The Quick Read: Usually, yes. A new job does not disqualify you by itself. What decides the file is the loan program and whether your income is documented, stable and likely to continue. Conventional loans look hardest at employment, while the FHA Streamline and VA streamline refinance for existing government loans put less weight on it. Timing matters most when the change happens mid-application.
What Lenders Check After a Job Change
Lenders are not counting your months at one desk. They want income that is verifiable, stable and likely to continue.
Refinance savings and break-even estimate
The starting figures are an example value with a balance in proportion and a placeholder for costs. Replace them with yours, and enter the current rate from your statement.
Editable benchmark: 7.32% as of October 22, 2026 · Freddie Mac 30-year average via FRED®. A conventional market reference, not a refinance quote.
Illustrative starting assumptions: a $350,000 home value, a $245,000 current balance, a current rate you enter and a remaining term seeded at twenty-five years, closing costs seeded at $5,000 as an editable placeholder (not a fee quote) and rolled into the new loan, a thirty-year term at the current Freddie Mac benchmark, and property taxes and insurance estimated at typical national rates. Every field is editable.
Illustrative estimate only — not a Loan Estimate, approval, quote, or commitment to lend. The new rate field carries the weekly Freddie Mac thirty-year conventional benchmark, a market reference and not a refinance quote; a refinance is priced by the lender at lock, and the current rate, the remaining term and the closing costs are figures you enter. The current payment is estimated from the balance, the current rate and the remaining term; the break-even divides the closing costs by the monthly saving and ignores the interest effect of a longer term. On the VA IRRRL the funding fee is added to the loan unless the veteran is exempt. Taxes and insurance are editable estimates. Licensed in sixteen states for consumer mortgages; Lendmire is a broker, never the lender.
Fannie Mae's Selling Guide asks lenders to look for a reliable pattern of work over the most recent two years. That is a pattern of work, not two years with one employer. A shorter history can still be eligible when other strengths offset it. A move to a new employer in the same field, with no gap in pay, is usually judged on the strength of the income itself.
Here is the practical read. Across the wholesale programs placed through Lendmire, a same-field move with steady pay is routine. Trouble tends to show up in three places: pay that depends on commission or bonus with no history, a gap between jobs, and a switch to self-employment. Those need more paper, and sometimes more time on the new footing.
Key Terms Defined
- Rate-and-term refinance: A new loan that replaces your current mortgage, with only incidental cash back.
- Verification of employment (VOE): The lender's check that you still work where you said you do.
- Verbal VOE: A confirmation of your job by phone, email or another reasonable method, with a written record kept.
- Streamline refinance: A simplified refinance of an existing FHA or VA loan with reduced documentation.
- Net tangible benefit: A real, measurable gain from the refinance, such as a lower payment, that government streamlines require.
- Cash-out refinance: A new, larger loan that pays off the old one and hands you the difference.
How a Refinance Moves Step by Step, and Where a New Job Matters
1. Application. Your application lists your current employer, title and time on the job. A new job simply appears there. Disclose it up front, since a surprise found later does more damage than the change itself.
2. Income documentation. The lender builds your qualifying income from pay records at the new job. Salary and hourly pay are the simplest. Commission, bonus and overtime generally need a track record before they count fully. The Selling Guide's income chapter was restructured recently, so lenders work from its current layout.
3. Final employment check. Lenders re-verify employment shortly before closing. Fannie Mae's verbal verification section says lenders are responsible for identifying, evaluating and resolving any employment changes or discrepancies. The check can be verbal, written or vendor-based. It can even happen after closing, up to the point the loan is delivered for sale, and a loan without it is ineligible for sale to Fannie Mae.
4. Appraisal. This depends on the program, not your job. Conventional rate-and-term refinances are normally underwritten with a valuation. FHA Streamline and VA streamline refinance generally do not need an appraisal.
5. Decision. Underwriting weighs four things: whether the income is stable, whether it is documented, your debt-to-income ratio, and any extra requirements the lender adds on top of the program.
Does the Program Change the Answer?
Yes, and this is the biggest lever a homeowner has. The table compares the common paths for a home you live in. Every figure is subject to lender guidelines and full file review.
| Factor | Conventional rate-and-term | FHA Streamline | VA streamline refinance |
|---|---|---|---|
| Existing loan needed | Any eligible mortgage | FHA loan | VA loan |
| Leverage | Up to 95% LTV, one-unit home | No LTV test, since no appraisal is required | No LTV test, since no VA appraisal is required |
| Income scrutiny | Full employment verification | Limited credit review | No income test on VA's own page |
| Key test | Stable, documented income | Net tangible benefit | Net tangible benefit |
| Mortgage insurance | Above 80% LTV | FHA premiums apply | VA funding fee unless exempt |
A few notes behind the table:
- Conventional files above 80% LTV carry mortgage insurance. You can request cancellation at 80% of the original value, and the servicer must end it at 78% under the Homeowners Protection Act.
- The VA IRRRL carries a 0.5% funding fee unless you are exempt, and requires seasoning of the later of 210 days and 6 payments.
- VA's own IRRRL page ties eligibility to an existing VA loan, a refinance of that loan, and your certification that you live or lived in the home. It lists no income or employment test.
If you hold an FHA or VA loan and your new job is still settling, the streamline lanes often make the most sense. If your loan is conventional, expect the full employment check.
