How a Luxury Condo Bank Statement Loan Works

How a Luxury Condo Bank Statement Loan Works

The Quick Read: A bank statement mortgage on a high-priced condo lets a self-employed buyer qualify on 12 or 24 months of deposits instead of traditional personal-income documentation, and then adds a second, separate review of the building itself, so the file must pass two approvals, one on your income and one on the condo, through select wholesale programs, subject to full underwriting.

  • “Luxury” is not a program category. It means a large loan, a condo building with heavy amenities, and an occupancy type, all reviewed together.
  • Your deposits become income after an expense ratio. The condo is judged on its own merits.
  • Leverage steps down as the loan grows. Everything above $4,000,000 is reviewed case by case before submission.
  • Bank statements test you. A DSCR loan tests the property’s rent. Which fits depends on how the condo will be used.
  • The loan is fully underwritten on documented income under the applicable program, subject to lender guidelines.

Key Terms Defined

Bank statement loan: a mortgage that is reviewed around deposits in your bank accounts instead of traditional personal-income documentation and W-2s.

Non-QM: a loan outside the standard agency and qualified-mortgage box, so each investor sets its own guidelines.

Expense ratio: the share of business deposits the lender treats as operating costs, which are removed before income is counted.

Warrantable condo: a building that meets the sales standards of the big mortgage agencies. A non-warrantable building does not, which is a financing label and not a defect.

Super jumbo: a loan large enough to trigger extra overlays, which here start above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property.

DSCR: debt service coverage ratio, meaning the property’s rent compared with its monthly obligation.

How Does the Borrower Side Work?

Underwriting turns deposits into income in a fixed sequence. Across the programs Lendmire places files with, the steps look the same, and the details below come from the wholesale programs it works with, subject to full underwriting.

1. Pick the window. Programs use 12 or 24 consecutive months of personal or business statements. One bank portfolio program uses 12.

2. Remove what is not income. Loan proceeds, one-time windfalls, and unexplained large deposits come out. Statements must be consecutive, and a transaction history never substitutes.

3. Apply the ownership test. Business statements need at least 25% ownership.

4. Apply the expense ratio. The fixed ratios are 20% for a service business with no employees, 40% for one to five employees, and 50% for six or more employees or any product business. An accountant-provided ratio is also accepted. A profit-and-loss method exists, capped at 80%.

5. Average it. Eligible deposits divided by the statement months gives qualifying income.

6. Run the rest of the file. Debt-to-income can run up to 50%. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.

Picture a founder with six employees, 24 months of business statements and several transfers between her own accounts. The transfers drop out. A 50% ratio applies to what remains. The result is divided by 24. A personal-account transfer from her own business counts at 100%, which is why many borrowers route income that way.

Two other paths exist for people whose deposits understate their wealth. Asset allowance divides liquid assets by 36, 60 or 84 months and works for primary and second homes, to 80% LTV. Assets-only needs no debt-to-income ratio, but U.S. liquid assets must cover the loan plus closing costs plus any net loss on other residential property. Retirement accounts count at 70%, or 80% at 59.5 and older. Business funds, gifts, cryptocurrency and unvested stock never count. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

How Does the Building Side Work?

The condo project gets its own review, and it can sink a file that your income would have carried. The lender reviews your finances and the building’s finances separately.

Item Borrower review Building review
What is checked Deposits, credit, reserves HOA budget, ownership mix, litigation
Who supplies it You and your accountant HOA, management, appraiser
Typical failure Uneven or transfer-heavy deposits Special assessments, hotel-style use
Usual fix Clean statements, accountant letter Different building or different program

Agency rules are useful vocabulary here, though they do not govern non-QM lenders. Fannie Mae’s Selling Guide caps commercial or mixed-use space at 35% of a project for agency eligibility. Luxury towers with retail floors, spas and hotel services often exceed that, which is one reason they carry the non-warrantable label. A non-QM lender can still lend there under its own overlays.

Property-type ceilings in the network programs run as follows, through select wholesale programs. Warrantable condos reach 85%, non-warrantable reach 80%, and condotels reach 75% on a purchase and 65% on a cash-out (50% on the bank portfolio program). The size ladder applies as well, and the tighter number typically governs.

Practitioners watch for these red flags:

  • mandatory rental pools or hotel-style operations
  • mandatory club memberships
  • heavy short-term rental activity
  • developer control of the association or an unfinished project
  • structural litigation
  • thin HOA reserves, delinquent dues or special assessments

What Changes When the Condo Is Luxury?

Size changes everything. Two wholesale programs cover the range from $300,000 to $30,000,000. A portfolio non-QM program carries files to $6,000,000. A bank portfolio program carries twelve-month-statement files to $30,000,000 on its own ladder: 65% to $5,000,000, 60% to $10,000,000 and 55% to $30,000,000. That ladder begins above $4,000,000 and overlaps the first program to $6,000,000.

