The Quick Read: A bank statement HELOC lets a self-employed owner qualify for a home equity line on documented business deposits instead of tax-return income, while credit, equity, debt load and title are still fully reviewed. It is not a business loan, and it is not a light-documentation shortcut. The line is secured by your house.
- Deposits over a set window, often 12 or 24 months, replace traditional personal-income documentation as the income proof.
- Lenders strip out non-income deposits and, on business accounts, apply an expense factor.
- Your personal credit and your home’s equity drive the outcome, not the restaurant’s own credit.
- Investment-property lines are available only on tighter terms than owner-occupied lines.
- Lendmire’s home equity line programs are available only in 16 full-service states, so the property’s state decides eligibility. Charleston, South Carolina and Charleston, West Virginia are both outside that list.
Restaurant and shop owners get stuck on a simple problem. The business looks healthy in the bank account and thin on the tax return. This guide walks through how the product works, how a lender reads your statements, and where it breaks.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
One state note up front. Lendmire’s home equity line programs are limited to 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Neither South Carolina nor West Virginia is on that list. If you own a home in a listed state and run a restaurant or shop elsewhere, the home’s location is what counts. If you own a home in Charleston itself, this product is not available there through Lendmire, and the mechanics below are for comparison.
Why Charleston Owners Get Stuck With Returns
Write-offs, depreciation and owner pay decisions shrink taxable income. That is legal and sensible for tax purposes. It is a problem when a lender divides your reported income into a payment.
Restaurants and retail shops add a second wrinkle: uneven months. Trade in a visitor-heavy city swings with the season. A traditional income average built from two years of traditional personal-income documentation can miss both the good months and the stable base underneath them.
A bank statement approach measures cash moving through your accounts instead. If your returns understate what the business really produces, Lendmire’s piece Bank Statement HELOCs for Owners Whose Returns Understate Income covers that gap in more depth.
How Does Underwriting Treat Your Statements?
Underwriting converts deposits into a monthly income figure in a fixed sequence. Across the wholesale network where Lendmire places these files, the logic is consistent even though the details change by lender.
1. Choose the window. Programs commonly average personal, business or combined statements over 12 or 24 months. Your window choice can matter if your year is lumpy.
2. Remove what isn’t income. Transfers between your own accounts, loan proceeds, gifts, refunds and one-off credits usually come out. Large unexplained deposits need backup.
3. Apply an expense factor on business accounts. This is a haircut for operating costs, set by the program, not by you. Personal-account programs often skip it, but the deposits still have to trace to business revenue.
4. Average it. Eligible deposits divided by months, reduced by the factor, give monthly qualifying income.
5. Test debt load. More on this below, because it surprises borrowers.
6. Review the collateral and the person. Credit, combined loan-to-value (CLTV, the first mortgage plus the new line divided by home value), occupancy, title and valuation all get checked.
That last step is why “bank statement” never means “no checking.” The income proof changes. Everything else stays.
How Different Deposits Typically Land
| Deposit type | Typical treatment |
|---|---|
| Card-processor settlements | Usually counts as sales |
| Delivery-app payouts | Counts, already net of commissions |
| Cash deposits | Counts only if traceable to sales records |
| Sales-tax and payroll pass-throughs | Often treated as non-income |
| Transfers from your own accounts | Removed |
| Loan proceeds or one-off credits | Removed |
Treatment varies by lender and is subject to lender guidelines. Use it as a map of where questions come from, not a promise.
A Worked Example
Say a shop’s business account shows eligible deposits averaging an index of 100 per month over the chosen window. Assume, purely for illustration, a program that applies a 50% expense factor. That is a market-style example, not a network term. Qualifying income becomes 50 on the same index.
Now the debt-load test. On this network, maximum DTI is 50%, with 45% as the cap for credit profiles from 600 to 679. A ratio above 45% requires at least a 680 score. The payment tested is the interest-only payment on the maximum draw, so a large line counts at full size even if you borrow a fraction of it.
Many owners miss that. A line sized for flexibility can use up your debt-to-income room before you draw a dollar.
If a CPA-prepared profit-and-loss statement or expense letter is accepted by the program, it can replace the default factor. For restaurants, with heavy food and labor costs, that letter often matters more than it does for a retail shop.
Where the General Rule Breaks
Restaurants. Card settlements, delivery payouts and cash all post differently. Sales tax and payroll pass through the same account, and a slow month drags a 12-month average. A 24-month window can smooth one rough season, or it can pull in an older, weaker stretch. Run both before you choose.
Shops. Inventory purchases, returns and chargebacks affect the deposit stream. The most common file problem is commingling: personal spending and business deposits in one account. Separate the flows well before you apply.
Seasonal or irregular income. Irregular income does not disqualify you. Federal regulators have long recognized that a lender can still find repayment ability when self-employment income is seasonal or irregular, though that guidance addresses closed-end mortgages.
Title held in an LLC. Many owners hold their property through an entity. On this network, LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on a HELOC. Only the individual borrower or a revocable living trust can. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out loan instead. Lendmire’s piece Bank Statement HELOCs for Owners Holding Title in an LLC covers that fork.
