The Quick Read: You qualify by showing twelve consecutive months of clean business or personal deposits that, after an expense ratio, support the payment, plus credit of at least 660 on the portfolio program and reserves scaled to loan size. Traditional personal-income documentation is not the income test, though income is still documented and underwritten line by line.
- Statements: 12 consecutive months, every page, every account used.
- Income: eligible deposits, less ineligible items, times ownership share, less an expense ratio, divided by 12.
- Credit and DTI: 660 floor on the portfolio program (680 on the bank program, 700 above the super-jumbo line), DTI to 50%.
- Reserves: 3, 6 or 9 months by loan size, through select wholesale programs, subject to full underwriting.
- Size: $300,000 to $30,000,000 across two programs. Above $4,000,000, everything is reviewed case by case before submission.
A bank statement jumbo is built for founders, physicians, attorneys, entertainers and investors whose traditional personal-income documentation shows far less than their cash flow. Depreciation, write-offs and retained earnings shrink taxable income. Deposits tell a different story. Lendmire is a mortgage broker that shops multiple wholesale programs for these files. It is not the lender, and nothing here is a commitment to lend.
What Is a 12-Month Bank Statement Jumbo Loan?
It is a non-QM mortgage that exceeds the conforming limit and uses a year of bank deposits to establish income. Non-QM simply means the loan sits outside the agency box and is underwritten to the program’s own guidelines.
For 2026 the baseline one-unit conforming limit is $832,750, with a high-cost ceiling of $1,249,125. Anything above your county’s limit is jumbo. In non-QM, jumbo mostly signals a size tier with tighter overlays on reserves, credit and appraisals. Exact terms depend on lender and investor guidelines, credit profile, reserves, and property review.
Here is the standard setup. A self-employed borrower with no W-2 supplies 12 to 24 months of personal or business statements. The lender applies an expense factor to the deposits, and Scotsman Guide’s non-QM explainer uses 50% as its example. A profit-and-loss statement prepared by a third-party tax professional can serve as an alternative.
This is different documentation, not no documentation. The income is verified, the file is underwritten, and the borrower still has to show the ability to repay.
Key Terms Defined
- Jumbo loan: a mortgage above the conforming limit set by the FHFA, the agency that sets those limits.
- Non-QM: a loan underwritten to the program’s own rules instead of the agency or Qualified Mortgage box.
- Bank statement loan: a loan that derives qualifying income from account deposits instead of traditional personal-income documentation.
- Expense ratio: the share of business deposits treated as operating cost rather than income.
- Qualifying income: the monthly figure left after ineligible deposits and the expense ratio are removed.
- DTI: debt-to-income, meaning monthly debts divided by qualifying income.
Who This Loan Fits (and Who It Doesn’t)
It fits borrowers with strong cash flow and weak taxable income. If your return shows healthy income, a full-documentation jumbo may price and size better, so compare both.
It also may not fit a business under a year old, a borrower with sharply falling deposits, or someone whose accounts are heavily commingled. A few paths sit nearby:
- Asset-based: an asset allowance divides liquid assets by 36, 60 or 84 months. Assets-only needs liquid assets equal to the loan plus closing costs. These are for primary and second homes.
- P&L only: a profit-and-loss method, capped at 80% in the expense math, for borrowers with cleaner books than statements.
- DSCR: on a non-owner-occupied rental, qualification can run primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers that route.
Investment property is also a business-purpose loan, which changes how it is reviewed compared with a primary residence. Lenders still underwrite income conservatively.
The Requirements Checklist
| Requirement | Typical network treatment |
|---|---|
| Statements | 12 or 24 consecutive months (bank program uses 12) |
| Ownership | At least 25% for business statements |
| Credit | 660 portfolio, 680 bank program, 700 above super-jumbo line |
| DTI | Up to 50% |
| Reserves | 3 months to $500,000; 6 to $1,500,000; 9 above |
| Extra properties | 2 months more per financed property, 12-month maximum |
| First-time investors | 12 months |
| Cash-out | Unlimited at 60% LTV or below; $1,500,000 cash-in-hand cap above 60% on portfolio program |
All of these are typical ranges through select wholesale programs, subject to full underwriting. Programs change, and each file is judged individually.
How Leverage Steps Down With Size
Leverage shrinks as loans grow. On a primary residence purchase, ceilings run 90% to $1,000,000, 85% to $2,000,000, 80% to $3,000,000, and 75% to $4,000,000 at the top credit tier. Second homes and investment property run about five points lower at each size. For example, an investment-property purchase between $1,000,000 and $1,500,000 tops out near 80%.
Above $4,000,000, the numbers are reviewed case by case before submission. The bank portfolio program’s ladder on a primary residence purchase is 65% to $5,000,000, 60% to $10,000,000 and 55% to $30,000,000, on review. A portfolio non-QM program carries files to $6,000,000, so the two overlap between $4,000,000 and $6,000,000.
Above $3,500,000 on a primary residence, and $3,000,000 on a second home or investment property, super-jumbo overlays apply. They include a 700 credit floor, a 0x30x24 housing history, 48-month seasoning on any credit event, and U.S. citizen or permanent resident status. They also exclude rural property and require cash-out proceeds to stay out of reserves.
Step by Step: How Deposits Become Qualifying Income
1. Pick the account type. Business statements get an expense ratio. Personal statements are read closer to raw deposits, often with evidence the business is operating. Guidelines vary, as Scotsman Guide’s reporting on non-QM borrowers notes in describing the averaging of 12 to 24 months of deposits.
