The Quick Read: It depends. Qualifying on deposits instead of traditional personal-income documentation is not a reason by itself, because a refinance is a brand-new loan with fresh underwriting.
- Good reasons: a balloon or adjustable reset is coming, a bank’s per-borrower cap is blocking you, or you need to pull equity out.
- Poor reasons: a short expected hold, a prepayment penalty on the old note, or a below-market structure you would lose.
- The test is break-even: total refinance costs divided by monthly savings gives months to recoup.
- Every figure below applies through select wholesale programs, subject to full underwriting. Nothing here is a commitment to lend.
What Does a Refinance Actually Change?
A refinance swaps your old loan for a new one. It changes the structure, the term or the balance. It does not change how hard the file is to document. You still show deposits, credit, reserves and the property again.
For founders, the useful part is the documentation method. Across the wholesale network Lendmire works with, a self-employed borrower can qualify on 12 or 24 consecutive months of personal or business bank statements. Income equals eligible deposits divided by the statement months, after an expense ratio. That path suits founders whose traditional personal-income documentation understates cash flow. The complete DSCR loans guide covers the rental-property alternative.
Refinance, Wait or Skip?
| Your situation | Usual call |
|---|---|
| Balloon or adjustable reset approaching | Refinance, and start early |
| Bank cap on your total exposure | Refinance |
| Need cash from the home | Refinance, within the cash-out ladder |
| Small savings, short hold | Skip |
| Heavy penalty on the old loan | Wait or skip |
| Income dipped recently | Wait, or document by deposits |
| Sale or earn-out pending | Time it around the event |
How Do You Run the Break-Even Test?
Add up every cost of the new loan. Divide that total by the monthly savings. The result is the number of months to recoup. Compare it with how long you realistically expect to keep the property or the loan.
Industry explainers describe bank statement lending in general terms, but the cost side varies by file. Count these items:
- Closing costs on the new loan.
- Any prepayment penalty on the old one.
- Points, if the new structure carries them.
- The cost of resetting your term clock, such as a fresh 30-year amortization.
- The value of any below-market feature you would give up.
A rule of thumb that says refinance when the improvement hits a set percentage is built for small conventional loans. At large balances, a smaller improvement can still pay back quickly because the monthly savings are larger. Run the math anyway. A mistake at this size is expensive.
What Triggers Justify a Founder Refinance Besides Savings?
Pricing is the weakest reason. The stronger ones are structural.
A reset or balloon date. Many private bank loans carry a balloon or an adjustment. Moving to a fully amortizing or longer-fixed structure removes that exposure. Start well ahead of the date, because a founder’s file takes time to assemble and a lender can still decline it.
A per-borrower cap. Banks limit how much they will hold on one client. If you also have investment loans there, a refinance elsewhere can free room. Lendmire’s piece Can You Refinance a Private Bank Mortgage With Bank Statements? goes deeper, but the point is simple: moving the balance can be worth more than the savings.
The income gap. A founder’s return can show low taxable income after write-offs, even when deposits are strong. Statement underwriting counts the deposits. That can be the difference between a refinance that works and one that does not.
Equity access. Cash-out is a legitimate reason, but the ladder tightens it. More on that below.
How Do Deposits Become Qualifying Income?
Lenders scrub deposits first. Transfers between your own accounts, loan proceeds and one-time windfalls do not count. What remains is averaged over the statement window.
Then the expense ratio applies to business statements, which also need at least 25% ownership. Through select wholesale programs, the fixed ratios are 20% for a service business with no employees, 40% for one to five employees, and 50% for six or more employees or any product business. An accountant-provided ratio can replace them, or a profit-and-loss method capped at 80%.
Personal-account statements are different. Transfers from your own business into your personal account count at 100%. Many founders pay themselves that way, which is why personal statements often produce a stronger number. Statements must be consecutive, and transaction histories never substitute.
Statement loans still verify income. The CFPB’s ATR/QM compliance guide explains that on consumer-purpose loans, the lender must make a reasonable, good-faith determination from verified and documented information. Non-QM changes the method, not the duty to verify. A true refinance triggers that determination again, while an alteration without refinancing generally does not.
What Does the Leverage Ladder Look Like at Refinance?
Leverage steps down as the loan grows. The bands are loan amounts, not purchase prices. On a primary residence, through select wholesale programs and subject to underwriting, the maximum rate-and-term leverage ceilings run like this:
| Loan band (primary residence) | Rate-term | Cash-out | Program |
|---|---|---|---|
| $300K–$1M | 90% | 80% | Portfolio non-QM |
| $1M–$1.5M | 85% | 80% | Portfolio non-QM |
| $1.5M–$2M | 85% | 75% | Portfolio non-QM |
| $2M–$3M | 80% | 70% | Portfolio non-QM |
| $3M–$3.5M | 75% | 65% | Portfolio non-QM |
| $3.5M–$4M | 70% | 65% | Portfolio, super-jumbo overlays |
| $4M–$5M | 65% | 60% | Bank portfolio, case by case |
| $5M–$6M | 60% | 55% | Bank portfolio, case by case |
| $6M–$10M | 60% | 55% | Bank portfolio, case by case |
| $10M–$30M | 55% | 50% | Bank portfolio, case by case |
The portfolio non-QM program stops at $6,000,000. The bank portfolio program begins above $4,000,000 and carries the ladder to $30,000,000 using twelve-month statements. Everything above $4,000,000 is reviewed case by case before submission.
