40-Year vs. 30-Year Bank Statement Loan for a Luxury STR Operator

40-Year vs. 30-Year Bank Statement Loan for a Luxury STR Operator

The Quick Read: The 30-year term fits operators who want steady principal paydown and the simplest structure, while the 40-year term fits operators who need a lower amortized payment to clear the debt-to-income test or want interest-only room during a ramp-up, and both can qualify on 12 or 24 months of bank deposits, subject to lender guidelines. Neither term is the smarter choice by default. Your hold period, seasonal cash flow, and the size of the balance decide it.

  • Both terms qualify you on deposits, not on the property’s nightly income, through select wholesale programs, subject to full underwriting.
  • The 40-year term lowers the payment used in the debt-to-income test and slows principal paydown.
  • Through the portfolio program, the 40-year structure pairs with a 10-year interest-only period, which adds a payment step-up later.
  • Above $4,000,000, leverage on either term is reviewed case by case before submission.
  • Personal use of a luxury STR can change how the loan is classified, so settle occupancy before you choose a term.

Side-by-Side

The documentation and qualification rows below describe Lendmire’s wholesale network guidelines and apply to both terms. The structure rows reflect published industry norms for each term. Every figure is a typical ceiling through select wholesale programs, subject to full underwriting.

Factor 30-Year 40-Year
Review basis Borrower’s bank deposits Borrower’s bank deposits
Documentation 12 or 24 months of statements 12 or 24 months of statements
Amortization Fully amortizing, no interest-only Longer schedule, often interest-only first
Payment used for DTI Full amortized payment Lower amortized payment
Principal paydown Faster Slower
Payment step-up later None on a fully amortizing loan Possible when the interest-only period ends
Property types Same program rules by size and occupancy Same program rules by size and occupancy
Entity vesting Depends on program terms Depends on program terms
Reserves 3, 6 or 9 months by size 3, 6 or 9 months by size

Documentation, credit, reserves, and property rules follow the program and the loan size rather than the term. The term changes the payment math and the structure.

What the Term Actually Changes

The term changes the amortization schedule and nothing else about how you document income. A longer schedule spreads the same balance over more payments, so the monthly principal-and-interest figure in your debt-to-income test gets smaller. That is arithmetic, and it works without any pricing assumption.

Debt-to-income, or DTI, compares your monthly debts to your qualifying income. Programs in our network generally allow DTI up to 50%. A luxury STR buyer who also carries a primary mortgage and other obligations can bump into that ceiling even with strong deposits. A 40-year schedule can open that door.

The cost of that room is slower principal paydown. You build equity more slowly, and the loan stays on the books longer. Whether that trade makes sense depends on how long you plan to hold the property.

Interest-only periods are the second moving part. Through the portfolio non-QM program (non-QM meaning a loan outside the standard agency-style box), the 40-year term pairs with a 10-year interest-only period. That structure runs to 85% LTV on purchase and rate-term files with a 700 credit floor, though the size-based leverage ladder still caps larger balances. On most files, underwriting looks at the fully amortized payment after the interest-only period ends, not the interest-only payment. Plan for the step-up, because the payment rises when amortization begins.

How a Luxury STR Operator Qualifies Either Way

Bank statement qualification measures your deposits, not the property’s bookings. Industry trade press describes the typical file the same way: a self-employed borrower provides 12 to 24 months of statements, and the lender applies an expense factor to arrive at qualifying income. Across our wholesale network, the mechanics look like this:

  • Statements: 12 or 24 consecutive months, personal or business. The bank portfolio program uses 12. Transaction histories never substitute for statements.
  • Ownership: Business statements need at least 25% ownership.
  • Expense ratio: Fixed ratios of 20% (service business, no employees), 40% (1-5 employees), or 50% (6+ employees or any product business). An accountant-provided ratio works too.
  • Profit-and-loss method: A P&L path exists, capped at 80%.
  • Transfers: Money moved from your own business account into your personal account counts at 100%.

Qualifying income is eligible deposits divided by the statement months, after the expense ratio. For an STR operator, deposits from platform payouts and management entities flow through your accounts, and lumpy seasons average out over the window. A single large one-time deposit usually needs an explanation. A declining trend can pull qualifying income toward the most recent 12 months.

One limit matters for newer operators. A bank statement file gives no credit for property earnings the deposits do not yet show. If the STR is brand new, the deposit history has to come from your other business. If the property has a strong operating record, a DSCR file, which is reviewed on the property’s income covering its payment, may be the better lane. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

When the 30-Year Is the Better Fit

The 30-year fits when your DTI already clears with room to spare and you want the loan to shrink every month. It is the cleaner structure, with no interest-only period and no later step-up. The payment you see on day one is the payment you carry.

It also fits several operator profiles:

  • Long-hold owners. If you plan to keep a luxury property for a decade or more, faster paydown compounds in your favor. Equity builds earlier, and a later refinance or sale starts from a lower balance.
  • Lumpy-income operators. A fully amortizing payment never resets, so a slow season never collides with a payment step-up.
  • Buyers who want a simple exit. A lower balance after five years gives you more room on any later cash-out, where leverage is tighter than on a purchase. Cash-out proceeds are unlimited at or below 60% LTV and capped at $1,500,000 above that on the portfolio program, through select wholesale programs, subject to full underwriting.
  • Strong-DTI borrowers. If the amortized payment on a 30-year schedule fits inside 50% DTI comfortably, you give up nothing by choosing it. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

The tradeoff is a higher required payment in the DTI math. If that pushes your ratio past the line, the 30-year can shrink the loan you qualify for.

