The Quick Read: Usually not as a separate income line. On a bank statement loan, qualifying income comes from the deposits in the borrower’s accounts, so ADU rent counts only when it shows up in those deposits, and a buyer who has not closed yet has no ADU deposits to average.
- Bank statement loans qualify on 12 months of personal or business deposits, subject to lender guidelines.
- A first-time buyer has no rent history on the unit and no Schedule E to point to.
- A few programs allow a separate rental line on a purchase, supported by the appraiser’s market rent. That varies by lender.
- An ADU that is not permitted or not legally rentable counts for nothing, on income or on value.
- If the plan depends on the rent, the occupancy choice matters more than the documentation type.
Two Questions, Not One
A bank statement file answers one question: how much does this borrower earn? An ADU raises a different one: what does this property produce? Those are separate pieces of evidence, and most program sheets keep them separate.
What your deposits qualify you for.
Alt-doc programs read 12 months of business or personal bank deposits instead of tax returns. Enter your average monthly deposits and see the income a lender would credit you.
The expense factor is set by the lender from your business type and profit-and-loss statement; it is not a number you choose. This widget quotes no rate and no payment.

Estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. Deposit average, expense factor, and housing ratio are editable assumptions; the expense factor a lender applies is set from your business type and documentation. No interest rate or monthly payment is quoted here. Purchase capacity is a simplified illustration and does not account for taxes, insurance, HOA dues, or other debts. Alt-doc income documentation is available on consumer mortgages in the states where Lendmire is licensed for consumer lending; actual terms vary by lender, borrower, and property.
Across Lendmire’s wholesale network, the bank statement path is built for owner-occupants. Self-employed buyers with strong deposits and messy traditional personal-income documentation use it to show income. The underwriter averages 12 months of statements, applies an expense factor that differs by lender, and arrives at a qualifying figure. Rent is not a line item in that math. It is income only if it was deposited.
| Question | Bank statement answers it? | Rental property answers it? |
|---|---|---|
| What does the borrower earn? | Yes, from deposits | No |
| What does the unit rent for? | Only if deposited | Yes, via lease or appraisal |
| Is the unit legal to rent? | No | Yes, via permit and appraisal |
Does Being a First-Time Buyer Change the Answer?
Yes, but the bigger problem is being a first-time landlord. A first-time buyer who has never owned has no history of collecting rent. A buyer who owned before and never rented a unit has the same gap on the rental side.
Lenders want evidence the rent is real. For a seasoned landlord that is traditional personal-income documentation and deposits. For a first-time buyer on a bank statement file, it can only be a signed lease, an appraiser’s market-rent schedule, or both. Even then, many programs treat that as supporting evidence, not qualifying income.
Agency lending shows how cautious the market is on this point. Freddie Mac’s ADU fact sheet says ADU rent may help qualify on a one-unit primary residence, with extra conditions for purchase and no-cash-out refinance transactions. That is contrast only. Agency rules do not govern bank statement files. But it shows that even the most standardized programs attach conditions to ADU rent.
How ADU Rent Can Enter a Bank Statement File
There are three treatments, and which one applies depends on the program sheet. The borrower should ask before choosing a lender.
1. Excluded. The ADU is a bonus. Income is reviewed on deposits alone, and the rent is cushion that helps the borrower afford the payment in practice but not on paper. This is the most common treatment on a purchase.
2. Counted through deposits. After closing, if tenant payments land in the account being analyzed, they flow into the deposit average like any other deposit. This helps on a later refinance, not on the first purchase.
3. Counted as a separate line. Some lenders in the network allow rental income on a purchase, supported by the appraiser’s market rent. It is not a given. It depends on the lender, the file, and the property. A borrower should never assume it.
The honest read for a first-time buyer: plan the purchase so the file works without the ADU rent. If a lender counts it, that is a stronger file, not a requirement.
What the Appraisal Decides
The appraisal decides what the ADU is. If the appraiser classifies it as a legal accessory unit, it can support value and market rent. If it is unpermitted, the usual outcome is that it gets flagged and left out of both.
Two form names matter. Form 1007 is the single-family rent schedule. Form 1025 covers two-to-four-unit properties. The appraiser may also pick rent comps by area, finish, square footage, and bedroom count, and often does not separate an ADU comp from a detached house comp. That can overstate or understate what the unit really rents for.
Legality is a gate. The file needs evidence the unit can be rented legally: a permit record, a certificate of occupancy, or zoning confirmation. A buyer who learns the unit is unpermitted after contract has limited choices. Ask for the permit history before the offer, not after the appraisal.
HUD Mortgagee Letter 2023-17 shows how a federal program frames this. It allows ADU income in FHA effective income, requires a 1004 plus a 1007 showing fair market rent, and contemplates prospective leases. That is an FHA rule, not a bank statement rule. Still, it shows the documents lenders in any lane expect to see.
Proof Package for an ADU File
| Item | Why it matters | Who supplies it |
|---|---|---|
| Signed lease or LOI | Shows intended rent | Buyer or seller |
| Appraiser rent schedule | Independent market rent | Appraiser |
| Permit and legal status | Confirms legal rentability | Seller, city records |
| 12 months of statements | Qualifying income | Buyer |
| Reserves documentation | Typically about 6 months | Buyer |
| Separate rent account | Keeps deposits traceable | Buyer, after closing |
Account hygiene helps later. Once rent starts, deposit it into an account separate from personal spending, so the next lender sees a clean trail. Mixing rent with business receipts muddies the average and invites questions.
