The Quick Read: To qualify, you document 12 or 24 months of consecutive bank statements, show enough eligible deposits after an expense ratio to carry the payment, and meet tighter credit, reserve, and leverage standards as the loan grows. Lenders count deposits instead of traditional personal-income documentation, but they still underwrite your income, assets, credit, and property. Through select wholesale programs, subject to full underwriting, loan sizes run from $300,000 to $30,000,000, and every file above $4,000,000 is reviewed case by case before submission.
- Income comes from eligible deposits after an expense ratio, not from your tax return.
- Credit floors run 660 on the portfolio non-QM program, 680 on the bank portfolio program, and 700 above the super-jumbo line.
- Reserves run 3, 6, or 9 months depending on loan size.
- Debt-to-income can reach 50%.
- Leverage on a primary residence steps down from 90% on a purchase up to $1,000,000 toward 60% at larger sizes.
Lendmire is a broker. It compares wholesale programs and does not lend. Nothing here is a commitment to lend.
Key Terms Defined
Super jumbo: a loan large enough that lenders add stricter overlays. No regulation defines it. Each program draws its own line.
Bank statement loan: a mortgage that measures income from deposits in your accounts rather than from traditional personal-income documentation. It is a non-QM loan, meaning it falls outside the standard rules agency-backed mortgages follow.
Expense ratio: the share of business deposits treated as operating cost and removed before income is counted.
Eligible deposit: money that is genuinely earned revenue, not a transfer from your own savings or loan proceeds.
Reserves: liquid money left over after closing, counted in months of the new housing payment.
Seasoning: the waiting period after a credit event, such as a foreclosure or bankruptcy, before a lender will consider you.
Asset allowance: a path that turns liquid assets into qualifying income by dividing them over a set number of months.
Where Does “Super Jumbo” Start in Virginia?
There is no official super jumbo line. The only official number is the conforming limit, and the FHFA conforming loan limit lookup shows it for every county. Above that limit you are in jumbo territory, and each program decides where its extra overlays begin.
The baseline one-unit limit is $832,750, and in high-cost areas it can reach $1,249,125, per Orrick’s summary of the FHFA announcement. Northern Virginia is largely a high-cost area, so “jumbo” starts higher there than in most of the state. Check your county before assuming a loan is jumbo.
In our network, the practical line is lower down the ladder. The portfolio non-QM program adds its super-jumbo overlays above $3,500,000 on a primary residence and above $3,000,000 on a second home or investment property. Those overlays include a 700 credit floor, a 0x30x24 housing history, 48-month seasoning on any credit event, and U.S. citizen or permanent resident status. They also bar non-occupant co-borrowers and rural property, cap acreage at ten acres, and bar cash-out proceeds from counting toward reserves.
How Do Deposits Become Income?
Underwriters total your eligible deposits, strip out what is not income, apply the expense ratio, and divide by the statement months. That result is your qualifying income.
Here is the sequence, step by step:
1. Choose 12 or 24 months. A growing business usually favors 12. A seasonal business or a stronger prior year can favor 24. The bank portfolio program uses 12.
2. Gather consecutive statements. Every page, every month. Transaction histories never substitute for statements.
3. Scrub the deposits. Transfers from your own savings, loan proceeds, refunds, and one-time windfalls come out.
4. Apply the expense ratio. On business statements, programs in our network use fixed ratios of 20% (service business, no employees), 40% (1 to 5 employees), or 50% (6 or more employees, or any product business). An accountant-provided ratio is another option. A profit-and-loss method is capped at 80%.
5. Check ownership. Business statements need at least 25% ownership, and income scales to your share.
6. Divide by the months. The result is monthly qualifying income.
7. Run the debt-to-income. That income goes against the new housing payment and your existing debts, with a ceiling of 50%.
Transfers from your own business into a personal account count at 100% on personal statements. That is a quiet advantage for owners who pay themselves regularly, because the expense ratio is already baked in.
Run the idea with modeled figures, not a quote. Say a service business with no employees shows eligible deposits that reach a certain total over twelve months. A 20% expense ratio leaves 80% of that total as income. With one to five employees, a 40% ratio leaves 60%. Same deposits, meaningfully different income. That gap is why the choice of ratio matters, and why a CPA-supported ratio can help when your real costs run low. Ask any lender for its ratio in writing.
What Changes as the Loan Gets Bigger?
Leverage steps down and credit expectations rise as the loan grows, until the bank portfolio program takes over above $4,000,000 on its own ladder. The table shows primary-residence purchase ceilings through select wholesale programs, subject to full underwriting. The credit column is the score that band’s top leverage needs, not a program floor.
| Loan size | Purchase LTV | Credit for this leverage |
|---|---|---|
| $300K–$1M | 90% | 680+ |
| $1M–$2M | 85% | 700+ |
| $2M–$3M | 80% | 720+ |
| $3M–$3.5M | 75% | 720+ |
| $3.5M–$4M | 75% (portfolio program) | 760+ |
| $4M–$5M | 65% on review (bank program) | 680+ |
Above $4,000,000, every figure is reviewed case by case before submission. The bank portfolio program stands alone above $6,000,000. It carries files to $30,000,000 at 60% to $10,000,000 and 55% beyond, on review. A lower credit score takes a lower leverage cell inside the same band.
