Hard Money Loan Requirements When Borrowing at Low LTV

Hard Money Loan Requirements When Borrowing at Low LTV

The Quick Read: Borrowing at low leverage does not remove hard money underwriting. It shifts what the lender leans on. The property, the plan, and the exit still decide the file, and a bigger equity cushion mainly makes the collateral side easier to defend, subject to lender guidelines.

  • Hard money is asset-based. Value, scope, liquidity, and exit are tested on every file.
  • Fix-and-flip leverage is tiered by completed projects: 85% of project cost with fewer than 2, 90% at 2+, 93% at 5+. Every tier is capped at 75% of after-repair value.
  • Bridge purchases without rehab go up to 80% of purchase price. Refinances go up to 65% of value.
  • A 620 minimum score applies, with added conditions below 660.
  • Terms run 6-18 months, interest-only, so the exit plan carries the file.

All figures vary by lender, property, and experience. Nothing here is a commitment to lend.

Leverage tiers on the current program: 85% with fewer than 2, 90% with 2 or more, 93% with 5 or more completed projects — every tier capped at 75% of after-repair value. Loan amounts up to $5,000,000, larger by exception; terms of 6 to 18 months, interest-only, no prepayment penalty. The rehab portion funds in draws against completed work, not at closing.

Hard money is business-purpose financing for real estate investors, not a consumer mortgage. Leverage on the current program tops out at 93% of project cost for investors with a documented track record, capped at 75% of after-repair value, with rehab funding up to 100% of the documented budget released in draws; actual terms vary by lender, borrower experience, property, and exit. What Does “Low LTV” Mean in Hard Money?

Low LTV means the loan is small relative to what the property is worth. In hard money, that is the normal condition, not the exception. These are short-term, asset-based loans, so the lender sizes the loan on the collateral and leaves a cushion for a bad sale.

Two measures get mixed up. Loan-to-value (LTV) uses appraised value. Loan-to-cost (LTC) uses what you pay plus the rehab budget. A fix-and-flip file usually gets sized on cost, then checked against an after-repair value (ARV) cap. The lowest cap wins.

That is why a low-LTV request can still run into other limits. The loan is also tested against the scope of work, the budget, and your exit. A lender can stop a file if the budget looks unrealistic or the property is too far gone.

How Underwriting Treats a Low-Leverage Hard Money File

Underwriting runs in a fixed order, and low leverage helps at some steps and does nothing at others.

1. Pick the value basis. The lender sizes on as-is value, ARV, or cost. Across the programs Lendmire places files with, the loan is the lowest of its several caps.

2. Order a valuation. An appraisal or broker price opinion sets current value or ARV. Weak comps hurt here no matter how little you borrow.

3. Calculate cash in. The gap between the loan and the price is your equity. Fees and closing costs sit on top of that.

4. Review the file. Expect the purchase contract, scope of work and budget, entity documents, proof of liquidity, and an exit plan.

5. Fund the rehab in draws. Up to 100% of the rehab budget funds in draws against completed work. That is a rehab-budget figure, not a purchase LTV.

6. Plan the exit. The loan is short-term. Rental investors commonly refinance into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path.

The Network’s Hard Money Parameters

Here is how the program figures line up. Each varies by lender, property, and experience.

Transaction Typical ceiling
Fix-and-flip, fewer than 2 projects 85% of project cost
Fix-and-flip, 2+ projects 90% of project cost
Fix-and-flip, 5+ projects 93% of project cost
Any fix-and-flip tier 75% of ARV cap
Bridge purchase, no rehab Up to 80% of purchase price
Cash-out or rate/term refinance Up to 65% of value

There is no true 100% purchase program. When someone says “100% financing” in hard money, they usually mean 100% of the rehab budget, funded in draws. The top cost tier is reserved for experienced investors.

Loan amounts run up to $5,000,000, with larger files by exception. Smaller balances vary by lender. Terms are 6-18 months, interest-only, with no prepayment penalty. There are no multi-year options on the current program.

Collateral is non-owner-occupied residential property, 1-4 units. Ground-up construction goes to 10 units. Commercial, industrial, land or lots, hospitality, and owner-occupied property are not on the sheet.

Which Requirements Relax at Low Leverage, and Which Don’t

A bigger equity cushion makes the lender’s downside smaller. If values slip, there is more room before the loan is underwater. That can ease pressure on valuation disputes and borrower-side questions.

It does not erase these:

  • Credit. A 620 minimum score applies, with added conditions below 660. Underwriting stays asset-based, but a floor is a floor.
  • Property eligibility. One-to-four unit, non-owner-occupied residential. Equity does not change what the property is.
  • Scope and budget. A weak rehab plan is a problem at any leverage.
  • Exit. A short term means the exit plan is the file.
  • Entity documents. If you buy in an LLC, the paperwork is reviewed, subject to program terms.

First-time investors qualify at the lower leverage tiers. Experience unlocks the higher cost tiers. That is the real trade: less leverage, fewer experience hurdles.

