The Quick Read: The loan amount is the smaller of two numbers: appraised value times the short-term-rental leverage cap, or the largest loan the documented rent can support at the coverage floor. Whichever test binds first sets your cash. Both tests run at once on every file.
- On short-term-rental collateral, cash-out and refinance leverage tops out around 70% LTV, a step below the 75% available on a short-term-rental purchase.
- Select programs typically expect a 640 or higher credit score and about 12 months of hosting history.
- Coverage is rent divided by the full monthly payment (principal, interest, taxes, insurance, and HOA dues), with 1.00 as the floor on a refinance.
- Taking more cash raises the payment and lowers coverage, so a strong appraisal alone does not guarantee a big check.
- Every figure here is a typical range from select wholesale-network guidelines, subject to lender guidelines and not a commitment to lend.
A natural first question is what the house is worth. The better question is what the lender will credit as rent, because that number often decides the loan before value does.

What Does a Cash-Out Refinance Mean on an Airbnb?
A cash-out refinance replaces your current loan with a larger one and hands you the difference. The new balance pays off the old lien, covers closing costs, and the remainder comes to you. Any cash back to the borrower makes the file a cash-out, even on a property with no mortgage.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on your W-2 pay stubs.
On an Airbnb, the same mechanics apply with two changes. Leverage is lower than on a standard long-term rental, and the income has to be proven with hosting records instead of a signed lease. Lendmire’s complete DSCR loans guide covers the base product if you want the full picture first.
Key Terms Defined
Cash-out refinance: a new loan larger than the one it replaces, with the difference paid to the borrower.
LTV (loan-to-value): the new loan balance divided by the appraised value of the property.
Coverage ratio (DSCR): the rent credited to the property divided by the full monthly payment including taxes, insurance, and HOA dues.
Seasoning: how long you have owned the property before a lender will allow cash-out, documented by the settlement statement.
Hosting history: how long the property has operated as a short-term rental, shown by platform and bank records. It is a separate clock from seasoning.
Reserves: liquid funds, often counted in months of the full payment, that you hold after closing.
How Does Underwriting Set the Loan Amount?
Underwriting sets the amount in six steps, and the lowest result wins.
1. Eligibility. The lender checks the property type, whether short-term use is allowed, and your ownership time. Across most of Lendmire’s wholesale network, about 6 months of seasoning is the common expectation on cash-out. Manufactured homes, log homes, and barndominiums are not offered in these programs.
2. Appraisal. The appraiser gives an opinion of value and an opinion of rent. The rent opinion comes on Form 1007 for a single unit or Form 1025 for two to four units. Income from hosting does not raise value. McKissock, an appraiser-education publisher, notes that the 1007 documents monthly rent rather than nightly rent or business income, and that business income is excluded from the value of the home.
3. Income evidence. The lender decides what rent to credit. More on that below.
4. Coverage test. Credited rent divided by the new full payment must meet the floor. For short-term-rental refinances in the verified guidelines, that floor is 1.00.
5. Value test. Appraised value times the maximum LTV for short-term-rental cash-out, which is up to 70%.
6. Sizing. The loan is the lower of the value-based cap and the rent-based cap. Credit, reserves, entity documents, title, and insurance then need to clear.
Here is the catch. A cash-out raises the balance, which raises the payment, which lowers coverage. So the more cash you pull, the harder the income test squeezes. Run a file at full leverage and the coverage ratio may be the thing that stops you, not the appraisal.
How Do Lenders Count Airbnb Income?
Lenders count it through documents, because the appraisal form cannot carry it. The Fannie Mae Appraiser Update, reproduced by the Nevada Real Estate Division, says the 1007 calls for an indicated monthly market rent supported by monthly-lease comparables. Multiplying a nightly rate by 30 is not a valid method. DSCR lenders borrow the form names, not the agency rules, but the limit on the form is the same.
So short-term-rental files lean on some mix of these:
- Platform payout statements from the booking site.
- Property-manager statements, if you use one.
- Bank deposits showing about a year of receipts.
- An appraiser’s narrative short-term-rental income analysis.
- A third-party market report, such as AirDNA, for support.
Many programs apply a haircut to gross hosting revenue before it becomes qualifying income. The haircut shrinks the top of the ratio only. The payment stays the same. A file with strong gross receipts can therefore show thinner coverage than the owner expects.
Seasonality matters too. Lenders generally want an actual 12-month history instead of annualizing a few strong months. Your best summer does not set the number. A full year does.
Two Clocks: Seasoning and Hosting History
These are separate requirements and they start on different days. Seasoning counts from the date you took title. Hosting history counts from the date guests started booking.
Picture an owner who bought a house about 6 months ago and listed it three months ago. The seasoning clock may be satisfied. The hosting clock is not, since select programs typically expect about 12 months of host experience on short-term-rental files.
For a deeper look at the ownership clock on its own, Lendmire’s piece How Much a DSCR Cash-Out Refinance Lends on a Freshly Bought Rental covers seasoning and the settlement statement.
Worked Scenarios: Which Test Caps Your Cash?
These are modeled assumptions, expressed as percentages and ratios, not market data.
| Scenario | Binding test | What happens |
|---|---|---|
| Equity-limited | Value test | Strong rent, moderate equity. LTV cap at 70% sets the loan. Coverage stays comfortably above 1.00. |
| Income-limited | Coverage test | High equity, weak documented income after the haircut. Coverage hits 1.00 before the LTV cap does. Loan is cut back. |
| Low-balance property | Value test, small loan | Modest value. Cap leaves a small check, and closing costs eat a large share of it. |
Equity-limited. Say you own a property worth $600,000 with an existing balance well under the cap. At 70% LTV the ceiling is set by value. Rent covers the larger payment with room to spare, so the appraisal drives the outcome. Here a low appraisal hurts most, because it shrinks the cap directly.