Second homes and investment properties run their own ladders. The investment ladder, for example, sits at 85% on a purchase up to $1,000,000 and 80% from $1,000,000 to $2,500,000. Read each figure from the occupancy’s own ladder, never by subtracting from the primary figure.
Reserves also scale: 3 months to $500,000, 6 months to $1,500,000, and 9 months above. Add 2 months per additional financed property, up to a 12-month maximum. First-time investors carry 12 months.
On cash-out, proceeds are unlimited at or below 60% LTV. Above 60%, the portfolio program caps cash in hand at $1,500,000. On a primary residence, the cash-out ceiling starts at 80% for loans to $1,500,000 and steps down from there. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Who Fits, and Who Should Look Elsewhere?
This path suits founders, physicians, attorneys, consultants, and investors whose traditional personal-income documentation understates what actually comes in. Think of a Northern Virginia government contractor with heavy write-offs, a Richmond practice owner, or a Hampton Roads business owner buying a second home on the water.
It fits poorly when deposits are falling or lumpy. A declining deposit trend drags the average down, and the underwriter averages what the account shows, not what you hope for.
Two alternatives are worth knowing:
| Path | What it tests | Best for |
|---|---|---|
| Bank statements | Your deposits | Owners with steady cash flow |
| Asset allowance or assets-only | Your liquid assets | High net worth, thin deposits |
| DSCR | The property’s rent | Investors scaling a portfolio |
The asset allowance divides liquid assets by 36, 60, or 84 months. The 84-month divisor applies on a standalone basis or on any loan above $3,500,000. It is available on primary and second homes only. Assets-only needs no debt-to-income test when U.S. liquid assets equal the loan plus closing costs plus sixty months of any net loss on other residential property. Retirement accounts count at 70% (80% at age 59½ or older). Business funds, gifts, cryptocurrency, and unvested stock never count.
For rentals, a DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and it avoids stacking each new mortgage onto your personal debt-to-income. Our complete DSCR loans guide covers that path.
Where the Rules Bend or Break
Business under 24 months. The lender weighs liquid assets and credit quality more heavily alongside the shorter history. Expect a closer review.
Commingled accounts. Mixed personal and business deposits get scrubbed harder, and an expense ratio often applies.
Entity income. Pass-through earnings that never reach your accounts raise a separate question. Lendmire’s piece Does Undistributed K-1 Income Qualify on a Super Jumbo Bank Statement Loan? walks through it.
Investment property. A loan for a rental is business-purpose. The CFPB’s Regulation Z rule on exempt credit turns on the loan’s primary purpose, not on the word “investment.” Lenders still underwrite to their own guidelines, so the exemption does not loosen your file.
Property type. Warrantable condos reach 85% and non-warrantable condos 80%. Condotels take 75% on a purchase and 65% on a cash-out (50% on the bank program). Two-to-four-unit properties reach 85%. Second homes are one-unit only. Rural property tops out at 80% on ten acres or less and never above $3,000,000. A Texas 50(a)(6) loan takes a 5-point LTV reduction. Acreage questions get their own treatment in Lendmire’s piece Can a Twenty-Acre Property Qualify for a Super Jumbo Bank Statement Loan?.
Virginia and the VA loan. A Virginia address has nothing to do with the VA benefit. This is a conventional-style non-QM product.
How to Prepare Before You Apply
Start 60 to 90 days before applying. The goal is a clean paper trail.
- Stop moving money around. Unexplained transfers between your accounts create questions.
- Separate accounts. Run business revenue through the business account and pay yourself on a regular schedule.
- Source your reserves. Large deposits need a paper trail. Know which assets count and which do not.
- Pull your credit. Score thresholds drive leverage, so a 20-point gain can move you up a cell.
- Ask your accountant about an expense ratio. If your real costs run below the fixed ratio, a CPA-supported figure may raise your income.
Common causes of delay are missing statement pages, unexplained deposits, overdrafts, and reserves held in assets that do not count. All four are fixable before you apply, not after.
Frequently Asked Questions
Do I need traditional income documentation for a super jumbo bank statement loan?
Generally not. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Your deposits replace the tax return as the income record. You still document credit, assets, the property, and the source of your down payment.
How long must I have been self-employed?
Longer history helps, and 24 months is the cleanest case. A shorter history can still be reviewed, with more weight on liquid assets and credit. Each program sets its own standard, so ask before you assume.
Can I use business statements if I own part of the company?
Yes, if you own at least 25%. Qualifying income scales to your ownership share, so a 60% owner counts 60% of the eligible income. Transfers from the business into your personal account count at 100% on personal statements.
What credit score do I need?
The floor is 660 on the portfolio non-QM program, 680 on the bank portfolio program, and 700 above the super-jumbo line. Higher leverage in each band needs a higher score. All of this is available through select wholesale programs, subject to full underwriting.
Does a Northern Virginia address change anything?
It changes where “jumbo” starts, because many Northern Virginia counties carry higher conforming limits. Above that county limit, the same bank statement documentation applies. Check your county’s figure at the FHFA lookup first.
