The Quick Read: The usual way out of a maturing hard money note is a 30-year DSCR refinance, but it only works when the property is finished, leased, past seasoning, and appraised high enough, so the real work is starting early enough to line up a backup such as an extension or a sale.
- Maturity is a hard deadline. It does not move for a slow appraisal, a late tenant, or a seasoning clock that has not finished.
- A DSCR loan pays off the bridge only if value, rent, ownership time, and credit all clear together.
- A bridge at maximum leverage leaves almost no room for payoff costs, so the gap often becomes cash at closing.
- Passing the coverage test is not the same as the property making money.
- Line up a second exit while the loan is still performing.
Key Terms Defined
Hard money loan: a short-term, interest-only loan secured by the property, used to buy or rehab it. Terms on the programs Lendmire places typically run 6 to 18 months, varying by lender, property, and experience.
Balloon payment: the full principal balance that comes due in one lump at maturity.
Seasoning: the ownership time a lender wants before it lends against appraised value instead of your cost.
DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing payment, meaning principal, interest, taxes, insurance, and association dues.
Takeout: the new loan that pays off the old one.
Payoff letter: the old lender’s statement of the exact amount needed to clear the loan on a given date.
What this loan actually costs to carry.
Hard money is sized against the project and priced by time. Enter the deal and see how much the program will lend, the cash required at closing, the carry while you hold it, and what is left at the exit.
Leverage tiers on the current program: 85% with fewer than 2, 90% with 2 or more, 93% with 5 or more completed projects — every tier capped at 75% of after-repair value. Loan amounts up to $5,000,000, larger by exception; terms of 6 to 18 months, interest-only, no prepayment penalty. The rehab portion funds in draws against completed work, not at closing.
Program parameters shown update from Lendmire’s centralized guideline source. Rate, points, and months are editable assumptions, not quoted terms.
Cost cap sets the loan · positive spread
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. Rate, points, and months are editable assumptions. Hard money is business-purpose financing for real estate investors, not a consumer mortgage. Leverage on the current program tops out at 93% of project cost for investors with a documented track record, capped at 75% of after-repair value, with rehab funding up to 100% of the documented budget released in draws; actual terms vary by lender, borrower experience, property, and exit. Lendmire is a mortgage broker, not a lender.
Why the Deadline Is So Hard
A hard money note is a bridge. It carries you across the rehab, and it assumes something else will carry you off the other side.
At maturity, the lender wants the whole balance. Nothing in the note cares that your tenant moved in late or that the appraiser was busy. The risk is simple: a balloon loan assumes you can sell or refinance when it comes due, and sometimes you cannot.
Missing the date can mean extension fees, penalty interest, or foreclosure. Even a performing loan costs more every month it stays open.
So the question is not “will a DSCR loan take me out?” It is “can the property meet a DSCR lender’s tests before the date on my note?”
Which Alternative to a Hard Money Loan Fits Your Timeline?
The realistic list is short. Refinance into long-term financing, extend, sell, pay with other money, or roll into another bridge. Each fits a different situation.
| Option | Works best when | Main catch |
|---|---|---|
| 30-year DSCR refinance | Rehab done, leased, seasoned | Value, rent, and credit must all clear |
| Extension from current lender | You need months, not a new loan | Fee is discretionary; best for performing loans |
| Sell the property | Equity is there and the rental case is weak | Gives up the hold |
| Pay down with other funds or a partner | Short of a refinance by a small gap | Ties up cash or shares upside |
| Another bridge loan | Project needs real extra runway | Adds cost and moves the deadline |
| Conventional or portfolio loan | You will live in it, or a local bank knows you | Different underwriting, often income documents |
A word on that fifth row. Refinancing hard money into more hard money is tight on leverage. Refinance leverage on the hard money programs Lendmire places tops out around 65% of value, varying by lender, property, and experience. That rarely clears a bridge sized to a flip.
Seller financing and private lenders also exist. They are negotiated one deal at a time, so there is no standard checklist for them.
How a DSCR Takeout Actually Gets Underwritten
Here is the sequence a DSCR lender runs. Think of it as a series of gates.
Step 1: Read your own note. Find the maturity date, any extension clause and its fee, and any exit or prepayment terms. Those become part of your payoff.