Scenario Table: Which Job Changes Cause Friction?
| Your situation | How workable | What the lender wants | Typical snag |
|---|---|---|---|
| Same field, similar pay | Usually smooth | Recent pay stub, verbal VOE | Little |
| Raise at new employer | Usually smooth | Pay stub, offer letter | Bonus history |
| Pay cut | Workable if ratios hold | Qualify on the lower income | Debt-to-income |
| New industry | Reviewed more closely | Explanation, work history | Stability questions |
| Hourly to salary | Often fine | Offer letter, pay stub | Short history |
| Salary to commission | Harder | Income history | Variable income |
| Gap between jobs | Reviewed | Letter of explanation | Length of gap |
| Offer accepted, not started | Ask the lender | Written offer terms | Start date |
| Newly self-employed | Different documents | Business and tax records | Short history |
Fannie Mae's March update added employment-gap guidance. The exact limit is lender-specific in practice, so the safe summary is that gaps are reviewed and a plain explanation helps.
Can an Offer Letter Count Before the New Job Starts?
Sometimes. Fannie Mae has allowed income from an offer or contract that begins after application, and an offer from a family member or other interested party to the transaction does not count. Those rules were written mostly around purchases. For a refinance, treatment varies by lender, so a borrower holding a not-yet-started job should ask early and bring the signed offer with salary and start date spelled out.
What Happens If You Change Jobs Mid-Refinance?
A change between approval and closing has to be fully reevaluated, according to an archived Fannie Mae section. Quitting or being let go before closing can derail a conventional refinance. Temporary leave is different. If the employer confirms you are on leave, the lender treats you as still employed.
If it happens to you:
1. Tell your loan officer the same day.
2. Send the new offer letter, pay terms and start date.
3. Expect the file to be re-underwritten from the income down.
4. Hold off on new credit or large purchases until closing.
Wait, Apply Now, or Refinance Before You Switch?
This is a real fork, and the answer depends on your situation.
- Apply now if the new job is in the same field, pay is steady and you have paperwork in hand. Waiting only delays a refinance that already qualifies.
- Wait if your pay now relies on commission or bonus without history, or if you are newly self-employed. A little more time on the new footing can make the file cleaner.
- Refinance before you switch if you are planning a voluntary move and your current income is solid. Lenders treat a loss of primary income as high risk no matter your credit. That sequencing is simple when the choice is yours.
One more fork matters more than timing: whether the refinance is worth doing at all. The Consumer Financial Protection Bureau notes you can go through many of the same steps and costs as your first mortgage, and it advises weighing whether you will stay long enough to recoup them. If your income is in flux and a move is possible, that break-even matters.
A new term can also work against you. A longer new term may lower the payment while raising the total cost over the life of the loan. Lendmire's refinance programs cover conventional, FHA, VA and jumbo paths, so the same home can be compared across them.
What to Gather Before You Apply
- Your newest pay stub, and the next one if it will be available soon
- The signed offer letter showing salary, start date and any commission or bonus plan
- Prior-employer records covering the last two years
- A short letter explaining the move, especially across industries or after a gap
- Recent bank statements showing reserves
Lenders can verify your employment by phone and keep a written record, so a call to your employer is normal, not a red flag. A CFPB compliance guide also notes a lender may consider future income, such as a job accepted now that starts later, when the employer confirms the offer and salary in writing.
Ways to Strengthen a Borderline File
Offsets matter when the work history is short. Strong credit, meaningful equity and cash reserves all help the file. So does borrowing less. A conventional wholesale program typically starts at a 620 decision score, and the automated finding governs most files, with a total ratio ceiling of 50%. A co-borrower with stable income can also make a difference. None of this is a promise. Each lender applies its own overlays.
Three Short Scenarios
The same-field mover. A nurse changes hospitals with no break in pay. Her file shows steady salary, a fresh pay stub and a verbal check. This is the routine case.
The commission switch. A salaried worker takes a sales job paid mostly on commission. With no commission history, the lender may count only the base pay, so the ratios tighten. Waiting for a track record can change the result.
The FHA homeowner with a pay cut. A homeowner holding an FHA loan takes a lower-paying role. A streamline may fit because of limited credit review and no appraisal. The refinance still needs a net tangible benefit, and a credit-qualifying version reviews capacity.
Common Mistakes
- Assuming you need two years at the same employer. You do not.
- Assuming employment is not checked after approval. It is rechecked before closing.
- Quitting, opening new credit or making a large purchase before closing.
- Leaving out the new job on the application.
- Assuming a streamline means no one looks at income.
- Trusting an unsolicited VA refinance offer that looks official. The CFPB and VA have warned about these.
If cash back is part of the plan, Fannie Mae's limited cash-out refinance allows only incidental cash back, set at the greater of 1% of the new loan balance or $2,000. A full cash-out refinance is a different loan, with 80% LTV on a one-unit home you live in and seasoning on the loan being paid off. See Lendmire's piece How to Qualify for a Conventional Cash-Out Refinance After a Job Change for that route. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Frequently Asked Questions
Do I need a pay stub from the new job first?
Usually, yes, or something close to it. Lenders build income from pay records, so a first pay stub is the cleanest proof. Before that, a signed offer letter with salary and start date can sometimes support the file, depending on the lender and program.
Does a pay cut kill the refinance?
No, though the file has to work on the lower income. The lender reviews your file on what you earn now, so the debt-to-income ratio decides the outcome. Borrowing less, adding a co-borrower or holding more reserves can help.
Will a lender call my employer?
Yes, that is routine. Federal rules allow employment to be verified orally if the lender keeps a written record, and conventional loans get a verification before closing. Email or vendor-based checks are also accepted methods.
What if I'm laid off before closing?
A conventional refinance can stall or fall apart, since the lender must reevaluate the income. A government streamline may weigh income less, but lender overlays still apply. Tell your loan officer immediately.
Is a streamline different for a new job?
Yes. The FHA Streamline and VA IRRRL reduce documentation, and VA's page lists no income test. The credit-qualifying FHA version still reviews credit and capacity, and lenders can add their own rules, so it is not a free pass.
If you are weighing a refinance and want the break-even run on your own numbers, Lendmire can help you compare the programs on the same home.
