Current DSCR HELOC guidelines, updated from one source.
Every figure in this block comes from one guideline source and updates here when the program changes. These are the second-lien terms; a first-lien line on a paid-off rental follows its own tiers, summarized under the ladder, and the rent test applies to both.
Of the rental’s value, first mortgage included
Up to 70% combined loan-to-value is the second-lien ceiling; the ladder below shows how the ceiling and the line cap change with the credit profile and the lien position, including the first-lien tiers that reach 75%.
Credit score for a second-lien line
Scores from 720 are eligible on a second-lien line and from 700 on a first-lien line; the ceiling is read by credit tier, lien position, and line size on the ladder, and the owner’s debt-to-income ratio is never calculated on this program.
Automated valuation on lines to $400,000
The program writes second-lien lines from $50,000 to $500,000, and first-lien lines to $1,000,000; up to $400,000 the valuation is an automated model plus an inspection, and the largest lines, above that threshold, require a full interior appraisal.
Interest-only, then 25 years of repayment
The draw period is 5 years of interest-only payments, followed by 25 years of repayment on a 30-year maturity; the rate is variable through both periods, and later draws are at least $5,000 each.
| Credit profile | Max combined LTV | Max line | Lien position · valuation |
|---|---|---|---|
| 740+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | Second lien behind the first mortgage · Automated valuation + inspection to $400,000, full interior appraisal above |
| 740+ | 75% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $750,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 720+ | 65% | $1,000,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
| 700+ | 70% | $500,000 | First lien on a paid-off rental · Automated valuation + inspection to $400,000, full interior appraisal above |
The 70% combined loan-to-value ceiling behind a first mortgage requires a 720 credit profile. A first-lien line on a paid-off rental starts at a 700 profile, reaches 75% loan-to-value at the top tier, and runs to $1,000,000 at 65% on lines above $500,000. The rent must cover the qualifying payment at 1.10 or better.
Current DSCR HELOC snapshot · updated October 29, 2026 · seven tier rows across both lien positions · variable rate through the draw and repayment periods · at least 80% of the line (and $50,000) drawn at closing · later draws from $5,000 · first or second lien position · vesting in the owner’s LLC allowed · no reserves required · 6 months of ownership before the line.
This page describes a wholesale program as its guidelines stand, read from one centralized source and refreshed as it changes; it does not offer credit, quote terms, or promise approval. The line a given rental supports depends on the valuation, the lease and the rent, the credit tier, the lien position, the entity, the property type, and full underwriting. No rate, index, payment, or fee appears here. Lendmire, LLC (NMLS #2371349) is a mortgage broker, not a lender, licensed in sixteen states for consumer mortgages. Equal Housing Opportunity.
What a DSCR HELOC is — and how the rent sizes the line.
The mechanics are the same on every North Port file: the lender measures the rental’s value, subtracts the balance already secured by it, applies the ceiling for the credit tier and lien position, caps the result at the program maximum, and checks that the rent covers the qualifying payment. Four cards below walk through the parts.
For the program overview, see Lendmire’s DSCR HELOC program, or the statewide guide at DSCR HELOC in Florida.
A line on the rental, behind the mortgage you keep
The line is a credit limit, not a check: a North Port landlord draws against it as deals and repairs arrive, pays interest only on the outstanding balance during the draw period, and amortizes whatever remains over the repayment period that follows.
The rent qualifies the line, not your tax returns
The rent is documented, which is why the line is never an undocumented one: the lease, three months of receipts when the lease runs above market, and the appraiser’s rent schedule. On a two-to-four-unit property one vacant unit is allowed; a single-family rental needs a lease in place.
Your credit tier sets the ceiling and the cap
Leverage steps with the tier and with the lien position. The same North Port rental supports one line behind a first mortgage and a larger one when it is paid off, because the first-lien tiers read the property alone; the ladder on this page shows both columns.
Valuation, the lease, the LLC, and closing
Seasoning matters on a rental: a property bought or refinanced inside the program’s seasoning window waits, and ownership must season before the line closes. A North Port rental listed for sale in the months before the application is not eligible, and a declining-market flag on the valuation trims the ceiling.
Enter the value, the balance, and the tier, and the calculator shows the ceiling, the cap, the available line, and the valuation path. What it cannot show is the rent test; that depends on the lease, the market rent, and the lender’s qualifying payment, and it is settled in underwriting.
North Port’s rental equity in figures — and how a line fits it.
A rental line is sized against a value, and North Port’s values are the context: the median says where the typical equity position sits, and the owner share says how deep the pool of long-held properties runs. Census figures below, program figures above.