Leverage on a primary residence steps down as price rises, through select wholesale programs, subject to full underwriting:

  • Purchase to $1,000,000: up to 90%, with a 680 credit score.
  • Purchase from $1,000,000 to $1,500,000: up to 85%, with a 700 credit score.
  • Purchase from $2,000,000 to $2,500,000: up to 80%, with a 720 credit score.
  • Purchase from $3,000,000 to $3,500,000: up to 75%, with a 720 credit score.
  • Purchase from $4,000,000 to $5,000,000: 65% on review, case by case before submission. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Second homes and investment properties run about five points lower at most sizes. On a $1,000,000 to $1,500,000 purchase, for example, a primary residence tops out at 85% while a second home or investment property tops out at 80%. The gap is not uniform, though. At some sizes, such as $2,000,000 to $2,500,000, the ceilings match. Above $4,000,000 every figure is reviewed case by case before submission.

Super-jumbo overlays add friction above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property:

  • a 700 credit floor
  • a clean 0x30x24 housing history
  • 48 months of seasoning after any credit event
  • U.S. citizens and permanent residents only
  • no non-occupant co-borrowers
  • cash-out proceeds that cannot count toward reserves

Reserves run 3 months through $500,000, 6 months through $1,500,000 and 9 months above that, with extra months for additional financed properties up to 12. First-time investors need 12.

Appraisals deserve attention too. A condo unit is valued on a unit-specific appraisal, and expensive units in amenity-heavy towers often have thin comparable sales. Weak comps can trim the value, and leverage is then measured against that lower figure.

Interest-only is available on the portfolio non-QM program to 85% LTV with a 700 credit floor, using a 40-year term with a 10-year interest-only period. The bank program offers it at 60% LTV. Interest-only at these leverage levels applies to purchases and rate-and-term files only. It never lifts a cash-out ceiling. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Cash-out has its own limits. It is unlimited at or below 60% LTV. Above 60%, the portfolio program caps cash in hand at $1,500,000. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Which Occupancy Fits Which Loan?

Occupancy decides the product more than anything else. A bank statement loan fits a primary residence or second home naturally, and it can fit an investment condo as well.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal rule on this, Regulation Z section 1026.3, exempts credit extended primarily for business purposes. Its commentary treats credit to acquire non-owner-occupied rental property as business-purpose. Compliance Alliance makes the same point: purpose of the loan, not the label on the property, controls.

A luxury condo you will live in is a consumer loan. A true rental is not. That fork shapes which program you choose.

Second homes are one-unit only, which suits condos.

Bank Statement or DSCR?

Choose by asking which side of your file is stronger.

Situation Better fit
Strong deposits, condo is your home Bank statements
Strong deposits, low-rent luxury unit Bank statements, if occupancy allows
High rent versus the monthly obligation DSCR
Large liquid assets, uneven deposits Asset allowance or assets-only
Several rentals already financed DSCR (no personal debt-to-income stacking)

DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Select lenders in Lendmire’s wholesale network offer programs below 1.00 coverage, but leverage and terms adjust. A luxury unit with modest rent relative to its taxes, insurance and association dues can struggle on coverage. Bank statements can then serve as the fallback, provided the occupancy fits.

Scaling is the other consideration. Each new bank-statement mortgage counts toward your personal debt-to-income ratio, which limits how many you can stack. Many investors use bank statements for the home they live in and DSCR for entity-held rentals. Lendmire’s complete DSCR loans guide walks through that side in detail.

Where the Rules Break

These edge cases shift the answer:

  • Uneven or falling deposits. The 12- or 24-month average pulls income down. A strong recent quarter does not erase a weak year.
  • Commingled accounts. Pass-through money, such as payments you forward to crews or vendors, may be excluded or hit with a higher expense ratio.
  • Young businesses. With less than a full history, underwriters tend to weigh liquid assets and credit more heavily. The asset paths above exist for this reason.
  • Condotels. Hotel-style buildings drop leverage to 75% on a purchase and 65% on a cash-out, and the bank program goes to 50% on a cash-out.
  • Texas home equity. A Texas 50(a)(6) loan takes a 5-point leverage reduction and stops at $3,000,000 on the portfolio program.
  • Vesting. Bank statement loans are generally personal-name loans. Some programs allow an LLC, subject to lender program eligibility.

What the Decision Looks Like in Practice

Start with the building. If the condo is a hotel-style operation or has litigation, no income story fixes it. Next, pick the occupancy and match it to a ladder. Then pull your statements, strip the transfers, apply the expense ratio and see whether the average supports the loan with room to spare.

Clean preparation helps most. Keep personal and business money separate, document large deposits, and ask your accountant whether a documented lower expense ratio is available. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Is a bank statement loan the same as skipping documentation?

No. The file is fully underwritten on documented income. Deposits are screened, credit, reserves and the property are reviewed, and the building gets its own review.

Can I use business statements instead of personal ones?

Yes, with at least 25% ownership of the business. An expense ratio of 20%, 40% or 50% applies, or an accountant-provided ratio, depending on the program. Transfers from your business into your personal account count at 100%.

How much can I borrow against a luxury condo?

It depends on price, occupancy and transaction type. On a primary-residence purchase, maximum loan-to-value ceilings step down as the price tier rises. Above $4,000,000 each file is reviewed case by case before submission.

Does a non-warrantable building rule out a loan?

No. The label only means the building falls outside agency sales standards. Network programs lend on non-warrantable condos to 80%, subject to underwriting and the size ladder.

What credit score do I need?

A 660 floor on the portfolio non-QM program, 680 on the bank portfolio program, and 700 above the super-jumbo line. Many ladder cells ask for 720 or higher, and these figures vary by program and file.
