HELOC for Investment Property in 2026: What Lenders Look For

HELOC for Investment Property in 2026

The Quick Read: A home equity line on a rental is available only through a narrow set of lenders, and the file is judged on you as a borrower more than on the property’s rent. On our wholesale network, an investment line tops out at 70% combined loan-to-value (CLTV, meaning the first mortgage plus the new line against the property’s value) and $500,000. The credit floor is 700.

  • Investment-property lines cap at 70% CLTV and $500,000, subject to lender guidelines.
  • Credit of 700 or better is the floor. Scores above 700 do not buy more leverage.
  • The borrower must hold title personally or in a revocable living trust. An LLC cannot.
  • Pricing floats for the whole life of the line. It never converts to fixed.
  • A DSCR cash-out refinance is the usual alternative when the property sits in an LLC or the line is too small.

Big banks often say no to this product outright. The ones that say yes tend to ask for more than they would on your own home. Here is how the file actually gets read.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a HELOC on a Rental, Exactly?

A HELOC is a revolving line secured by property. You borrow what you need, repay it, and borrow again. The CFPB explains that you can spend up to the limit during a set “draw period,” and it uses a 10-year draw period as its example.

On a rental, the line can sit in first or second lien position. Most investors already have a mortgage, so the line usually sits behind it. The first mortgage stays untouched. A cash-out refinance, by contrast, pays the first mortgage off and replaces it.

Two things surprise new investors. First, payments can change even when you draw nothing new, because the rate is variable. Second, the line has an end. After the draw period, you move into repayment, and some plans can demand the full balance at once.

How Do Lenders Underwrite an Investment HELOC, Step by Step?

Underwriting a rental line follows a fixed order, and a failure at any step stops the file. The order below is how most files we place move through review, subject to lender guidelines.

1. Occupancy and title. The lender confirms the property is an investment property and that you hold title as an individual or in a revocable living trust. LLCs, corporations, partnerships and irrevocable or land trusts cannot hold title on these lines.

2. Credit. The lender pulls one score keyed to the primary wage earner. The report must be no more than 90 days old at closing. The floor on an investment line is 700.

3. Equity. The lender adds the first mortgage balance and the requested line, then divides by the property value. That CLTV must stay at or below 70%.

4. Valuation. Because an investment line caps at $500,000, it normally runs an automated valuation with no traditional appraisal. A full appraisal is required only above $500,000, though you can request one.

5. Debt-to-income (DTI). The lender compares your monthly debts to your income. The maximum is 50%, and a ratio above 45% requires a 680 score. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

6. Exposure check. You can hold three lines at most. Owning more than 15 financed properties makes you ineligible.

Notice what is missing. The rent does not set the line size or replace your income. Rent may support the file, but this is personal underwriting. A DSCR loan flips that: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide walks through that other test.

What Leverage and Size Can You Expect?

On an investment property, the ceiling is 70% CLTV, and the maximum line is $500,000. Credit at 720 and credit at 700 both reach that same 70%. A higher score buys eligibility, not extra leverage.

Compare that with your own home. A primary-residence or second-home line can reach 90% CLTV, but only with a 720 or better credit profile. A primary-residence line above $500,000 also needs 700 or better (720 on the longer-runway structure) and a full appraisal. None of that carries over to a rental. Don’t read a primary-residence figure as a rental figure.

Lines run $25,000 to $750,000 overall, with the investment piece capped at $500,000. At least 75% of the line is drawn at closing.

How Does the Line Behave After Closing?

The investment structure is a 5-year interest-only draw, followed by a 25-year fully amortizing repayment. Both phases float. The rate never converts to fixed.

That matters for cash flow. During the draw, you pay interest only. When repayment starts, principal joins the bill, and the monthly obligation steps up. Run your rental numbers at the repayment stage, not just the draw stage.

Also remember the lender can freeze or shrink a line if values fall or your finances weaken, according to a credit union copy of the federal booklet. If your plan needs the line open to fund the next flip, that is a real risk. A fixed loan does not have it.

Where the General Rule Breaks

The standard path works for a personally titled single-family rental. These cases bend it.