Citywide figures provide general market context, not an appraisal or an income calculation. The owner share and the tenure figures matter because they describe the pool of long-held properties, which is where rental equity lines come from. A market of transient ownership produces fewer of them, whatever its median value says.

Distinct North Port rental neighborhoods, distinct equity pictures.
A rental in one part of North Port is not the same file as a rental in another: the stock, the values, the rents, and the valuation path differ by neighborhood. The cards below sketch the submarkets a line is written in.
Entity-held portfolios
Portfolio owners in North Port hold rentals in LLCs for liability, and the program meets them there: the line is written in the entity, the members sign as guarantors, and the deed never moves. The exposure limit on loans and dollars per borrower is the figure to check first. North Port is home to about 85K people and sits within the North Port-Bradenton-Sarasota, FL area.
High-value rentals
North Port’s high-value rentals run into the line cap before the ceiling: a property with far more equity than the maximum line is sized at the cap, the largest lines take a full interior appraisal, and a paid-off property on a first-lien line reaches the larger cap at the reduced ceiling. Median household income in North Port sits near $84,049 on the latest Census estimate.
Established close-in rentals
The close-in North Port neighborhoods hold rentals bought a decade or more ago, and those files carry the deepest equity: a small first mortgage, a value that has run far ahead of it, and room under the ceiling that the rent, not the equity, usually caps. Roughly 27,843 North Port households own their homes on the latest Census estimate — 81% of all households, the pool a rental equity line is written for.
Two-to-four-unit buildings
A North Port fourplex brings several leases to the coverage test, so the equity, the tier, and the cap are often the binding limits instead. The leases for the occupied units document the rent, and the valuation uses the multi-unit form on the larger lines. About 19% of North Port’s households rent — roughly 6,576 renter households on the latest Census estimate.
Newer infill and recent purchases
Recent purchases in North Port’s infill corridors present a different file: high leverage, thin room under the ceiling, and a seasoning clock that may still be running. The program waits on the calendar, and the line is sized on what the value leaves above the balance. On a one-unit rental at North Port’s median home value, the second-lien ceiling puts total liens near $253,750 — the line is what remains after the first mortgage balance, and the rent must cover the qualifying payment; a paid-off rental on a first-lien line sits above the second-lien ceiling.
Condominium rentals
Condominium lines in North Port turn on the project review: warrantable at one ceiling, non-warrantable at a lower one, condotels not at all. The valuation reads the unit against recent unit sales in the project, and the lease carries the coverage test. The median owner-occupied home value in North Port runs near $362,500 on the latest Census estimate.
Treat the submarket notes as a map of where equity and rent tend to sit across North Port, not as eligibility. The program’s property list, ceilings, and rent test are the same citywide; the inputs differ property by property.
Four ways North Port landlords put a rental equity line to work.
The uses are the landlord’s, not the lender’s: the program does not restrict what a North Port owner draws for. These four are the common ones, and each shows why a revolving line behind the first mortgage fits better than a lump sum that replaces it.
Bridge a sale, a tax bill, or a buyout
The bridge use is temporary by design: draw against the rental, repay the draw when the sale or the refund lands, and keep the line open for the next gap. The first mortgage on the North Port property never moves.
Fund the next purchase without refinancing
A line that stays open fits a buying program: draw for one earnest-money deposit and down payment, repay from a later refinance or sale, draw again. The North Port rental behind the line keeps its mortgage and its rate throughout.
A standing reserve for the portfolio
Some North Port investors open a line for what has not happened yet: the furnace that fails in January, the vacancy that runs long, the assessment the association votes through. The closing draw is set by the program; the rest waits.
Rehab and repairs staged over months
A roof, a kitchen, a unit turn between tenants: the invoices arrive in pieces, and a line pays them in pieces. A North Port landlord draws the closing minimum, draws the rest as each phase bills, and keeps the first mortgage where it is.
Estimate your North Port rental’s available credit line before requesting a quote.
Use the calculator to see what the North Port rental’s equity supports before you request a quote. Every input is editable, the tables update from Lendmire’s guideline source on the live page, and nothing here states a rate or a payment: the line is sized here and priced in writing by a licensed loan officer.
North Port rental available-equity calculator
The arithmetic the program uses, with your North Port figures: value times ceiling minus balance, capped at the maximum line for the tier.
Illustrative starting assumptions: a $360,000 rental value near North Port’s median owner-occupied home value and a $160,000 modeled remaining first-mortgage balance (U.S. Census Bureau). Combined loan-to-value ceilings and line caps follow the current program tables for the lien position and credit tier selected and update from Lendmire’s centralized guideline source on the live page. The rent test is the lender’s: the gross rent must cover the qualifying payment on the whole line at the program’s coverage minimum. Every field is editable.