2. Gather 12 consecutive statements. Every page, every account. Transaction histories never substitute for statements.
3. Strip ineligible deposits. Underwriters remove loan proceeds, refunds, one-off windfalls and transfers between your own accounts.
4. Total what remains. Add the eligible deposits across the year.
5. Apply ownership and the expense ratio. Fixed ratios on the network vary with business size and type, with a lower ratio for a service business with no employees and higher ratios as headcount grows or for any product business. An accountant-provided ratio can replace them.
6. Divide by 12. The result is qualifying monthly income.
7. Test DTI. The full obligation, including the new payment, is measured against that income, to a 50% ceiling.
Run the numbers on a hypothetical consultant with a business account, no employees and eligible deposits of 1.2 million over the year. The 20% service ratio leaves 80% of deposits as income. A comparable product business with a 50% ratio keeps half. Same deposits, very different qualifying income, which is why the expense ratio matters as much as the deposits.
A personal account is simpler. Transfers from your own business into your personal account count at 100%, so an owner who pays himself regularly from a business account may see a cleaner result on personal statements. That is a real structuring choice, and a broker comparing programs can test both.
Which Deposits Count?
| Deposit type | Typical treatment |
|---|---|
| Customer or client receipts | Counts |
| Owner transfers from own business to personal | Counts at 100% |
| Transfers between your own accounts | Excluded |
| Loan proceeds | Excluded |
| Refunds and reimbursements | Excluded |
| Gifts and one-time windfalls | Excluded unless documented as recurring business income |
Underwriters also look at behavior. Overdrafts, NSF activity and a declining monthly trend draw scrutiny even when the average looks fine.
12 Months or 24 Months?
Twelve months is lighter on paperwork and favors recent growth. Twenty-four months smooths a spike but can dilute a strong recent year. The matrix below shows where each tends to fit:
| Situation | Usually better |
|---|---|
| Rising income | 12 months |
| Falling income | 12 months, but expect trend scrutiny |
| Young business | 12 months |
| Seasonal or lumpy income | Whichever averages higher and cleaner |
For a deeper comparison, Lendmire’s piece 12-Month vs 24-Month Bank Statement Loans for Jumbo Borrowers covers the tradeoff. Note that the bank portfolio program uses 12 months only.
Documentation and Pre-Submission Checklist
- Every page of 12 consecutive statements, no gaps.
- Proof of at least 25% ownership for business accounts.
- A third-party-prepared P&L or accountant letter if you are using an accountant ratio. A self-prepared P&L does not substitute for third-party verification.
- Statements for reserve and down-payment accounts, with large non-payroll deposits sourced.
- If more than one person is on a personal account, expect questions about who is on the loan.
Asset rules are specific. Retirement accounts count at 70% (80% at age 59.5 or older). Business funds, gifts, trusts other than a revocable living trust, unvested stock and cryptocurrency never count toward the asset paths.
Why Files Stall, and How to Fix Them
Statement review is manual, so messy files take longer to read and attract more questions. The common culprits are fixable before you apply.
- Unexplained large deposits. Document the source now.
- Commingled accounts. Separate business and personal activity for a few months if you can.
- Thin deposit history. Wait until twelve full months exist.
- Declining trend. Be ready with a CPA explanation, or consider asset-based qualification.
- Credit just under a tier. Pay revolving balances down before a tier cutoff.
Above $4,000,000, expect a case-by-case review on top of all this.
Alternatives If This Isn’t the Right Tool
Full-documentation jumbo works when traditional income documentation is strong. Asset-based paths suit high-net-worth borrowers with large liquid holdings and thin income. DSCR fits a rental that covers its own payment. Select programs in the network will review sub-1.00 coverage, with LTV and terms adjusting accordingly. If you are comparing a single-family purchase, see Lendmire’s guide How to Qualify for a 12-Month Bank Statement Loan on a Single-Family Property.
For business-purpose investment loans, consumer ability-to-repay rules generally do not apply, a point covered in Regulation Z’s scope provisions. Underwriting stays conservative regardless. For owner-occupied loans, the CFPB’s ability-to-repay guide lists bank statements among acceptable income records.
Tax treatment varies; consult a qualified professional.
Frequently Asked Questions
Do I need conventional personal-income paperwork, W-2s or pay stubs?
Not for income qualification on the bank statement path. Income is reviewed on documented deposits under the applicable program, subject to lender guidelines. Some files still ask for a CPA letter or business documents.
Can I use personal statements instead of business statements?
Yes, through select programs. Personal statements are read closer to raw deposits, and transfers from your business into a personal account count at 100%. Business statements require at least 25% ownership.
How much can I borrow?
Loan sizes run from $300,000 to $30,000,000 across two wholesale programs. A portfolio non-QM program carries files to $6,000,000, and a bank portfolio program carries twelve-month files to $30,000,000. Leverage steps down as size grows, and everything above $4,000,000 is reviewed case by case.
What credit score is needed?
Typically 660 on the portfolio program and 680 on the bank program. Above the super-jumbo line, 700 is the floor. Higher leverage tiers often ask for 720 or more.
Is a 12-month file harder than a 24-month file?
Usually it is easier on documentation, but lenders look closely at trend. A rising year reads well, while a falling one draws questions.
What to Gather This Week
Download twelve months of full statements for every account you plan to use. Mark non-business deposits and note their sources. Ask your accountant whether a supported expense ratio would beat the fixed ones.