When the 40-Year Is the Better Fit

The 40-year fits when qualification headroom is the bottleneck, or when you want interest-only cash flow while the property ramps up. The longer schedule lowers the payment in your DTI test without changing what you document. For a high-balance STR, that can be the difference between the target purchase price and a smaller property.

It fits these profiles:

  • Tight-DTI buyers. You have strong deposits but heavy existing debt, so the lower amortized payment brings the ratio under 50%.
  • Ramp-up buyers. A new luxury property may need furnishing, repositioning, or a season to build reviews. A 10-year interest-only period keeps the early payment light, through the portfolio program.
  • Operators who want to redeploy cash. If your capital earns more in the next property or in the business than it would saved through faster paydown, the longer term preserves liquidity. That is a judgment about your own returns, and a tax professional can help you weigh it.
  • Shorter-hold strategies. If you expect to sell or refinance within a few years, slow amortization costs you less because you would not have paid much principal down anyway.

The tradeoffs are real. Principal drops slowly, total interest over the life of the loan runs higher, and the interest-only version brings a payment step-up when amortization begins. Stress-test the post-reset payment against a weak season before you commit.

Leverage and Size at Luxury Balances

Term does not set your leverage. Loan size, occupancy, and transaction type do. On an investment property purchase through select wholesale programs, the ladder typically runs 85% to $1,000,000 with a 700 credit score. It steps to 80% from there to $2,500,000 and 75% to $3,000,000. From $3,000,000 to $4,000,000 it runs 60%. Every loan above $4,000,000 is reviewed case by case before submission, and we never treat a flat percentage as available there.

Second homes run about five points lower than primary residences at most sizes, and investment property tracks the same pattern. Programs here carry sizes from $300,000 to $30,000,000 through two wholesale lanes. The portfolio program carries files to $6,000,000. The bank portfolio program carries 12-month-statement files to $30,000,000 on its own ladder, which begins above $4,000,000 and overlaps the portfolio program to $6,000,000.

Above $3,000,000 on an investment property, super-jumbo overlays apply. These include a 700 credit floor and a 0x30x24 housing history. They also require 48 months of seasoning on any credit event, U.S. citizen or permanent resident status, no non-occupant co-borrowers, and no rural property. Reserves run 3 months to $500,000, 6 months to $1,500,000, and 9 months above, plus extra for additional financed properties. First-time investors typically need 12 months.

Property type matters for a luxury STR. Condotels typically run 75% on a purchase and 65% on a cash-out through the portfolio program, and 50% on the bank program. Second homes are one-unit only. Entity vesting depends on program terms, so confirm early whether your LLC structure fits the lane you want.

Why the 40-Year Sits Outside the Standard Box

The 30-year line is a regulatory line, not a lender preference. Under the CFPB’s qualified mortgage rule, one requirement is that the loan term not exceed 30 years. The eCFR text of the same section also requires payments that do not defer principal or create a balloon. A 40-year term and an interest-only period each fall outside that definition.

That does not make the 40-year the unusual one. Bank statement documentation already puts a 30-year loan outside the standard box, so both terms are non-QM. The term does not decide that status. It changes the amortization schedule and the availability of an interest-only period.

The classification that matters more for you is business purpose. These loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A luxury STR owner who plans meaningful personal stays should walk through occupancy with a broker before picking a file type, because personal use can move the loan toward consumer treatment.

The Balanced Verdict

Choose the 30-year if you plan to hold long, your DTI clears comfortably, and you want the simplest and fastest-shrinking balance. Choose the 40-year if headroom is the constraint, if you want interest-only room while a property ramps, or if your capital earns more elsewhere. Neither choice changes how your deposits are counted, and neither is available or ruled out without full underwriting.

Run both schedules against your real deposit history and your worst season. If the 40-year only barely lets you qualify, ask whether the property itself is too tight. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does a 40-year term change what documents I need?

No. Documentation follows the program, not the term. You typically provide 12 or 24 consecutive months of personal or business statements, entity documents if applicable, an appraisal, and evidence of reserves. The longer term changes the payment math, not the paper trail.

Which payment do lenders use to qualify a 40-year interest-only loan?

On most files, underwriting uses the fully amortized payment after the interest-only period, not the interest-only payment. That keeps the DTI test honest about the step-up.

Can I use a bank statement loan if my STR is brand new?

Often yes, if your deposits from other income support it. A bank statement file is reviewed against deposits, so a new property with no earnings history gets no credit for projected income. If the property has a strong operating record, a DSCR file that is reviewed on property income may fit better.

Does a luxury STR count as an investment property or a second home?

It depends on how you use it. Investment property is business-purpose and carries its own leverage ladder. Second homes are one-unit only and run on a separate ladder. Personal use can change the classification, so settle occupancy first.