Illustrative estimate only — not a credit decision, approval, quote, or commitment to lend. The actual line amount, combined loan-to-value, and eligibility depend on the automated valuation or appraisal, the lease and the rent, the credit profile, the vesting, documentation, and full underwriting by the selected wholesale lender; the rate, the payment, and any costs are provided in writing by a licensed loan officer. Minimum score, line-size, coverage, and draw requirements follow the current program snapshot shown on this page. Licensed in sixteen states for consumer mortgages.
Same rental equity, four very different ways to reach it.
Four routes to the equity in a North Port rental, compared on the question that matters most to a landlord: what does the lender read, and what happens to the loan already on the property? The cards below answer both for each route.
A rent-qualified line, an income-qualified line, a cash-out refinance, or a bank statement line.
For the North Port investor whose returns understate the business, whose rentals sit in an LLC, or who simply wants the property to qualify itself. The first mortgage and its rate are untouched; the line is sized by equity and carried by the rent. Fewer documents, a tighter ceiling.
The ordinary rental HELOC reads the owner, not the property: W-2s or tax returns, a ratio, personal vesting. Where those are strong it is the larger line; where they are not, the rent-qualified line exists for exactly that file. For the income-qualified route, see Lendmire’s investment property HELOC.
For the North Port owner whose first-mortgage rate is no longer worth keeping, or who needs more of the equity than a second-lien line can reach. The refinance resets the whole loan; the line adds to it. Compare the blended cost of the two before choosing. For the refinance route, see the investment property cash-out refinance.
Deposits as income, a ratio, personal vesting: the bank statement line is the alt-doc route for the owner. The DSCR HELOC is the alt-doc route for the property. A North Port landlord with both options compares the ceiling, the floor, and the paperwork of each. For the deposit-qualified route, see the bank statement HELOC.
What to prepare for a North Port scenario review.
The file reads the property and the credit report. Gather these before the scenario review, and the prequalification has what it needs; nothing on the list is a tax return.
This is a general preparation guide, not a universal checklist. The selected lender may request additional information based on the lease, the entity, the property, the lien position, and the credit profile. Nothing here is legal or tax advice.
Local details that can change the line.
A DSCR HELOC is a property file, and property files turn on details: the tier, the valuation, the lien position, the entity, the lease, the seasoning. The cards below are the ones that change a North Port line most often.
Use these checks to keep the North Port file clean and fundable.
Three things decide most North Port files: the credit tier, which sets the ceiling and the cap; the valuation, which sets the value the ceiling applies to; and the rent, which decides how much of the line the property carries. The rest are gates: lien position, vesting, seasoning, the property list, and the listing history.
- Confirm the vesting: Which title holders and first-mortgage borrowers will sign as non-borrowing owners.
- Confirm the dates: The date of the most recent purchase or refinance of the property, note date to note date.
- Confirm the valuation path: What comparable sales in the North Port submarket support, before relying on a listing-based estimate.
Title in your name or your LLC
A trust on title is a different question from an entity on title: a land trust is on the program’s ineligible list, and a revocable trust is read by the lender case by case. A North Port rental in an LLC is written in the LLC’s name; a rental in a land trust is not written at all.
The seasoning clock on purchases and refinances
The two clocks run separately: the mortgage transaction clock and the ownership clock. A rental owned for years and refinanced last month restarts the first; a rental bought last month starts both. The North Port file is eligible when both have run.
The valuation sets the value the ceiling applies to
Lines to the valuation threshold use an automated model plus a property inspection report; larger lines take a full interior appraisal. A model that misses the program’s confidence standard sends the file to a full interior appraisal, and a North Port value estimated from listings can land lower on either path.
Second lien behind the mortgage, or first lien on a paid-off rental
Behind a first mortgage the line is a second lien with the second-lien ceiling, floor, and cap. On a rental with no mortgage the line stands first, starts at a lower floor, reaches a higher ceiling, and runs to a larger cap. A North Port owner chooses by what is on the property today.
The credit tier decides the ceiling and the cap
The score that counts is the one on the report the lender pulls, not the one in an app; a self-pulled score can land a tier away. Each tier on the ladder carries its own ceiling and cap by lien position, so a North Port line can change size without the value or the balance moving at all.
From a North Port rental prequalification to a funded line.
From the first call to the funded line the file follows one path. In North Port the differences from an income-qualified line are what is missing: no tax returns, no debt ratio, no deed out of the LLC. What remains is the property’s file and the credit report.