Requirement Why lenders ask Effect of low leverage
Equity Protects against a value drop Larger cushion, less pressure
Valuation Sets the collateral number Still required
Credit Sets terms and conditions Floor still applies
Scope and budget Tests the plan Still reviewed
Exit plan Short term must be repaid Still the center of the file
Property type Defines eligibility Unchanged

Worked Example at Low Leverage

Run the numbers on a purchase priced at $300,000 that is bridge-financed with no rehab. At the 80% ceiling for that structure, the investor brings the other 20% plus fees. Drop the request to 60% and the cushion doubles. The lender’s risk shrinks. The checklist stays the same.

Now take a rehab file with an ARV of $400,000. The 75% ARV cap holds the loan at or below 75% of that figure, even if the cost tier would allow more. A borrower with fewer than 2 projects sits at 85% of project cost, but the ARV cap can bind first on a thin-margin deal. The lowest cap sets the loan. These are modeled assumptions, not market data.

Where the General Rule Breaks

Refinance caps sit lower. A cash-out or rate/term refinance runs up to 65% of value, below the purchase and bridge levels. Investors who assume purchase leverage carries over get surprised.

The exit has its own tests. Refinancing out into long-term rental financing means two separate checks. One is equity. The other is rent coverage, where the debt service coverage ratio (DSCR) compares rent to the full monthly obligation. A larger takeout loan lowers coverage. Clearing a coverage ratio is also not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation.

Seasoning can stall the takeout. Programs differ on how long they want you to hold before refinancing on appraised value. Lendmire’s piece Can a BRRRR Rehabber Skip Seasoning With Hard Money at Takeout LTV? covers that gap. Confirm the specific rule before you plan around it.

A low appraisal can strand cash. Plan the takeout with a cushion. Lendmire’s guide on how to refinance out of a hard money loan when the appraisal comes in low walks through what to do.

Term versus runway. A 6-18 month term has to outlast the rehab, lease-up, and takeout underwriting. Investors who need longer runway refinance into long-term financing. For how that side works, see the complete DSCR loans guide.

Occupancy changes the legal frame. Hard money here is for investment property only. Hard money and DSCR loans are business-purpose investor loans, reviewed differently from a standard owner-occupied mortgage. Credit to acquire, improve, or maintain non-owner-occupied rental property is treated as business purpose under the CFPB’s Regulation Z commentary. Owner-occupied cases are narrower, and Compliance Alliance lays out the unit thresholds. A borrower who plans to live in the property is outside this program.

Key Terms Defined

LTV (loan-to-value): The loan amount divided by the property’s appraised value.

LTC (loan-to-cost): The loan amount divided by purchase price plus rehab budget.

ARV (after-repair value): The estimated value of the property once the work is done.

Draw: A release of held-back rehab money after completed work is inspected.

DSCR: Monthly rent divided by the full monthly housing obligation, used on the long-term exit loan.

Seasoning: The ownership period a lender wants before refinancing on current value.

Common Misconceptions

Hard money has no requirements. Asset-based still means underwriting. The lender tests value, scope, liquidity, and exit.

100% financing means 100% LTV. It does not. It points to funding of the rehab budget, within the ARV cap. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

My ARV sets the exit loan. The takeout lender’s own appraisal does.

Low LTV makes credit irrelevant. Credit still affects terms, and the 620 floor applies.

Decision Checklist Before You Apply

  • Is the property a non-owner-occupied 1-4 unit residential?
  • Does the lowest of the cost cap and the 75% ARV cap leave enough room?
  • Is the rehab budget documented and believable?
  • Do you have cash for equity, fees, and holding costs?
  • Is your score at or above 620?
  • Does the 6-18 month term cover the plan?
  • Does the exit loan clear both equity and rent coverage?

If the answer to the last one is unclear, fix that first. The exit decides whether a low-leverage loan was cheap insurance or a stuck file.

Frequently Asked Questions

Do I need an LLC to get a hard money loan?

Not always. Entity use depends on the program and the borrower. If the property is held in an LLC, expect entity documents in the file, subject to program terms.

Does low leverage mean I can skip proving the exit?

No. The loan is short-term, so the lender wants a clear sale or refinance plan. Low leverage reduces collateral risk but does not replace the plan.

What credit score do I need?

A 620 minimum applies, with added conditions below 660. Terms vary by lender, property, and experience.

How much of the rehab can be financed?

Up to 100% of the documented rehab budget can be funded, released in draws against completed work. That is separate from purchase leverage, which is tiered by completed projects and capped at 75% of ARV. Availability varies by lender, property, and experience.

Can I refinance out of hard money into a rental loan?

Many investors do once the property is stabilized. The takeout loan faces its own equity and rent coverage tests, so run that math before you buy.

If you are buying, rehabbing, or refinancing an investment property on a short timeline and want to see how the numbers work, Lendmire can help you compare hard money options based on the project, the exit plan, leverage, and your goals. Current guidelines and terms vary by lender, property, and experience, and Lendmire confirms them on each file.