Step 2: Classify the refinance. A pure payoff covers the bridge balance, accrued interest, and closing costs. It returns no cash. Anything beyond that is a cash-out, which across most of the network tops out around 75% LTV on an investment property. Cash-outs also face a seasoning wait. Lenders differ on how lightly they treat payoff-only files, so ask each one. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
Step 3: Check the seasoning clock. About 6 months of ownership is the common expectation on a cash-out. The clock generally runs from the recorded deed. Finishing the rehab, signing a lease, or funding a draw does not start it. Before the wait is over, a new lender may count your purchase price plus documented rehab costs as value. Your own labor usually does not count. That can force you to bring cash.
Step 4: The appraisal does two jobs. It sets value for the LTV test, and it supports market rent for the coverage test. On a single-family rental, the appraiser documents rent on Form 1007, the Single-Family Comparable Rent Schedule. Fannie Mae’s Appraiser Update describes it as documenting estimated monthly market rent on a one-unit investment property. On two-to-four-unit properties, the rent comes from the Form 1025 report. These are form names only. DSCR loans are not agency products.
The new lender sizes the loan on its own appraisal. Your after-repair estimate is a hope. The appraiser’s comparable sales are the number.
Step 5: The coverage test. Rent divided by the full housing payment must clear the lender’s floor. About 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage. Commercial definitions use net operating income over debt service instead, so the two methods can give different numbers. This article uses rent over the full housing payment.
One trap: the new loan is usually fully amortizing. A 30-year schedule is a bigger monthly obligation than the old interest-only bridge. The rent has to cover the bigger figure. Lendmire’s piece How to Stress-Test DSCR Before Refinancing a BRRRR Out of Hard Money walks through that math.
Step 6: Documents and payoff. Expect the payoff letter, the bridge note and draw history, rehab invoices, the lease and deposit, the appraisal with its rent schedule, entity documents, title, and insurance. The DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It is not a no-paperwork loan. After payoff, the old lender releases its lien.
Step 7: Timing. The bridge term must outlast the rehab, the lease-up, the seasoning wait, the appraisal, and underwriting. Stack those and the cushion shrinks. A bridge with a 6-month term and a 6-month seasoning expectation has no slack at all.
The Structures Available on the Takeout Side
Across the wholesale network Lendmire places files with, the spine is the 30-year fixed. Select lenders add extended terms such as 40-year and interest-only periods. Adjustable structures exist for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed.
Typical ranges on most files, subject to lender guidelines:
- Purchase leverage: 75% to 80% LTV on an investment property, with select high-leverage programs reaching 85% LTV at roughly a 700+ score.
- Cash-out refinance: around 75% LTV on a standard rental.
- Credit: a 620 floor exists in parts of the network. Most programs want around 660. A 700+ score unlocks the strongest leverage tiers.
- Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders).
- Reserves: commonly around 6 months of the full housing payment. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Above that size, about 9 months is typical. These move with lender, leverage, and transaction type.
More down payment, or in this case more equity, lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rent.
Property type matters too. Manufactured homes, log homes, and barndominiums are not offered in the network.

Where the General Rule Breaks
The seven-step path assumes a finished, leased, seasoned property. Real files often miss one of those. These are the named failure points.
Maturity arrives before seasoning clears
The date does not move. Your options are an extension, a payoff-only exit, a smaller refinance, cash to closing, or a sale. Lenders generally extend more readily to borrowers who paid on time. The fee is discretionary.
The appraisal comes in low
Run the numbers on a modeled bridge. The hard money programs Lendmire places cap every fix-and-flip tier at 75% of after-repair value, varying by lender, property, and experience. A DSCR cash-out on a standard rental tops out around 75% LTV. So a bridge at its cap already sits at the refinance ceiling, before accrued interest and closing costs. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Say the payoff plus costs equals 78% of the value you planned on. To reach a 75% cap, the appraisal must come in about 4% above plan. If it does not, the shortfall becomes cash at closing. Size the bridge conservatively.
Vacant or unleased property
Without a lease or supportable market rent, coverage cannot be shown. The appraiser’s rent schedule helps, but a signed lease makes the file cleaner. McKissock notes that some lenders require the rent form when rental income drives lender review, and that the use of income is ultimately the lender’s call.
Mid-rehab property
The property usually needs to be finished and rentable. If it is not, the extension comes first and the takeout comes second.