Each band’s top cell needs a certain score: 680 or better at the top tier up to $1,000,000, then 700 to $1,500,000, then 720 through $3,500,000, and 760 from $3,500,000 to $4,000,000. Those are what the top leverage needs, not floors. The portfolio program’s floor is 660 up to the super-jumbo line and 700 above it. The bank program keeps 680 at every size.
Second homes and investment property carry their own ladders, so read the figures from your occupancy rather than subtracting from these. Debt-to-income can run to 50%.
What Are the Cash-Out and Reserve Limits?
Cash-out is unlimited at or below 60% LTV. Above 60% on the portfolio program, cash in hand is capped at $1,500,000. The bank program publishes no cap. On a cash-out, the ladder’s cash-out column governs, not the rate-and-term figure. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
Reserves run 3 months up to $500,000, 6 months up to $1,500,000 and 9 months above. Two more months apply per additional financed property, to a 12-month maximum. First-time investors need 12. Above $3,500,000 on a primary residence, cash-out proceeds cannot count toward reserves. That surprises founders who plan to fund reserves from the refinance itself.
Does It Matter If the Property Is a Rental?
Yes. An owner-occupied refinance is a consumer-purpose loan. A business-purpose investment loan generally sits outside the ability-to-repay rule, per the Federal Register rule discussion and the OCC’s TILA handbook. That does not mean no rules apply. Underwriting still leans on program guidelines, credit, assets and cash flow.
If the property is a rental, there is a real fork. A bank statement loan underwrites you. A DSCR loan reviews the property’s rental income, qualifying primarily on rental income covering the payment, subject to lender guidelines. Lendmire’s comparison of super jumbo bank statement versus DSCR for a founder buying a rental lays out when each fits.
What About Timing Around a Sale or Funding Event?
A liquidity event can help or hurt. Proceeds in your accounts may support reserves, but one-time windfalls do not count as qualifying income. Business funds, gifts, unvested stock and cryptocurrency never count toward assets.
If an exit is close, there are two paths. Refinance before it, using deposits you already have. Or use the asset paths after it. Asset allowance divides liquid assets by 36 months (supplemental, when debt-to-income before the asset income is at or below 60%), 60 months (supplemental, above that) or 84 months (standalone, or any loan above $3,500,000). Assets-only needs liquid U.S. assets equal to the loan plus closing costs. Both apply to primary and second homes.
Also stress-test the file. If company value and home value fall together, would the new structure still hold? Concentrated stock is not liquidity.
When Should You Not Switch?
- A prepayment penalty on the old note outweighs the savings. Check the note first. Penalty limits tied to qualified mortgages do not bind non-QM or business-purpose loans, so terms are lender- and program-specific.
- You will sell soon. A short hold rarely recoups the costs.
- The structure you hold is below market and would not return.
- The real obstacle is leverage, credit, value or income seasoning. Fix that first, because a new product will not cure it.
- Interest-only is part of the appeal. On the portfolio program it runs to 85% LTV with a 700 floor on purchase and rate-and-term files, while the bank program offers 60% on its adjustable structures. It never raises a cash-out ceiling. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
Refinance Versus Other Options
| Option | Fits when |
|---|---|
| Refinance | Structure or cap is the problem |
| HELOC | You need modest, flexible cash |
| Paydown or recast | You have liquidity and want lower carry |
| Wait | Income or value is temporarily weak |
Each option has costs and eligibility rules of its own, so compare full written terms rather than headlines.
Key Terms Defined
Break-even: the number of months of savings needed to repay the cost of refinancing.
Expense ratio: the share of business deposits a lender removes before counting income.
Cash-out refinance: a new loan larger than the old payoff, with the difference paid to you.
Non-QM: a loan that verifies income by methods other than the standard tax-return route.
Seasoning: the time a lender wants between events, such as a credit event and a new loan.
Frequently Asked Questions
Should I refinance with my current bank or shop around?
Ask your bank first, especially if you hold assets there and your file is clean. Then compare. A broker can show how multiple wholesale programs treat your deposits, size and structure. Weigh full written terms, not a headline.
Can a lender say no to a refinance even if I qualified before?
Yes. A refinance is new underwriting. Credit, reserves, value and income are reviewed again, and above $4,000,000 every file is reviewed case by case before submission.
Is cash-out or rate-and-term better for a founder?
Rate-and-term fits fixing a reset or cap. Cash-out fits a defined use of funds. Cash-out ceilings sit lower in every band, and proceeds cannot satisfy reserves above $3,500,000 on a primary residence.
Does a bank statement loan work at super jumbo size?
Yes, through select wholesale programs. Loan amounts run from $300,000 to $30,000,000, but leverage falls as balances rise and overlays apply above the super-jumbo line.
Does a trust or entity change the file?
Yes, it can. Trusts other than a revocable living trust cannot count as assets, and entity ownership affects business statements, which need at least 25% ownership. Raise titling early.