Scenario review
A licensed loan officer reads the North Port rental’s value, the balance on it, the credit profile, the lease, and the vesting, and sizes the line against the current tables: ceiling, cap, lien position, and the rent test. Figures are stated as program parameters, never as an offer.
Prequalification
With the credit report in hand the tier is fixed, and with the lease in hand the rent test is run. A North Port prequalification settles the two gates that size the line and lists what the valuation and the title search will confirm.
Verification and valuation
This is the step the owner does not control: the valuation lands where the comparables put it, and the title search shows what is recorded. A North Port file whose value or lease comes in under the estimate is re-sized here, not declined, unless a gate fails.
Closing and funding
Closing documents are signed by every borrower and guarantor, non-borrowing owners sign their acknowledgments, and the closing draw funds after any rescission period the law provides. The rest of the North Port line is available through the draw period.
A brokerage that matches the line to the rental.
Three reasons North Port landlords bring a rental line to a broker rather than a bank: the program is placed through select wholesale lenders, the file is read against more than one route, and the entity on title is not a problem to be solved before the conversation starts.
Four routes, the right one quoted
A landlord whose returns are clean may do better on the income-qualified line; one whose first-mortgage rate is poor may do better on a refinance. The comparison is made on the file, not on the product, and the North Port owner sees it.
The entity stays on title
Landlords who built a portfolio inside entities for liability reasons should not have to unwind it for a line. The DSCR HELOC is placed through a wholesale program that writes the entity, and Lendmire’s North Port review starts with the deed as it is.
Licensed, in writing, the lender never named
Lendmire is the broker, not the lender. The program is placed with select lenders in the wholesale network; the figures on this page are program parameters subject to underwriting, and the rate and the payment on a North Port line are quoted in writing, never on a web page.

North Port DSCR HELOC FAQs
The questions North Port landlords ask before a rent-qualified line, answered from the program as it stands; figures live in the snapshot above.
What is a DSCR HELOC?
Think of a rental HELOC with the income file removed. The lease and the appraiser’s rent schedule qualify the line; the credit report sets the tier; the valuation sets the value; and the entity on title stays on title. Everything else about the line, the draw period, the repayment period, the lien position, works the way a home equity line does.
Can the rental stay in my LLC?
It can, and that is the reason many North Port landlords with entity-held rentals choose this line. The LLC holds title before, during, and after; the members sign as guarantors; the entity papers are read at the scenario review.
How is the rent test calculated?
It is a coverage ratio like a DSCR loan’s, measured on the line: gross rent over the qualifying payment on the whole line at a stressed rate. A North Port rental with modest rent and deep equity qualifies for a smaller line than its equity would support, because the rent, not the equity, is the binding gate.
Is an appraisal required?
Yes, in one of two forms: an automated valuation with a property inspection report on lines to the threshold, a full interior appraisal above it. The lender never waives the valuation, and the line is sized on the value it produces, not on the owner’s estimate.
How do the draw period and repayment work?
Interest-only through the draw period on the drawn balance, fully amortizing through the repayment period after. The closing draw is set by the program, the later draws have a floor, and the rate is variable throughout; a North Port owner plans the line around the shift in payment when the draw period ends.
How much can I borrow against a rental?
Two limits apply. The equity limit is the ceiling for the tier and lien position, applied to the value, less the balance, capped at the maximum line; the rent limit is the line whose qualifying payment the rent covers at the program minimum. The smaller of the two is the line.
Does a duplex or fourplex qualify?
Yes, up to four units. The lender reads each lease, allows one vacant unit, and tests the combined gross rent against the qualifying payment on the whole line. A North Port owner with a unit between tenants does not wait for the lease to open the line.
Do I need tax returns or W-2s?
No. The DSCR HELOC qualifies on the rental’s rent, and the owner’s income is not calculated; no tax returns, no W-2s, no debt-to-income ratio. What is documented is the property: the lease, the rent schedule, the mortgage statement, title, insurance, and the entity papers. The program is rent-qualified, not undocumented.
What is the rate on a DSCR HELOC?
The line carries a variable rate, set in writing at the time for the specific North Port file. No rate, index, payment, or fee appears on these pages by policy; what the pages carry is the program’s structure and its eligibility parameters.
Can the line be a first lien on a paid-off rental?
Yes. A rental with no mortgage can carry the line in first position: a full title policy is required, the credit floor is lower than the second-lien floor, the ceiling is higher, and the largest lines run to the first-lien maximum at a reduced ceiling. The rent test applies the same way.
Size the line on the rent, not the tax returns.
Start with the figures: the rental’s value, the mortgage on it, your credit tier, the lease. The review takes minutes, states program parameters rather than offers, and names anything in the file that needs a check.