Income-limited. Consider a free-and-clear property with a large gap between appraised value and what the lender credits as income. The LTV cap would allow a big loan. But the rent after haircut stops supporting the payment at about the 1.00 floor. The loan comes down until coverage clears. Documents, not equity, decided this one.
Low balance. Cash-out proceeds are what remains after the payoff, closing costs, and any reserves you must hold. On a small loan, fixed costs take a big bite. Compare the net check, not the gross loan.
An illustrative calculator on the Lendmire site lets you adjust LTV and coverage inputs, but it is an estimate, not a quote.
Edge Cases Where the Rule Bends
Short hosting history. Covered above. Seasoning and hosting history are separate, and a short history typically pushes the file toward market rent or lower leverage.
Paid-off property. It is still a cash-out if you take money back. The value test then does all the work, since there is no payoff to subtract, and coverage is tested against the new payment.
Low appraisal. The cap is value times LTV, so a value that comes in light cuts proceeds dollar for dollar at the same percentage. Appraisal reconsideration is a routine request, and it works best with recent nearby sales and condition adjustments. As Class Valuation notes in its trade commentary, the 1007 cannot support short-term-rental income, and a narrative analysis is the better approach when income support is thin.
LLC title. Vesting in an LLC is common on DSCR files, subject to lender program eligibility. Confirm the structure early so entity documents and the title match from the start.
Two to four units. These use Form 1025 instead of the 1007, and each unit’s rent needs its own support.
Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Lender appetite. Not every DSCR lender takes short-term rentals. Across the wholesale network, the programs that do vary on history, haircut method, and leverage. Comparing several is the point of using a broker.
Coverage below 1.00. Here the paths split. A 1.00 floor is where the short-term-rental refinance guidelines start. A separate path through select lenders in the network goes below 1.00, with leverage and terms adjusted. Expect a smaller loan on that route.
How Does This Differ From a Long-Term Rental Cash-Out?
Leverage is the main difference. Cash-out on a standard long-term rental tops out around 75% LTV across most of the network. On short-term-rental collateral it is up to 70%. For the same value, the Airbnb owner takes less cash. Credit expectations also differ: select programs typically look for 640 or higher on short-term-rental files, versus a 620 floor in parts of the network and about 660 on most standard programs.
Loan sizes run up to $3,000,000 on standard programs, and balances below the standard-program minimum route through select lenders in the network. Above $2,500,000 the network generally holds to 30-year fixed structures. Reserves commonly run around 6 months of the full payment but vary by lender, leverage, loan size, and transaction type, and larger loans typically step up from there.
The figures above are the ones for Lendmire’s network.
How Does a Cash-Out Compare With the Alternatives?
| Option | What you get | Main limit |
|---|---|---|
| Cash-out refinance | Lump sum, new loan | Lower leverage on short-term rentals |
| Rate-and-term refinance | New terms, no cash | No proceeds |
| Sale | All net equity | Gives up the asset |
| Second-home loan | Low down payment on a purchase | Day limits, personal income documents |
A rate-and-term refinance is a different product with its own leverage and sometimes lighter reserve rules, but it does not put money in your hand. A sale converts equity to cash and ends the income. Second-home financing is a purchase tool with restrictions on rental days and personal documentation, so it rarely fits an active host.
Clearing the coverage test is also not the same as positive cash flow. The ratio compares rent to the full monthly payment only. Cleaning, platform fees, utilities, management, vacancy, and repairs all sit outside it. A file can pass at 1.00 and still run thin once those costs land.
What Can You Do With the Cash?
Most investors use proceeds for one of three things: renovations that keep the listing market-rate on reviews, a down payment on the next rental, or paying down higher-cost debt. The loan itself is business-purpose, so use of funds is not what the lender is sizing. The payment is.
One planning point. Every dollar you take raises the payment that your Airbnb income must cover. Pull only what the next project needs. Taking less lowers the payment and lifts coverage, which can help the file clear the first time.
Documents That Keep the File Clean
Missing paperwork is one of the most avoidable sources of delay. Assemble these before the file goes in:
- Twelve months of platform payout statements and matching bank deposits.
- Property-manager statements, if one is used.
- Entity documents and operating agreement, if the property is in an LLC.
- Settlement statement from purchase, to prove seasoning.
- Current insurance quote that covers short-term rental use.
- HOA questionnaire, if applicable.
- Reserves documentation, matching the lender’s month count.
The borrower also signs business-purpose and non-owner-occupancy documents. Make sure the occupancy language matches how you actually use the property.
Frequently Asked Questions
Can I cash out on an Airbnb I just bought?
Usually not right away. About 6 months of seasoning is the common expectation across most of the network, and short-term-rental files typically also want about 12 months of hosting history. If the history is short, the file may be reviewed on long-term market rent at lower proceeds. Eligibility is subject to lender guidelines.
Does the appraiser count my Airbnb income?
No. The appraiser gives a market value and a monthly market rent from Form 1007 or 1025. Hosting income is documented separately through platform and bank records, and a narrative income analysis can add support. Income from hosting does not raise the appraised value.
Why is Airbnb leverage lower than on a regular rental?
Short-term income swings with season and demand, so programs hold back more equity. Cash-out on short-term-rental collateral is up to 70% LTV, against around 75% on standard rentals. Purchases can reach 75% on the strongest short-term-rental files. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Can an LLC own the property?
Yes in many cases, subject to lender program eligibility. Entity documents, title, and insurance need to match. Confirm the vesting early so the file does not stall over a name mismatch.
Does passing the coverage test mean the property cash flows?
No. The ratio counts only the full monthly payment against credited rent. Repairs, cleaning, fees, utilities, management, and vacancy fall outside it, so run those costs separately.