Property type. Single-family homes, 2-4 units, PUDs, townhomes and condominiums are eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural property are not offered. If your shop sits under the apartment you want to borrow against, that mixed-use building is not offered.
How Much Can You Borrow?
Leverage depends on occupancy, and the ceilings differ sharply.
| Occupancy | Top CLTV | Credit needed | Max line |
|---|---|---|---|
| Primary residence | 90% | 720+, up to $500,000 | $750,000 |
| Second home | 90% | 720+, up to $500,000 | $500,000 |
| Investment property | 70% | 700+ | $500,000 |
On a primary residence, the 90% figure exists only at a 720-or-better profile and only for lines up to $500,000. Lines up to $750,000 on a primary residence run at 75% CLTV with a 700+ score. Lower credit tiers step down: a 640 score caps a primary residence at 80%, and the program floor is 600. The line is the room left after your first mortgage: value times the CLTV cap, minus existing liens.
Most owners borrow against their primary home. Investment-property lines are a narrower product, with a 70% ceiling and a 700 minimum score.
The structure is a standalone line in first or second lien position. On a primary residence or second home you pick one of two draw structures: three years of interest-only draw with a 17-year repayment period, or five years with a 25-year repayment period. Investment lines run only the five-year structure. At least 75% of the line is drawn at closing, and pricing floats through both phases without converting to fixed. Later draws carry a $1,000 minimum in most states.
For lines at or below $500,000, valuation is ordinarily automated, with no traditional appraisal, though a higher CLTV can trigger a second valuation. Every line above $500,000 needs a full appraisal. Any borrower may request one.
Credit is read from a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing. A bankruptcy needs 4 years of seasoning from discharge or dismissal. A borrower can hold up to three lines, and anyone with more than 15 financed properties is not eligible. Every figure is subject to lender guidelines and full file review.
Bank Statement HELOC or DSCR Cash-Out?
If your first mortgage is low-cost and you want to leave it alone, a line sits beside it. If you are tapping a rental, a DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It replaces the first mortgage rather than adding a second one.
On this network, a cash-out refinance tops out around 75% LTV, with about 6 months of seasoning as the common expectation. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. The strongest leverage tiers want 700+. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management and capital costs sit outside that calculation.
The complete DSCR loans guide lays out the full comparison. The short version: choose the HELOC when your own deposits are strong and the first mortgage is worth keeping. Choose DSCR when the property’s rent is stronger than your personal documentation.
Is This a Business Loan? No.
A bank statement HELOC is personal credit secured by your home, used to put business cash flow to work. The statements simply document your income. It is not a commercial loan, and it does not finance a restaurant’s own building.
The federal ability-to-repay rule illustrates how this works. Its scope paragraph excludes home equity lines governed by the open-end rules. In practical terms, no federal rule dictates which income documents a lender must use for a line, so each program sets its own standard. That is a reading of the rule’s scope, not an official statement.
The risk is real. Falling behind or being unable to repay on schedule could cost you your home. Renting your home out to others may also be prohibited under the line’s terms, so it is worth reading those terms before you rely on rental income to service the debt.
Who Should Skip It
- Owners whose deposits are mostly cash that never reaches a traceable sales record.
- Owners who intend to use the line as the business’s operating cushion. Business debt on a home is risky when revenue dips.
- Anyone with a thin cushion. The line is tested on the maximum draw, and at least 75% is drawn at closing.
- Borrowers with deeds in an LLC and no appetite to change vesting.
- Owners whose home is in South Carolina or West Virginia, since neither state is among the 16 where these lines are offered.
Before You Apply: A Checklist
1. Separate personal and business flows now, not at application. 2. Document large one-time deposits with a paper trail. 3. Decide whether a 12- or 24-month window shows your income better. 4. Ask your CPA whether an expense letter or profit-and-loss statement can help. 5. Pull your own credit and check the 600-to-720 tier you fall into. 6. Confirm the home you would borrow against sits in one of the 16 states listed above. That is narrower than the 41-market DSCR footprint.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
If you are considering a home equity line and want to see how the numbers work, Lendmire, a mortgage broker arranging financing through select lenders in its wholesale network, can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage and your goals. This is not a commitment to lend.
Frequently Asked Questions
Can I get a HELOC without traditional personal-income documentation?
Yes, through a bank statement program that is reviewed around documented deposits instead. Credit, equity, DTI, title and valuation are still reviewed. Programs vary, so eligibility is subject to lender guidelines.
Is a bank statement HELOC a no-doc loan?
No. Statements replace traditional income documentation as income proof. Expect to provide proof of business ownership, a mortgage statement, insurance details and a credit report. Some programs also request a profit-and-loss statement.
Do I need to refinance my first mortgage?
No. The line sits as a standalone first or second lien, so your existing mortgage stays in place. That is the main reason owners with a low-cost first mortgage consider this route.
Does the whole line count against my debt-to-income?
Yes, on this network. The test uses the interest-only payment on the maximum draw, not the amount you actually borrow. A big line can use up your debt-to-income room even when you draw little of it.
Can I use my restaurant or shop building as collateral?
Not under these programs. Commercial, mixed-use and agricultural property are not offered. Eligible collateral is residential property held by you or a revocable living trust.
