Best Bank for Investment Property HELOC

Best Bank for Investment Property HELOC

The Quick Read: No single bank is best for an investment property HELOC, because the right answer depends on how the property is titled, how much equity you hold, and whether your personal credit and debt-to-income carry the file. Few institutions write this product on rental collateral, and the ones that do underwrite the borrower, not the rent. Through Lendmire’s wholesale network, an investment line follows tight, specific rules.

  • Investment lines in the network cap at 70% CLTV and $500,000, with a 700 credit minimum.
  • Credit above 700 buys eligibility, not extra leverage. The 720 and 700 tiers both top out at 70% CLTV.
  • The borrower, or a revocable living trust, must hold title. An LLC cannot.
  • Pricing floats through draw and repayment and never converts to fixed.
  • Lendmire arranges these files in 16 states, a narrower footprint than its DSCR platform.

Ask the “best bank” question the way an operator would. Which kind of lender writes this product on a rental, and does your file fit its box? A big bank may decline outright. A credit union or portfolio lender may say yes with strict terms. A broker can place the file with a lender whose guidelines match it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a HELOC Is (and Why Rentals Complicate It)

A HELOC is a revolving line secured by property equity. The federal consumer-finance regulator’s HELOC explainer describes an open-end line you can borrow against repeatedly during a draw period. After that, the repayment period begins, and payments are often significantly higher. In some cases the whole balance comes due.

That framework was written around owner-occupied homes. Put a tenant in the property and lenders see more default risk. Many institutions simply don’t offer the product on non-owner-occupied collateral. Those that do lean on personal credit and conservative combined leverage.

How Underwriting Treats an Investment Line, Step by Step

An investment-property HELOC is underwritten on the borrower first and the property second. Here is the sequence on a typical file in the network.

1. Collateral and lien position. The rental secures the line. It can sit in first or second lien position. Available equity is value times the CLTV cap, minus what is owed on any existing mortgage.

2. Credit. Investment lines require a 700 minimum. The network program uses a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores aren’t available.

3. Debt-to-income. The ceiling is 50%, and the line is qualified on the interest-only payment calculated on the maximum draw. Not the amount you plan to draw. The maximum.

4. Valuation. An investment line tops out at $500,000. Full appraisals begin only above that amount, so these files run in the automated-valuation lane and commonly close with no traditional appraisal. A higher CLTV can trigger a secondary valuation, and a borrower may request a full appraisal.

5. Property and title. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

6. Draw and repayment. Investment lines run one structure only: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats throughout.

Every figure is subject to lender guidelines and full file review. This is not a commitment to lend.

The Ceiling Is 70%, and Credit Above 700 Doesn’t Raise It

Here is the catch most shoppers miss. The investment table has two tiers, 720 and 700, and both land at 70% CLTV up to $500,000. A 780 score doesn’t unlock a 75% line. It makes the file easier to review, nothing more.

Other occupancies behave differently. Primary residences and second homes can reach higher CLTV, and 90% exists only at a 720-or-better profile. Never carry those numbers over to a rental. The network figure for an investment property is 70% CLTV with a 700 floor. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Run a quick equity picture. Say a rental is worth $400,000 and the first mortgage is paid down well below the 70% line. Available room is the value times 70%, minus the balance. Whatever is left is the most the line can be sized to, and the $500,000 cap rarely binds on a property that size. The calculator on this page will do the dollar conversion as an illustrative estimate.

Which Lender Types Say Yes?

Lender type matters more than brand. Treat any named-bank list you find online as stale. Programs change often.

Lender type Flexibility Typical friction
Big retail banks Low Often decline non-owner-occupied
Regional and community banks Moderate Strict CLTV, relationship needed
Credit unions Moderate Membership, smaller line sizes
Portfolio lenders Higher Keep loans in-house, set own rules
Broker with wholesale access Wide menu Subject to program terms and state

A portfolio lender, meaning a community bank or credit union that holds loans on its own books, is often the most reliable source, as Taxstra’s overview notes. That is soft support from a tax-advisory site, so treat it as direction rather than proof. The advantage of a broker is comparison. Across a wholesale network, guidelines differ by lender, and a file that fails one box can fit another.

Where the General Rule Breaks

Five edge cases derail investment HELOC files more than any others.