Property already in an LLC. This is the sharpest dividing line. The property must be deeded to you or a revocable trust, or you skip the line. A DSCR cash-out refinance can close in an LLC, subject to program eligibility.

Property types. Single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties, and agricultural zoning are not offered. Short-term rentals sit in the same property pool.

Listed property. In Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington, a property listed for sale, or listed in the past 60 days, is ineligible.

Older derogatory credit. A bankruptcy needs four years of seasoning. Investment files follow a seven-year path for foreclosure and four years for a deed-in-lieu or short sale.

Where we can arrange it. Lendmire brokers these lines in 16 full-service states, narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

Pull Equity From Your Home Instead?

Many investors skip the rental and borrow against their primary residence. The leverage ceiling is higher there, up to 90% CLTV at a 720 or better profile. The tradeoff is risk: your own home now secures the investment debt.

That is a judgment call. A rental line keeps the debt on the investment. A primary-home line may carry looser terms. Neither is free. If the deal fails, the collateral you can lose is different.

For lenders that handle this product, Lendmire’s piece on investment property HELOC lenders covers who tends to offer it.

HELOC or DSCR Cash-Out: Which Fits?

The two loans test different things. Pick based on what the file looks strong at.

Factor Investment HELOC DSCR cash-out
What is tested You: credit, DTI, equity Property rent vs. payment
Max leverage (network) 70% CLTV, investment Around 75% LTV, standard rentals
Title Individual or revocable trust LLC possible, per program
Structure Variable, never converts Fixed spine; options by lender
Size Up to $500,000 Up to $3,000,000 on standard programs
Lender freeze risk Yes No

On a DSCR cash-out, 1.00 coverage is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Short-term rentals use lower leverage on cash-out, topping out at 70%. Seasoning of about six months is the common expectation on cash-out files.

Clearing 1.00 does not mean positive cash flow. DSCR counts rent against the full monthly payment on the property (principal, interest, taxes, insurance and any HOA dues). Repairs, vacancy, management and capex sit outside it. Your own budget still has to cover those.

A self-employed investor with thin traditional personal-income documentation and a strong rent roll often fits DSCR better. A salaried investor with large equity, a single-family rental in their own name and a need for staged draws fits the HELOC better. How Do Investors Stress-Test Before Borrowing?

A line is easy to take and easy to regret. Before you sign, run three checks.

  • Payment shock. Model the repayment-phase obligation, not the interest-only phase. Assume the floating rate moves against you.
  • Vacancy. Hold the rental empty for a few months in your budget. Does your personal income still carry the line?
  • Freeze. If the lender froze the line tomorrow, could you finish the project without it?

The strongest files clear two tests: enough equity and enough income. A bigger down payment or lower balance helps both, but it never erases a leverage cap or credit floor.

What About Taxes?

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV: Combined loan-to-value. It adds every loan on the property and divides by the property’s value.

Draw period: The stretch when you can borrow from the line. On our investment structure it is five years, interest-only.

Repayment period: The phase after the draw ends, when principal and interest are due. Our investment structure runs 25 years.

DTI: Debt-to-income. Your monthly debts divided by your monthly income.

DSCR: Debt service coverage ratio. Monthly rent divided by the property’s full monthly payment.

Lien position: Where a loan stands in line for repayment if the property is sold or foreclosed.

Frequently Asked Questions

Can I get a HELOC on a rental I own in an LLC?

Not directly. The line requires title in your name or a revocable living trust. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead, subject to program terms.

Does a higher credit score raise my leverage on an investment line?

No. A 700 score and a 720 score both reach 70% CLTV on an investment property. Above 700, the score helps eligibility and pricing, not the ceiling.

Will the lender order an appraisal?

Usually not. Lines at or below $500,000 ordinarily use automated valuation, and an investment line cannot exceed that size. You can still request a full appraisal.

How much of the line do I have to draw at closing?

At least 75%. That is worth knowing before you apply, because interest accrues on the drawn amount from day one.

Is the rate fixed after the draw period ends?

No. Pricing floats through both the draw and the repayment period and never converts to fixed. Your payment can shift even when you draw nothing more.
