, with the guarantor’s credit reviewed.

Credit. Short-term-rental files generally want a 640 minimum score. A higher score can improve terms.

Property type. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in the network’s DSCR programs. If your Airbnb is one of those, this product is not available for it.

Loan size. Standard programs run up to $3,000,000. Above $2,500,000 the network generally holds to 30-year fixed structures, while extended terms and interest-only periods are available through select lenders.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent divided by the monthly principal, interest, taxes, insurance and association dues.

LTV (loan-to-value): the loan amount as a percentage of appraised value.

PITIA: principal, interest, taxes, insurance and association dues, the full monthly obligation used in the ratio.

Seasoning: the minimum time you must own the property before a cash-out refinance.

Net proceeds: the new loan, less the payoff of existing liens and closing costs.

Frequently Asked Questions

Can I borrow up to 70% of value on an Airbnb if the rent is strong?

Yes, when the rent covers the larger payment at the 1.00 floor and the rest of the file fits program guidelines. The 70% figure is the ceiling for short-term-rental cash-out, not a promise. A soft appraisal, a weak trailing year or thin coverage can all lower the loan. Eligibility is subject to lender guidelines and credit approval.

Does a larger cash-out lower my DSCR?

Yes. A bigger loan raises the payment, and the ratio is rent divided by that payment. A property that passes comfortably at a modest cash-out can fall below 1.00 near the cap. Reducing the loan amount is one way to bring coverage back to a workable level.

How much Airbnb history do I need?

Expect about 12 months of hosting history on a short-term-rental refinance. Platform statements, matched to bank deposits, are the usual documents. If you lack the history, some programs review long-term rent instead, which usually lowers the loan size.

Is the money I pull out taxable income?

Cash-out proceeds are loan proceeds, so they are generally not treated as income at the time you receive them. How the funds are used can change the tax picture, so confirm the details with a qualified professional.

Can I use the cash for another purchase?

Yes. Many investors use proceeds as a down payment on the next property, or to hold reserves, since reserve rules vary by lender and file. Run the new property’s coverage separately, because it must pass its own test.