Entity title. This is the sharpest structural difference from a DSCR loan. In the network, the borrower or a revocable living trust holds title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A rental already deeded to an LLC needs a vesting change, or the better route is a DSCR cash-out refinance, subject to program terms.

Portfolio size. A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible. Large landlords hit this wall quickly.

Property already listed. In NC, PA, TN, TX, and WA, a property listed for sale, or listed within the past 60 days, is ineligible.

Seasoned derogatory history. Bankruptcy needs 4 years from discharge or dismissal. Foreclosure-family history on investment files follows a 7-year path for a foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.

State availability. Lendmire arranges HELOCs in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Michigan’s line floor is $10,000. Texas properties are limited to 10 acres, and Texas investment properties are eligible as non-homestead transactions. New Mexico and Ohio apply a CLTV cap tied to the credit profile.

The Payment Cliff Nobody Stress-Tests

The draw period is the comfortable part. The CFPB’s brochure notes some plans allow interest-only payments during the draw, so nothing goes toward principal. When repayment starts, the schedule can reset sharply.

On a rental, that matters twice. Pricing floats across both the draw and repayment period and never converts to fixed. And the property that secures the line is also the property whose cash flow has to carry it. Picture an investor whose rental covers the interest-only draw with room to spare. When the 25-year amortization begins, principal joins the payment, and coverage that looked comfortable can tighten. Model the repayment phase before you draw, not after.

An investor comparing this against a first-lien cash-out should also remember what the DSCR math does and doesn’t say. Coverage compares rent to the full monthly obligation. It doesn’t account for repairs, vacancy, management, utilities, or capex, so clearing 1.00 is not the same as positive cash flow.

HELOC or DSCR Cash-Out? A Decision Table

An investment HELOC suits a W-2 or well-documented borrower, titled personally, with a modest cash need. A DSCR loan suits the investor whose strength is the property, not the paystub.

Factor Investment HELOC DSCR cash-out
Underwritten on Personal credit and DTI Property rent vs. debt
Title Individual or revocable trust LLC possible, per program terms
Max leverage 70% CLTV Around 75% on cash-out
Size Up to $500,000 Up to $3,000,000 on standard programs
Structure Floating, never fixed 30-year fixed spine

Cash-out on a standard rental tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. Short-term rentals run lower, with cash-out at 70% on STR collateral. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA. Details sit in Lendmire’s complete DSCR loans guide. Investors weighing the line itself can also read Lendmire’s piece Best HELOC For Investment Property.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted.

How to Approach a Lender

Show up with a clean file and ask pointed questions.

  • Documents: ID, bank statements, traditional personal-income documentation, current lease or rent evidence, the mortgage statement, and proof of title vesting.
  • Ask first: Does the lender write non-owner-occupied lines at all? Which CLTV cap applies after the new line? Can title sit in a trust? How are floating adjustments handled?
  • Ask about the end: What happens at the end of the draw period? Can the line be replaced or refinanced?

If you’re declined, the usual next steps are a vesting change, a smaller line, or a first-lien DSCR cash-out. Using a primary-residence line to fund rentals is a different product with different rules.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.

Draw period: The stretch when you can borrow against the line, often interest-only.

Repayment period: The phase after the draw, when principal is amortized and the line closes to new borrowing.

Automated valuation: A data-driven value estimate used in place of a full appraisal.

Vesting: How title is held, such as an individual or a revocable living trust.

DSCR: The ratio of monthly rent to the full monthly property obligation.

Frequently Asked Questions

Which kind of bank is most likely to approve an investment property HELOC?

Portfolio lenders, meaning community banks and credit unions that keep loans on their own books, are usually the likeliest to say yes. Large retail banks often decline. A broker with wholesale access can compare guidelines across several lenders at once.

Can an LLC take out an investment property HELOC?

Not in this network. Title must be held by the individual borrower or a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance may be the better fit, depending on program guidelines.

How much can I borrow against a rental?

Investment lines in the network reach 70% CLTV, up to $500,000, with a 700 minimum credit profile. There is no tier above that on an investment property. Every file is individually underwritten and subject to lender guidelines.

Is the interest on a rental HELOC tax-deductible?

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What happens when the draw period ends?

Borrowing stops and the line moves into the 25-year repayment phase, where payments include principal. Pricing floats the whole way and never converts to fixed. Model that payment step before drawing.