Short-term rentals
Form 1007 measures long-term monthly rent only. Fannie Mae’s Appraiser Update says the Selling Guide is silent on whether short-term rental income counts. The Appraisal Update podcast carries a separate Fannie statement that the form cannot estimate a nightly fee. So short-term rental income is qualified by a different method, such as third-party rental data.
In the network, expect a 640+ score and about 12 months of hosting history. A short-term rental cash-out tops out around 70% LTV, against 75% on a standard rental. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
You will live there after the rehab
Owner-occupying changes the product entirely. A primary-residence refinance may avoid the seasoning wait, but it comes with income documents and a different underwriting path. That is a consumer-style loan, and it is a different decision from a business-purpose DSCR takeout.
Prepayment and break-even
A new DSCR loan can carry its own prepayment penalty. Add up the payoff costs, the new closing costs, and any new penalty. Then spread them across your real hold period. If you plan to sell in a year, a refinance may not pay for itself. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Triage by Time Remaining
The right move depends on how much runway is left.
| Time left | First move | Fallback |
|---|---|---|
| Many months | Finish rehab, lease it, start the seasoning clock | Pre-qualify with a DSCR lender |
| A few months | Order the appraisal, gather the file | Ask for an extension now |
| Weeks | Request the extension and a payoff letter | List the property for sale |
| Past maturity | Call the lender before they call you | Sale, cash infusion, or partner |
Notice that every row ends in a second option. That is the point. A plan with one exit is a hope.
What Passing the Test Does Not Tell You
Coverage compares rent to the payment. That is all.
Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A property can clear 1.00 and still lose money each month. Clearing the test means a lender may place the loan. It does not mean the property cash-flows.
(Honestly, that is the part first-time investors skip when they celebrate a pre-approval.)
Common Mistakes That Sink the Exit
Treating the refinance as automatic. It is not an exit plan on its own. Value, rent, seasoning, and credit must all clear.
Counting rehab completion as seasoning. The deed date is what most lenders count.
Trusting the after-repair estimate. The new lender’s appraisal governs.
Expecting a big appraisal to rescue weak rent. The loan is sized by the lower of the value limit and the coverage limit. A strong value does not fix thin rent, and strong rent does not shorten the wait.
Assuming your hard money lender will also be your takeout. Not guaranteed. Some lenders pause their own long-term refinance offerings.
Assuming every DSCR floor is the same. Floors differ by lender. Many select programs start around 1.00, and stronger ratios earn better terms. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
What the Decision Looks Like in Practice
Picture an investor with a stalled flip. The rehab is done, but the property has no lease and the deed is only a few months old. The honest sequence is: request an extension, sign a tenant, let seasoning finish, then refinance. Rushing the refinance means a low-value appraisal and a cash-in closing.
Now picture a finished, leased rental about to cross the seasoning mark with a bridge near its cap. The DSCR path is open, but costs and accrued interest push the payoff above the refinance ceiling. The decision is how much cash to bring, or whether to sell.
A third investor holds a stabilized property with strong rent but a mid-range credit score. Here the score decides leverage tier, so improving it may matter more than waiting on the appraisal.
Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path. The point is to choose the exit before you close the bridge, and to keep a second one ready.
Frequently Asked Questions
Can I refinance a hard money loan into another hard money loan?
You can, but it is hard to do well. That rarely clears a bridge sized near the after-repair cap. It also adds cost and only moves the balloon.
Does finishing the rehab start the seasoning clock?
No. Seasoning generally runs from the recorded deed. Completing the work, signing a lease, or funding a draw does not start it. Before the wait ends, a lender may count your purchase price plus documented rehab costs as value. Cash-out files usually expect about 6 months of ownership.
What if my note matures before I can refinance?
Ask the current lender for an extension while the loan is performing. Lenders extend more readily to on-time borrowers, and the fee is their call. If that fails, a payoff-only refinance, a cash-in closing, a partner, or a sale are the remaining paths. Do not wait for the due date to start the conversation.
Does a DSCR loan need a minimum coverage ratio?
Floors vary. Many select programs start around 1.00. Stronger ratios open better leverage and pricing. Credit also matters, with 660 common and 700+ unlocking the strongest tiers.
Can a big appraisal make up for weak rent?
No. The loan is sized on the lower of the value limit and the coverage limit. Strong value helps the LTV test, but weak rent still fails the coverage test. The reverse is also true.