A Worked Example
Consider a self-employed buyer purchasing a primary residence with a legal ADU. The buyer has 12 months of business statements and plans to live in the main house. The bank statement analysis, after expense factor, supports the loan on its own. Leverage on a purchase of a primary residence can reach up to 90% LTV through select lenders, with stronger files earning the top of the range, subject to lender guidelines.
The ADU rent is not in that math. After closing, tenant payments start landing in the account. Twelve months later, the buyer refinances. Now the deposits are in the statements, and the rent counts as part of the deposit average. On a rate-term refinance, the same primary-residence leverage range applies. On a cash-out, it drops to a primary residence ceiling of up to 80% LTV with a fixed expense ratio, or 75% with an accountant-prepared ratio. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
The lesson: the ADU helps the second file more than the first.
When DSCR Is the Better Tool
If the rent is the point, the occupancy answer changes. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The borrower’s personal income is not the driver. The catch is that it is built for non-owner-occupied investment property.
DSCR loans are designed for investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A buyer who will not live in the property, or who is renting out the whole property including the ADU, may fit that lane instead.
The rent used is generally the lower of the lease or the appraiser’s market rent, compared against the full housing obligation. Taxes, insurance, and any HOA dues sit in the denominator. A below-market lease drags the ratio down. Some programs lend to first-time investors and others require prior ownership, and a first-time investor may see a leverage reduction or pricing adjustment. Programs below 1.00 coverage are available through select lenders in the network, though leverage and terms adjust.
Lendmire’s complete DSCR loans guide covers how that ratio is built.
| Situation | Better lane | Why |
|---|---|---|
| Live in main house, strong deposits | Bank statement | ADU rent is a bonus |
| Rent is the qualifier, won’t live there | DSCR | Rent drives the file |
| Needs ADU rent to qualify, owner-occupied | Agency or FHA | Agency rules can count it |
| ADU not built yet | Case by case | DSCR wants an existing legal unit |
Edge Cases That Break Files
Unpermitted ADU. Expect it to count for nothing. Lenders follow the appraisal and the permit record.
Short-term or guest-house rentals. Form 1007 assumes a long-term lease and can understate nightly income. Some programs accept an alternative short-term-rental report. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Family occupying the ADU. Rent from a relative with no real payment trail rarely counts. Underwriters want arm’s-length evidence.
ADU not yet built. FHA’s rule contemplates income from a planned unit, per the HUD letter above. Bank statement and DSCR files generally want rent evidence on an existing, legal unit.
Occupancy mismatch. A buyer who declares primary residence but plans to rent the whole property has a file problem. Declare occupancy honestly. It decides the disclosure regime too: an owner-occupied file is a consumer mortgage, while a non-owner-occupied rental is business-purpose.
If a Lender Won’t Count the Rent
A lender saying no to the ADU rent is not the end of the file. Options, in the order most borrowers try them:
1. Qualify on deposits alone and treat the rent as cushion.
2. Ask a different lender in the network whether a separate rental line is allowed on a purchase.
3. Reduce leverage or add reserves to strengthen the file.
4. Move to an agency or FHA product if the rent is truly required and the buyer will live there.
5. Switch to DSCR if the occupancy plan changes.
Each file is underwritten individually, and eligibility review depends on credit, reserves, property review, and lender guidelines.
Key Terms Defined
ADU: An accessory dwelling unit, a separate living space on the same lot as the main home, such as a garage apartment or backyard cottage.
Deposit averaging: The method of adding up 12 months of account deposits and dividing to get a monthly income figure.
Expense factor: The share of deposits a lender treats as business costs, which varies by lender and program.
Form 1007: The appraiser’s market-rent schedule for a one-unit property.
Form 1025: The appraiser’s report for two-to-four-unit properties, with an operating income statement.
DSCR: Debt service coverage ratio, the property’s rent divided by its monthly housing obligation.
Frequently Asked Questions
Does a vacant ADU count on a bank statement loan?
Generally no. A vacant unit produces no deposits, and the bank statement method relies on deposits. Some lenders will consider the appraiser’s market rent as a separate line on a purchase, but that varies by program and is not a given.
Do I need a signed lease?
It helps. A lease supports the rent figure and shows intent. On a DSCR file, the lower of the lease or the appraiser’s market rent generally controls, so a below-market lease can pull the ratio down.
Can I count rent from an ADU I plan to build?
Rarely. FHA’s rule contemplates planned-unit income, but bank statement and DSCR files generally want rent evidence on an existing, legal unit. Construction and renovation financing is a separate conversation.
Does rent from a family member living in the ADU count?
Usually not unless there is a documented, arm’s-length payment trail. Underwriters look for regular deposits and a lease that reads like a real tenancy.
Is ADU rent included in my deposit average?
Only after the rent has been deposited into an account being analyzed. Before closing, a first-time buyer has no such deposits. After closing, the deposits build the record for a later refinance.
